6 tips for a better outdoor deck

Right hardware, tools make job safer, easier

Few projects are as enjoyable as building a new outdoor deck. They’re fun to design and build; they look great; and they enhance both the enjoyment of your home and its resale value. Wander the aisles of your local home center or hardware store or do an online search, and you’ll find more than enough inspiration to get you itching to grab a hammer!

Deck design: Let’s start at the beginning — with a great design. If you have something in your head in the way of a perfect deck but you’re not sure how to turn it into reality, start with a simple computerized drawing program. You can pick them up inexpensively at a number of retailers, and they’re pretty intuitive to learn. Most not only help you design the deck in 2-D, but also do 3-D modeling, structural details, and even material lists.

If you’d prefer to have someone else tap the mouse, check with your local lumberyard. Many of them offer computerized deck design services that can save you hours of planning. The design consultant will walk you through several basic designs, and help you customize them to your exact size and layout requirements.

Structural hardware: When it comes time to do the actual framing, companies like Simpson Strong-Tie offer an incredible selection of steel framing hardware that greatly simplifies all those connections. For example, there are simple joist hangers that support and connect the joists where they attach to the ledger or rim joist, and inside angle connectors to strengthen a variety of framing joints.

Where a beam sits on top of a post, there are post cap connectors, as well as post base anchors to connect the post to the patio or pier block. There are even specialty connectors specifically designed for attaching deck railing posts to deck framing quickly and with much greater strength than simply nailing or bolting alone. Duo-Fast DF150S-TC TICO Nailer: All that helpful structural hardware also means driving a whole lot of nails to make the connections work properly. So if you’ve got a big deck project in the works, or you’re a pro who does a lot of decks, you might want to consider a pneumatic nailer to help you out.

Bench brackets: Want to add a bench to your deck? Bench brackets make it easy. Made of steel or a durable resin, they bolt to both the decking and the deck framing for stability, then you add your own decking material to the top and back to form a seat and backrest.

Precut stair stringers: If your deck design calls for steps, don’t despair over how to cut the stringers. Many lumberyards and home centers carry or can order precut stringers in different lengths. They’re made of pressure-treated lumber so they’re safe for ground contact, and all the hard layout and cutting has been done for you.

Just select the number of steps you need based on how high the deck is, secure them to the deck and to the ground using the appropriate hardware connectors, and you’re all set. Finish off the installation with treads that match your decking boards.

Railings: A deck railing adds a lot of visual interest to a deck, and it’s also a code requirement if the deck will be more than 30 inches above the ground. Thanks to the tremendous interest in decks and the number of do-it-yourself deck builders, there are lots of different railing ideas that you can choose from, as well as the parts to build them with.

You can go with simple wooden pickets, which your local lumberyard will have in stock. Or you can step it up a bit with metal pickets, which are available in different colors and styles at places like www.stair-parts.com or www.deckdepot.com, or from many local welding shops. For a more open look, consider steel cables instead — you can check out some examples at www.cablerail.com.

Remember that your new deck and railing will almost certainly require a building permit, and that certain construction standards must be adhered to for safety. Check with your local building department before you get going on any deck design or construction project.

Katonah NY Real Estate | Video: Locals Find Ways to Beat the Heat – Bedford-Katonah, NY Patch

Campers at the town’s day camps took to the pool to stay cool as the mercury climbed into the high 90s. Many parents kept their children home from camp or planned to pick them up early, according to Kim O’Brien, senior recreation leader for the town’s parks and recreation department.

Some locals took refuge in air-conditioned spots like the library or coffee shops. Caty and Megan Pooley, sisters from North Salem, were spending as much time as possible at Perks in Katonah before heading back outdoors.

“I’m going to a concert outdoors though, so I’ll have to go outside,” said Megan Pooley. “I’ll bring lots of water.”

Pound Ridge mom Leslie Arnow walked slowly through Bedford Village with her daughter, Harper, on their way to have lunch.

“We’re just trying to stay cool inside,” she said, adding that a trip to the bookstore was planned for later.

Gale Harrison, owner of the Paint Box in Bedford Hills, showed off her garden located in front of her shop. It’s thriving with all the sunshine, but required some extra work this week.

“I’ve had to water and water. The garden—it’s a lot of work and toil, but it’s worth it. But it was started in 1968—it makes me and a lot of people happy.”

Bedford Hills NY Homes | Power Outages in Bedford – Bedford-Katonah, NY Patch

NYSEG is reporting power outages throughout Westchester County on their website. In Bedford, 363 customers are without power, and in the neighborhing towns of North Salem, Somers, Southeast and Pound Ridge, another 639 customers have lost electricity.

Officials estimate power to be restored by 9:30 p.m. this evening.

NYSEG spokesperson Jim Salmon was not immediately available for comment on the cause of the outages.

Google+ Puts Business Profiles on the Fast Track

Earlier this month I discussed the fate of businesses on Google+. While Google’s social network was in its limited test phase, the company made it clear that the profiles were intended for consumers, not businesses – even if they turned a blind eye to several businesses who made their way into the closed invite. That intentional blindness has ended, however. Numerous businesses on Google+ have had their profiles terminated. Meanwhile, Google has announced plans to put the remaining

The Business Profile Bans

Ford Motor Company was one of the big faces on Google+, and was also one of the first to have its profile cut down by Google. Other major names have included Mashable and Sesame Street, while a variety of other major publications having their pages cut. While the majority have stayed down, a few of these pages have since been restored, including Ford and Mashable.

There are some substantial questions about why the selected businesses have been allowed to continue while others have been left with a grim 404 page. One theory is that select business accounts were able to justify their presence, stating that it was really just a single person posting updates; that’s the reason Mashable, according to their own reports, was restored. However, Ford has taken no such measures.

The Google Business Profile Prioritization

It was known that Google was releasing a business-specific profile that would even include integration with business-oriented Google services, like AdWords and Analytics. When Google requested that businesses apply for a limited beta test, though, the company saw “tens of thousands of businesses, charities, and other organizations apply” (according to Christian Oestlien, Group Project Manager at Google).

“Your enthusiasm obligates us to do more to get businesses involved in Google+ in the right way,” said Oestlien. “And we have to do it faster. As a result, we have refocused a few priorities and we expect to have an initial version of businesses profiles up and running for EVERYONE in the next few months.” Meanwhile, businesses are encouraged to avoid setting up a profile. “Doing it right is worth the wait,” said Oestlien.

Bing Releases Optimized Mobile Version

One of the features from Bing that I praise most often is its intuitive, mobile-optimized apps for Android, iOS, and (of course)WP7. But for those who have a mobile phone that either doesn’t support these apps or that you don’t want to download the apponto, Bing has a solution: a new version of Bing’s default mobile version that includes a variety of the site’s most important features.

This updated mobile version can be found at m.bing.com, and is accessible from any smartphone that is HTML 5–capable (every version of the iPhone, Android 2.0+ systems, and RIM 6.0+ systems). Here’s a quick breakdown of the important features:

  • The Bing daily image will be displayed.
  • Users will receive region-specific home page information.
  • Image search is enabled.
  • Autosuggestions and recent search item suggestions are now enabled.
  • Bing Maps has been optimized for a split view that shows the map and directions on the same screen.
  • Bing Maps has added seamless image updates when you scroll to new areas of the map.
  • A “Share on Facebook” option has been added to many pages, including restaurant pages, images, and more.

Several of these feature updates also foreshadow the “deeply integrated” Bing experience of the Windows Phone 7. WP7 will be updated later this year with the next version of the OS, titled Mango. In addition to expected security and user experience updates, Mango will be adding “quick cards” that give a brief rundown of select Bing-stored items (restaurants, local businesses, Bing Shopping products, etc.), a “local scout” option that gives “hyper-local” results, and specialized Bing searches (including visual search, music search, and voice search).

Chappaqua NY Real Estate | How to Get Your Rental Deposit Back

You’ve packed up, you’ve got a new place to move into and you’re getting ready to clean out the old place. But if you want to get the security or rental deposit back from your landlord, you may have to do more than simply dusting and vacuuming.

The security deposit sum you pay prior to moving in is not only a collateral to hold the rental, but an amount of money that the landlord can use to fix any damage that you, as a tenant, may have done after you move out. Generally, a tenant is not responsible for “normal wear and tear.” However, if you set a frying pan on a laminate counter-top, for example, you will most likely be responsible for the repair.

Outside of any major damages and with a little bit of hard work, you should be able to get your rental deposit returned.

Document the Damages

Although this is a little late in the game when you’re packing up, one of the first things you should do when moving into a rental is to itemize and document anything damaged: a dent in the fridge, a hole in the wall, a chip in the mirror. Take photos and write everything down. Have your landlord present to review these items. Then, send a copy to the landlord, (and keep one for yourself), so there is documentation of the issues present at the time you moved in. Take photos when you move out as well, for comparison. One suggested tip is to include a current newspaper in one of the photos to prove the date or take photos with a camera that provides a time stamp.

Look Over the Lease

What is expected of you upon moving out? Do you have to find someone to clean the carpets or patch holes or is that something your landlord will cover? Read through the lease and take note of the requirements contingent upon getting your deposit back.

Walk-Through

Want to know exactly what needs to be done before you move out? Have your landlord walk through the rental with you and tell you exactly what needs to be done to get your full deposit back.

Bring in the Professionals

This is not your 5-minute or even 20-minute clean. Dust, vacuum, scrub and scour your rental. Unsure if you can clean the place up to your landlord’s standards? Hire a cleaning or repair company to do the work for you. Make sure to keep receipts from any professional work to give to your landlord when you move out.

Deposit and Receipt

When you turn in your keys, ask for a receipt of the deposit. The damage deposit can only be used to pay for repairs and landlords must document what was repaired if the deposit is not returned in full. According to NOLO Law for All, most states require property managers to return the deposit within 14 to 30 days. If you believe that the returned sum is not accurate or the landlord did not correctly document repairs, you may have cause to sue the landlord in small claims court.
