NYC’s 10013 zip code is country’s second-priciest | Bedford Hills Homes

New York City zip code 10013 – which includes posh neighborhoods such as Tribeca and Soho — saw 45 sales of $5 million or more in the year ending June 30, making it the second-priciest zip code in the country. Six of those sales were for $10 million or more, according to new data from Trulia.

Beverly Hills, which has the iconic 90210 zip code, took the top spot, with 80 sales of $5 million or more.

But 10013 was the only New York City zip code that made the top 10 list, according to CNNMoney. Indeed, Florida and California, with swanky neighborhoods such as Newport Coast (92657) and Miami Beach (33139) dominated the top 10.

Tribeca is also one of the city’s priciest rental markets, with one-bedrooms in the neighborhood ringing in at just shy of a median of $4,000 per month, according to Zumper. The nabe is closely followed by the West Village at $3,600 and Chelsea at $3,575.

Home affordability sees biggest drop since 2004 | Bedford Hills Real Estate

There is a downside to rapidly rising home prices: declining home affordability.

The share of new and existing homes affordable to median-income families plunged in the third quarter, to 64.5 percent, according to an index report from the National Association of Home Builders released today. That’s down from 69.3 percent in the second quarter — the biggest drop since second-quarter 2004.

“Housing affordability is being negatively affected by a ‘perfect storm’ scenario,” said NAHB Chairman Rick Judson in a statement.

“With markets across the country recovering, home values are strengthening at the same time that the cost of building homes is rising due to tightened supplies of building materials, developable lots and labor.”

NAHB Chief Economist David Crowe said higher mortgage rates also contributed to the decrease in affordability.

The most affordable major housing markets in the U.S. last quarter were Indianapolis-Carmel, Ind., and Syracuse, N.Y., with 93.3 percent of homes sold in the third quarter affordable to families earning the areas’ median income.

Movie Palaces Of The 1940s: The Miami Theatre On Flagler St. | Bedford Hills Real Estate

At first glance, 777 International Mall in Downtown Miami at 145 East Flagler Street seems as ordinary as any mini shopping mall in the area. There are various mom and pop type of stores, a two-story Payless ShoeSource, jewelry and perfume vendors, and a Peruvian restaurant in the main courtyard. However the building dates back to 1948 when it was built as the Miami Theatre, a major movie theater of the famed Wometco theater chain.

Wometco Enterprises, Inc. undeniably launched the popularity of the moviegoing experience in South Florida. Brothers-in-law Mitchell Wolfson—the same Wolfson family that brought the Wolfsonian museum, the Florida Moving Image Archives, and the Downtown Miami Study Centre to South Florida—and Sidney Meyer founded the Wolfson-Meyer Theatre Company  (“Wometco”) in 1925 in Miami. During the first two decades of its existence, Wometco’s objective was to provide affordable entertainment venues in Florida for the general public. The film industry skyrocketed in the 1920s and there was a high demand for venues to screen these innovative moving pictures. The company launched the largest theatre chain in South Florida that included the Capitol Theatre-later the future home of WTVJ; Miami’s first television station-the Lincoln Theatre designed by Thomas W. Lamb; and the theatre-turned-nightclub Cameo designed by Robert E. Collins; both built in 1936, among many others.

How to Replace Your Kitchen Faucet | Bedford Hills NY Real Estate

itchen remodels require a multitude of skills from conception to completion, and ours was no exception.  From tearing down walls to replacing floors, we’ve been through it all — and we’re exhausted.  Luckily, the very last change was the quickest and easiest to tackle.
Replacing our basic kitchen faucet with a gorgeous one-handle high-arc pull-down faucet was the finishing touch our kitchen remodel needed. The process was surprisingly easy — it’s a do-it-yourself project that almost anyone can accomplish.

All you’ll need are a new faucet and a few household tools:

  • Adjustable basin wrench
  • Slip joint pliers
  • Safety glasses
  • Bucket or bowl for catching water
Clean out the area underneath the sink so you have ample space to inspect your work area and move about freely. Next, turn off both the hot and cold water supplies via the shutoff valve under the sink.  Test that the water is off at the faucet.
Using a basin wrench or slip joint pliers, unscrew the connections for each water line at the shutoff valve.Have a bowl handy to catch any residual water, and place the ends of the water lines in the bowl.
Unscrew the mounting nuts that hold the faucet to the sink, using either the wrench or the pliers. Remove the faucet from the sink and set it aside. Instead of tossing the old faucet into the trash, consider donating it to a salvaged goods shop, like a Habitat for Humanity ReStore.  Check here for locations
Once the old faucet has been removed, clean the surface of the sink.  I used a baking soda paste to eliminate water stains.
Place the gasket that came with your new faucet around the sink hole and slip the supply lines and faucet tailpipe through.  Our new Moen Woodmere faucet required only a single hole for installation, so we capped the remaining three holes on our stainless steel sink with covers that can be found at any hardware store.  In lieu of capping, consider adding accessories such as a soap dispenser, water filter faucet or hot water dispenser. You can also use the deck plate that is provided with some models.
Note:  Some faucets do not include gaskets; you need to apply sealant to the sink.
Secure the faucet in place from beneath the sink with the provided installation hardware. Ensure the faucet is positioned correctly and then tighten the mounting nut securely. Check the faucet from above to make sure it doesn’t wobble or wiggle.
Attach the faucet’s supply lines to the shutoff valves and tighten the connections with a wrench.
Our faucet included a pullout sprayer, which required a few extra steps. If yours does too, simply insert the spray hose through the faucet and push through until the hose is visible beneath the sink.

Price: $2,995,000 The Skinny: Many houses with extravagant exteriors—especially recently renovated ones—don’t follow through with equally extravagant interiors, in effect failing to live up to the promises of their façades. This stone mansion in Northern Westchester County is not one of those houses. Behind the four enormous columns that flank the entrance, there are 15,000 square feet of expansive rooms, intricate molding, fireplaces, herringbone floors, chandeliers, and many more columns. Sure, some of it is a little on the outlandish side—the bathtub underneath a skylight surrounded by four orange columns looks like a throne for an alien king—but at least the place is committed to, well, whatever this look is exactly. (Based on the brokerbabble, which begins “Scarlett is calling!” and goes on to describe the ballroom as “waiting for Gatsby,” the aesthetic could probably be most accurately described as Old Fictional Rich Person.) There’s also a saltwater pool. The house, originally built in 1905, was last purchased in 2003 for $2.8685M, and was listed this January for $3.295M. That didn’t work out, and the price has since been reduced to $2.995M.

Peaking Prenups Prove Housing is Hot | Bedford Hills NY Homes

Nearly two-thirds of divorce attorneys report an increase in prenuptial agreements over the past three years.  Protection of the increased value of property was the leading asset spouses want protected.

A clear majority of 63% of divorce attorneys cited an increase in prenuptial agreements during the past three years in a recent survey of American Academy of Matrimonial Lawyer (AAML) members.  The top three items most commonly covered in prenups throughout this period of time were noted as “protection of separate property” by 80% of respondents, “alimony/spousal maintenance” at 77% and “division of property” with a 72% total.  Interestingly enough, 46% also noted an increase in women initiating requests for these agreements.

“As the financial and real estate markets continue to improve, there is a greater awareness of risk to possibly sharing these gains in a divorce,” said Alton Abramowitz, president of the American Academy of Matrimonial Lawyers.  “The trend of divorcing spouses fighting over which one has to take possession of a devalued home and other depreciated assets appears to be coming to an end.”

Overall, 63% of AAML members have cited an increase in the number of prenuptial agreements during the past three years, while 36% stated no change, and 1% saw a decrease.  In addition to the top three prenup items selected, the next three most common coverage areas picked by respondents were “protection of the increase of value in separate property” at 62% followed by “inheritance rights” at 39% with 23% choosing “community property division.”

Debt Ceiling Debate Hurt Housing | Bedford Hills Real Estate

The bitter Congressional negotiations that led to a temporary raising of the debt ceiling last week may have a lingering effect on consumer attitudes and spending may pose significant downside risks to economic activity in the current quarter, Fannie Mae’s chief economist said.

Growth slowed in the third quarter, although recent fiscal risks threaten a previously expected pickup in growth in the current quarter, according to Fannie Mae’s Economic & Strategic Research Group. Consumers remain key to the outlook, but factors such as the recent federal government shutdown and the furlough of 500,000 workers, as well as the debt ceiling debate, which was resolved temporarily on October 16, appear to be weighing on consumer confidence and tempering real consumer spending. As a result of the fiscal events and the slowing momentum in economic activity from the second quarter to the third quarter, full-year growth is expected to come in at 1.9 percent, a slight downgrade from 2.0 percent in the prior forecast.

Fannie Mae’s October economic and housing forecast is largely unchanged from September’s forecast as it anticipated the modest levels of consumer spending seen toward the end of the third quarter.

However, fiscal uncertainties associated with the federal government shutdown, the protracted negotiations to raise the debt ceiling, and the timing of the Federal Reserve’s tapering of its asset purchase program, pose,” said Fannie Mae Chief Economist Doug Duncan.

“Our October economic and housing forecast is largely unchanged from the previous forecast as we anticipated the modest levels of consumer spending seen toward the end of the third quarter. However, fiscal uncertainties associated with the federal government shutdown, the protracted negotiations to raise the debt ceiling, and the timing of the Federal Reserve’s tapering of its asset purchase program, pose significant downside risks to economic activity in the current quarter,” said Fannie Mae Chief Economist Doug Duncan. “In particular, the contentious Congressional negotiations that led ultimately to Congress raising the debt ceiling may have a lingering effect on consumer attitudes and spending, as was seen following the 2011 negotiations,” Duncan said.

“On the bright side, these fiscal policy issues appear to have had only minimal effect on the housing market to date, which continues to improve overall,” said Duncan. “Notably, the rapid appreciation of home prices during the past year has contributed significantly to household net worth gains and may help to cushion some of the fallout from the fiscal policy debate. Also, the Fed’s continuation of securities purchases will likely keep mortgage rates low, enabling more homeowners to take advantage of refinance opportunities.”

Fannie still forecasts that total sales will end the year at 5.549 million units and home prices will rise 8.3 percent on the FHFA index.

Sneak a Glimpse Inside a $500M London Mega-Mansion | Bedford Hills NY Real Estate

Seven years ago, the four brothers behind the Hinduja Group, a multi-billion dollar transnational conglomerate, laid down $95M for a London mansion designed for King George IV by architect John Nash. Sure, they were already living in a 25,000-square-foot mansion across the street, but this opportunity presented the chance to own “something grander,” according to a recent Forbes piece. After all, what’s two across-the-street mansions for guys worth $8B? After investing another $95M into restoring and renovating the building—”nearly gutting it to its bare brickwork in several places” and hiring up to 140 people, at one point—the 67,000-square-foot palace was finished two years ago, and now plays host to a rotating stable of frolicking billionaire guests. Inside: Greco-Moorish ceilings, a half-ton Murano-glass chandelier, six formal sitting rooms, 25 bedrooms, a “leisure zone,” and a “Gold Room” with a gold-leafed ceiling. Taking into account the mansion listed for almost $400M down the block, someone from the London consultancy Knight Frank appraised the home at $500M. So yes, this is “something grander,” for sure, yet the Hinduja brothers haven’t actually moved: they still live across the street.
