Westchester County NY Inground Swimming Pool Wins 2013 Best Design | Bedford NY Real Estate
On October 18th, 2013, the Northeast Spa and Pool Association (NESPA) held its annual awards dinner, where it paid tribute to the accomplishments of custom pool builders from New York, New Jersey, Pennsylvania, and Connecticut. This year alone, more than 200 qualified applicants applied for NESPAs prestigious swimming pool design awards, yet only a few honors were bestowed to the candidates that exhibited ingenuity in the design and construction of their pools. Cipriano Landscape Design of Bergen County NJ took home the Best in Competition Award among other honors, for their outstanding luxury pool in Westchester County, NY, which is becoming known throughout the industry simply as The Violin Pool.
The idea behind The Violin Pool developed when Cipriano Landscape Design was approached by a homeowner that wished to combine his fondness for both collecting and playing the violin, with his desire for an inground swimming pool. The idea then formulated of a swimming pool that would be an exact replica of a 1700s era Stradivarius violin. Cipriano Landscape Designs architectural plans thus included all of the most pertinent characteristics of a violin, which include strings, the chinrest, a bow, a tail piece, f-holes, purflings, and a bridge.
R.I. mortgage delinquency and foreclosure rates take a dip | Pound Ridge Real Estate
Rhode Island’s rates of mortgage delinquency, foreclosure and new foreclosure starts all fell less than 1 percent in the third quarter of 2013, compared with the second quarter, according to statistics released Thursday by the Mortgage Bankers Association.
Still, more than 1 in 10 mortgages in Rhode Island are either in foreclosure or behind in payments, well above historical norms.
Nationally, Rhode Island ranked 13th in delinquencies and 9th in new foreclosures started during the third quarter. The numbers come from the association’s quarterly National Delinquency Survey.
Rhode Island’s delinquency rate was 7.84 percent of mortgage loans, compared with a national rate of 6.67 percent for one-to-four-unit residential properties.
The delinquency rate includes loans that are at least 30 days past due, but it does not include loans in foreclosure. Rhode Island’s foreclosure rate in the third quarter was 3.25 percent, compared with a national rate of 3.08 percent.
For new foreclosures started during the quarter, Rhode Island’s rate was 0.75 percent, while nationally, that rate was 0.61 percent.
Jay Brinkmann, the chief economist for the bankers’ group, said the continuing high foreclosure rate is due to “underlying economic factors impacting the housing markets,” though “we’re also working through the problems of the past,” referring to the many unsustainable loans that led to massive numbers of foreclosures and the banking crisis of 2008.

Survey shows most brokers don’t fear Zillow, Trulia and realtor.com, but they get most leads elsewhere | South Salem Real Estate
A survey of real estate brokers’ attitudes toward national listing portals like Zillow, Trulia and realtor.com shows that while most don’t feel threatend by them, they’re not depending all that heavily on them for new business, either.
The survey, by Bellevue, Wash.-based Imprev Inc., a provider of integrated marketing tools, also found that while brokers are generally satisfied with the quality of “leads” they get from national sites, they’re less thrilled with the job their agents do following up on them.
The bottom line was that brokers still see traditional methods of drumming up business like open houses, yard signs, walk-in business and getting in touch with past clients as a better value than national portals.
The online survey of more than 260 brokers and franchise executives, conducted in October, found that among the top three national listing portals — Zillow, Trulia and realtor.com — realtor.com was seen in the most positive light.
That’s perhaps not surprising, given the site’s formal ties to the National Association of Realtors. Zillow, Trulia and other property search portals not operated by a real estate broker are often referred to by industry insiders as “third-party” websites.
While 24 percent of those surveyed had a “negative” (8 percent) or “somewhat negative” (16 percent) view of realtor.com in terms of how the site impacts or could impact their business, Zillow and Trulia tallied higher “fear factor” scores.

The New York Times recently visited with North Salem resident David Letterman to discuss his new book, “This Land Was Made for You and Me (but Mostly Me).”
Letterman teamed up with illustrator Bruce McCall to create a book of satire that pokes fun at some fictitious habits of the cultural and financial elite.
The Times describes the book as a vehicle for some of Letterman’s ideas that he wouldn’t be able express on his late night talk show.
4 Men With Sledge Hammers Rob New Canaan Jewelry Store | Pound Ridge NY Homes
Four men with sledge hammers smashed display cases and stole tens of thousands of dollars worth of watches Wednesday afternoon from Henry C. Reid & Son Jewelers in downtown New Canaan, the New Canaan Advertiser reported.
Police were searching for four black men suspected in the robbery at 72 Elm St. at about 4 p.m., the Advertiser said. The four men reportedly fled on foot but could not be found, the report said.

Although you can run a promotion directly on your Facebook page timeline without using a third-party app, there are several factors to address before you decide to run your contest.
In this article you’ll discover six things to consider before setting up a contest on your Facebook timeline.
#1: Know How You Can and Can’t Collect Entries
Facebook’s new promotion rules and the accompanying guidelines are pretty straightforward.
You can collect entries by having users post on your page, message your page, comment on or like a page post and use likes as a voting mechanism.
In other words, you can ask users to enter by posting a photo on your page or in the comments on your post, and then select a winner based on which entry has the most likes.
You can ask users to enter with a message to your page, a post on your page or with a comment or like on your post, then randomly pick a winner.
You can also ask users to answer a question and pick the first correct response as your winner.
But you can’t ask users to tag themselves in a photo they’re not pictured in, ask users to share a post or ask users to post something on their own timelines or their friends’ timelines.

#2: Follow ALL the Rules

- Offer terms and eligibility requirements (e.g., age and residency restrictions)

Comply With Local Regulations
In plain English, you must comply with all local regulations. For example, in France, you must register contest rules with a notary public. In Italy, you must use a server based in Italy to collect entries. In Brazil, sweepstakes are allowed in very limited cases. Your local laws still apply and not respecting them can cause you a lot of trouble.
The promotion below would be illegal in most states or countries because there’s no way for the page to verify that the participants are 21 or older.
