Existing Home Sales Crush Expectations, Surge 6.5% | Bedford Corners Homes

Existing home sales crushed expectations climbing 6.5% in July to an annualized pace of 5.39 million units. This was up 17.2% year-over-year. 

June’s numbers were revised lower to show a 1.6% fall to 5.06 million units.

Meanwhile, total housing inventory was up 5.6% at the end of July to 2.28 million. This represents a 5.1-month supply at the current sales pace. The median time that most homes spend on the market was 42 days in July, this is up from 37 the previous month

The national median price for existing homes was 13.7% higher than a year ago at $213,500. This is the seventeenth straight monthly rise. A key finding was that first time buyers were down from 34% of all purchases a year ago, to 29% this time around.

Distressed homes, which include foreclosures and short sales accounted for 15% of July sales, the same as June.

Economists have been watching for the impact of the run up in mortgage rates on existing and new home sales. The 30-year mortgage rate stands at 4.4% according to Freddie Mac’s primary mortgage market survey (PMMS).

“Mortgage interest rates are at the highest level in two years, pushing some buyers off the sidelines,” said Lawrence Yun chief economist at NAR in a press release.

“The initial rise in interest rates provided strong incentive for closing deals.  However, further rate increases will diminish the pool of eligible buyers.”

Economists at Credit Suisse expect existing home sales to fall to the lowest level in three months and post the first consecutive decline in over two years.

“One percent increases in mortgage rates over a two-month span are rare,” they write. “When they have happened in the past, home sales — both existing and new — usually register a monthly decline in the second month of the two-month back-up (in our case, that’s July).”

But their July monthly survey of real estate agents showed that most buyers don’t expect mortgage rates to go much higher and they’re waiting to see if there’s a pullback in rates that could create a buying opportunity.

“There is still not a lot to choose from for homebuyers, and this tight inventory continues to limit sales gains.  Other headwinds include tight underwriting standards, protracted bank approval processes, and a delayed selling process.”

Existing home sales account for a larger share of the market than new homes.

Missing New Castle Woman Found Dead In NYC | Chappaqua Homes

Update: New Castle Town Administrator Penny Paderewski, commenting on Facebook, said that she understood that Susan Feinberg, who had been reported missing, had been found deceased Tuesday. She said that Feinberg’s death was not due to foul play.

NEW CASTLE, N.Y.– The New Castle Police Department called off the missing person alert Tuesday afternoon for a 59-year-old New Castle woman.

Police posted a message reading “The missing person alert issued earlier today for Susan Feinberg has been canceled. Thank you to those who called to provide information.”

A New Castle Police officer told The Daily Voice Feinberg was located in New York City. He would not say what her condition was.

“I can not comment further on that,” Det. Sgt. James Wilson said when asked by The Daily Voice whether she was located alive.

Police issued the alert for Feinberg, who was last seen parking her vehicle at 11 a.m. Aug. 19 at the Chappaqua Train Station, Tuesday.

“OH MY GAUD-Y.” “Like my mother-in-law’s condo, just more frilly.” “A plain faux French pizza palace.” “UNITED STATES OF GENERICA.” The commenters over at Curbed LA are a little more belligerent than usual in their assessment of the ultra beige, though still unambiguously nice (French pizza palace? now what does that even mean?) digs of L.A. hero and Lakers star Kobe Bryant. He and his wife Vanessa are unloading the gated, palm tree’d McMansion (a spare—he’s got a second one nearby) in Orange County they bought in 2001, asking$8.599M for four bedrooms and a pool that looks like it belongs at a Vegas hotel (and that, believe it or not, is a compliment). Also included? A hair salon, a theater (with lobby and wet bar), an 850-square-foot gym, and—cruelly not pictured—a library with a shark tank in it. 7 cities threatened by rising seas | Cross River Real Estate

At least one-fifth of all homes in seven U.S. cities could be submerged in the next 40 years, according to an analysis of new data on climate change due to carbon emissions.

The cities are:

Metairie, La.

Hollywood, Fla.

Huntington Beach, Calif.

Hialeah, Fla.

Stockton, Calif.

New Orleans, La.

St. Petersburg, Fla.

The cities have a 50 percent chance of sea levels rising between 1 and 3 feet by 2020, and a 1 in 6 chance of sea levels rising between 3 and 10 feet by 2050. At least 866,000 residents in 419,000 homes in these cities could be displaced by 2050 from a combination of rising ocean levels, storm surge and tides.

Designing Your Outdoor Landscape Lighting | Waccabuc Real Estate

Outdoor lighting isn’t just about safety and security. There’s no reason the  curb appeal of your home should be limited to the daytime.

The tree you’ve also  loved, the garden you’ve worked hard to cultivate, the pond you bought with your  hard-earned money, and all the other landscape features you’ve painstakingly  chosen for your home can achieve some of their best effects at night with good  outdoor landscape lighting.

Low Voltage Outdoor Lighting The electricity running into your home  holds a potentially dangerous 120 volts.

To create low voltage outdoor lighting  you’ll need to install one or more transformers. This will reduce the voltage of  your outdoor landscape lighting to a tame 12 volts. If your wiring gets exposed  by inclement weather and the abuse of the elements, this voltage poses no danger  to you, your family members, or your pets.

The downside to the low voltage outdoor lighting is that light fixtures  become dimmer the further away they are from the transformer. If this becomes a  problem, there are a number of easy solutions. You can upgrade to a higher-rated  transformer or a heavier-gauge cable.

You can use multiple transformers. You can  also simply reduce the number or the wattage of your light fixtures. Moving the  transformer and/or rearranging the layout of the lighting system can reduce the  cable length to each fixture, minimizing the dimming path.

You might also  consider using the dimming as an intentional effect. This is popular in path  lighting, where each light fixture gets stronger as you move closer to your  home.

Industry push to raise visibility of home energy efficiency improvements | Armonk Real Estate

Everybody in real estate knows the rap against “green” and energy efficiency improvements to existing homes: Owners can invest a lot of money and save on utility bills, but then when they go to sell they often find it’s tough to get paybacks through higher prices on their homes.

Complicating the situation is the fact that many multiple listing services do not have “green fields” in their listing formats to highlight energy efficiency improvements, so buyers who are potentially interested in high-performance homes can’t shop for them effectively. Then come the appraisers and lenders. In an era of appraisal management companies, assignments often are made based on low fees, and appraisers with no training in valuing green improvements either ignore them or give them only minimal upward adjustments. And when they try to give significant adjustments, underwriters often challenge them or simply ask for a revised, lower number.

Builders routinely market new homes carrying Energy Star, HERS, LEED and National Green Building Standard certifications, and buyers across the country recognize these as credible performance indicators. But purchasers of existing homes have no standardized guidance.

This is despite the fact that National Association of Realtors’ annual surveys of homebuyers and sellers have consistently found that buyers care about energy efficiency.

The 2012 survey, for instance, reported that 87 percent of buyers surveyed said a home’s heating and cooling costs were “important” or “very important” to them, whatever the age of the house. Energy efficient lighting and appliances also are seen as major pluses, with roughly 70 percent of purchasers ranking them important or very important
