Your favorite folks will ‘pop’ from your photos when you use this easy technique.Here’s how: Apply photo mount adhesive to pieces of 1/4-in. hardwood plywood, firmly press on the photos to be sculpted, then cut out the figures with a scroll saw. Make some wood bases from scrap wood and glue on the sculptured photos with Special-T cyanoacrylate glue (about $11). This glue will tightly bond the sculpture’s bottom edge to the base, so you won’t need to fiddle with notches or screws.

Hints for great-looking sculptures:

  • Use a sharp No. 2 or No. 4 ‘skip tooth’ blade (about $24).
  • Change blades when the sawn ‘paper edge’ appears slightly ragged.
  • Select a medium or high speed and feed the work at a slow rate, pressing the wood firmly on the table as you saw.
  • When choosing photos to sculpt, look for clearly outlined subjects so it’s easy to follow the cutting line. Hair or clothing that blends into the background is difficult to cut.

Hang artwork properly and level when you’re done.

Begin by cutting off a 10-in. length of the board and setting it aside. Rip the remaining 38-in. board to 6 in. wide and cut five evenly spaced saw kerfs 5/8 in. deep along one face. Crosscut the slotted board into four 9-in. pieces and glue them into a block, being careful not to slop glue into the saw kerfs (you can clean them out with a knife before the glue dries). Saw a 15-degree angle on one end and screw the plywood piece under the angled end of the block.

Cut the 6-1/2-in. x 3-in. lid from the leftover board, and slice the remaining piece into 1/4-in.-thick pieces for the sides and end of the box. Glue them around the plywood floor. Cut a rabbet on three sides of the lid so it fits snugly on the box and drill a 5/8-in. hole for a finger pull. Then just add a finish and you’ve got a beautiful, useful gift. Housing starts rise | Bedford Real Estate

Total housing starts increased in October, with solid readings from the single-family sector. Total starts increased 13.7% to a 1.29 million seasonally adjusted annual rate, according to the joint data release from the Census Bureau and HUD. A jump in multifamily construction also increased the headline rate.

Single-family starts increased for the month, rising to an 877,000 seasonally adjusted rate in October. This monthly annualized rate matches the post-recession high pace set in February of this year. However, the three month-moving average for single-family starts is at a post-recession high (860,000). Single-family starts are up more than 8% year-to-date compared to 2016 as limited existing inventory and solid builder confidence make for positive market conditions.

Single-family permits, a reasonable indicator of future construction conditions, are running 10% higher on a year-to-date basis. Part of the gain for single-family construction in October was a rebound in Florida and Texas after project delays in September. Single-family starts in the South were up 17% compared to September.

Multifamily starts rebounded in October, as the market seeks a balance between supply and demand. Multifamily starts increased 37%, after a soft September reading. On a more stable three-month moving average basis, multifamily development continues a leveling off process begun in 2015.

With respect to housing’s economic impact, 56% of homes under construction in October were multifamily (610,000). As noted in the graph above, with recent production declines for apartments, the current count of multifamily units is effectively unchanged from a year ago. There were 486,000 single-family units under construction, a gain of 10% from this time in 2016.

NAR opposed to anti home ownership tax bill | Bedford Corners Real Estate

NAR is OPPOSED to the “Tax Cuts and Jobs Act” tax reform plan released by the Senate Finance Committee, and its companion legislation H.R. 1 passed by the House of Representatives on November 16.

For more than a century American tax policy has recognized the value of homeownership to American middle-class wealth creation, strong and stable communities, and as a driver of our nation’s economy. Homeownership is not a special interest, it is our common interest, yet Congress would place the American Dream further out of reach for millions of Americans at a time when our homeownership rate is at a 50 year low. In short, the Tax Cut and Jobs Act is a serious step in the wrong direction.

The Tax Cuts and Jobs Act, the Senate Tax Reform Plan

This plan, like its companion in the House of Representatives, is a direct threat to homeowners and consumers. Not only will millions of homeowners not benefit from the proposal, many will get a tax increase. Additionally, homeowners could lose substantial equity from the more than 10 percent drop in home values likely to result if the bill is enacted.

The companion legislation unveiled by the Senate includes changes to the exemption on Capital Gains Tax from the sale of a primary residence, elimination of the deduction for state and local taxes, elimination of the Home Equity Loan Interest Deduction, restricts the deduction for moving expenses to only active duty military, restricts the deduction for personal casualty losses to Presidentially declared disasters. All this from a bill that is supposed to improve the current system.

H.R. 1, The Tax Cut and Jobs Act

As currently written, H.R. 1(link is external) would eviscerate the current-law tax incentives for purchasing and owning a home for all but a small percentage of Americans (6 percent, according to the Joint Committee on Taxation).

By nearly doubling the standard deduction while eliminating most itemized deductions, the bill would destroy or at least cripple the incentive value of the mortgage interest deduction (MID) for the great majority of current and prospective homebuyers, and sap the incentive value of the property tax deduction for millions more.

The direct result of these changes would be a plunge in home values across America in excess of 10 percent, and likely more in higher cost areas. Provisions in the bill that limit the deductibility of interest on new mortgage loans to $500,000, cap property tax deductibility at $10,000 for those who can still itemize, eliminate the deduction altogether for second homes, and restrict the utility of the exclusion of gain on the sale of a home would exacerbate the effect. Many of these changes are not indexed for inflation, increasing the pain on more and more homeowners over time.

NAR’s research indicates that the average first-time homebuyer makes a down payment of less than 10 percent, meaning that millions of owners of recently-purchased homes would go “under water” on their mortgages, and they would owe more than the homes are worth. This, of course, could lead to devastating results for families that must sell, as well as damage neighborhoods, communities, and the economy itself.

The hard-won equity of millions more homeowners could be ravaged as well. Parents planning to use the value of their homes to help finance the higher education costs of children could find their resources shot, and baby-boomer homeowners nearing retirement who hoped to use their home’s equity to pay for a portion of their retirement may have to delay or revise their plans.

The bottom line is that for tax purposes, owning a home would make less financial sense than renting for the great majority of Americans. This would reverse more than a century of pro-homeownership tax policy and result in untold negative economic and social implications.

While this tax reform legislation is being promoted as a tax cut for middle-income families, the reality is that millions of middle-class homeowners would immediately face tax increases, while those who see a tax cut will see significantly less tax relief if they own a home than if they are a renter.

H.R. 1 uses a “typical family of four” making $59,000 a year as an example of middle-class tax relief delivered by the bill. The family is renting a home, based on the facts presented, and is to receive a tax cut of $1,182 the first year after enactment. If the family owned a home with a typical mortgage for their income level, the tax savings would be 36 percent less.

This may seem a minor difference to some, but the difference grows quickly as income rises. Consider again this same “typical family of four,” but this time assign them a median family income of $73,000 rather than the median household income of $59,000 as per the Ways and Means example. In this case, the renting family receives a tax cut of $1,478 under the bill, but the home owning family would get a refund less than half what the same family would receive as renters.

Finally, looking at this same family, but with an income of $120,000, as renters, they would receive a tax cut under H.R. 1 of $3,408. However, as homeowners with a typical mortgage in a typical average-cost state, they would have a tax increase of $226. This hidden “homeowners penalty” would be an astounding $3,634. Further, the Tax Cuts and Jobs Act not only eliminates the current tax advantages of homeownership, and thus discourages homeownership for many, it would actually encourage renting by allowing investors in residential property to continue to be eligible for full deductions of all interest and property taxes.

To make things worse, the relatively small tax cuts that many middle-class homeowners receive from this proposal would vanish after just a few years. Based on the Congressional Budget Office forecast of inflation, income growth, and 10-year Treasury rates, coupled with the expiration of the family flexibility credit, most middle class families would see their modest tax cuts transform to tax increases under the plan compared to current law after five years. NAR does not believe vanishing tax cuts, coupled with vanishing home equity, is a formula for growing our economy.

Homeowners currently pay 83 percent of all Federal income taxes. This percentage is likely to increase significantly under the Tax Cuts and Jobs Act. At the same time, long standing federal tax policy that recognizes the importance of homeownership to our nation would be eliminated for all but a fortunate few. NAR cannot support these changes because REALTORS® know that tax reform can be better than this. A tax reform bill that is projected to add $1.5 trillion to our national debt should produce very few losers. Unfortunately, it appears America’s homeowners and owner-occupied real estate in general are by far the largest losers in this legislation.

Home Features that Use Water | Pound Ridge Real Estate

Almost exactly half of residential water use consists of water used outside the home (e.g., for watering lawns), according to a recent NAHB study.  Indoors, the biggest users of water are toilets, followed by showers, faucets, clothes washers and leaks.

These results of the NAHB are based on data that became available in 2016 in the form of Residential End Uses of Water (REUW), a detailed study and data set of single-family homes produced by the Water Research Foundation.

In total, the single-family homes in the REUW study used an average of 276 gallons of water per day (gpd).   Almost exactly half of this was attributable to water used outside the home.  It is well known that lawns and gardens need more watering in climates that are hot and get little natural rainfall, so this helps explain the climate-related pattern to state water use per housing unit shown in last week’s post.  Indoors, toilets account for the greatest share of water use, but the shares for showers, faucets, clothes washers and leaks are also substantial.

The numbers in the chart above include both hot and cold water. The water heater in and of itself is not counted as an end use; the end use is where the water goes after leaving the heater.  If storing water in a tank to heat it increases indoor water use, this would not be characterized as an identifiable end use and would show up in the “other” category.  The 2016 REUW studies hot water use specifically in a sample of 94 homes and found that hot water accounted for one-third of total indoor water use.

Although it is not feasible to parse specific indoor uses by age of structure in the REUW data, it is possible to do this for total water used per single-family home.  Results show less water used by homes built before 1960, but relatively small differences among homes built after that.  For example, there is less than a 3 percent difference between the 244 gpd used by homes built in the 1960s and the 251 gpd used by homes built after 1999.

One possible explanation for lower water use in homes built before 1960 is the incidence of swimming pools.  Not surprisingly, statistical models in the REUW study indicate that swimming pools have a particularly strong impact on household water use.  Although 12 to 15 percent of homes built after 1959 in the REUW data have swimming pools, swimming pools are present on only 8 percent of homes built in the 1950s and only 3 percent of homes built before 1950.

John Lennon’s English home for sale | Bedford Corners Real Estate

Beatlemaniacs may be interested to know that a former home of John Lennon’s has come on the market in Surrey, in South East England. Known as Kenwood, the six-bedroom manse was built in 1913 in a mock-Tudor style and is located on St. Georges Hill estate.

New home sales jump to 10 year high | Mt Kisco Real Estate

Sales of new single-family houses in the United States unexpectedly rose 6.2 percent to a seasonally adjusted annual rate of 685 thousand in October 2017 from a downwardly revised 645 thousand in September, while markets were expecting a 6.3 percent drop. It was the highest level since October 2007. Sales rose in all four regions with those in the Northeast surging 30.2 percent to their highest level since October 2007, and those in the South increasing 1.3 percent also to a ten-year high. There were also strong gains in sales in the West and Midwest last month. New Home Sales in the United States averaged 650.83 Thousand from 1963 until 2017, reaching an all time high of 1389 Thousand in July of 2005 and a record low of 270 Thousand in February of 2011.

US New Home Sales at Near 10-Year High

Sales of new single-family houses in the United States jumped 18.9 percent to a seasonally adjusted annual rate of 667 thousand in September of 2017, beating market expectations of a 0.9 percent decline. It is the highest value since October of 2007 and the largest percentage gain since January of 1992. Sales rose in all four regions with those in the South surging 25.8 percent after a 1 percent fall in August which was partly the result of Hurricanes Harvey and Irma.

Sales rose in the South (25.8 percent to 405 thousand), the West (2.9 percent to 141 thousand), the Midwest (10.6 percent to 73 thousand) and the the Northeast (33.3 percent to 48 thousand).
The median sales price of new houses sold was $319,700, above $314,800 a year earlier. The average sales price was $385,200, also higher than $366,100 in September of 2016.
The stock of new houses for sale was flat at 279 thousand. This represents a supply of 5 months at the current sales rate.
Year-on-year, new home sales increased 17 percent.

Builder confidence at a high | Chappaqua Real Estate

Builder confidence in the market for newly-built single-family homes rose two points to a level of 70 in November on the National Association of Home Builders/Wells Fargo Housing Market Index (HMI). This was the highest report since March. Despite the increase, builders continue to face supply-side constraints, such as lot and labor shortages and ongoing building material price increases.

Nonetheless, demand for single-family housing is increasing at a consistent pace, driven by job and economic growth, rising homeownership rates and limited housing inventory. With these economic fundamentals in place, we should see continued upward movement of the single-family housing market as we close out 2017.

Derived from a monthly survey that NAHB has been conducting for 30 years, the NAHB/Wells Fargo Housing Market Index gauges builder perceptions of current single-family home sales and sales expectations for the next six months as “good,” “fair” or “poor.” The survey also asks builders to rate traffic of prospective buyers as “high to very high,” “average” or “low to very low.” Scores for each component are then used to calculate a seasonally adjusted index where any number over 50 indicates that more builders view conditions as good than poor.

Two out of the three HMI components registered gains in November. The component gauging current sales conditions rose two points to 77 and the index measuring buyer traffic increased two points to 50.  Meanwhile, the index charting sales expectations in the next six months dropped a single point to 77.

Looking at the three-month moving averages for regional HMI scores, the Northeast jumped five points to 54 and the South rose one point to 69. Both the West and Midwest remained unchanged at 77 and 63, respectively.

Home prices continue to rise | Mt Kisco Real Estate

The S&P/Case-Shiller and the Federal Housing Finance Agency (FHFA) released their respective home price indices for August 2017. National home prices rose at a faster annual growth rate, while local home price gains varied. Price growth in metro areas across the West region exceeded the national average.

The Case-Shiller U.S. National Home Price Index, reported by S&P Dow Jones Indices, rose at a seasonally adjusted annual growth rate of 6.1% in August, faster than a 5.8% increase in July. It was the highest seasonally adjusted annual growth rate since February 2017. Meanwhile, the Home Price Index, released by the Federal Housing Finance Agency (FHFA), rose at a seasonally adjusted annual rate of 8.3% in April, following the 4.5% increase in July, confirming the acceleration in home prices this month.

In August, local home prices grew at different rates. Many of the faster growing metro areas are located in the West region of the country.

San Diego, Las Vegas, Seattle, San Francisco, Phoenix, and Los Angeles registered annual growth rates that exceeded the national average. Among the 20 metro areas, San Diego, Las Vegas and Charlotte had the highest home price appreciation. San Diego led the way with 12.2%, followed by Las Vegas with 11.0% and Charlotte with a 10.8% increase. Nineteen out of the 20 metro areas had home price appreciation and Atlanta had home price depreciation (-2.4%). Moreover, eight metro areas had higher home price appreciation than the national level of 6.1%.
