Looking for a bit of respite and a place to whittle away on his next piece, a New York writer bought a piece of Ketchum real estate with the plans to create his ultimate creative space.

One of the listing agents, Jeannie Kiel of Sun Valley Sotheby’s explained that the previous owner’s idea was to create a building that looked like an elevated lantern. Jim Holcomb of Sun Valley Sotheby’s also  holds the listing.

“Some people called it a silver lantern, some people called it a silver dome,” Kiel said.

The owner contacted EWorkshop out of Vashon Island, WA to draw up plans and a local construction company was hired. Unfortunately as the home was completed in 2008, the real estate market took a turn for the worse, dropping median Ketchum home values, thus leading the bank to foreclose on the home.

“It’s a sad story but it’s what’s going on in the U.S. today,” explained Kiel.

The bank split the half-acre lot and put the home up for sale $778,000. The home’s price was then slashed down to $585,00 and then again $499,000 before coming under contract in August just as mortgage rates dropped, providing an even bigger incentive.

Kiel said the buyer is thrilled about his new purchase, and like the previous owner, plans to use the home as a creative space.

“It’s gone from one creative to another,” said Kiel. “The gentleman under contract loves it and can’t wait to put his finishing touches on it.”

Although the home has only one bedroom and one bathroom, the home feels spacious with light-filled rooms and ceilings that are over 30 feet tall.

Built from steel and concrete, Kiel says the home is near indestructible as well as energy efficient with radiant heated floors and super insulated walls.

As for a creative space, Kiel says a lot of people, if they can work remotely, choose to do so in Sun Valley.

“They say that people move here for the winters but stay for the summers,” she said.

Boo Grace had a life-long dream of seeing kindness and strength of character recognized – even glamorized – among school-aged children.  

She and her husband, Cecil Grace, noticed an abundance of local programs focused on promoting athletic, artistic, and scholastic merit in students, but a void of programs aimed at celebrating their decency and positive character.

They took matters into their own hands and, in 2002, created the F. Cecil Grace Foundation’s Operation Positive Role Model.

“Honoring goodness is the heart of all religions and of our country’s character,” Boo Grace said. “Over the years, Cecil and I have tired of the standard charities.”

The Grace’s, who have residences in both Katonah and Manhattan, have taken special interest in the students of Yorktown an provided almost $200,000 in grants and scholarships to students of the Yorktown School district. 

Most recently the Grace’s donated $50,000 in scholarships to students of the Mildred E. Strang Middle School’s Operation Positive Role Model Program, the program in which 8th grade students nominate each other for the acts of kindness during the school year. Students involved in the program met regularly and engaged in dialogues about what decency is. Eventually the council of students selected the winners who each received a scholarship in the amount of $1,000.

We asked Boo Grace to share her secrets to building character and making acts of kindness glamorous.

Patch: What motivated you to create Operation Positive Role Model?

Boo Grace: Problem kids and brilliant kids received the bulk of attention. The nice kid who helped his neighbor was usually overlooked. It occurred to me that the majority of the kids—the nice kids should be recognized for their acts of kindness.

The logical way of choosing the role models would be to have them nominated by their peers. We put ballot boxes around the schools. The school kids nominated their peers who did these unusual acts. The student council studies the nominees and selects the top candidates. They rank the student awards according to their evaluation of the importance of the action.

The top recipients are awarded $1,000. We have devoted several million dollars to the creation of the programs and giving awards to the four schools now involved.

Patch: When did you launch the program and how many kids have you impacted?

BG: We launched in 2002. We have impacted several thousand children over the years.

Patch: You mentioned that you live in Manhattan and Katonah.  Why the focus on Yorktown schools?

BG: My dear friend was a clergyman in Yorktown. He felt passionate about Yorktown’s program and helped sponsor it with the clerical and lay leaders of the community.

Patch: What is your definition of success?

BG: Finding an area of creativity that needs help and then being able to provide that help.

Patch: What’s the hardest thing about running a foundation?

BG: The foundation has been pure sunshine in most ways. The youngsters love the program. They gave us a bench in their hero’s garden and used their allowance money to buy us a tree and plaque saying “Grow with Grace.” The only difficulty is that we have been the sole supporters of the program over the years.

The program is so desperately needed and so very successful that we assumed that others would begin parallel programs in their own names. From the start we have emphasized that we have no pride of authorship. We had assumed that many of our friends would memorialize dear ones or just plain create the program in additional schools to fulfill the obvious need for keeping our youth on the straight and narrow.

The reality is that not a single parallel foundation has been started.

Patch: What are the most important things a person needs to be successful?  

BG: To find a “niche” where there is need for support and devotion and to be able to help fill that need.

Patch: If you could go back and do one thing differently, what would it be?

BG: There is no question as to what that would be. I would, from the beginning, state that my husband and I are blessed with wealth. However, the needs of the coming generation for the Role Model program are beyond our wealth or any single person’s wealth. We must have cooperation of other like minded philanthropists for this vital program to continue and to grow.

Link Reclamation Best Practices – The Complete Guide

Over time, websites change and alter their designs, creating broken links from other websites. Often, back-links may be lost as a result of removing pages and changing URL’s during the website overhaul process. When starting up a link building campaign for a new client, link reclamation is a quick and easy way to help with the search engine optimization effort. 301 redirects will restore some SEO value to the inbound links, but a link reclamation project is the only way to retain the full link value.

Link reclamation is the process of locating, contacting and fixing broken links on your company website and other websites with links pointing to yours. The only tools needed for a link reclamation project are Microsoft Excel and Open Site Explorer. Open Site Explorer is a free tool created by SEOmoz, and it is the most in-depth tool for analyzing linkage on web pages. OSE provides metrics for inbound, outbound, internal and broken links on web pages.

Carrying out a link reclamation project is necessary any time content is removed, URLs are changed, or the website is redesigned. To determine whether a website requires it, investigate the results from the “Top Pages” tab in Open Site Explorer for the root domain of the website. Export the results to a .csv format, and sort them by “HTTP Status.” If any pages have a 404 HTTP status, link reclamation is imminent.

Case Study: TSI

TSI is a precision measurement instrumentation company near Minneapolis, MN. They are a well-known company in the academic and industrial communities because of their aerosol research offerings– which makes them a unique client to build links for. Most of their back-links come from research organizations, .edu and .gov domains. Upon review of their back-links, we noticed several pages coming up as 404’s. Several of these broken links were coming from .edu sites. Most of the broken links were pointing to non-existent product pages from one of their old websites.

Before diving into the project, it helps to create a spreadsheet with the old URL’s, anchor texts, new URLs and locations of the broken links. The best fix for internal linking problems is to manually go to the page with the broken link and replace the URL. To fix broken links from external websites, a 301 redirect campaign along with a link reclamation project are the only way to retain those links. A direct link always holds more value than a redirect, so it would be best to wait a few weeks after the link reclamation to put the redirects in place. After all, why would other websites want to bother fixing their links when you already set up a redirect for them?

Figuring out new URLs for a broken links can sometimes be tricky – especially with a client like TSI. One broken link had “Velocicalc” as the anchor text. Who or what is a Velocicalc? The only other clue was a product ID number in the URL which had absolutely no significance to the current product whatsoever. The web page with the broken link on it came from a climatology research project page for a university – which was full of scientific jargon. After doing some searching on the current website, it turns out that it’s supposed to be pointing to a page for air velocity meters. Using context clues, the correct pages usually can be found. If not, the home page can always be used as the default target.

Once the spreadsheet is built out with the new URLs, the next step is to figure out how many pages are linking to the missing page. To do this, run each URL that came up as a 404 status through Open Site Explorer, and view the “Linking Pages” tab. This will show every link and anchor text pointing to the missing page. Do this for every missing page. This step will make the spreadsheet quite lengthy. If some pages come up as 404’s but there are no pages linking to it, there may be a problem with the old redirects already in place.

Sort the spreadsheet by the linking URL’s once all other steps are complete. This will make it easy to identify websites that have multiple broken links to your company website. The next step is to manually go through the list and contact each of the website owners to let them know about the broken link — and what the correct link is. Depending on the age of the links, the response rate is about 50 percent on average. The older a link is, the less likely a response is. Most people will gladly fix the links because it affects their visitors too. The key to getting better responses is to avoid looking like a bot, and be as informative as possible in the initial contact e-mail.

Not all links can be reclaimed. A few weeks after sending out the initial contacts, the best course of action is to set up 301 redirects for all pages that showed up as 404s previously. Even if the broken links were fixed, it is still highly beneficial to set up redirects for those pages. Google will be able to index the website much more efficiently when all inbound links are clean, direct links to the website.

When you buy a home, you’re not only purchasing the actual house, but the property and everything that comes along with it. Often, if you’re lucky, this includes a few trees that can add privacy, work as a noise barrier and ultimately increase your home’s value. However, a tree can also mean possible property damage and tussles with the neighbors.

Talk it Out

One of the biggest neighbor disputes involves property lines and trees that cross them. Although you as a homeowner have the right to trim anything on your property, or anything that crosses over onto your property, doing so could have disastrous results.

“Property lines are a gray area,” explains Jim Burgess of Snohomish Arborists. He notes that the best option is to talk to your neighbor first before you take matters into your own hands.

If you have a legitimate concern over a tree on your property, or on your neighbor’s property next door, you have every right to address it — even if your neighbor doesn’t agree with you. The best way to tackle the issue without litigation is to bring in an expert.

An arborist, or tree service consultant, can work with you and your neighbor as a third party to find the best way to deal with a tree. Burgess often says that two consultants will be brought in — one for one neighbor and one for the other — so the most impartial decision can be made.

While the consulting session can run upwards of $100 an hour, Burgess says it’s worth it. You don’t know if the tree is dead, damaged or needs to have specific care given to it. Not only can a consultant help you work with your neighbor, they’ll let you know if the tree needs to be removed.

Don’t Do It Yourself

Pruning may seem like a simple task, but when it’s a 100-year old maple or enormous willow,
you could end up killing the tree and invoking the risk damaging your home or your neighbor’s.

“If you thin a tree improperly, a tree can react and produce large, more hazardous limbs that can go through roofs,” said Burgess. “Some trees, if you cut back too much, you’ll expose them to wounding, disease and then the tree dies.”

Bottom line, says Burgess, if you have a tree of significant value or size, you should bring a certified arborist in.

Avoid a Lawsuit

As mentioned before, you have the right to trim the tree branches hanging over into your yard, but be aware if your work causes damage, you’ll end up as the one responsible.

“When trees aren’t taken care of properly, they can drop the price of the property,” said Burgess. “Trees have very high value and if something is damaged it will be a really large sum in terms of settlement.”

The conclusion, said Burgess, is to negotiate before you litigate. Talk to your neighbor and call in a consultant if need be.

Client testimonials appear alongside paid subscribers’ ‘Marketplace’ listings

Online classified ad service Oodle has launched a Facebook “recommendations” app that allows real estate brokers and agents and other businesses with Facebook pages to solicit testimonials from clients.

Recommendations are shared with the reviewer’s friends in their Facebook news feed, posted on the agent’s wall, and in the recommendations tab hosted on their page.

For Oodle Pro subscribers, recommendations can also be added to listings displayed within Marketplace, Oodle’s “social classifieds” on Facebook, and Oodle.com. Oodle says Marketplace has more than 14 million monthly users, and is available on iPhone and Android phones.

The app allows users to share information on new listings, and when agents have email addresses for clients or prospects they can recruit them to become a fan and leave a recommendation.

Users can set up the Oodle recommendations app by entering an email address and allowing for notification and moderation of new recommendations. The agent has the choice to thank the reviewer, respond if a portion of the review needs to be addressed, or remove it if the agent deems it inappropriate.

Sloan award at this year’s Sundance Film Festival—has the critics raving. Another Earth tells the story of two strangers, an MIT student (Brit Marling) and a composer (William Mapother), who, on the eve of the discovery of a duplicate Earth, become intertwined in an unlikely love affair. 

The Jocob Burns Film Center in Pleasantville will preview the film tonight at 7:30 p.m. followed by Q&A with lead actors Brit Marling, Willaim Mapother, filmmaker Mike Cahill, and NY Times critic Janet Maslin. The event costs $10 for members and $15 for nonmembers.

In anticipation of the hot weather coming our way over the next few days, The Westchester County Department of Health has issued a heat advisory. As temperatures elevate, the Department of Health advised residents to avoid strenuous activity, drink plenty of non-alcoholic, non-caffeinated fluids, and take precautions against suffering heat-related illness.
