But at the neighborhood level, the breakeven horizon ranges from a low of 2.5 years in the Parkchester neighborhood in the Bronx, to a high of 11.9 years in the Carnegie Hill section of Manhattan.

Nationwide, the neighborhood with the lowest breakeven horizon is the Shelby Forest-Frayser neighborhood in Memphis, Tenn., at just one year. The neighborhood with the longest breakeven horizon is the Sandbridge area of Virginia Beach, Va., at 20.3 years.

So, if you’re thinking of moving to the Shelby Forest-Frayser part of Memphis in the next few months, and you think you’ll be there for at least a year, you should consider buying a place there instead of signing that one-year lease. And if you’re looking to find that perfect place in beautiful Sandbridge, well, you should feel comfortable signing that multi-year lease, or get ready to live there at least 20 years if you want to break even.

Newlyweds Hugh Hefner and Crystal Harris may need to set a price limit for exchanging gifts. Shortly after Harris made her husband a homemade gift for his 87th birthday, the Playboy magazine founder dropped $4.995 million on a Hollywood Hills mansion for the 27-year-old Playmate.

The couple finally tied the knot in January. They’d been engaged for awhile, but Harris called off the wedding in 2011. Now the newlyweds have sealed the deal with their first real estate purchase. According toTMZ, Harris is a co-owner of the property.

The modern manse is constructed in a decidedly different style than the traditional and Tudor-esque architecture of the Playboy Mansion. The 5,917-square-foot home was built in 2011 with several modern amenities, as well as a view of the city lights. A gated entrance leads into a contemporary kitchen and up a floating wood staircase into a luxurious master bedroom and bath. Outside, a white-glass infinity pool and deck provide secluded relaxation while sliding doors out front provide open-air living space.

Hefner has lived in the famous Playboy Mansion for several years, but it may come as a surprise that the millionare doesn’t own it. According to details of the lease, filed with the SEC as an appendix to his employment agreement, Hefner pays rent for the 29-room house.

With the Playboy Bunny House (across the street from Hefner’s not-so-humble abode) recently listed for $11 million, time will tell whether Hefner decides to make the Hollywood Hills home is primary residence.

Most state agriculture departments and county extension offices work to educate people about local invasive plants. Talk to them and ask if there are groundcover plants you should avoid altogether. The lists will vary from region to region. In the Portland, Oregon, area, for instance, Lesser celandine, Italian arum, Yellow archangel, Lamium, Creeping Jenny and Vinca are all considered invasive groundcovers. 5. Be prepared. Once you select your groundcover, control existing weeds and test the soil for pH and fertilizer recommendations before planting. Till the soil to a depth of 8 to 12 inches incorporating any fertilizer and lime needed, as well as, a 2- to 4-inch layer of organic matter such as pine bark mulch or compost. If the site is on a steep slope, you may need to apply netting to help reduce soil erosion. Groundcovers are capable of providing long-lasting beauty and function, but their performance is only as good as the effort one puts into soil preparation.

NYC unemployment rate hits 4-year low | Bedford NY Real Estate

New York City’s unemployment rate last month dropped to the lowest level in four years, led by gains in employment and health services, the state Department of Labor said in a monthly report Thursday. If you need to file for unemployment you can visit the unemployment office.

The jobless rate fell to 8.4% in April, compared with 8.9% the previous month, reaching the lowest level since March 2009, the labor department’s seasonally-adjusted figures showed. The city added 16,400 jobs last month, according to seasonally-adjusted numbers provided by Barbara Byrne Denham, chief economist for real estate investment firm Eastern Consolidated.

“It certainly looks like strong private-sector job growth,” said James Parrott, chief economist of the Fiscal Policy Institute. “That’s very positive, and clear.”

About 4,500 new jobs were created in the employment services sector, a sign that job gains will continue in the near future, Ms. Denham said. Employment services includes temporary hiring, which usually lead to permanent positions at the companies where workers are assigned, she said. Employment in the industry has grown 8.6% this year, the most of any sector.

An additional 3,100 jobs were added in health and social services, and the securities industry gained 1,000 positions. All growth took place in the private sector, as the federal and local governments shed 1,700 employees combined.

Citing data from the Colorado Division of Housing, the publication noted that 4,571 foreclosure filings were reported, down from 7,785 a year earlier.

Housing Bubble Unlikely, Home Price Appreciation Should Slow | Katonah Real Estate

CoreLogic said today that home prices are projected toincrease 3.9 percent on an annualized basis between the fourth quarter of 2012 and the same quarter in 2017.  However, a new housing bubble is not likely as market dynamics shift for both supply and demand.  Prices rose 7.3 percent in 2012.

The CoreLogic Case-Shiller Index report notes that the increase in 2012 was the strongest rate of appreciation in nearly seven years and projected that prices will continue to improve in 2013 and beyond in the more than 380 U.S. markets it tracks.  The company’s current analysis says that, “Cities at epicenter of housing bubble/crash are clocking highest rate of appreciation, largely driven by investor demand.”

“Home prices were up in seven out of every 10 metro areas in 2012.  By comparison, in 2011 prices appreciated in fewer than one-in-five markets,” said Dr. David Stiff, chief economist for CoreLogic Case-Shiller. “We expect strong buying activity this spring will lead to stabilization of home prices in most lagging markets, resulting in rising home prices in nearly every metro area by the end of 2013.”

Some of the cities that were hit the hardest by the housing crash and resulting foreclosure epidemic are alsorecovering the fastest.  Phoenix saw a year over year price gain of 24 percent, Miami 14 percent, and Las Vegas 13 percent. Dr. Stiff observed that demand in Phoenix is being driven primarily by investors. As prices rise, the profitability of investment properties will erode, dragging down investor demand.

Some areas which have lagged in their recovery saw price declines slow.  These included Long Island, (-4 percent), Virginia Beach, Virginia (-2 percent), and Philadelphia (-1 percent).

CoreLogic said that while the data point to continuing price appreciation, the overall national rate of home price increases is projected to decelerate in 2013 from 2012 levels. The CoreLogic Case-Shiller Indexes project a 2.5 percent home price increase in 2013, as the market dynamic shifts again in bubble/crash metro areas. While homes in these markets are still significantly undervalued, the strong investor demand for foreclosed properties, record levels of housing affordability and other demand factors that have driven recent double-digit price gains are unlikely to persist throughout the year.

Price appreciation is also expected to contribute to an increased supply of available homes as owners who have been locked into their current homes due to negative equity or were just unwilling to sell at existing prices begin to list their homes for sale.  This will tend to curtail the portion of price increases that have been fed by unmet demand.

Dr. Stiff tamped down concerns of another housing bubble. Even if double-digit price appreciation were to continue in the former bubble metro areas, there is no reason to believe that new home price bubbles are forming. That’s because single-family homes in these markets are still very affordable, even after last year’s large price gains. Consider Phoenix, where home prices rose 27 percent since the market hit bottom in 2011, making it the strongest residential real estate market in the U.S. Yet, home prices there are still 45 percent below their 2006 peak,” Stiff continued.

Stiff said some of the rebounding areas like Phoenix will likely see price volatility as all cash sales and investor demand retreat.  “It is not clear if demand from first-time and trade-up buyers will immediately fill the void,” he said, “as mortgage lending standards are still very strict and many consumers remain risk-averse. If non-investor demand ramps up too slowly, then recent double-digit price appreciation could decelerate suddenly or even turn negative for a few months.”
