Bernanke Says Premature Tightening Would Endanger Recover | Chappaqua NY Homes

Federal Reserve Chairman Ben S. Bernanke said raising interest rates or reducing asset purchases too soon would endanger the recovery as the economy remains hampered by high unemployment and government spending cuts.

“A premature tightening of monetary policy could lead interest rates to rise temporarily but would also carry a substantial risk of slowing or ending the economic recovery and causing inflation to fall further,” Bernanke said today in testimony to the Joint Economic Committee of Congress in Washington.

Bernanke lamented the human and economic costs of anunemployment rate at 7.5 percent nearly four years into the recovery from the deepest recession since the Great Depression, and he said the Fed’s record easing is providing “significant benefits.” His comments echoed remarks by William C. Dudley, president of the Federal Reserve Bank of New York, who said in an interview that it would take three to four months before policy makers will know whether a sustainable recovery is in place.

Fed officials “need to see inflation expectations remain in a desired range, they need to see that the peak home-buying season goes as well as it can, and they need to see that we have absorbed the bulk of the huge fiscal consolidation” before they reduce the pace of purchases from $85 billion a month, said Lou Crandall, chief economist at Wrightson ICAP LLC inJersey CityNew Jersey.

Stocks erased an early rally and Treasuries fell after Bernanke said the Fed could “take a step down in our pace of purchases” in the “next few meetings.”

Brady Question

“We’re trying to make an assessment of whether or not we have seen real and sustainable progress in the labor market outlook,” Bernanke said in response to a question from Representative Kevin Brady, the Texas Republican who chairs the committee. “If we see continued improvement and we have confidence that that is going to be sustained, then we could in — in the next few meetings, we could take a step down in our pace of purchases.”

The Standard & Poor’s 500 Index fell 0.6 percent to 1,659.54 at 2:54 p.m. in New York. Yields on the U.S. 10-year note rose above 2 percent for the first time since March.

“The market reacts pretty wildly to any hint of exit,” said Michael Hanson, senior economist at Bank of America Corp. in New York. “It’s a small exit and a lot of people are trying to get out of it — like a rock concert.”

“The Fed is not looking to very quickly get out of this,” said Hanson, a former Fed economist. “There’s obviously a few members who want to wrap this up sooner than later, but Bernanke doesn’t seem eager to pull back on QE very soon. He wants to see more evidence that the economy really is moving on a forward path.”

More Progress

Many Fed officials said more progress in the labor market is needed before deciding to slow the pace of asset purchases, according to minutes of their last meeting released after Bernanke’s testimony.

“Most observed that the outlook for the labor market had shown progress” since the bond-buying program began in September, according to the record of the April 30-May 1 gathering released today in Washington. “But many of these participants indicated that continued progress, more confidence in the outlook, or diminished downside risks would be required before slowing the pace of purchases would become appropriate.”

Mortgage applications tumbled this week as refinancing and purchase applications continued their downward trend.

Application volume fell 9.8% from one week earlier for the week ending May 17, according to the Mortgage Bankers Association.

Also posting significant drops, the refinance Index decreased 12% from the previous week and the seasonally adjusted purchase index dropped 3% from one week earlier, the industry trade group said.

“Mortgage rates increased to their highest level since March last week, leading to the largest single week drop in refinance applications this year,” said Mike Fratantoni, MBA’s vice president of research and economics.

He added, “The refinance index has fallen almost 19% over the past two weeks and is back to its lowest level since late March. Purchase activity declined over the week but is still running about 10% above last year’s pace at this time.”

The refinance share of overall mortgage activity slightly fell to 74% of total applications.

Meanwhile, the adjustable-rate mortgage share of activity inched up to 5% of all mortgage applications.

The average 30-year, fixed-rate mortgage with a conforming loan balance continued to escalate, rising to 3.78% from 3.67%.

Additionally, the average 30-year, FRM with a jumbo loan balance rose to 3.93% from 3.87% compared to a week prior.

The average contract interest rate for the 30-year, FRM backed by the FHA surged to 3.53% compared to 3.43% the previous week.

The 5/1 ARM squeaked up to 2.60% from 2.55%, and the 15-year, FRM jumped to 2.96% from 2.88.

Don’t let the white picket fences fool you.

Suburban poverty has grown faster than anywhere else in the country over the last decade, at a rate of 64% since 2000, according to “Confronting Suburban Poverty in America,” a new book by the Brookings Institute. 

For the first time ever, the number of poor people in America’s largest suburbs outnumbers those in cities. It’s a nationwide trend that’s left pretty much no region untouched.

Eighty-five of the nation’s 95 largest metro areas saw a rise in poor households between 2000 and 2011.

As jobs moved into suburbs—particularly lower-paying jobs in sectors like retail and hospitality—poverty did, too,” the authors write. “And job losses triggered by the Great Recession in industries like construction, manufacturing, and retail hit hardest in suburban communities and contributed to rising suburban unemployment and poverty.”

The number of poor households in the suburbs of Dayton, Ohio increased 109% to 97,581 from 2000 to 2011.

The increase in poverty was tracked by the Brookings Institute in “Confronting Suburban Poverty in America.”

Metro-North Trains Should Be Up And Running By Wednesday Morning | Armonk NY Real Estate

Metro-North Railroad’s New Haven Line is scheduled to be back to normal by Wednesday morning, officials said Monday.

“We are confident that the reconstruction work, inspection and testing will be completed in time for a normal rush hour on Wednesday,” Metro-North President Howard Permut said in a statement Monday evening. “We are grateful for the tireless work of all departments and employees engaged in this huge task.”

Metro-North and the Connecticut Department of Transportation have to rebuild 2,000 feet of track after Friday’s derailment and collision on the Fairfield-Bridgeport border. The agencies also need to restring overhead catenary wires to restore electricity to the rail line and retest the track and the signals before trains can begin running.

Train ridership was way down Monday, with about 750 people riding shuttle trains and buses from towns north of the accident Monday, or about 20 percent of the usual number, Metro-North said. Overall, however, ridership on the New Haven Line was down 20 percent Monday. About 2,700 people total had used the Metro-North bus service by 3 p.m. Monday, it said.

Connecticut’s main highways did not see unusually high traffic Monday, Gov. Dannel Malloy said Monday. The Merritt Parkway’s car load was actually slightly below a typical Monday, while Interstate 95 was slightly slower, he said.

“Suffice it to say, the plan worked,” Transportation Commissioner James Redeker said Monday. “People listened, and we had support systems in place.”

For Tuesday, Metro-North will continue the system it set up for Monday’s commute, with trains running from New Haven to Bridgeport, buses taking commuters from Bridgeport and Fairfield to Westport, and trains running again from Westport to Grand Central. The state will maintain its same procedures Tuesday morning that it did Monday. State Police and tow crews will be on call during rush hours to clear accidents quickly. The state Emergency Operations System will also be open to help manage the rush-hour commute.

On Sunday evening, Malloy had asked Connecticut residents to telecommute to work if possible, and carpool or vanpool if driving instead of taking the train. He asked commuters to take those same steps again Tuesday.

“This is tremendously good news,” Malloy said of Metro-North’s announcement. “However, this also means that we’re going to have one more day of great difficulty, and that’s tomorrow.”

How smart photos will change real estate | Mount Kisco Real Estate

Everything around us is getting smarter.  Phones, cars, televisions, refrigerators, books, thermostats…and maybe even humans.  I find most of these advancements to be very interesting, and quite useful in the daily lives of most people around me.

Photographs, however, are something that I’m particularly interested in watching (and helping) become smarter.

Photos are everywhere; and are certainly at the crux of online real estate, which, in 2012, included 93% of people who sold a home, and 96% of people (under age 44) who bought a home.  Oh, and don’t forget the hundreds of millions of people who visit real estate websites each month.

Today

Recently, a company called ‘Stipple’ has been making some noise in the image monetization and social shopping arena.  They allow businesses to create content and messaging within an image (without widgets or code), and then analyze & track the interaction with the data inside that image.

As it pertains to real estate, I think Stipple provides a viable strategy to those professionals who are active in distributing (quality) visual content across the web.  You can share a link, or better yet, embed the photo into your social pages, blog or website.

Here is an example, using a real estate photo as the context.  Take a look at the picture…and then the tweet that I’ve embedded with the same photo after it was “Stippled”.  Stipple has actually implemented Twitter Cards (which I wrote about in a previous post) which allows you to view and interact with the photo, directly within the twitter feed.

In The Future

While products like Stipple are innovative, and quite fascinating; they are admittedly built for e-commerce, photographers, and bloggers.

There’s no question that real estate professionals can leverage these type of tools today.  However, I think there is more to offer the industry when it comes to intelligent photographs.

In addition to what exists, here are some high points on how I think smart photos can provide additional value to real estate professionals AND consumers:

  • Determine and embed which room/view a photograph is displaying.
  • Identify and attach the “features” of a photograph (i.e. granite countertops, 10 foot ceilings, etc).
  • Embed contact information, bios, and videos from the appropriate listing agent.
  • Allow consumers to search & discover using the embedded data.
  • Compile the data within the photographs that are interacted with; and provide summary analytics and “intelligence” to the consumer and their agent.

If the data is embedded and used appropriately, consumers should be able to enjoy a more enhanced (and effective) search.  Furthermore, real estate agents would be able to market properties strategically, while learning specifics about their listings and customers.

Why the ‘About Us’ Page Rocks: It shows some personality.

You’re not like everyone else — so why should you sound the same as everyone else? Stand out with an ‘About Us’ page that shows off who you really are with witty headlines and a real brand voice.

That’s exactly what video production company LessFilms accomplished on its site using witty copy and the image of a large wrestler (yes, a wrestler). Although the wrestler dude and the funny headlines have nothing to do with LessFilms’ business model or product, they show off the founders’ sense of humor and give the brand a personality.

For your ‘About Us’ page, you don’t need to pretend to be a comedian if that isn’t part of your brand’s personality. Find another aspect of your brand’s personality to showcase and make a lasting impression by being yourself.

Monthly Inventory Rises for First Time in 33 Months | Chappaqua NY Real Estate

The number of homes for sale in April inched 1.6 percent higher than in March, the first month-over-month inventory increase since June 2010, according to the April RE/MAX National Housing Report.

The months supply of homes for sale at April’s pace of sales was just 3.6 months, the lowest supply since the RE/MAX report began in August 2008.   Closed transactions and median prices both remained 10 percent higher than last year’s levels, signs of a strong housing recovery in regions across the country.  Low inventories contribute to a limited growth in sales, preventing some buyers from closing on the home of their choice.

“April was exactly what we needed at this time in the housing recovery.  Home sales and prices continued to rise, while we started to see improvement in the number of homes for sale,” said Margaret Kelly, CEO of RE/MAX, LLC.  “It may take a few months, but as prices rise and more homeowners gain positive equity, we should see an increase in the inventory of homes for sale, resulting in a much better selection for potential homebuyers.”

The April RE/MAX Housing Report showed an 8.1 percent increase in closed transactions over March and a 10.5 percent increase over sales in April 2012, making April the 22nd month in a row experiencing higher sales than the same month in the previous year.  Real estate agents across the country are reporting increased traffic and expect the upcoming summer selling season to be even stronger than last summer. Of the 52 metro areas surveyed in April, 41 reported higher sales than April 2012, and 25 reported double-digit gains, including:  Honolulu, HI +53.2 percent, Burlington, VT +40.3 percent, Albuquerque, NM +40.2 percent, Charlotte, NC +39.4 percent, Raleigh & Durham, NC +38.1 percent and Chicago, IL +33.4 percent.

The Median Price for all homes sold in April was $177,200, which was 4.7 percent higher than the median price in March and 10.7 percent higher than the price in April 2012.  For 15 months in a row, the median price has been higher than in the same month of the previous year. Until the inventory balances, home prices should remain higher than those in the previous year. Of the 52 metro areas surveyed in April, four saw their median prices drop below last year’s price: Los Angeles, CA -9.1%, Albuquerque, NM -6.3 percent, Cleveland, OH -1.8 percent and Providence, RI -0.3 percent.

However, a total of 48 metros saw year-over-year price increases, with 21 reporting double-digit increases, including:  Detroit, MI +44.1 percent, San Francisco, CA +42.2 percent, Atlanta, GA +38.9 percent, Las Vegas, NV +31.6 percent, Orlando, FL +24.6 percent and Phoenix, AZ +23.8 percent.

Twin Cities housing prices rise again | Bedford Hills NY Real Estate

 

ST. PAUL, Minn. — A number of indicators point to continued improvements in the Twin Cities housing market.
The median home sale price rose to about $182,000 in April, according to a new report from the Minneapolis Area Association of Realtors. That marked an annual price gain of 12 percent. And it was the highest median sale price since September 2008.
Signed purchase agreements and completed sales also rose over the year ending in April.
But the market is still very tight.
“The demand has been nothing short of crazy — crazy high — the last six months or so,” said Andy Fazendin, president of the Minneapolis Area Association of Realtors. “And the listing activity is up about 7 percent over last year. However, it still is not even close to enough to absorb the demand.”
Fazendin says the tight supply of homes for sale is likely to continue for a while.
