#1: Send SMS (Text) and Video Messaging With Mogreet Express

One of the most powerful mobile marketing channels available today is SMS or short message service, which is also known as text message marketing.

SMS is a permission-based messaging tool that lets customers receive messages from you after they text a keyword or sign up using a web form.

Farmer Profile: Rexcroft Farm of Athens, NY

Seven generations ago, a schoolteacher and a farmer came from Europe to settle along the banks of the Hudson River. Together with their families, they were from England and Holland, and as they staked the land, they named it Rexcroft, meaning “King Farm” in Dutch.
Today, Dan and Nate King, descendants of these pioneers, continue to farm the land, as their family has done without interruption since the late 1700s. The name lives on, too, and now Rexcroft Farm thrives on nearly 400 acres near Athens, NY. They grow a vast range of produce, as well as raise cows, pigs, and chickens on the pasture. To hear Dan explain it, “I’ve been farming since I’ve been able to walk.”
For years, Dan’s father ran Rexcroft as a dairy farm. Yet as his six children grew up, none of them, including Dan, wanted to take it on. “With a dairy farm, you have to milk the cows twice a day, 365 days a year. There’s never a break. With vegetables, they can get overgrown by a day, but nobody’s going to die, unlike with the cows,” Dan says. So, the current generation transitioned away from dairy and into the bountiful harvests and livestock they cultivate today.
The Kings grow with long-term ecological health in mind. They employ integrated pest management, a technique that suppresses unwanted insects without relying on pesticides. They also run the farm with a wide open door policy, inviting people to visit the farm and learn how their food is grown. “We have people visit the farm, and we get to take them on a tour and say, ‘This is your food growing here. Here’s what we’re picking this week.’ People love it,” Dan says.

The diverse group of artwork includes traditional landscapes but also views of waterfronts in transformation and places bearing scars of pollution and other challenges to be addressed.

North Salem, developer reach tentative settlement in fair housing case | North Salem Homes

Kearney Realty and Development and the town of North Salem have reached what they termed a conceptual agreement to allow the developer to pursue its application for an affordable senior housing development off Route 22 and settle state and federal legal cases against the town.

Kearney, based in Carmel, had moved to intervene in the fair housing case between Westchester County and the federal government, arguing that the town was not living up to its obligations and should also be brought into the case. North Salem had approved a zoning amendment to the land proposed for development that officials said clarified existing language requiring an assisted living center alongside affordable housing. But the developer argued it added a new and impermissible burden to the construction of the housing required under the settlement.

Kearney had also filed a case in state court challenging the zoning change as a violation of previous legal settlements of  cases challenging North Salem zoning for blocking affordable housing.

In a letter to the judge asking for a postponement of the dates for the parties to serve papers, Kearney’s lawyer, Robert Spolzino of Wilson Elser Moskowitz Edelman & Dicker, said the two sides have made substantial progress in reaching a resolution.

Kearney said he couldn’t talk about the specifics of the agreement.

But “we’re hopeful that it will get done,” he said.

#1: Mention

Mention was developed as a user-friendly replacement for Google Alerts. They’re a textbook example of how to build a platform by doing one thing better than anyone else.

As well as being an absolute joy to use, it captures so many more, ahem, ‘mentions’ online than any other platform I’ve used that it’s become my #1 go-to social mention reference tool.

There are many clever things behind the way Mention is set up. They’ve taken the Apple approach to clean and simple UI to give you great functionality as a default and the power to modify settings to really hone in on what’s important to your circumstances.

Mention provides clean and simple functionality.

Apart from doing a fantastic job of identifying online mentions, some of my favorite features are:

  • Simple controls to turn specific sources off—but still be able to monitor them in the spam folder in case you mis-classify something.
  • Default alert emails that take you straight to source, rather than forcing an extra step by taking you to the Mention platform.

    You can see how many online mentions you have in the left-hand column.

Of course, with success, they’re quickly adding features—including an enterprise-level offering—that will make them seem increasingly like a lot of the more established players in the social tools space. So far though, they’ve done a great job of maintaining simplicity and delivering on their core offering.

#2: Addvocate

My favorite new social media tool is Addvocate. I like it so much, I invested in the company and joined their board.

Addvocate solves a very common problem in social media, which is the need to decentralize your messengers. Almost always, the employees in your company have more social connections (combined) than the company does for its official social media outposts.

Thus, smart companies need to find ways to ask employees to occasionally share relevant information on their personal accounts. Amber Naslund and I wrote about this in The NOW Revolution, and recommended a “message of the day” email that is sent to all social media–active employees.

Addvocate takes that concept and makes it much, much better. Employees install a simple browser plugin that enables them to receive content recommendations from a centralized marketing team, while also enabling them to recommend content to the marketing team and to one another. The marketing team then gets detailed statistics showing which employees are sharing content on social, how many clicks and engagement actions each employee is generating, etc.

Addvocate enables you to share content with colleagues.

It’s an incredibly easy-to-use, remarkably inexpensive (just a few dollars per month) social media tool that removes the pain of teamwork and content sharing/distribution. I use it constantly to share potential topics for inclusion in our daily email newsletter.

Armonk Fighting over Funeral | Armonk NY Homes

Dear North Castle Residents,

Yesterday Town Clerk Anne Curran sent an email notice to our residents with considerable misinformation regarding Becky Kittredge’s funeral. I would like to provide the facts regarding the arrangements for the former Town Board member. As we enter election season, I would also like to express my deep disappointment with the political nature of Ms. Curran’s message which is unbefitting the Office of Town Clerk. This is the truth about Ms. Kittredge’s funeral arrangements:

  • The Town Board was pleased to hold Becky Kittredge’s funeral ceremony in front of Town Hall in order to pay tribute to this valued public servant and her many contributions to North Castle over the years.
  • We ceased all official town business on Friday morning August 31st, for the three hour period of the funeral and closed off Bedford Road from Maple Avenue to Main Street to allow for the proceedings. We gave all Town employees time off to attend both the funeral service and subsequent buffet lunch at Legion Hall.
  • We provided the procession with an official police and fire truck escort from the funeral home in Hawthorne to Town Hall.
  • This was the most extensive recognition of a public servant in recent memory and far exceeded what was done by the prior Town Board for Jack Lombardi.
  • In response to Ann Curran’s request to air Ms. Kittredge’s funeral video on NCTV, an informal email discussion was conducted by Town Board members. Contrary to Ms. Curran’s representation, NO VOTE WAS EVER HELD as there has been no Town Board meeting since August 14th 2013 well before Ms. Kittredge’s passing. We were also aware that “All About Armonk” and Channel 12 were already covering the funeral so that any residents who were interested could easily access the proceedings.
  • When asked about airing the funeral on NCTV, several Board members expressed that rather than showing a funeral, a video montage celebrating Becky’s lifetime achievements would be a much more tasteful and respectful tribute– and frankly more relevant to those residents who are unaware of her contributions. It would also address the issue that the Town had no policy or guidelines about how to handle the passing of elected officials and employees.
  • The Town Clerk chose not to pursue this suggestion or to inform residents about it.  Instead, she decided to send out a town-wide email deliberately mischaracterizing the nature of our discussions. I can only assume that her effort was an attempt to paint the three of us in a negative light and inflame voters’ passions.
  • As early as August 26th, immediately after Ms. Kittredge’s passing, Councilman Cronin began exploring and proposed to me a more lasting memorial to her service in one of our parks. Over the weekend he met with members of the Recreation Board to review the proposal. We hope to publicly announce our plans at the Rec. Board update at the September 11th Town Board Meeting.

Given that some residents have expressed an interest in viewing Ms. Kittredge’s funeral on NCTV, we will of course schedule to have it shown. We will also add as an agenda item to our September 11th meeting the development of a policy concerning funerals for elected officials and Town employees including the appropriate level of funds to expend and televising such events.

In closing I must point out that the Town Clerk’s office is required by law to be a politically objective source of accurate information, NOT a venue for expressing opinions about Town Board actions or for advancing political agendas. The fact that Ms. Curran used the passing of Ms. Kittredge to pass along misinformation and make a political statement is not only an ethical breach, it is in poor taste.

Mortgage Rates up on Signs of Stronger Economic Recovery | Mt Kisco Real Estate

Freddie Mac (OTCQB: FMCC) today released the results of its Primary Mortgage Market Survey® (PMMS®), showing average fixed mortgage rates moving back up near their highs for the year amid recent data pointing to signs of a stronger economic recovery, as well as positive news coming from the housing and manufacturing sectors.

News Facts

  • 30-year fixed-rate mortgage (FRM) averaged 4.57 percent with an average 0.7 point for the week ending September 5, 2013, up from last week when it averaged 4.51 percent. A year ago at this time, the 30-year FRM averaged 3.55 percent.
  • 15-year FRM this week averaged 3.59 percent with an average 0.7 point, up from last week when it averaged 3.54 percent. A year ago at this time, the 15-year FRM averaged 2.86 percent.
  • 5-year Treasury-indexed hybrid adjustable-rate mortgage (ARM) averaged 3.28 percent this week with an average 0.5 point, up from last week when it averaged 3.24 percent. A year ago, the 5-year ARM averaged 2.75 percent.
  • 1-year Treasury-indexed ARM averaged 2.71 percent this week with an average 0.5 point, up from last week when it averaged 2.64 percent. At this time last year, the 1-year ARM averaged 2.61 percent.

Explore the New Overview Tab

Immediately upon arriving at the new Insights, you’ll get an updated Overview screen. This is Facebook’s way of showing you as much data as they can at one time.

The new Insights are broken down into the following tabbed sections:

The Overview tab of Facebook Insights summarizes what’s going on with your page.

You’ll recall the old Insights had an Overview screen as well. Now, new graphs represent snapshots of your Page Likes growth, Post Reach and Engagement. The most recent posts are still found at the bottom of the screen.

If you aren’t sure what a data set refers to, hover over the title and a definition will pop up.

Hover over People Engaged to get a definition of the data segment.

The definition of an Engaged User has long been confusing to page admins. Many have incorrectly assumed that an engaged user is anyone who likes, comments on or shares a post. In reality, it includes any click at all.

Facebook Insights now clarifies this and breaks the stat into Post Clicks (see below) and Comments, Likes and Shares only (we’ll see this later).

The glass itself is fairly easy to clean and maintain; it’s even more so if you get glass with a finish baked on that repels soap scum and water spots. Overall, frameless glass is a great way to showcase your shower.
