Swimming in tax foreclosures, Michigan’s Wayne Countytreasury office is planning to bundle hundreds of dilapidated tax foreclosure properties into one package at its fall auctions, reported Crain’s Detroit Business.

In the past, the treasurer’s office has experimented with bundling for cases such as subdivision projects that fell apart. This would be the first time the county has bundled so many properties, however.

The bundling is part of a strategy to best position the properties for the future. The idea is to make the bundle appear so unappealing that the properties don’t sell. Many of the properties have dilapidated structures that should be demolished, said the chief deputy treasurer, Dave Szymanski.

The number of bundled properties could be as little as 400 or as high as 1,000. Solitary dilapidated structures that sit in an otherwise solid block of residents would be at the top of the list, as opposed to several dilapidated structures in a largely vacant block.

Westchester Health Department Shares Tips To Prevent West Nile | Katonah Real Estate

The West Nile virus was found this week in Rye Brook and the county wants to help protect you from the mosquito-borne disease.

Now that the rain has stopped, the county Health Deparment says there is a lot you can do to prevent mosquitoes from breeding and biting in your neighborhood:

• Check around your property for tin cans, plastic containers, ceramic pots or similar water-holding containers that should be discarded or turned over to prevent collecting water.
• Check and remove standing water from children’s toys and play houses left outside.
• Dispose of old tires.
• Drill holes in the bottoms of all recycling containers that are left outdoors.
• Turn over plastic wading pools, buckets and wheelbarrows when not in use.
• Change the water in birdbaths at least twice weekly.
• Sweep driveways after it rains to clear puddles.
• Keep storm drains and gutters clear of leaves and debris.
• Clean and chlorinate swimming pools, outdoor spas and hot tubs and drain water that collects on their covers.
The department also recommends you:
• Avoid the outdoors in the late afternoon and early evening when mosquitoes are active and feeding and use insect repellents when outdoors during these times, and be sure to follow the instructions on the label. Adults can apply insect repellents with up to 30 percent DEET on infants older than 2 months by applying the product to their own hands and then rubbing their hands on their children. Products containing DEET are not recommended for use on children younger than 2 months old.
• Wear protective clothing such as long pants, long-sleeved shirts, and socks when outdoors in areas and at times where and when mosquitoes are active and feeding.

Even as home prices and mortgage rates rise, there are still bargains available for borrowers looking to purchase rental properties.

 

According to the National Association of Realtors’ 2013 Investment and Vacation Home Buyers Survey, investment-home purchases accounted for 24 percent of all sales in 2012, the second highest mark since 2005.

 

“Investors have been very active in the market over the past two years, attracted mostly by discounted foreclosures that could be quickly turned into profitable rentals,” Lawrence Yun, NAR chief economist, said in a statement.

 

 

 

While rental properties are certainly appealing, offering the promise of monthly cash flow in addition to long-term appreciation, investment properties have a number of costs that are both visible and hidden, says Michael Whitbeck, real estate investor and founder of Residential Mortgage Underwriting and Processing Institute, a mortgage underwriting training firm in West Bloomfield, Mich. Even the most obvious expenses, like the monthly mortgage payment, might pack a few surprises.

 

Before you start searching for rental properties, run the numbers to understand whether investing in a rental property will be a windfall or a money pit.

No. 1: Mortgage requirements

 

Investment properties are considered riskier because the home is not your primary residence. Whitbeck says you should expect to pay roughly 1.5 percent more than the mortgage rates you see advertised. The down payment requirements for a fixed and adjustable 1-unit structure would be about 15 percent and 25 percent, respectively. If 2 to 4 units, those down payment requirements jump to 25 percent and 35 percent, respectively, says Whitbeck. Furthermore, if your credit score is less than 720, expect to pay even more.

 

No. 2: Property taxes

 

Depending on where you purchase, property taxes can add significantly to the property cost, says Whitbeck. Be sure to contact the municipality directly to ensure that the taxes listed on the Multiple Listing Service are accurate. It’s also a good idea to find out what services those taxes include. For example, does that include garbage removal?

Come join other amateur astronomers, or just lovers of the nighttime sky, at “Starway to Heaven,” a monthly observing night at the Ward Pound Ridge Reservation in Cross River.

This year’s observing dates are:

Sept. 7/Rain date of Sept. 28.

Oct. 5/Rain date of Oct. 26.

Nov. 2/Rain date of Nov. 30.

The group usually sets up and starts observing a half hour after sunset. You can find the time for sunset at Ward Pound Ridge here.

“Starway to Heaven” is free and sponsored by the Westchester County Department of Parks, Recreation and Conservation. Stargazers are encouraged to bring a telescope — especially if you need help using or setting it up. If you don’t have a telescope, you can look through a members’ equipment.

North Castle Seeks Proposals To Rehabilitate Windmills | Armonk Real Estate

The Town of North Castle is accepting through Aug. 8, proposals from contractors to rehabilitate the town’s windmills.

The town is looking to repair three ornamental windmills in the Windmill Farm section of town.

It is expected that this project will begin within two weeks of the signing of the request for proposal  agreement.

Proposals must be received at the office of the Town Clerk by 3 p.m., Aug. 8, 2013. Any
