Rates are low, prices stable — why is no one buying? | Armonk Real Estate

 

Motley Fool has a piece up from the weekend that caught HousingWire’s eye: “2 Simple Charts Prove That Now Is An Exceptional Time to Buy a Home.”

It caught our eye because it sounds like the kind of story we publish from time to time – our own story from just a month ago along these lines looks at the convergence of low mortgage rates and home prices with a slightly different twist. The Motley Fool writer starts strong enough:

If you’re wondering whether this summer is a smart time to buy a home, then let me cut to the chase. Thanks to still-historically low mortgage rates, housing may never again be as affordable as it is right now.

At present, the interest rate on a 30-year fixed rate mortgage is 4.19%. That’s the cheapest they’ve been all year, and they even recently dipped below half the long-run average of 8.52%.

Mortgage rates and home prices are two of the big drivers of home sales, after all. Motley Fool looks at these in terms of rates (ridiculously low) and home price affordability, which as measured by the National Association of Realtors, is “the degree to which a typical family can afford the monthly mortgage payments on a typical home.”

And by that NAR measure alone, homes are more affordable – but that’s just too broad a measure. It’s an empty measure, like the 77 cents on the dollar argument, that doesn’t fairly reflect reality.

But for the sake of argument, let’s say the NAR affordability index isn’t flawed.

Rates are low. According to Freddie Mac’s latest Primary Mortgage Market Survey, although rates edged slightly higher for the week ended June 12, they are still low for the year. The 30-year, fixed rate mortgage averaged 4.20%, up from 4.14% last week and 3.98% a year ago.

New York Ranks High Among Safest States To Live | North Salem Real Estate

 

WalletHub, the personal finance social media network, recently ranked New York as the 10th safest state to live in.

WalletHub compared each of the 50 U.S. states and the District of Columbia in 26 different metrics. The data is broken down into categories that include workplace safety, emergency preparedness, home and community stability, traffic safety and financial security.

The Empire State ranked in the Top 10 in two categories: home and community safety (third) and financial safety (ninth). New York also finished in the top half in driving safety (13th), but ranked dead last in natural disasters (51st).

Massachusetts,ranked No. 1 overall, just ahead of New Hampshire. Neighbors Connecticut and New Jersey ranked ninth and 13th, respectively.

Nevada was ranked last in overall safety, coming in 51st

France’s Palatial 740 Park Pad Sells for $70M, Way Over Ask | Mt Kisco Real Estate

An 18-room duplex in the richest, fanciest apartment building in the world—owned by the government of France, no less, and used as the ambassador to the UN’s residence—reportedly just sold for $70 million. That’s a whopping $22M over the 740 Park Avenue apartment’s initial ask of $48 million. Apparently, three prospective buyers pushed the price up in a bidding war. France bought the apartment in 1979 for $600,000, but whatever, because that’s like $1,959,272.73 in today’s dollars. So just a 3,400 percent profit for the nation’s coffers, no big deal.

Epic miss on housing starts is a wake up call | South Salem Homes

 

May’s housing start numbers from the U.S. Census Bureau look bad at first blush.

When you dig deeper, it’s worse.

Housing starts and permits missed expectations, and they fell the most since January, back when a few weeks of winter weather was blamed for how bad the numbers were then.

Analysts predicted 1.03 million annual housing starts.

Investors are pulling out of multifamily and homebuilders aren’t keen about betting on single-family taking off. Consequently, declines in both single-family and multifamily construction led to 1.001 million starts instead.

The housing permits front looks even grimmer. Analysts expected 1.05 million, but what the industry delivered was 991,000, a miss of epic proportions.

Lindsey Piegza, chief economist with Sterne Agee, said that, “…from a historical perspective, starts remain tepid with a 1M unit level marking the trough in activity in previous recessions.

“Going forward, a stronger job market and lower housing costs will grow demand, particularly among the younger generations. For now, housing remains positive but uneven,” she said.

Breaking down by permit and start type – multifamily is still where most are putting their money. It’s driving the bulk of activity.

Single-family starts dropped 5.9% after a 4.6% rise.

But it was just as bad on the multifamily front, as starts declined 7.6%, following a 29.2% spike in April.

Building permits followed a similar pattern.

Permits fell 6.4% after a 5.9% rise in April.

This is more than just “disappointing.”

(And the next economist or analyst who says it’s “surprising” should be asked what he does all day instead of research.)

This is as clear an indicator as there has been that the housing industry is stalling out. All the optimistic spin in the world can’t change that.

How About $3M for a Novogratz-Designed Vacation Home? | Bedford Hills Real Estate

When it rains it pours when it comes to Novogratz-touched real estate. The husband and wife design duo of Bob and Cortney Novogratz, famous for their HGTV shows, as well as for their seven-strong flock of little Novogratzes (Wolfgang, Bellamy, Tallulah, Breaker, Five, Holleder, and Major, for those keeping track at home), as well as other various and sundry pursuits, re-listed their West Village townhouse a few weeks ago for $22.5M. The latest Novogratz-designed abode to come on the market a six-bedroom vacation home in the newish beach community of Seabrook, Wash. that a company called Anthology (tagline: “Storied Destinations”) hired the Novogratz to decorate. According to the listing, the 4,082-square-foot, circa-2012 vacation home, which previously rented for upwards of $700 a night, is the “most stunning home” in this enviable hamlet, and includes three master suites “executed to perfection” (read: a whole lot of purple, a whole lot of patterns), a courtyard and covered patio with fireside seating, and a Scandinavian hot tub. The asking price for this brightly painted, Lew Oliver-designed family-friendly stronghold? About $1K short of $3M.

Once treasured by the legendarily wealthy Forbes magazine publisher Malcolm Forbes, The Highlander has long been the decadent, floating setting for elite parties, fancy vacations, and—of course—some seriously expensive decor. Now owned by interior designer Joanne de Guardiola and her husband, Roberto, the yacht unfortunately no longer hosts as many flashy parties, but definitely looks better, trading in Wolf of Wall Street-esque eighties interiors (ok, it wasn’t actually as bad as that “sumptuous” ship) for sleek, modern style.

Done up in a colorful array of priceless artwork, designer pieces, and custom accents, de Guardiola’s take on the ship is cleaner, but still playful and slightly funky. Las Vegas’ Most Expensive Pad is This $38M Penthouse | Bedford Corners Real Estate

The Skinny: As the Las Vegas market continues its Great Unwinding, with half-built mega-resorts preparing to meet the wrecking ball and luxury residential towers struggling to move square feet at anywhere approaching pre-bust prices, even the mighty Maloof hotelier family is paring back their holdings, putting their Palms Place penthouse on the block for a cool $38M. It’s by far the most expensive listing in town—Wayne Newton’s hideously overpriced ranch was delisted in fall after failing to sell at a reduced $48M. And, let’s face it: given the city’s rich history of whacked-out penthouses, this one in particular promises to be utterly amazing, especially when you consider that this is the family who gave us the Fantasy Tower, a skyscraper full of themed rooms like the Barbie Suite, the Kingpin Suite and, ickily, the Erotic Suite. Unfortunately, what we have here offers none of the glitzy, guilty pleasures of any of those rooms—it’s just an overlarge honeytrap for the corporate crowd, a place where they can come to be fêted in numbers (the unit fits 500!), plied with bland EDM by a celebrity DJ, served complimentary drinks in rooms that can pass for stylish without actually possessing any style, and whisked away via helicopter immediately after writing a tax-deductible check to a political campaign/art museum building fund/Super PAC. The one thing the place does have going for it is an impressive display of gigantism, with 35 flat screen TVs, a DJ booth, a master suite with a moon roof and a 72-square-foot custom bed, and 27,000 total square feet of indoor/outdoor space. Oh, and the Maloofs are also sweetening the pot by throwing in a Dali, a Picasso, and all the furnishings.
