Survey Indicates Growing Concern Over Builder Costs | Bedford Corners Homes for Sale
The monthly NAHB/Wells Fargo Housing Market Index often includes a set of “special” questions on a topic of current interest to the housing industry. In January 2013, the special questions asked builders about the problems they faced in 2012 and expect to face in 2013. The survey was divided into 5 different sections with significant problems faced by the builders. One section covered problems related to building costs. A year earlier, similar questions asked about problems faced in 2011, so it’s possible to trace the evolution of problems builders faced in 2011, 2012 and expect to face this year.
According to the latest survey, more than three-fourths of the builders expect building materials prices to be one of their significant problems expected in 2013, up substantially from 46 percent in 2012 and 33 percent in 2011. Second is cost/availability of labor, a significant problem 51 percent of builders expect to face in 2013, up from 30 percent who said they faced the problem in 2012 and only 13 percent in 2011. Nearly half of the builders expect cost/availability of developed lots to be a significant problem. This is also up from 24 percent who said they faced the problem in 2012 and 21 percent in 2011.
Against the backdrop of impending health reforms scheduled to go into effect in 2014, 42 percent of the builders expect costs of health insurance be a significant problem in 2013. Like many of the cost categories further down on the chart, problems with health insurance were slightly less common among builders in 2012 than in 2011, but expectations indicate this small improvement is likely to be reversed in 2013.
The tendency for cost problems to become more widespread among builders—especially the top 3 categories of costs (materials, labor and lots)—is something you might expect as residential construction recovers from its trough. At this stage of the cycle, however, rising costs are beginning to emerge as a significant obstacle to a further and stronger recovery.

Westchester Assembly will hold hearing on state budget | Chappaqua Realtor
Members of the state Assembly representing Westchester have scheduled a public hearing for Thursday from 3-6 p.m. at Greenburgh Town Hall, 177 Hillside Ave., Greenburgh.
The members want to hear about the impacts of Gov. Andrew Cuomo’s budget proposal on the area’s residents and organizations and understand their priorities.

If an idea creeps into your consciousness while driving, stop the car write it down or type it into your smart phone or tablet. Reading an ebook on your Kindle app on your Tablet and you read a great quote..make a note or highlight it for later. Maybe even share it to your Facebook page.
Your destiny is to collect, curate and chase down content deeper and wider than anyone else. Do more research. Google more content. Read more books.
That is how you will lead the pack.
Create with your own “Mojo”
In time that collection and curation will become embedded in your DNA. The days and years of countless copying and stealing others ideas and thoughts will become transformed into your unique composition. That collection that will have your voice woven into the fabric of your content creation and creativity. The article, blog post, book, video or music that you produce is a compilation of years of stealing ideas that are now your work of art.
You are adding your own Mojo that stands on the shoulders of giants that have passed before you.
Ideas are great but?
Ideas are great but without action they are just that ..ideas.
So start that blog today. Outline the chapters of the book that you always wanted to write.
Just sit at your desk and start. The magic is in the motion. Mundane action is where the journey of creativity and genius begin.

It also picks up some intriguing new features, including a blind-spot camera system.

Ford takes a cue from rival Toyota’s Prius by offering its first model specifically available only with hybrid power. There are actually two versions of the roomy new Ford “people mover,” including the conventional hybrid-electric model — rated 47 mpg — and a more advanced plug-in version, the Ford C-Max Energi, which yields 20 miles per charge before shifting back to gas power, where it is rated at 100 MPGe.

The little Chevy is General Motors’ first pure battery-electric vehicle since the GM EV1 was dropped in 1999. The maker still hasn’t gotten final numbers from federal regulators, but expect somewhere between 90 and 100 miles per charge. Intriguingly, the Spark EV is about two seconds quicker, 0 to 60 than the conventional gas version.

Quick, nimble, and fun to drive, it features a choice of three powertrains and a range of new high-tech features, including the Cadillac CUE infotainment system.
6-Series Grand Coupe

Critics have called the recently updated BMW 6-Series one of the market’s most beautiful coupes. But its two-door configuration made it impractical for many family buyers — or professionals who might need to chauffeur clients and customers. The new Grand Coupe solves that problem. The German maker also has recognized that buyers aren’t into the one-size-fits-all approach. So, it has a pair of stylish and extremely functional crossover vehicles that have both been completely updated for the 2013 model year. That includes the compact and reasonably affordable GLK as well as the bigger and more lavishly outfitted GL, which can be ordered in three-row, seven-passenger configuration.
Allroad

Prices start at $40,495
Audi aficionados will undoubtedly recognize the Allroad name. But the 2013 Allroad is a different animal from the model that was dropped in 2005. The new crossover/wagon has been downsized both in size and price. It’s now based on the compact Audi A4 platform, though it gets a bit more ground clearance and more rugged styling cues. It’s a bit smaller than the maker’s Q-series CUVs but is more nimble and nearly as roomy.

DEAR BARRY: Our home inspection is scheduled for next week. This is the first time we’ve bought a home, and we’re not sure what to do and what not to do. Our agent says it’s not important for us to attend the inspection, and that we should just wait for the report. But we’re uncomfortable with that advice. There are so many things we want to ask the inspector. What do you recommend? –Annamarie
DEAR ANNAMARIE: Your agent is not giving you good advice. The importance of attending your home inspection cannot be emphasized too strongly.
Too many homebuyers miss a great opportunity by not being present at their home inspection. Sometimes this is unavoidable, due to geographical distance. But whenever possible, buyers are strongly urged to participate in the inspection process. Being on site during the inspection, viewing specific conditions in person, consulting with the inspector, asking questions, and obtaining advice greatly magnify the benefits to you, the buyer.
A home inspection is a fact-finding mission in which the inspector is your hired advocate. You and the inspector should jointly engage in the discovery process. Both of you are there for the same reason: to learn as much as possible about the condition of the property.

Global luxury real estate brand Sotheby’s International Realty Affiliates LLC has added an Asian online publication to its mix of 2013 marketing partners and created an iPad marketing app for its agents.
In addition to re-upping online and print marketing relationships with The New York Times, The Wall Street Journal, BBC.com, The Telegraph Media Group, Google and Architectural Digest, Sotheby’s International Realty will advertise with the luxury-focused online magazine Hong Kong Tatler in 2013.
“Our relationships with many of the world’s most influential news media have been cultivated over the course of several years and offer multiple levels of custom exposure for our network,” said Wendy Purvey, Sotheby’s International Realty’s chief marketing officer, in a statement. “Our marketing plan was designed to deliver 700 million overall impressions, generating valuable exposure among our core audience of consumers: the connoisseurs of life.”
The brand’s 12,600 sales associates associated with approximately 650 offices in 45 countries and territories will also have access to a new iPad marketing app in 2013.
The app, featuring slideshows, interactive images, videos and links, will be updated by Sotheby’s International Realty throughout the year, automatically giving its agents — and their clients — up-to-date marketing information.
“We are taking a cutting-edge and targeted approach in our marketing plan, which will help us create global connections and showcase the extraordinary homes our network represents,” Purvey said.
