Hot Seattle residential real estate called ‘surge market’ | Bedford NY Real Estate

When Dolly Lenz, called the queen of U.S. real estate, speaks, people listen. And that’s what a select group of John L. Scott Real Estate high-end luxury real estate agents did when Lenz and real estate appraiser and consultant Alan Pope ofAlan L. Pope and Associates spoke at a recent breakfast put on by John L. Scott for their top sellers.

As vice chairman of Prudential Douglas Elliman in New York City, Lenz has sold more than $7 billion in real estate, more than double the next top agent in the country. This was her first time in Seattle. She loved it and spoke of increasing opportunities in the real estate market.

Pope says the market in our metro area is up 15 percent and that he is seeing the same kind of buying frenzy that he saw six years ago.

“Yes, it has been a fabulous recovery in the housing market,” says Lennox Scott, chairman and CEO of John L .Scott Real Estate. “I saw it formulating 18 months ago. The confidence of local homebuyers has come back strong,” he says.

Scott says sales for his company are up 25 percent in the last 18 months and called the sales activity “a strong to surge market. The last four months has definitely been a surge,” he says, “fueled by the fact that there is such a strong economy with historically low interest rates.”

The Seattle area is one of the top markets in the nation, with strong job growth. Scott points to a shortage of housing inventory on both the West and East coasts. “And in our area there’s a one- to two-month supply of homes available. A healthy market is 5-6 months of inventory.”

West Nile Virus Prevention Begins For Bedford Residents

WESTCHESTER COUNTY, N.Y. – Residents in Chappaqua, Bedford, Mount Kisco and Armonk should eliminate standing water from around their properties, especially after it rains to help prevent mosquitoes from breeding, in an effort to eliminate breeding sites for mosquitoes that can carry West Nile Virus, Westchester County Department of Health said.

The county will start its West Nile Virus prevention efforts on Monday, May 13, by checking catch basins throughout the county for standing water and applying larvicide as needed.

Large areas of standing water on public property that cannot easily be removed should be reported to the Health Department by calling (914) 813-5000.

Health department larviciding teams will begin in the northern part of the county and work their way south, evaluating and treating as needed all catch basins on county and municipal roads throughout the county over the next few months.

“Through the combined efforts of residents and county government, we can successfully curb the mosquito population and keep cases of West Nile Virus to a minimum,” said Sherlita Amler, MD, commissioner of health.

Bill designed to speed up Florida foreclosures reaches governor | Bedford Real Estate

A bill designed to speed up the foreclosure process in Florida passed the state Senate Friday and is now heading off to the governor for final approval, Naples Daily News reported.

The publication explained how the bill is designed to expedite the default process in a state that continues to deal with foreclosure backlogs and issues stemming from the housing meltdown.

The legislation expedites the process by requiring a judge to immediately review any foreclosure filings in chambers without a hearing, before asking the parties to show cause why a final judgment should be entered.

That process allows the judge to enter a final judgment quickly if the lender feels the borrower has no defense. But if a homeowner believes he or she has a case, a judge will be required to hear the homeowner’s case.

Economic Super Bowl Day 1: Weak Data | Bedford NY Homes

We’re at the start of a furious three-day sprint of data.

All around the world we’re getting jobs reports, manufacturing reports, and central bank activity.

So how’s it going so far? Pretty bad.

Last night for example we got an ugly Korean export report. Korean exports are considered a key barometer of global trade, so that’s bad news. Chinese PMI also came in below expectations, adding to the Asian economic woes. Also, Australian manufacturing hit its lowest levels since the recession.

Europe is mostly closed today (May Day) but there was ugly data in the UK and Ireland. Ireland, which is a “bright spot” saw its PMI drop big, and miss expectations. UK PMI also ame in sub-50.

Finally in the US, the data has been bad to meh. The ADP jobs report was a big whiff. Construction spending registered a big fall. The only good news is that ISM modestly beat expectations, but even this is kind of not fair, since expectations have come dramatically down in the last few days

National Association of Realtors to release national MLS | Bedford NY Real Estate

A national multiple listing service run by the National Association of Realtors should be ready by late summer, the large trade association announced today.

NAR has been working for the last decade to put all of the nation’s agent-represented homes for sale into one database, consolidating the 800-plus multiple listing services in the U.S. in the process.

“Everybody has been on board with the national MLS idea for a long time and we’ve been working on it for the last decade,” the trade group said in a press release.

Brian Boero, co-founder of real estate marketing and design firm 1000watt, who predicted NAR’s national MLS move in one of his “Friday Flash” blog posts five years ago, said, “It’s a great move by NAR. I wonder what took them so long.” 

“It’s about damn time,” said Matt Cohen, chief technology officer of real estate consulting firm Clareity Consulting.

“In some cities there were five or more MLSs!” Cohen said. “How and why did that even happen?”

Elliman Releases LI Report for the First Qtr. | Bedford NY Homes

  • The number of listings fell 24.8% to 15,303 from the same period a year ago,
  • the lowest first quarter total in a decade.

  • Median sales price fell 2.6% to $341,000 as average sales price increased
  • 4.8% to $435,082 from the same period last year.

  • Contracts signed in the first quarter increased 12.2% to 5,152 from the prior year total, representative of the release of pent-up demand. The number of sales edged
  • 2.9% to 3,905 from the prior year quarter.

  • Days on market, the number of days from the original list date to the contract date,
  • was 2 days faster, falling to 135 days from the prior year period.

  • Listing discount, the percent difference between the original list price and the sales price, declined to 6.7% from 7.8% over the same period.

Paid vs. earned: What’s the BEST media strategy for real estate? | Bedford Real Estate

Professional marketers aim to solve this problem on a daily basis.  Therefore, it’s not surprising when ordinary folks, like us, get a little confused when trying to discern it.

Before we dive in, it’s important we don’t leave out the final piece to this equation, “owned media.”  This includes our websites, blogs, and Facebook pages; stuff we “own” that gives us the platform to drive and engage traffic.  Everyone still on the same page?  Good : )

The art of driving and engaging traffic is what brings “paid” and “earned” media into the mix, and as the media industry continues to change, it becomes more challenging to understand their purpose and differences.  The team over at GroundFloorMedia in Denver did a great job of outlining some benefits and comparisons between the two:

I believe paid media is 100 percent necessary.  However, each market’s competitive landscape is unique. So offering up specific strategies would not be effective for such a widespread audience.
