Credit Unions Grow Mortgage Business | Bedford Real Estate

Credit unions continued to steal market share from other mortgage lenders, originating 2.5 percent more first lien mortgages in the second quarter than the first and growing 5.6 percent over the same period last year.

First mortgage real estate loans rose to $253.8 billion, up 2.1 percent for the quarter and 5.6 percent year-over-year, the National Credit Union Administration reported yesterday.

Virtually all of the mortgage business was underwritten by larger credit unions, which are responsible for most of the growth during the quarter.

“Although the industry is performing well overall, smaller credit unions continue to face challenges with making loans, generating earnings and attracting members,” said NCUA Board Chairman Debbie Matz. “NCUA is committed to providing assistance and support to ensure the viability of small credit unions so they can continue to serve local communities.”

“The increases in lending, net worth and membership are especially positive signs,”. “The brisk loan growth shows that federally insured credit unions are meeting the needs of more borrowers and putting their assets to productive use. The net worth ratio rose to 10.5 percent, its highest level since 2008. Credit union membership continues to reach a new milestone each quarter.”

Membership in federally insured credit unions reached 95.2 million, a record high, in the second quarter of 2013. Membership grew by 560,670, or 0.6 percent. Nearly 2.1 million Americans have joined a credit union in the last four quarters.

While adding members, the number of federally insured credit unions dipped to 6,681, a drop of 72. The decrease is consistent with recent trends, as most consolidations were voluntary mergers.

Federally insured credit unions reported $613.7 billion in total loans in the second quarter of 2013, an increase of $13.8 billion over the previous quarter.

The industry’s net worth ratio stood at 10.5 percent of assets at the end of the second quarter, up 34 basis points from the end of the second quarter of 2012. The ratio is at its highest level since the fourth quarter of 2008.

Realtor recovering after being shot on grounds of $1.88M property | Bedford NY Real Estate

A Canadian Realtor is recovering after being shot in the head Saturday on the grounds of a 19-acre, $1.88 million listing he represents near Vancouver, British Columbia.

Franz Prokop of Macdonald Realty was airlifted to a hospital after he was found by the side of the road on the property, which formerly housed a marijuana grow operation and methamphetamine lab.

Police say the shooting was not random but don’t have a suspect in custody, The Maple Ridge-Pitt Meadows News reports.

Bedford Car Wash Subject Of Dispute | Bedford Real Estate

 

A judge has ordered a Bedford area car wash to vacate its site by Sept. 30, in the latest battle between a landlord and tenant.

Bedford Town Justice Erick Jacobsen recently ruled that Greenwich-based Splash Car Wash must vacate its site at 527 N. Bedford Road in Bedford Hills by Sept. 30.

Splash Car Wash has a suit pending in State Supreme Court in White Plains in its attempt to remain on the site. Splash has been at the site since 1995.

The judge ruled in favor of Shullman Family Partnership, which has been trying to force Splash off the property for months, though Splash has refused.

The Shullmans have owned the property since the 1960s, and decided not to review Splash’s lease on April 30.

Bob Shullman said he went to Splash on May 1 to pick up the keys and found out they weren’t giving up property, leading to a lengthy court battle. After taking Splash to court, Splash counter-sued asking for a temporary restraining order. When that was denied, Splash filed the injunction.

“I have learned things I never wanted to learn about restraining orders, temporary injunctions and permanent injunctions,” Shullman said. “This is not something enjoyable but you have to do it.”

Shullman said he first noticed something was up when Splash, who pays the real estate taxes, sent a check to cover costs for the end of the year, even though they were only billed until the end of April.

“That gave me an indication that these people were not planning to leave,” Shullman said. “This is not going to be good. I walked off the property. I’m not going to have a fistfight.”

Jacobsen rejected Splash’s argument since they had paid taxes until the end of the year they were entitled to stay until the end of the year.

Splash wants to stay on N. Bedford Road until they get necessary approvals for a new car wash they plan on building at 562-570 N. Bedford Road.

“That’s not our problem,” Shullman said. “That’s a problem between them and the Town of Bedford.”

Mark Curtis, the executive director Splash Car Wash, said that their attempts to build a new car wash in Bedford Hills have been undercut by the Shullmans, who are helping to fund a campaign by nearby residents at Valerio Court against the site. Splash has spent three years trying to get the necessary approvals, finally getting a final site plan approval in Feb.

“They have hired lawyers, sound engineers to fight this under the pretense their property values were going to go down if the property was developed into a car wash,” Curtis said. “They want to defeat us or delay us. They want to take over the business we have developed for 18 years.”

Curtis claims one neighbor who claimed his property was going to be devalued, recently sold his house at 93 percent of the asking price for a profit.

“That’s completely disingenuous, if not dishonest,” Curtis said.

Curtis argued that had the Shulmans not led an opposition campaign against his proposed car wash, he would’ve been happy to hand them the keys and move on.

“By working against us, either surreptitiously or openly, they are breaching an implied contract,” Curtis said. “It’s tortuous interference.”

Curtis said Splash has been a good corporate citizen, donating to DARE, the school district and Boys and Girls Club.

“We love the community and we want to stay,” Curtis said. “We never anticipated it would take this long. We would have our new location built if they hadn’t gotten involved.”

Bedford Central Schools, Teachers’ Union Reach Deal | Bedford Real Estate

 

 

The Bedford Central School Board and the Bedford Teachers’ Association have reached a tentative agreement on a new three-year deal.

The deal will be retroactive to July 1 and continue through June 30, 2016, according to patch.com

Based on the new collective bargaining agreement, current teachers will receive “modified compensation,” though exact numbers were not announced. New teachers, however will be subject to a new compensation framework.

Current teachers on “step increases” will receive partial increases for the 2013-2014 and 2014-15 school years. A full step increase won’t take place until the 2015-2016 school year and will involve an off-schedule payment.

The new compensation structure is designed to comply with the state-mandated tax levy cap. The tax levy cap limits tax revenue increases to the lesser of 2 percent or inflation.

The previous four-year contract expired June 30.

Though the tentative agreement has been reached, it still requires formal approval. The union will vote on the deal in September; the school board will vote after the union.

Rising rates take toll on US housing recovery | Bedford NY Real Estate

Is HUD’s Section 8 housing program about to go on steroids? That’s the question a writer for the Baltimore Sun alluded to over the weekend while outlining the Obama administration’s planned attempt to use the Department of Housing and Urban Development to “track diversity in American neighborhoods” and back policies to change any areas that look discriminatory from a data standpoint.

The editorial claims a discrimination database could be implemented allowing officials to “seek changes in (local) zoning ordinances, housing finance, infrastructure policy and transportation in order to remedy the alleged segregation,” the publication said.

It seems interest rate shocks may have finally taken a toll on the U.S. housing recovery. After a busy week on Wall Street, a new government report showed a 12.4% drop in seasonally adjusted new single-family home sales. The decline prompted market analysts to assume potential homebuyers are beginning to feel the pinch of rising interest rates, the Motley Fool noted. Rates have been edging higher ever since the Fed began teasing the markets with the idea that a curtailment of QE3, or massive Treasury and MBS purchases, could come as early as September.

New York City and the entire state of New York may have lost as much as $100 million in damages stemming from mortgage document fraud, the New York Post claims. The paper reported on an unsealed lawsuit filed by a whistleblower over the weekend. The whistleblower claims dozens of banks and servicers violated the False Claims Act when dealing in mortgage-backed securities during the years 2004 and 2007. The suit has already been partly settled, but the Post says attorneys are still trying to figure out which mortgage-backed securities were purchased in New York to continue on with another critical part of the claim.

A group of students who paid thousands of dollars to learn the art of real estate investing from Donald Trump want a refund, Reuters reports. And it seems New York Attorney General Eric Schneiderman is happy to oblige. The AG filed suit against Trump this past week, claiming Trump University, otherwise referred to as the Trump Entrepreneur Initiative, swindled students out of $40 million by offering courses in real estate investment that were costly and fell short of providing the type of education needed to enter the market as an effective investor.

The housing market has another week of key reports ahead of it, with the S&P/Case-Shiller Home Price Index scheduled for release Tuesday, followed by the Pending Home Sales Index on Wednesday. Visit HW’s US Economic Calendar to track these reports and more.

Financial regulators in Arizona and the FDIC shut down Sunrise Bank of Arizona on Friday, Aug. 23, with all deposits transferred to First Fidelity Bank National Association. The former Sunrise branches will reopen as part of First Fidelity Bank.

The FDIC also announced the closing of Community South Bank in Parsons, Tenn., moving all brokered and account deposits to CB&S Bank Inc. in Russellville, Ala.

Bedford Board of Education seeks applicant | Bedford NY Real Estate

News from the Bedford Central School District on the Board of Education vacancy:

The Board of Education is seeking an individual to serve on the Board to fill the seat of Ms. Lee Goldstein, who will be resigning due to family relocation. The term of office will conclude on May 20, 2014, the date of the next school board election.  The Board of Education invites interested individuals to submit an application by September 13, 2013.  The Board will meet in Public Special Session in the Fox Lane Middle School Little Theater to conduct interviews of all candidates on September 18 at a time not earlier than 7 pm. The meeting, which is open to the public, will be televised on BCSD-TV and on the website via live video streaming.  To assist the Board in preparing questions and to gather community input, community members are asked to submit a topic or question for consideration at the public interviews to boe@bcsdny.org no later than September 13. Following the public interview of candidates, community members may also submit input to the Board from September 18 through September 23, 2013 by email at boe@bcsdny.org.

The Board is expected to make an appointment on or about September 25, 2013. The term of office will commence with the Board’s appointment and continue until the next school board election on May 20, 2014.

To be eligible for this position, an individual must be a qualified voter of the district and have lived in the school district for at least one continuous year.  At a minimum, service on the Board requires preparation for and attendance at bimonthly Board meetings.  In addition, School Board members serve on at least one Board subcommittee, which meets monthly.

Inspiring Cabins & Cottages | Bedford NY Real Estate

For many of us, the archetypal image of the cottage home comes from storybook memories of our childhood: the diminutive dwelling glimpsed through the trees at the end of a winding trail, smoke rising from the chimney, roses rambling over a trellis and up onto the thatched roof, leaded windows, an inviting entryway … There’s something undeniably appealing about this image, something that makes the cottage the dream home for so many people, but it’s hard to put your finger on exactly what it is.

After all, also implied in this picture are cramped quarters, a dark interior and a lack of modern amenities. In attempting to define the enduring appeal of cottages, words such as comfort, coziness, charm, simplicity, intimacy and romance readily spring to mind, suggesting that the idea of cottage is as much a state of mind as it is a tangible presence.

To try to capture the essence of cottage appeal, think back to those most special places of your childhood. In your mind, revisit that snug hollow hidden under dense lilac bushes, the ramshackle fort cradled high in the limbs of the maple tree, the attic closet and its secret passageway winding under the stairs, or the bunk bed at the lake cabin draped with thick blankets. What do these places have in common? What did you feel like when you were in them? And what do these places of your childhood memories have to do with cottages?

I’ll answer the last question for you — everything. To me, these hollows, forts and closets all evoke the essence of what the cottage house must be for us. In our childhood, we found or created spaces to fulfill an essential, unspoken need to feel safe and secure from an overstimulating and dangerous outside world. (If you think about it, none of these spaces would have felt this way had they been larger, more open to the outside or more fancily built.) We may be all grown up now, but these needs are still essential to our sense of well-being. Those who understand this also understand the appeal of the cottage house: a magical, almost mysterious place that holds us closely within its lovely boundaries, warming and soothing our work- and world-weary souls.

What seems to be constant is the idea of the cottage as a retreat, the place to go to get away from it all, be it a beach cottage overlooking the ocean, a mountain hideaway, a pastoral retreat nestled in the woods or even a thoughtfully built cottage in town. It’s a place for lounging, for curling up with a good book or for doing absolutely nothing. It’s small enough to personalize and make your own: If you want to hang lobster pots from the ceiling or carve snail shells for drawer pulls, who’s going to stop you?
