Top 10 real estate markets by share of new-home sales

CoreLogic: 9 out of 10 metros are in the South

Editor’s note: In compiling the “10 Best Markets for Real Estate Investors” report, Inman News reached out to a range of data providers and online real estate sites that supplied statistics and charts to identify real estate markets that may be well-suited for investors. The following chart and accompanying methodology were provided by real estate information and analytics company CoreLogic.

Methodology:

CoreLogic sorted the markets with the highest share of new-home sales. The analysis was performed on 2010 annual data for the top 100 markets with the most sales.

It’s very well-known that there are a lot of distressed markets and which markets they are. There is much less information on which markets are doing well. But instead of choosing performance, CoreLogic chose new-home sales, because if a market is near the top for new sales share then it’s most likely doing relatively well.

10 Best Markets for Investors

As you can see from the list, it’s middle-tier or large cities in the South that missed the boom and bust and are doing fine. The only exception is Jacksonville, Fla. — CoreLogic found some articles showing the new sales market there doing well. It might reflect a large influx of people coming into the city, which definitely had been the case prior to 2008.

Bedford NY Homes reads about “A Florida Home Cooled Without AC” | Bedford NY Real Estate

With the Gulf Stream just a few miles off shore, the Florida Keys present the ideal tropical climate for a passively cooled house—one that stays comfortable without air conditioning. In the first post to his new blog, The Tropical Architect, LEED-certified architect William Hoffman proves it can be done.

For this home in the Keys, Hoffman borrowed some tricks from the Florida Seminole Indians, whose open-sided chickee huts were built on elevated platforms and roofed with palmetto fronds. “The open sides offer free air movement through and around the structure, and the thatched roof offers protection from the sun and rain,” Hoffman says.

Hoffman oriented this house on an east-west axis, with the long south façade situated to capture prevailing breezes that are cooled by the ocean, the treetops and a screened porch on the home’s southeast side. The shorter east and west walls minimize the rising eastern sun and intense setting sun. Roof overhangs shade exterior walls and allow windows to remain open during wind-driven tropical rain storms.

Hoffman prefers open walls with screen protection in tropical settings, where ventilation is necessary most of the year. In this house, a covered screen entry space protects the house from sun, rain, insects and animals while collecting as much breeze as possible. Above the stairwell leading to the roof deck, an operable windowed copula creates a “stack” effect to thermally induce air flow, with additional help from a whole house fan when required. Louvered interior doors and transoms promote air movement through the house. A water-tight, insulated and reflective Galvalume metal roof protects the home from the elements.

While these design tricks go a long way toward keeping occupants cool, Hoffman notes that “intangibles such as state of mind and clothing play an important part of staying comfortable.” To live in a tropical climate without AC, he says, you can’t let the heat of the day enter into your psyche. Wear breathable cotton clothing and a broad-brim, ventilated hat.

I finally have to admit that my old shower curtain has seen its last days. It’s time to turn it into rags and replace it, and I don’t want to spend a fortune. Following former Natural Home art director Susan Wasinger’ssimple directions, I can adorn a plain organic cotton or linen shower curtain (or even a cheaper shower curtain liner) with a sweet, simple leaf motif. I’ll get a pretty, natural look for my bathroom for much less than I’d pay for a fancy shower curtain.

To make this, I’ll use nontoxic Dharma Pigment Dye, which will give me the same soft, stone-washed look that Susan achieved. She used leaves from common houseplants, but I’ll honor summer’s abundance by choosing the prettiest leaves I find when I walk my dog today. Simply position the painted side of the leaf on the fabric, lay a piece of paper over it, and press the paper and leaf carefully into the fabric with your hands or a rubber roller. Thoroughly but gently rub the entire leaf surface. Most dyes can be set with a vinegar bath, but check the manufacturer’s recommendations for color fastness.

1. Paint the veined side of the leaf with dye or paint. Don’t forget the stem.
