The Skinny: Set aside any preconceived notions of what the home of an octogenarian baseball player with a propensity for folksy malapropisms should look like, and you won’t be surprised at the restrained, charming interior of the long-time home of legendary Yankees catcher Yogi Berra, which just hit the market in Montclair, N.J. The relatively tasteful look of the home just might spring from the influence of his late wife, Carmen, who was known for her elegance and of whom he once remarked, “I guess I’ve got a smart wife.” Home to the pair (who were married for over 65 years!) from 1974 until her passing in March, the former Yankee great is reported to now be looking to downsize. Though as the voluble Hall of Famer would say, “A nickel ain’t worth a dime anymore”, the asking price of $888K isn’t bad for a 112-year-old, six-bedroom home less than 25 miles from Yankee Stadium, especially one as obviously well cared-for as this one.

Man Achieves Perfect Credit Score, Issues Press Release | Pound Ridge Real Estate

 

It must be like bowling a perfect game, pitching a no-hitter or scoring a hole-in-one. You want to tell everyone, take pictures and put your name in lights. Achieving a perfect FICO credit score of 850 was such a big deal to one man, he issued a press release.

SubscriberWise announced today that company founder David Howe has obtained a perfect credit score of 850. The FICO score, the most commonly accepted credit measurement among U.S. lenders, ranges from a low of 300 to a high of 850 – the higher the better.

U.S. housing recovery uneven across markets, study finds | Pound Ridge Real Estate

 

The U.S. housing sector is likely to experience an uneven recovery over the next five years, with some local markets bouncing back faster than others, according to a study released on Wednesday.

By 2018, the median price of single-family homes will be close to the peak reached in 2006 before the national market cratered, according to the study from the Demand Institute, a nonprofit think tank operated by The Conference Board and Nielsen. But there will be winners and losers.

Among the 50 largest metropolitan areas where housing prices are expected to appreciate between 2012 and 2018, the top five will see rises on average of 32 percent, while the bottom five will average gains of only 11 percent.

The cities expected to report the largest increase in the median price of a previously owned single-family homes are Memphis, Tampa, Jacksonville, Milwaukee and St. Louis.

Those with the lowest projected price appreciation are Washington, D.C., Oklahoma City, Denver, Minneapolis and Phoenix.

“The strength of the local housing market is among the most telling metrics that helps us assess community health and well-being,” said Louise Keely, chief research officer at the Demand Institute and co-author of the report.

Obtaining a mortgage increasingly seen as ‘easy,’ survey says | Pound Ridge Homes

Even though new federal rules for mortgages kicked in this year, and lenders’ standards remain high, Americans are increasingly likely to think it’s “easy” to get a home loan, according to a report released Monday.

Last month 52% of respondents to a survey from federally controlled mortgage buyer Fannie Mae

/quotes/zigman/226360/delayed/quotes/nls/fnmaFNMA said they thought it would be “easy” to get a home mortgage today. That share was a record-high for the series, which goes back to mid-2010. Fannie’s survey polls 1,000 American adults each month.

January’s result should be good news for housing-market observers who have been concerned about the impact of new mortgage rules, along with rising rates, on demand. It seems that at least some would-be borrowers aren’t letting an evolving mortgage marketplace get them too down. Indeed, 70% of Fannie’s respondents said in January that they would buy a home if they were to move, matching a series high hit in October.

While Fannie’s results may be a bit surprising, recent data from the Federal Reserve signaled that some large banks are easing standards for prime home mortgages. Given the beating that lenders took from plunging refinancing applications last year, it makes sense that they are looking elsewhere to feed their hunger for mortgage revenue

Mapping the 20 Most Expensive Sales of 2013 | Pound Ridge NY Real Estate

While 2013 was undoubtedly a huge year for New York City real estate, with prices climbing rapidly, luxury towers springing out of the ground, and a plethora of blockbuster deals, that’s not necessarily indicated in this map of the Biggest Sales of the Year. That’s mainly because, despite the excess of record-breaking megadeals, at One57, 432 Park Avenue, Walker Tower, 10 Madison Square West, etc. almost none of them have actually closed yet. All that means, though, is that next year’s map is going to be crazy, so let’s all agree to meet back here in one year’s time and if we’re all still single, get married look at a map of hugely expensive apartments.

And don’t worry, because there were still a whole bunch of fancy, pricey apartments that were sold this year, from Rosario Candela-designed apartments on Central Park, to West Village townhouses, to other Rosario Candela-designed apartments on Central Park.

Offshore buyers, unemployment rates hovering between 12 and 25 percent for adults aged 18-25, and an onslaught of baby boomers has caused the number of multigenerational households to explode. If you’re looking for a great niche in 2014, specializing in multigenerational housing can be an excellent choice.

According to NAR’s 2013 Profile of Home Buyers and Sellers:“Fourteen percent of recent buyers purchased a home for a multigenerational household — a home that had adult siblings, adult children over the age of 18, parents, and/or grandparents in the household. One-quarter of these homes were bought because children over the age of 18 were moving back into the home and for cost savings.

One of five multigenerational households purchased this household type because of health and caretaking of aging parents, while 1 in 10 purchase this type of home to spend more time with aging parents.”The real driver: foreign-born seniors? In a recent Wall Street Journal article, Neil Shah argued that what’s really driving the trend towards multigenerational households is not low income or high joblessness, it’s the fact the number of seniors born outside the U.S. has risen from 8 percent in 1994 to 13 percent in 2013.

According to Shah: “… Foreign-born seniors are four times more likely to live with their children. Around 25 percent of foreign-born seniors in the U.S. live with relatives, compared with just 6 percent for U.S.-born seniors. … Nearly half of all U.S. seniors born in India (47 percent) were living with relatives. Vietnam (44 percent), the Philippines (38 percent), Mexico (35 percent) and China (34 percent) also posted high shares.”

Gray Day: Greenwich Remains Under Dense Fog Advisory | Pound Ridge Homes

Fog was continuing to create hazardous travel conditions Thursday morning as a Dense Fog Advisory was in place until noon, the National Weather Service said.

The warning is in effect in all of southern Connecticut, the lower Hudson Valley, northeast New Jersey and on Long Island, creating dreary, gray conditions.

Dense fog can create a visibility of a quarter mile or less. The warning is through noon but the fog may continue into the afternoon and evening, especially along the coast, the National Weather Service said.

High temperatures Thursday will reach the mid-50s, but showers are expected to move in by afternoon or the evening, the weather service said. Rain is likely overnight with more fog.

The reduced visibility can create hazards for on the road. Drivers should slow down, use low beam headlights and leave plenty of distance ahead in case a sudden stop is needed.
