Pending $100M sale would be record for NYC townhouse | Bedford NY Real Estate

When the $100 million contract on a 41-foot-wide, 20,500-square-foot mansion on Manhattan’s Upper East Side closes in April, New York City will have a new price record for a townhouse sale. Purchased by the Qatar government to house its New York City consulate, the building, located a block east of Central Park, had never changed hands before, according to the jet-setting agent brothers Oren and Tal Alexander of Douglas Elliman, who are ushering the deal to completion.

The townhouse’s pristine upkeep and “turnkey” status helped secure the record contract, the Alexander brothers told the New York Post.“Qatar plans to use the consulate as a place to showcase their own artists,” an unnamed source told the Post.

Walker Tower PH Sells For $50.9M, Sets Downtown Record | Bedford NY Real Estate

As expected, the penthouse of Chelsea’s highly-acclaimed Walker Tower sold for more than $50 million, setting a new record for the most expensive home ever sold in Downtown Manhattan. The Journal reports that the all-cash deal closed for $50.9 million, and, evidently, the unnamed buyer was in the space “less than five minutes” before stating “I’ll take it.” Because $50M spur-of-the-moment decisions are never a bad idea.

The full-floor, nearly 6,000-square-foot unit was listed last September for $55 million, and by the end of October, the Times reported that it entered contract for “slightly less than ask.” Can $4 million be defined as “slightly”? No matter, the sale takes the title away from the penthouse of 18 Gramercy Park, which sold for $42 million to the owner of the Houston Rockets in 2012.

7 Quick Tips for Staying Safe During a Winter Storm | Bedford NY Real Estate

The first big snow day of this winter has arrived in the Northeast, bringing with it freezing temperatures and as much as 14 inches of fresh powder.

If you’re in an area being walloped by the winter weather, we hope you’re hunkered down somewhere warm (preferably at home) with a hot beverage by your side.

The U.S. Centers for Disease Control and Prevention offers these emergency preparedness tips for staying safe during a winter storm:
•Relax, take it easy. Cold weather puts an extra strain on the heart. If you must trek through the snow or do chores, dress warmly and work slowly.
•Be extra vigilant with the sources of heat in your home. Fireplaces, wood stoves and other combustion heaters should only be used if they have proper outside ventilation and there aren’t any leaks. Make sure space heaters are at least 3 feet away from anything that could catch fire, such as drapes or bedding.
•If there’s a power outage, use battery-powered flashlights or lanterns. If you must use candles, do not leave them unattended.
•Conserve heat inside your home by opening windows and doors only if necessary. Stock up on freeze dried food and safe keep it.
•Check on elderly relatives and neighbors to make sure they have enough food, heat and supplies to wait out the storm.
•Try to prevent your pipes from freezing or rupturing by leaving all taps slightly open so they drip continuously. If your pipes do freeze, thaw them slowly with the warm air from an electric hair dryer.
•Avoid travel, but if you must, let someone know your destination and when you expect to arrive. Make sure you’re dressed warmly and your vehicle is stocked a winter weather survival kit, including water, matches, a flashlight, chains and emergency flares. Carry extra warm winter gear such as a sleeping bag and blankets in case your car breaks down and you lose heat.

As governor, Donald Trump would overhaul Tappan Zee bridge for “peanuts” | Bedford NY Real Estate

The Donald says he would easily trounce Republican gubernatorial frontrunner Rob Astorino should he decide to run in 2014 thanks to his plentiful personal coffers and a much cheaper proposal for overhauling the Tappan Zee bridge.

Dubbing Astorino a “big, big long shot,” Donald Trump told WGDJ’s Fred Dicker in a radio interview that the establishment favorite would have to raise “$30 million at least” to finance a successful bid for the top job in Albany, according to Capital New York.

“I think I’d win if I decide to do it, because I wouldn’t have to raise money,” Trump said in the interview.

He also offered up an alternative to a current plan to replace the Tappan Zee bridge that would cost as much as $10 billion and necessitate a $25-per-car toll. Without specifying how he arrived at those numbers, Trump said that he could renovate the existing structure for “peanuts” in comparison to the state’s current replacement plan.

“The bridge is a totally fine structure, but it needs renewal, and the renewal can be done for a tiny fraction of the, in my opinion, $10 billion,” he said in the radio interview. “You get the right engineers — I mean the right people — not the egg heads that sit on their Park Avenue stools and they just design away because they’re going to make about ten times or a hundred times more in fees by designing a new bridge.”

The Thruway Authority, which holds the bridge construction contract, did not immediately comment to Capital New York on Trump’s statements, nor did Governor Cuomo’s office. [Capital New York]
