Click here for the press release 2014 Town-Wide Clean-up Days 2014 – May 1-3 Join us at the Crusher Road Highway Facility off Route 22, just North of Route 172, in Bedford Village where Town residents can bring for a fee (listed – click on the link below) household debris and metal waste and, at no charge, bring brush and tree debris to the Beaver Dam Highway facility on Beaver Dam road off Harris Road. Days/Hours are: Thursday May 1st and Friday May 2nd: 7:30am-3:00pm and 2014 NYSEG Routine Tree Trimming: NYSEG Tree Pruning – NYSEG will be trimming the Bedford Hills 225 circuit for routine maintenance in 2014. This will be done to help improve the reliable distribution of power throughout the circuit. Attached are the roads in your town that are on the mentioned circuit. The trimming specifications are to cut vegetation 10 feet to either side of the primary line, that is the line at the top of the poles. Cut vegetation 10 feet below the primary line and cut overhanging vegetation 15 feet above the line. It should be noted that trees that are within 10 feet of the line and have the ability to grow into the line will be evaluated for removal as well as dangerous/ hazardous trees outside 10 feet. Employees from ACRT INC. will be pre planning the tree work. This company will be going to everyone who has property on this circuit and explaining the tree work that will be done prior to the tree crews starting the work. Attached is the notification letter the company will be using. We expect the tree work to start later this year. If you would like to review the circuit maps and discuss any concerns, I and Nelson Tree Service General Foreman will be more than happy to meet with you. Notice: The Bedford Water District will flush the water mains in Katonah, Bedford Village Bedford Hills and the Stanwood/Cedar Downs areas until Wednesday, April 30th. Reminders: The Town of Bedford resident commuter parking permit applications for the 2014-2015 permit season will be mailed out after May 1st this year. Cost of Solar Energy Plummets | Armonk Real Estate
If you’re thinking about switching to solar energy, now’s the time. Prices have never been lower, and in some areas, PV systems can now produce electricity at a cost that’s competitive with — or even lower than — conventional electricity from coal, nuclear or natural gas.
That’s right — the day we’ve all been waiting for has finally arrived. The cost of solar energy rivals electricity produced by much less environmentally friendly sources. What’s more, the cost of solar power will continue to fall while the price of conventional fuels spirals upward.
The cost of a residential solar power system has dropped about 40 percent in just the last two years, thanks to companies which come up with products which benefit not only them but also the entire of humanity. check out Renew Energy if you want to implement clean energy in your house & do your bit in saving the planet. Anyhow, as a result, the lifetime cost of solar electricity produced by these systems now competes with conventional electrical power plants. In places where electricity sells for a premium, it’s competitive even without subsidies. In New Jersey, for instance, conventional electricity costs about 17 cents per kilowatt-hour (kwh). A residential solar power system can produce electricity at or slightly lower than that price, without any incentives.
Families in many major cities are paying 10 to 12 cents per kwh for conventional power, and soon, many in the Midwest will pay up to 15 cents/kwh for conventional power. Meanwhile, in the Midwest, the unsubsidized cost of solar power is about 13.7 cents/kwh, and a 30 percent federal tax credit drives that cost down to 9.6 cents/kwh.
Rebates that are available from some utilities lower the price even more. In St. Louis, Ameren offers a $2 per watt rebate based on installed capacity. A 5 kilowatt system would receive a $10,000 rebate as soon as the system is up and running. This incentive drives the cost of solar energy down even further — to 7.1 cents/kwh. That’s much cheaper than conventional power. In addition, the cost of solar electricity will remain the same for the life of the system — at least 30 years, maybe longer. This provides a tremendous hedge against inflation.
Ameren and other U.S. utilities also are currently buying renewable energy credits from their customers, which help utilities meet state-mandated goals for renewable energy production. Ameren pays $50 for every 1,000 kwh of electricity a solar electric system will produce for 10 years, regardless of the amount of power consumed by the system owner. For instance, if a system is projected to generate 40,000 kwh in the first 10 years of operation, Ameren will pay the homeowner a one-time payment of $2,000. That lowers the lifetime cost of solar electricity to 4.3 cents/kwh.
Businesses throughout the country receive even more financial incentives. They can apply accelerated depreciation to solar power systems, which lowers the cost of solar energy by 15 to 30 percent, depending on the company’s tax bracket. Rural businesses can receive a 25 percent grant from the U.S. Department of Agriculture. It may actually be possible for some businesses to install a large solar power system at virtually no cost!

Where are homebuilders breaking ground? | Mt Kisco Real Estate
While it is difficult to gauge the economy across the nation and in regional markets, these two charts from PulteGroup (PHM) and D.R. Horton (DHI) help to paint a decent picture.
However, keep in mind that the two homebuilders do not operate in every market.
PulteGroup currently builds in 26 states and posted first-quarter net income Thursday morning of $75 million, or 19 cents per share.
Meanwhile, D.R. Horton operates in 27 states and posted first-quarter net income for its second fiscal quarter ended March 31, 2014 of $131 million, or 38 cents per diluted share.
So how does this disperse regionally?
According to Pulte’s earnings, most regions witnessed a drawback in regional home closings in the first quarter, with the southwest falling from 734 last quarter to 468. The only region to experience an uptick was the northeast, which grew from 302 to 343 closings. (click picture for bigger image)

6 states and 13 metros with the biggest slow-down in sales | North Salem Real Estate
Despite the annual increase in residential sales volume nationwide reported Wednesday, data from RealtyTrac shows that the sales volume in March decreased from a year ago in six states and 21 of the nation’s 50 largest metro areas.
Nationally, home sales slipped 0.2% to a seasonally adjusted annual rate of 4.59 million in March from 4.6 million in February, and are 7.5% below the 4.96 million-unit pace in March 2013.
Last month’s sales volume remained the slowest since July 2012, when it was 4.59 million.
Major metros with decreasing sales volume from a year ago included:

- San Francisco (down 15%)
- Los Angeles (down 14%)
- Rochester, N.Y., (down 14%)
- Sacramento (down 13%)
- San Diego (down 12%)
- Orlando (down 12%)
- Las Vegas (down 12%)

- Phoenix (down 11%)
- Riverside-San Bernardino, Calif. (down 11%)
- Hartford, Conn., (down 10%)
- Boston (down 8%)

This week, Tom Warren of Stone & Thistle Farm wrote in with the news that he’ll have ramps at our farmers markets this weekend. It will be the first time in 2014. Ramps are a part of the onion plant family and are also known as “wild leeks”. According to Deborah Madison in Vegetable Literacy, “they like moist, sandy soils, preferably near a stream.” When we eat seasonally, we get to connect with nature’s rhythm — to cherish its limited editions. We say this not in an overly precious way, but rather to celebrate what we are all given by nature. The first foods of spring are full of vibrant colors and tastes that will only be here for a short while. And that’s reason to party. Ramp Aioli Serves 4 Ingredients 2 tsp fresh lemon juice Instructions Whisk together the juice, cayenne pepper, and yolk in a mixing bowl. While whisking, slowly drizzle in 1/2 cup oil until sauce is emulsified; stir in ramps. Season with salt and pepper, and set aside. Enjoy.
