Is Canada’s Housing Market Falling Apart? | Cross River Real Estate

Last summer, a Vancouver real estate agent named Keith Roy sold his house. About a month later, he wrote a blog post about it — and set off a firestorm of criticism from fellow real estate agents. “I’m a Realtor and I sold my own home 4 weeks ago. It wasn’t too big or too small. It’s only 6 years old and still feels new. I sold because in 6 months my home will be worth less than it is today. I think it’s time to cash out,” Roy said.

His argument was really simple: the supply of homes on the market was outstripping demand from buyers. Excessive supply and falling demand would lead prices downward. But his fellow brokers felt betrayed. Some even complained that Roy had been disrespectful to the profession. Selling his home was, however, a prescient move.

Home prices in the greater Vancouver area are down 3.9 percent from a year ago, according to the Real Estate Board of Greater Vancouver. In West Vancouver, which is sometimes said to be the wealthiest municipality in Canada, home prices have fallen 5.6 percent. Sales are down 20 percent from a year ago. Vancouver is not alone. All over Canada there is fear that the country is in a housing bubble that is now in the process of popping. In March, Montreal saw sales decline 17 percent year over year, even while inventory continues to climb. In Ottawa, sales have fallen 16 percent.

“A housing correction — or, possibly, a crash — is no longer coming. It’s here,” Macleans magazine declared this past January. The bubble seems fairly obvious, even if it’s existence is still disputed within Canada. Canadian home prices are up nearly 100 percent since 2000. The price-to-rent ratios in major urban population centers are through the roof. In British Columbia, home prices rose 163 percent in the decade from 2001 to 2011, according to a study by the International Monetary Fund.

Although Canada has a reputation for having conservative banks — its banks weathered the global credit crisis without any bailouts — low interest rates have fueled a sort of mortgage and borrowing mania. Household debt has risen to a record 165 percent of disposable income. Total mortgage debt stands at $1.1 trillion. The Canadian government is attempting to engineer a soft landing. It has tightened mortgage lending rules four times in the last four years. The maximum length of mortgages is being reduced from 40 to 25 years. Home equity loans were curtailed. And the government stopped backing mortgages on the most expensive homes.

Despite Recovery, Mortgage Originations Fell 6.2 Percent in Q1 | Katonah NY Realtor

Despite the housing recovery and home sales running 10.3 percent above the level of a year ago, mortgage originations are falling, signaling weakening refinancings.

Residential lenders originated 6.2% less during the first three months of 2013 than in the final three months of 2012, according toMortgage Daily’s First-Quarter 2013 Mortgage Lender Ranking . Estimated first-quarter originations by all U.S. lenders worked out to approximately $505 billion.

Though originations were off from the fourth quarter, several players still managed to increase business. Although the three-biggest mortgage servicers reduced their servicing portfolios, a trio of rising stars each added more than $100 billion to their portfolios. The second-quarter forecast calls for stronger production. Wells Fargo maintained its dominance as an originator, though its market share slipped.

Based on the Mortgage Market Index from LoanSifter and Mortgage Daily, second-quarter business is poised to increase 13 percent over the first quarter. Overall mortgage business improved 13.8 percent from the first-quarter 2012.

The biggest decline among originators was at Ally Financial, where production tumbled 38 percent from the fourth-quarter 2012. Provident Funding saw a 28 percent decline, and PrimeLending fell 24 percent. The best improvement was Stonegate Mortgage’s 36 percent increase. Bank of America and SunTrust Mortgage each boosted business by 11 percent.

Here are some interesting charts by Deepak Shenoy on the India Housing Bubble.

India home prices have been going up at a compound annual growth rate (CAGR) of 26% since March of 2009.

Shenoy reports Mumbai is growing at a CAGR of 30%, and Dehli is up 47% from a year ago and 250% since March 2009.

Note the transaction volume in Delhi. Transaction volumes and prices are interesting in Bangalore and Chennai as well.

He writes “While India as a composite country is not at a bubble stage right now, it’s important to note that various bubbles are building up in individual cities. If any of these bubbles worsens, then it is likely that other cities will follow. There are no un-correlated prices in a crisis.

I would suggest that India as a composite certainly is in a housing bubble. The overall HPI shows just that.

According to that previously mentioned Boston.com article, the average rent for a two-bedroom apartment in the Back Bay rents for $2,857 a month, which is outrageous for many people on a budget.
Focus your search on neighborhoods that are affordable with your budget, which you can figure out by determining how much you can spend. If you’re absolutely set on living in a specific neighborhood but feel like you can’t afford it, you might be able to afford it if you get some roommates. Regardless, you should focus only on places you can afford, so you aren’t wasting a ton of your time.
Try to Live Like a Student
If you’re looking for affordable housing in Boston, you might want to try living like a student. If you live in neighborhoods that are traditionally dominated by students, you will no doubt save money. Allston-Brighton is a gorgeous neighborhood located along the Charles River that caters to students of Boston College, Harvard, and Boston University.

How Your Business Can Use the New Facebook Cover Photos | Katonah Realtor

Are you familiar with the new Facebook cover photo rules?  You are now able to put calls to action and your website or address information in your Facebook cover photo, but there are still text restrictions.
Would you like some inspiration for what your business can do with a cover photo?
Many people have not updated their cover photos to be in compliance.
In this article I’ll tell you what’s changed and show you 9 examples and how you can leverage the new rules to boost your business.

Facebook’s New Rules

As of March 6, Facebook’s rules state that cover photos may not include more than 20% text. But the previous restrictions that were in place were removed (i.e., no calls to action, no websites and no address information).
The maximum 20% text rule also applies to any photo in a Facebook ad as well, so keep that in mind with your next ad campaign.
There was some initial confusion about how the 20% text area was measured, so Facebook came out with a post that clarified how this area was calculated and what was acceptable.

Use this tool by Paavo to help you see if your cover photo is in compliance. All you need to do is to put the link to your Facebook Page (or your Fan Page ID, whichever is easier for you) in the box labeled Fanpage ID and click the blue check mark. Then select the boxes that have text in them.
For cover photos, they have a grid of 25 blocks (5 x 5) over the photo. If there is text in more than 5 of those boxes, your photo is out of compliance.
One thing that is confusing in the example provided by Facebook is that there are a couple of boxes that have text extending slightly into the box and Facebook did not mark them as having text. Hmmm.
Also worth noting is that the 20% text policy doesn’t apply to pictures of products that include text on the actual product. But Facebook goes on to say that they aren’t allowing images that are edited to include text as a “loophole to policy.”
Some of these 9 examples may have a little text that appears in one other box (similar to Facebook’s own examples). The examples are for your inspiration and we recommend you comply with the 5-box maximum guideline to avoid any problems.

8 Steps To Reduce Property Taxes- Richard Kilfoil | Bedford Homes

As the sluggish economy drags on, county boards everywhere are looking for ways to replace lost income–re-assessments of residential real estate taxes is just one of those ways. Sometimes it’s fair, other times it avoids belt-tightening. If your property taxes have been raised and you feel it’s unfair, here is how to prepare to meet your assessor for a review to lower them:

1. Look for reporting mistakes. Examine the assessor’s entire property description. Note discrepancies and document them with blueprints, surveys, photos or other inspection reports.

2. Compare neighborhood assessments. Are other homes in your neighborhood assessed similar to yours? Check the web first; some counties post assessments online.

3. Compare current sales. Talk to a local real estate agent (if you need a referral, I’m glad to help) and get a report of comparables sold within the last 6 months. Sold homes count, listings don’t.

4. Take pictures. Document where your home needs repair compared to other homes in better shape in your neighborhood.

5. Get a new appraisal. If your home is unusual or hard to “comp” this is the one time it can work in your favor. If you recently refinanced and the value is lower, use that report instead.

6. Get your contract. If your taxes increased soon after you purchased, values probably haven’t changed that much. Document with your purchase agreement.

7. Are you exempt? There are many special exemptions: homestead, mortgage, senior citizens, veterans, disabled persons, and even energy-efficiency. Check with your county and check them all.

8. Prepare your case. In writing, briefly and professionally describe why you are entitled to the reduction, followed by documentation of your reasons. Make sure you have any required forms completed and know all deadlines for your appeal.

Making extra payments on your mortgage?
Many people do — they’re anxious to get that mortgage paid down as quick as they can. But especially with interest rates this low, that might not be the best place to put that next dollar.
So what are the top five reasons to postpone that mortgage burning party?

Your emergency fund is on the scrawny side.

Before you send another extra dollar to your mortgage company, beef up your cash reserves.
Sure, you are saving more in interest than you’re earning in your bank account, but what happens if you lose your job?
You can’t rip out your bathtub and sell it on eBay for grocery money. And the bank isn’t likely to loan you the money back while you’re unemployed.
Likewise, if you’re still saving for retirement, putting that extra money toward your retirement savings is a smart move.
You’ll be taking advantage of the power of compounding by putting the money to work for you sooner. You get an extra bonus if adding to your retirement savings garners you more of an employer match.

You are carrying other debt, like credit card debt or a car loan.

Those consumer loans should be paid down first.
It’s likely your credit card interest is higher than your mortgage rate, and your mortgage interest may offer you a tax deduction that you’re not going to get from a credit card or car loan.
Work on reducing your consumer debt to zero before even considering paying down your mortgage.

Capture the arbitrage.

Remember not that long ago when online banks were paying 3.5%? That’s about what you can get a 30-year fixed mortgage for these days.
Economies are cyclical; it’s only a matter of time until those deposit rates return, and go even higher. And when they do, you’ll be glad to have your money earning more in the bank than the bank is charging you on your mortgage.
Imagine the scenario where you could pay off your mortgage if you wanted to, but instead watch the interest you’re earning outpace the interest you’re paying.

Those extra dollars could be put to use elsewhere.

Podcasting is making a comeback thanks to a growing consumer demand for content. If you’re not listening to podcasts, or better yet, producing your own audio content, you better reconsider.

I’ve been publishing the Duct Tape Marketing Podcast since 2005. I got into podcasting as a way to create content and unlock opportunities to get in front of leading authors and industry experts.
Back then, podcasting was new, iTunes had just burst onto the scene and an army of podcasters embraced this new RSS driven way to syndicate content. But then social media came along and things like Twitter and Facebook made podcasting seem so last decade. (Heck, people even starting suggesting that blogging was dead!)
But then, a funny thing happened on the way to the evolution of all things digital. People started to rediscover podcasting as a tremendous way to package and deliver content in a new and intimate way. All of a sudden, everyone had a podcast listening device in their pocket (otherwise known as a smartphone), and the new iPhone even came with the iTunes Podcast app preloaded. As a result to the easy access, podcast listening again began to surge.
Some people still shy away from the term “podcast” much like they did “blog.” Here’s the deal, just like a blog, forget what you call it, creating audio content is a great way to tap the fact that people want to listen to content on their most personal device – their phone – and why wouldn’t you work your tail off to get invited into that place.

How I podcast

There are dozens of ways to podcast and I am by no means an expert on every aspect of the technology, but I will share what seems to work for me.
Blue Yetti USB Mic – This a high quality microphone with lots of professional type settings and will set you back about $100, but the quality sound is worth it.
Skype – I do all of my interviews over Skype as my guests are from around the globe. I use a SkypeIn 9 didget phone number so my guests can call from a phone if they like but more and more people connect directly via Skype these days.
I also use a Skype add on called Call Recorder so I can record directly in Skype and it also lets me split the tracks so I can edit them independently.
Garage Band – I edit on a Mac and Garage Band does a great job. I level the sound, add music, and edit some things out before saving to iTunes.
Libsyn – I use Libsyn to host and stream my podcast. I pay about $10 a month for this and it keeps my podcast separate from my web hosting.
Blubrry PowerPress – This WordPress plugin creates a player for my blog and handles the RSS technical stuff including passing the podcast to iTunes. I run my podcast on my regular blog and use the category RSS feed to splice those posts off.
Rev.com – Sometimes I will transcribe my podcasts as a way to essentially take one form of content and make another. Rev.com is fast and very affordable.

My personal listening list

2012 became the year that a number of very well-known content producers embraced the podcast format, producing and distributing audio content in a very big way.
The following podcasts have become very popular in iTunes and offer tremendous content for those inclined to consume their content while driving, working out or simply hanging out plugged into a pair of earbuds.
Seth Godin’s Startup School: Recently launched on the Earwolf network, the Startup School podcast features highlights from a workshop Godin conducted with 30 up-and-coming entrepreneurs.

New Zealand April Median House Price -2.4% Vs March; +7.0% on Year | Bedford Corners Real Estate

WELLINGTON, New Zealand–New Zealand house prices eased in April from March but the fall is unlikely to provide any relief for the country’s central bank as prices remain sharply higher on the year.
Data from the Real Estate Institute of New Zealand, or Reinz, showed Monday that the national median home price totaled 390,500 New Zealand dollars (US$323,412) in April, down 2.4% on the month but 7.0% higher on the year.
The Reinz Monthly Housing Index, which uses all sales by Reinz members rather than just a median price, rose 0.8% in April compared with March.
There is growing concern about high housing costs in New Zealand as shortages in the country’s two largest cities–Auckland and Christchurch in Canterbury–drive prices. The Reinz data for April show house prices in Auckland were down 1.2% on the month but jumped 13.3% on the year, while in the Canterbury-Westland region, where Christchurch is the major city, prices fell 1.7% on the month but were up 10% on the year.
While demand in Auckland is being fueled by the city’s expanding population, Christchurch residents need new housing after 11,500 homes were destroyed in a series of earthquakes that have hit the region since Sept. 4, 2010. The government moved Friday to make building new homes in Auckland easier by streamlining urban planning and building permissions, while the central bank will increase capital requirements for the four large banks in relation to low equity mortgages from September.
However, Monday’s data show house prices elsewhere in the country are also starting to rise. “Several regions appear to be benefiting from the tail-wind generated by the strength of house prices in Auckland and Christchurch,” Helen O’Sullivan, chief executive of Reinz, said.
The number of homes sold totaled 7,104 in April compared with 8,128 in March and 5,676 in April 2012, while the number of days taken to sell a house, a gauge of underlying demand, rose to 34 from 31 in March and was down from 37 a year earlier.
