Remembering New York’s Historic Baseball Stadiums | South Salem Real Estate

o avid baseball fans, summer is everything: season tickets, double plays, the crack of the bat, doubleheaders, cracker jacks, the disabled list. These days, New Yorkers have some elegant stadiums to watch both major and minor league ball—but the oldest among them, the Richmond County Bank Ballpark and MCU Park, where the Staten Island Yankees and the Brooklyn Cyclones play, were built in 2001. Citi Field and Yankee Stadium’s latest incarnation are even newer. So as the summer wears on, the All-Star break comes and goes, and the Subway Series grows ever more heated, take a moment to remember the city’s great ballparks that were. Journey from the very early days of the Capitoline Grounds to the expansion of Harlem’s Polo Grounds, where people perched on bluffs to watch the matches for free. Remember the dear departed Ebbets Field (sadly replaced by an apartment complex, though its flagpole stands at Barclays Center) and the wonderfully retro 60s-era colored paneling of the original Shea Stadium. The Golden Rule in Video Marketing: Know Thy Audience | Waccabuc Real Estate

In many ways, most of us would strangely qualify as video marketing experts; simply because companies spend billions of dollars per year trying to determine what types of advertising entices us.  Believe it or not, analysts examine almost every aspect of our daily lives to determine how we interpret the world around us and they’re desperate to learn things like:

  • What time of day are we most likely to make an impulse decision?
  • When are people the most relaxed, hungry, frustrated or motivated?
  • How does product placement in commercials influence buying patterns?
  • Which colors most accurately display a brand’s message?
  • What aspects of video marketing lead to the highest conversion rates?

The list goes on and on, to the point where humans are studied by marketing experts more than global warming, cancer research and all professional sports combined.   In other words, knowing who your producing a video for can actually be more important than the marketing itself.  We see it every day at Next Day Flyers and it never ceases to amaze us how far some corporations go to gain even the slightest of edges within the marketplace.

So how do you really get to know your customers?  Here are three quick tips to get you started:

1. Target your Key Demographics

Many of you may be thinking, “Why would a major life insurance brand use 1970’s Peanuts characters to try and sell a product in 2013?”  If you can figure out the answer to that question, then you’ll be one step closer to really understanding your key demographics.  It’s no accident when a commercial that makes us fall out of our chair laughing or reminds us of a great childhood memory…because it was designed specifically for us.

The entire reason for creating an advertising campaign is to give viewers that split-second “Aha!” moment where they completely connect with your brand, and you have to know your ideal consumer to achieve that.  Think about specifics:

  • What would your ideal customer eat on their birthday?
  • Where would they hang out on a Friday night?
  • How long have they been married (or dating)?
  • What’s their annual income?

The more questions that you can think to answer, the better your marketing will target your ideal client specifically.

2. Never Be Afraid of Variety

Likewise, do not be afraid to test the market with several different video marketing approaches to see which ones generate the largest buzz among consumers.  One good example of diverse advertising would be GEICO; from “A Caveman Can Do It” to the lovable gecko lizard to their biker made of money, this company has never feared making specialized marketing ads that were focused only on a small portion of their demographics.

The bigger lesson to be learned here is that it’s never too late to change a company’s image.  If a video marketing campaign doesn’t seem to be working, then it’s better to start over now than to continue to feed an unpopular approach.  Major corporations are forced to do this every day so don’t let your ego get in the way of the bigger picture.

How the Weather Can Save You Money | Bedford Real Estate

Some summertime savings could be headed your way as new energy projections show a decrease in electric bills this summer, The Wall Street Journal reports.

According to the U.S. Energy Information Administration, the average household will pay $395 for electricity in June, July and August, a solid 2.5-percent decrease from last summer. Assuming these projections hold true, this will be the third summer in a row with lower electrical spending.

But unlike the last two summers, this drop in bills has nothing to do with lower electricity rates. Lower temperatures are the reason Americans use less air conditioning and pocket some extra cash. After three blistering summers, government forecasters are saying that this summer’s temperatures will align more with the average levels.

Since air conditioning is the main culprit for larger electricity bills in the summer, households can turn off their AC units and find other ways to cool off homes, causing the average usage to fall by a projected 4.6 percent.

Take advantage of the lower temperatures and bills! Enjoy the outdoors by gardening or grilling, or just relaxing with a good book.

Chelsea Handler and Ted Harbert’s Former Love Nest for Sale | Pound Ridge Real Estate

The pair snatched up the penthouse in the newly built Azzurra building in 2008, paying a nice $3.7 million for the modern pad.

By 2009 or 2010, depending on reports, the romance between Handler and Harbert fizzled, and the two parted ways, as well as real estate. According to property records, Handler sold her half of the penthouse to Harbert, and his name is currently on the deed.

You may recall Lauren Fenmore’s romances with Paul Williams, Scott Grainger Sr. or Michael Baldwin. Wayne Gretzky Lists Scottsdale Home for $3.395M | Chappaqua Real Estate

With 20 seasons in the National Hockey League (NHL) under his belt, you’d think Wayne Gretzky would be ready to settle down. But in real estate, “The Great One” is just warming up.

In 2007, he sold his Thousand Oaks, CA home for $18.5 million. While that property recently returned to the for-sale market, the former professional hockey player has listed his Scottsdale, AZ residence for $3.395 million.

According to the Los Angeles Times and property records, Gretzky purchased the home at 6436 E Gainsborough Rd, Scottsdale, AZ 85251 in 2003 while putting the finishing touches on his 6.5-acre Sherwood Country Club estate, which he custom designed with architect Richard Landry.

The Scottsdale property is an architectural gem as well, described by listing agent Pam Wugalter as “both sophisticated and elegant, with finishes that are of superior quality and workmanship.” Built in a Spanish-Mediterranean style, the home boasts high ceilings, vintage chandeliers and wood beams throughout.

One of 13 homes in a secluded Arcadia development, the property affords more than an acre of privacy with a large, covered poolside patio for outdoor entertaining. The main house has 3 bedrooms, each with its own bathroom, and a 1-bed, 1-bath casita provides additional living space for guests.

After retiring in ’99, Gretzky was immediately inducted into the Hockey Hall of Fame. He has since purchased real estate in Westlake Village, CA, in addition to his Scottsdale and former Thousand Oaks homes. Today, he’s considered by many to be the greatest player in the history of the NHL.

HGTV’s ‘House Hunters’ Episode Featuring Bedford Airs Wednesday | Bedford Hills Real Estate

Fans eagerly awaiting the “House Hunters” episode featuring several Bedford, Mount Kisco and Katonah homes will have to wait just one more day.

The latest episode, which also features local real estate agent Justin Pieragostini, premieres at 10 p.m. Wednesday on HGTV. Originally scheduled to premiere in April, the episode highlighting Pieragostini helping a family relocate to Katonah from Boston is set for the latest episode Wednesday night.

The episode marks the first time HGTV has showcased Westchester County, Pieragostini said, adding that the episode is worth the wait.

“I am so excited to showcase this community on TV,” Pieragostini said Monday. “It’s about featuring that place we all call home and I can’t wait for people to see it. Northern Westchester is a close-knit community full of great people so it was wonderful to bring some attention to that.”

New residents Steven and Megan Grskovic and their three children are featured in the episode, where Pieragostini guided the family through Bedford, Mt. Kisco and Katonah.

“Honestly, we were so caught up in the emotions of the house hunting experience, we never really thought about our ‘story’ until Justin threw out the idea of sharing it on House Hunters,” said Steven Grskovic, in a press release. “Ultimately, we were intrigued by having a unique keepsake for our family to look back on. Justin kept reminding us through the home buying process that once complete we’ll be happy we documented it and he was right. We’re really looking forward to the episode.”

Caramoor Summer Music Festival and Bel Canto at Caramoor will present a celebration of Giuseppe Verdi’s bicentennial on Saturday at 7:30 p.m.

“Verdi in Paris” highlights the influence the composer’s  time in Paris had on his music. The composer’s long association with the city yielded some of his most significant contributions to opera.

Will Crutchfield, Caramoor’s director of opera, will lead the Orchestra of St. Luke’s in two of the composer’s grand operas composed explicitly for the Paris Opera – “Les vêpres siciliennes” and “Don Carlos” – in their original language.

This semi-staged concert performance will be preceded by lectures and recitals in the Spanish Courtyard.
