IMF: Sudden drop in housing prices could cause recession | Armonk NY Homes
If housing prices fall too quickly, it could trigger a recession in Israel, the International Monetary Fund wrote in its annual consultation, released Wednesday.
Home prices are about 25% higher than their long-term fundamental value, the report said, noting that levels of income and rent do not justify the prices. That level is in and of itself worrisome, but its effects the real economy will depend on how quickly the prices come down.
“A slow correction would allow the economy to escape a recessionary episode, but economic prospects would be weak for a prolonged period of time. By contrast, a rapid adjustment would lead the economy into recession, with consumption and output recovering two years after the shock,” the report said. A third scenario, in which prices slowly adjust to their equilibrium value, would leave the economy relatively unscathed.
According to the report, there is a 20% probability of a housing “bust,” in which real estate loses over a tenth of its value, happening in the next five years. If prices were to fall 6.5% in one year, consumption growth would fall 3% in the long run.
That may come as a surprise to both Finance Minister Yair Lapid and Housing Minister Uri Ariel. When The Jerusalem Post asked Lapid about the danger of a rapid drop in house prices in September, he responded, “When somebody lives within his house and the price is lower, it doesn’t affect his life in any way. I’m more concerned about not succeeding to lower the price.”

In addition to decorating your table, swap out your kitchen towels for some bright and fresh ones. In addition to adding something happy to your kitchen this also gives your regular towels a bit of a rest so they last longer. Or get a few kitchen pieces such as plates and mugs that add a smile to your face when you use them.
4. Bunting
There is something youthful and happy about bunting, especially when the fabric is full of bright stripes and polka dots. Make a set for yourself or find a great vendor off Etsy then hang it on a blank wall. In addition to putting this in a main living space, it would be a great focal point to a playroom or child’s bedroom.
5. Pillows

Home prices aren’t the only thing making a comeback. Take a look at some other trends gaining ground in housing:
McMansions
In 2007, the median size of a new home built for sale peaked at 2,295 square feet. It then fell to 2,159 square feet two years later, after the crash. As Americans downsized, many experts incorrectly predicted that smaller homes were here to stay. However, as our economy recovers and our collective equity continues to rise (up $1.9 trillion last year), our love affair with over-sized homes has been reignited. According to the National Association of Home Builders, in 2012, new homes grew again, with a median size of 2,384 square feet. Also in 2012, 41 percent of new homes had four or more bedrooms, up from 34 percent three years earlier.
Luxury buyers
While the lower-end of the market may be stalling as first-time buyers struggle to come up with down payments and meet strict loan qualifications, luxury buyers — with secure jobs, steady income and money to burn — are back, and they’re flocking to real estate. In fact, applications for home loans of $625,000 to $729,000 were up a whopping 57 percent from August 2012 to August 2013; applications for more than $729,000 were up 41 percent.

Cold causes dip in November home prices | Armonk NY Real Estate
US home prices fell slightly in November as colder weather slowed buying, ending nine straight months of price gains.
The Standard & Poor’s/Case-Shiller 20-city home price index slipped 0.1 percent from October to November, partly reversing the previous monthly increase of 0.2 percent. But the index is not adjusted for seasonal variations, so the monthly decline partly reflects slower buying in the late fall as temperatures drop.
“November was a good month for home prices,” said David Blitzer, chairman of the S&P Dow Jones index committee. “Prices typically weaken as we move closer to the winter.”
Despite the overall decline, home values have continued to rise in many Sun Belt cities. Las Vegas, Los Angeles and Phoenix have registered 20 straight months of rising prices.
But home prices surged for much of 2013, driven by big gains earlier in the year. Prices have risen 13.7 percent over the past 12 months.
Dallas enjoyed its strongest annual gain since 2000. And Chicago home prices climbed at their strongest annual clip since December 1988. Among the cities in the index, only Detroit prices remain below their 2000 level.

South Florida’s housing market continued to cool down in December, with prices
still rising, but at a slower pace than earlier in the year.
Broward County’s median price
for existing homes was $268,950, 17 percent higher than a year ago, the Greater Fort Lauderdale Realtors said Thursday. It was the first time since November 2012 that the median didn’t increase on an annual basis by more than 20 percent.
