Does a home once showcased on a TV talk show help with a sale? It depends on the home, of course, but in the case of this New England-style traditional, the TV fame is just one more feature added to a list of amenities.

Located at 12701 Hortense St, Studio City, CA 91604, the home is currently owned by The Strokes’ lead guitarist Nick Valensi and wife Amanda de Cadenet, host of Lifetime’s “The Conversation.” The TV show is filmed in the residence, with the British actress and photographer interviewing Lady Gaga, Rita Wilson, Portia de Rossi and Gwyneth Paltrow, among others. Valensi and de Cadenet have it on the market for $1.799 million.

“An ideal buyer is a family with kids who love the proximity to Studio City’s best park and new library,” said listing agent Craig Knizek of The Agency. “It’s a wonderful neighborhood to walk your dog [or] have kids ride a bike past friendly neighbors.”

According to property records, Valensi and de Cadenet bought the home for $1.3 million in 2011. Built in 2009, the 4,000-square-foot house has an open floor plan, with the family and living rooms centered around a chef’s kitchen with center island. The 5-bedroom house includes a main-floor guest suite, and the space above the garage has been permitted for a 2-bedroom guest apartment. Currently, Valensi is using the space for his music. The walkable residence is filled with top-of-the-line finishes and tucked away behind every celebrity’s favorite feature: high-privacy hedges.

“A unique attribute about the house is what it retains from your own treasured past — memories of how you grew up and felt comfortable and safe,” Knizek said.

Garden smarter

This summer, no matter what you’re planting, whether vegetables to eat or flowers to look at, consider planting your chosen varieties in a raised-garden bed. Simple to build, even for beginning do-it-yourselfers, a raised bed enables you to control many of the factors that otherwise would be left to the whim of nature, namely soil nutrients, drainage and erosion. Not to mention, gardening “off the ground” helps reduce back strain — music to the ears of many, I’m sure.

The first step is to choose a location for your raised bed. Try selecting an area with exposure that lines up with the sunlight requirements of what you wish to grow. If unsure, opt for a spot that receives full sun for six to eight hours per day. Marshy sites are to be avoided, since root rot may be caused by water-saturated soil.

To frame your raised bed, use lumber, stone or hay bales; any number of common materials are appropriate for the purpose. Let style and budget guide your decision-making here. Inexpensive options include concrete blocks and pressure-treated lumber. (Important: Line any treated wood with plastic in order to prevent toxins from leaching into the soil.) Pricier options include brick and natural stone.

As you lay out the perimeter for your raised bed, remember that once planted, you’ll need to reach all the plants within the plot. For that reason, limit the width to three or four feet. The depth should be about one foot, unless you’re planning to add plants with deep roots, in which case it makes sense to build the frame about 18 inches high.

Fill the bed with a sandy clay-loam soil that’s been mixed with organic matter like compost. It’s also equally important to add mulch (try pine straw or mini pine-bark nuggets) after planting, as raised beds are prone to drying out. The task of watering becomes very easy if you outfit your bed with an irrigation system. As they don’t wet the foliage, which can cause mold, microsprinklers or soaker-hose systems work best.

After you’ve carefully planned and set up your raised garden bed, it’s finally time to start planting. This time of year, add seedlings of one or multiple varieties. Next year, you’ll enjoy one of the great advantages to this approach: Because the soil in a raised bed heats up faster, you’ll have a head start of about two weeks come springtime.

Keep your cool

Before you crank up the air conditioner this summer, give old-fashioned ventilation a chance. Keeping the air moving within your home can make it considerably cooler.

Of course, proper ventilation goes beyond simply opening a window. There’s a little science to it: If you live in a region where nights are cool, seal your house during the day. (Assuming adequate insulation, it should only heat up about one degree per hour.) In the evening and early morning hours, open windows to circulate cool air, ideally by means of cross-ventilation.

Minimize the amount of heat generated indoors by confining usage of the oven, dishwasher and clothes dryer to those times of day when it’s not so warm. Because even light bulbs can raise the indoor temperature, making the most of daylight is not only cheaper, but cooler as well. Finally, don’t forget about the under-appreciated window fan, which can bring about a summer breeze when all else fails.

REOs and Short Sales Drive up Prices | Armonk Real Estate

Though in past they have been a drag on local home values, foreclosures and short sales actually are now rising in price so much faster than normal homes that they are driving up price increases and pulling normal homes with them.

In a reversal of their traditional relationships, since at least April distress sales (REOs and short sales) have been driving the price recovery on a national level, according to the latest home price data from CoreLogic.

April home prices nationwide, including distressed sales, increased 12.1 percent on a year-over-year basis in April compared to April 2012. On a month-over-month basis, including distressed sales, home prices increased by 3.2 percent in April compared to March.

However, excluding distress sales, prices rose only 11.9 percent in April year-over-year basis compared to April 2012. On a month-over-month basis, excluding distressed sales, home prices increased 3 percent in April compared to March.

Distress sales outpaced normal homes by an even greater margin in May, according to CoreLogic’s monthly price report released today. The gap between year-over-year national price increases without and with distress sales grew from .2 percent in April to .6 percent in May.

Home prices nationwide, including distressed sales, increased 12.2 percent on a year-over-year basis in May compared to May 2012, a slight increase over April. This change represents the biggest year-over-year increase since February 2006 and the 15th consecutive monthly increase in home prices nationally. On a month-over-month basis, including distressed sales, home prices increased by 2.6 percent in May compared to April.

o avid baseball fans, summer is everything: season tickets, double plays, the crack of the bat, doubleheaders, cracker jacks, the disabled list. These days, New Yorkers have some elegant stadiums to watch both major and minor league ball—but the oldest among them, the Richmond County Bank Ballpark and MCU Park, where the Staten Island Yankees and the Brooklyn Cyclones play, were built in 2001. Citi Field and Yankee Stadium’s latest incarnation are even newer. So as the summer wears on, the All-Star break comes and goes, and the Subway Series grows ever more heated, take a moment to remember the city’s great ballparks that were. NAHB to Critic: We’re Right for Wanting Lead-Paint Rule Reform | South Salem Real Estate

NAHB Remodelers chairman Bill Shaw sent the following to REMODELING today regarding a letter to the editor from Wayne Baruch that we entitled: “Why NAHB, Inhofe Are Wrong About Lead-Paint Rule.”

In response to Wayne Baruch’s letter published in this magazine on June 21, Mr. Baruch does not understand the reasonableness of the opt-out provision that the National Association of Home Builders (NAHB) supports and I testified to Congress about. Since the regulatory process began, NAHB has been involved in making this workable for remodelers but most importantly crafting a rule that protects children and pregnant women from lead hazards.

The bills NAHB supports, S. 484 and H.R. 2093, would reinstate the opt-out, permit emergency renovations to help families after disasters, and allow remodelers to correct paperwork errors.

The removal of the opt-out provision dismantles everything that the EPA included in its original 2008 RRP rule to ensure that it would not be overly costly to small businesses and inadvertently places home owners and their families at risk of exposure to lead.

As the costs of complying with the rule without an accurate lead test are revealed, homeowners balk at the price and opt to do the work themselves or not at all – both of which increase the chances of lead exposure if lead paint is present.

As many professional remodelers who comply with the rule can attest, they are being underbid by ‘fly-by-night’ contractors who are not certified or properly trained. Consumers who hire these contractors are risking the health of their family. This serves neither those rule-abiding remodelers like the people who attend Mr. Baruch’s RRP classes nor the intent of the rule.

The unavailability of an accurate test kit, which EPA promised by September 2010, is a major problem. NAHB has urged EPA to support the introduction of an accurate test kit for years because the current EPA approved test kit has such a high percentage of false positives that many projects are being completed under the RRP guidelines when in fact no lead exists. This puts an additional and unnecessary financial burden on the consumer and contractor and leads to the risky scenario involving untrained, fly-by-night contractors or DIY demolition.

Under the rule, if a pre-1978 home is tested and the results indicate there is no presence of lead-based paint, the contractor can bypass RRP compliance. NAHB supports this reasonable component to the rule, but it also hinges on the existence of an accurate testing kit.

Social networks such as Twitter, Pinterest and Instagram have shown us that the skill of keeping it simple can be a key to success. Apple’s product design genius is not in how many buttons you can cram onto a device but is solved by the question “can I do it with just one button?

Less is more.

Keeping it simple takes time and effort. Stripping something back to its essence requires thought and effort. It means wrangling, wrestling and removing unnecessary words.

There is a quote that is attributed to Blaise Pascal and also Mark Twain that I have never forgotten.

I would have written a shorter letter but I didn’t have the time

I remember attending grammar classes and struggled with the the rules and regulations. To overcome my resistance I resorted to writing in a conversational style.

It worked.

Grammar is complex. Conversation is simple. Write as you speak and that simple power will work its magic

What does the power of simple writing mean?

So what does “keeping it simple” mean for writing and content as a blogger and online publisher.

It means:

1. Simple words

Words do not need to be 3 or 4 syllables. In fact a single syllable word can be much more powerful in its impact

2. Simple stories

Want to get a point across? Use a simple story. It will be far more memorable than a complex paragraph as it will tap into the power of emotions and memory.

3. Simple structure

Keep the writing structure simple with bullet points and sub-titles and your key elements will stand out. People will thank you for that.

4. Simple in length

Keep your sentences short and don’t use more than 3 or 4 together. Writing for the web means designing it for skimming and scanning

5. Simple headline

Simple powerful headlines that capture the essence of your article are compelling. Often though we want to write a headline that search engines love and want to index. The challenge between simplicity and optimizing for Google is a constant tension point.

6. Simple to understand

Sometimes we forget that we are writing for a global audience and using simple words is appreciated by those who do not have English as their first language.

7. Simple to implement

If you are offering “How to’s” when writing online then create simple steps that lead people by the hand and show them how to do something one step at a time. They will love you.

8. Simple image

If you are wanting to add some impact to the words then also use simple but iconic images. This sometimes takes effort, neurons and creativity.

If you’ve been waiting to buy a home, you may have waited too long, at least as far as mortgage rates go. The 30-year-fixed rate rose to 4.61 percent this week, the highest since April 2011. Like the weather, the real estate market in Las Vegas has been red hot lately. But it’s not hot enough for homeowners who bought at the peak of the last boom.

We first caught up with Dave and Cheryl Burton last year, when their home’s value was in freefall. The house they bought in 2007 for $700,000 had crashed down to $325,000. In a dismal market, Dave was trying to keep his hopes up.

“When the market tanked,” he told us in 2012, “our mindset was put your nose to the grindstone, keep working hard, and it will turn around.”

The market actually has turned around in the city once known as the capital of foreclosures. Up and down the streets, “sold” signs in Las Vegas are replacing “bank owned.” Neighborhoods are buzzing again.

“Driving around with clients right now is fantastic,” said realtor Kina Foster Theivagt. “Kids are running around playing with each other. It makes it feel more like home and less like a ghost town.”

Like many in their neighborhood who had bought at the peak, the Burtons could have walked away. But they decided “it would wreck our credit,” said Dave. “It just goes against every fabric of how we were raised.”

Their new neighbors have been buying low and making money. But the Burtons still have huge house payments and they can’t find a bank to restructure their loan.

“We’ve never been late,” said Dave.

“We’ve never missed a payment,” said Cheryl.
