One Year After Sandy, Westchester Residents Recall ‘Dark, Cold’ Days | Bedford NY Real Estate

One year ago today, on Oct. 29, 2012, Hurricane Sandy hit Westchester.

County residents recall the hurricane’s destruction with heavy hearts.

Westchester suffered three casualties during the hurricane – two of them children. Homes were damaged and destroyed, streets and parks were flooded, and power was lost for weeks.

Bill Gheduzzi of Irvington, who co-owns his family’s Mar-Vera Corp. construction company, spent 12 “dark and cold” days with his family following Sandy’s arrival. He kept his business going, but came home to flashlights and a chilly house every night.

“We were without power for almost two weeks and we own a property in Hastings where power was also out for a while,” Gheduzzi said. “My daughter was in California and came home to no power, even though we told her to stay there. Even the dog was going crazy. We’ve had storms before, but the (aftermath) was tough.”

Rob McCarthy of Peekskill recalls being fortunately exempt from the damage.

“We were actually one of the lucky ones up in Peekskill. We had an evergreen fall behind the house which landed on our deck but caused no damage – lost power for two days, but that was about it,” he said.

McCarthy added, “We really got away lucky. I just remember driving to work the next morning down Route 9, and seeing a lot of the devastation that occurred in the towns between Peekskill and Tarrytown.”

Sam Qunsel of Yonkers, co-owner of Madaba’s Deli in Hastings, left home on a family trip to his hometown in Jordan four days before Sandy hit. He was concerned about his family and business back home in New York.

“When we heard about the storm we were concerned because there was no power in the area,” Qunsel said. “There we were in Jordan with power, and back here my brother (Sal) had to connect a wire to the store next door to keep the business going. I was calling all the time.”

Fadia Ezaizat, who was living in Yonkers and working in Hastings-on-Hudson last tall, said her first experience with a hurricane was memorable.

“Hurricane Sandy was actually the first hurricane I have ever experienced,” said Ezaizat, who now lives in Kentucky. “I didn’t realize the severity of the storm until afterwards seeing all the debris and losing power for a week.  I know next time I hear a hurricanes approaching I’ll be more prepared. But I don’t think I’ll have that issue in Kentucky.”

Susan Boland-Garcin of Yonkers vividly remembers the force of the storm.

“I recall being terrified of the high winds in the four large trees in my back yard and praying the didn’t fall on the house,” Boland-Garcin said. “I couldn’t find a place I felt safe except in the lower level of my house. We had roof damage with shingles flying off the roof. My house was literally shaking from the high winds.”

Pending home sales fall on declining home affordability | Bedford Real Estate

The number of real estate contracts signed and recorded declined 5.6% from August to September, as home affordability receded under the influence of higher mortgage rates, home prices and consumer uncertainty, the National Association of Realtors concluded Monday.
The NAR Pending Home Sales Index – a barometer of real estate contract signings – fell from an index score of 107.6 in August to 101.6 in September. It also declined 1.2% from year ago levels when the index hovered at 102.8.

This is the lowest index level reached since December of last year, and NAR is blaming the influence of declining home affordability, lower consumer confidence and a government shutdown that shook up both construction activity and home sales.

“Declining housing affordability conditions are likely responsible for the bulk of reduced contract activity,” said Lawrence Yun, NAR’s chief economist. “In addition, government and contract workers were on the sidelines with growing insecurity over lawmakers’ inability to agree on a budget. A broader hit on consumer confidence from general uncertainty also curbs major expenditures such as home purchases.”

The numbers suggest a lackluster fourth quarter, with Yun saying for the first time in 29 months pending home sales failed to come in above year ago levels.

When your anthropologist client’s notion of home is shaped both by a single-room hut in a West African village and the tiny New York City apartment she has inhabited since 1980, you’d better get very comfortable with working in cramped quarters.

Such was the case when Brooklyn architect Tim Seggerman was tapped to renovate a moldering brownstone studio on Manhattan’s Upper West Side for a college professor.

The apartment, a 240-square-foot shoebox with a sleeping loft over the kitchen, was in dismal shape, without a true line or flush surface. “You couldn’t imagine a place that was more messed up,” says Seggerman, a man of serene bearing who might easily be confused with the actor Tom Skerritt. His solution was to insert what he calls a “crafted jewel box” into the undersize space, creating an enveloping cabin of blond woods.

Seggerman’s architectural inspiration was not so much African village as mid-century modernism, specifically the work of legendary furniture designer George Nakashima. Both the architect and his client spent adolescent years in Bucks County, Pennsylvania—where Nakashima had his home—and share an affinity for the master’s precision joinery. Seggerman works in the same tradition, crafting the components of his architectural projects by hand in his home studio.

Visiting the apartment is like sitting inside one of Nakashima’s cabinets, a metaphor realized most fully in an ingenious “library”—really just a glorified cubby with a banded maple ceiling, conjured from a free space adjacent to the loft bed.

The entire apartment is a master class in finish carpentry: There are cabinets of cypress and bamboo; a gently chamfered ash-and-beech staircase; flooring of quartered white oak; a desk of red birch slats that slips out into the living space. The lighting in the loft, much of it recessed behind panels of papyrus, lends the space a subtlety that doubles the sense of warmth. “It’s basically a piece of woodwork,” says Seggerman. “I’m very proud of that.”

The challenge is that you don’t have their email addresses, door knocking is a chore, and using the backs of the brochures to market additional listings works only when someone stops by your brochure box. You can now market all five listings with a single URL from YouTube.

The secret is to set up your own personal YouTube channel. This is a powerful way to stand out from the competition. Furthermore, only a small percentage of agents have made the transition to integrating video into their business. Even fewer have created their own channel, and virtually no one is using the playlist feature as a marketing tool in conjunction with traditional mailing programs. I discovered the playlist tool on YouTube when I wanted to load 12 excerpts from our new agent training program into a separate YouTube channel.

Since I had already set up a YouTube channel with my name, YouTube would not allow me to create another channel, even when I tried using a different email address. I then noticed that YouTube had a feature that allowed me to aggregate multiple videos into a playlist attached to a single URL.

The process was simple. First, create your videos. Second, select the ones you want to include in your playlist. Third, name the playlist. Fourth, upload the videos into the system. YouTube then generates a URL that will allow you to play all the videos from a single link.

The feature works the same way you would create a playlist in iTunes.

Bedford Voters Head To The Polls Tuesday For Primary Elections | Bedford Real Estate

Polls for Bedford’s Conservative and Independence primary elections open at 6 a.m. and close at 9 p.m. Tuesday, with contested races for seats on the Town Board and for the role of Town Justice.

With two seats available on the Bedford Town Board, candidates Mary Beth Kass and incumbent Francis Corcoran will appear on the Conservative ballot. Conservative voters also have a write-in option.

The town supervisor position also is up for election this year – with Don Scott running on the Conservative ticket and Chris Burdick, a current member of the Town Board, on the Independence ballot. There also is a write-in option for both ballots.

The role of town clerk is being sought on the Conservative ticket by incumbent Lisabeth Boo Fumagalli and on the Independence ballot by Simone Shapiro. Both ballots have the option for writing in a candidate.

Judy Aydelott and incumbent Erik Jacobsen are running against each other on the Conservative and Independence ballots for Bedford Town Justice.

County Legislator and Majority Leader Peter Harckham, of North Salem, is running on the Independence ticket to keep his District 2 seat on the Westchester County Board of Legislators. Voters also have the option of writing in a candidate for the District 2 seat, which represents Bedford, Lewisboro, Mount Kisco, North Salem, Pound Ridge and Somers.

Existing-home sales not reflective of current market | Bedford NY Real Estate

Existing-home sales flourished in July, with the median price continuing to see double-digit year-over-year increases, according to data from the National Association of Realtors.

Total existing-home sales — which include single-family homes, townhomes, condominiums and co-ops — rose 6.5% in July to a seasonally adjusted annual rate of 5.39 million units, up from a downwardly revised 5.06 million in June. Year-over-year, existing-home sales rose 17.2% from the 4.50 million-unit pace set in July 2012.

The impressive growth in existing-home sales would seem to suggest a continually improving housing market. But David Berson, chief economist at Nationwide, believes it may be premature to assume this report is directly correlated with the current housing market.

Existing-home sales data tends to lag what’s happening in the market to some extent because the data takes into account when a buyer actually closes on the home.

The lag time for existing-home sales is typically 60-90 days, said Berson, meaning the report on July sales is actually more reflective of the housing market between April and June, when mortgage rates were significantly lower than they are today.

NAR: Pending home sales up 10.3% from last year | Bedford NY Real Estate

Pending home sales continued to inch higher in April with theNational Association of Realtors’ Pending Home Sales Index rising slightly to an index score of 106, a 0.3% increase fromMarch’s 105.7 score.

In April 2012, the index was hovering at 96.1, 10.3% lower than current figures.

Home contract activity reached its highest level since the index score hit 110.9 in April 2010. For the past 24 months, pending sales have been above year-ago levels.

Lawrence Yun, NAR chief economist, noted the development of a familiar pattern. “The housing market continues to squeak out gains from already very positive conditions. Pending contracts so far this year easily correspond to higher closed home sales in 2013,” Yun said.  

This year, total existing-home sales are predicted to rise just over 7% to about 5 million. 

Yun added, “Because of inventory shortages, higher home sales will push up home values to the highest level in five years.”

The national median existing-home price should rise to nearly 8% and exceed $190,000 in 2013. 

Strong gains in the Northeast and Midwest were largely offset by declines in the West and South. Pending sales in the Northeast increased 11.5% to an index score of 92.3 in April, 17.7% above year-ago levels. Midwest pending sales rose 3.2% to 107.1 in April, up 15.1% from a year earlier.

Conversely, in the South, pending home sales fell 1.1% to an index score of 119.2, but remain 12.3% higher year-over-year.

Finally, with strong inventory constraints, pending sales in the West dropped 7.6% in April to an index score of 94.6, which is 2.6% higher than year ago levels.
