New home sales decreased to an annualized pace of 414,000—down 6.9% from November (which was revised down from an initial estimate of 464,000 to 445,000) and up 5% from a year ago. Activity picked up in the Midwest while falling everywhere else. It’s important to understand that this number is an estimate, and these numbers are often revised several times. Investors should understand that these estimates can be volatile and should not read too much into any one specific number.

 

Restricted supply has been the theme of the U.S. housing market over the past year

At the end of December, there were 171,000 new homes for sale, representing a five-month supply. The median time a new home has been on the market has shrunk from nine months last summer to the current figure of five months. As professional investors have become major players in the real estate market, we’re seeing bidding wars for properties in the hardest-hit markets, like Phoenix, and even strong markets, like Washington, DC. For all the fears that a flood of properties would hit the market and drive down prices, the opposite problem has happened.

Prices are beginning to rise

The median sale price for a new home was $270,200, and the average price was $311,400. These numbers aren’t based on a repeat sales methodology, so you can’t project nationwide existing home prices from these figures. On balance, the jump in prices implies that more activity is happening at the high price points. That said, the report showed that the sweet spot for new home sales has been in the $200,000-to-$299,000 range.

Homebuilder earnings were strong

Homebuilders like PulteGroup (PHM) and DR Horton (DHI) will report fourth quarter and full year earnings this week. Reports noted particular strength in the West Coast, and also in the entry-level and first-time move-up sector. KB Home (KBH) and Lennar (LEN) recently announced fourth quarter numbers that showed that the increase in interest rates and home prices is keeping the first-time homebuyer on the sidelines. That said, homebuilder sentiment is at all-time highs, and the earnings reports we have seen so far from the builders don’t suggest activity is beginning to wane. If anything, the improving economy is driving more demand. The spring selling season is just around the corner.

U.S. new home sales fall, but private sector expands | Bedford Corners NY Homes

 

Sales of new U.S. single-family homes fell more than expected in December, but lean inventories and steady price gains suggested the housing market recovery remained intact.

Economists largely shrugged off the second straight month of decline in sales, blaming frigid temperatures. Other data on Monday showed an acceleration in services sector growth in January, backing views of sustainable strength in the economy.

“It’s cold out there for the economy. The drop in new home sales is not a sign the economy at large is starting to slow in a worrisome manner,” said Chris Rupkey, chief financial economist at Bank of Tokyo-Mitsubishi UFJ in New York.

The Commerce Department said new home sales fell 7.0 percent to a seasonally adjusted annual rate of 414,000 units. Sales were at a 445,000-unit pace in November and economists had expected them to slow to only a 457,000-unit rate in December.

Apart from the bitterly cold weather, last month’s decline in sales was likely a continuation of the payback after October’s outsized 14.9 percent increase. Sales in the Northeast, which was hard hit by cold temperatures, tumbled 36.4 percent to their slowest pace since June 2012.

Marketing center users can now create full display ads with contact info, photos, company logo | Bedford Corners NY Homes

 

When Craigslist got rid of enhanced listings in November, many real estate agents were forced to pull back on one of their main marketing channels.

The online classifieds giant prevented agents and other advertisers from including links in their Craigslist ads, and forced them to revert to plain text and fixed photos.

Now, real estate marketing software firm Imprev Inc. has come up with a workaround for agents who lost the ability to post full display ads on Craigslist when the classifieds giant changed its site specifications.

Through a new Craigslist display ad format available via Imprev’s marketing platform, agents will once again be able to create full display ads, complete with their contact information, brokerage logo, custom text, property images, and personal or team photos.

Per Craiglist’s rules, the ads will still not contain hyperlinks, but agents will be able to lay out full display ads easily, without having to use a cumbersome desktop software program, Imprev spokesman Kevin Hawkins told Inman News.

“Real estate agents were left hanging when Craigslist effectively pulled the plug on display ads,” said Renwick Congdon, CEO of Imprev, in a statement.

“Agents that use the Imprev platform can once again create engaging, high-quality display ads for Craigslist.”

Lower Hudson Valley roads are a snowy, treacherously dangerous mess Friday morning, and many drivers are staying off the roads.

“I normally don’t ask people to stay home, but this is one of those days,” said White Plains Public Works Commissioner Joseph “Bud” Nicoletti. “Because of the cold it’s much more treacherous than it looks. If you do have to go out, please make sure to go slow and give yourself plenty of space to stop.”

Traffic appeared light on many major roads, which remained snowy, about 9 a.m. But a rollover accident in the median of Interstate 84 east of the Taconic State Parkway was causing delays, according to hudsonvalleytraveler.com.

Also, an accident closed Exit 10B off the Bronx River Parkway to Bronx River Road in Yonkers shortly before 8:40 a.m. Icing had temporarily closed the ramp from the northbound Bronx River Parkway to the Cross County Parkway, but the road was reopened before 9 a.m., police said.

Officials continued to advise people to stay off the roads if possible.

In New Rochelle, the main roads were passable, and snow plow crews were attacking the secondary streets, said City Manager Charles Strome III.

“I would say there passable, but if you don’t have to go out, don’t,” Strome said shortly before 9:30 a.m. The snow fell so heavily between 10 p.m. and 3 a.m. that the crews were forced to plow and re-plow the main roads, he said.

The temperatures dropped so low overnight that liquid mix of sodium chloride and rock salt often used to pre-treat roads before snowfall loses its ability to prevent snow and ice from sticking to pavement.

“The problem is that once the temperature falls to about 10 degrees, salt and sodium chloride loses it’s effectiveness,” Nicoletti said. “That’s why we’re seeing packed snow instead of bare pavement right now.”

The New York State Thruway reopened to passenger cars at 5 a.m. and commercial vehicles at 8 a.m. Interstate 84 reopened at 8 a.m. after being closed overnight.

Roadways were said to be open in most municipalities. In Yonkers, on Warburton Avenue, near the city line with Hastings, a downed power line caused a partial road closure, police said.

In the pre-dawn hours, drives to White Plains from New Rochelle and Mamaroneck found main roads plowed but the surfaces packed with snow, visibility limited by wind-blow snow. The Hutchinson River Parkway was snow-packed, it was difficult to distinguish the plowed driving lanes from the shoulder in the dark, and snow was higher on the ramps. Speed was about 30 mph under the conditions, and few cars were on the parkway.

By about 6:40 a.m., major roads such as Palmer Avenue in New Rochelle and Mamaroneck Avenue in Mamaroneck remained snowy with light traffic easing along the roads.

In Rockland County, Route 304, Route 59 and a southern stretch of the Palisades Interstate Parkway were plowed and passable, with an inch or two of snow cover. Ramps connecting the highways were a little sketchy, though, requiring motorists to proceed at a crawl for a few white-knuckle minutes.

Police across Rockland reported no accidents as they said few cars were on the road, competing with plows pushing aside snow.

While the Thruway had been closed all night, there was still plenty of plowing work to be done on the road from the Palisades Parkway to the Tappan Zee Bridge. At 6:30 a.m., the southbound Thruway had better than 2 inches of snow and motorists were traveling single file, with only a few drivers daring to skirt around to create a second travel lane. Once on the Tappan Zee, the wind off the Hudson was whipping and, at the superstructure, had done the work the plows had not, clearing it to bare asphalt. The toll plaza was in bad shape, with packed snow left and right and drifting snow in the middle.
