Cost of Solar Energy Plummets | Armonk Real Estate

If you’re thinking about switching to solar energy, now’s the time. Prices have never been lower, and in some areas, PV systems can now produce electricity at a cost that’s competitive with — or even lower than — conventional electricity from coal, nuclear or natural gas.

That’s right — the day we’ve all been waiting for has finally arrived. The cost of solar energy rivals electricity produced by much less environmentally friendly sources. What’s more, the cost of solar power will continue to fall while the price of conventional fuels spirals upward.

The cost of a residential solar power system has dropped about 40 percent in just the last two years, thanks to companies which come up with products which benefit not only them but also the entire of humanity. check out Renew Energy if you want to implement clean energy in your house & do your bit in saving the planet. Anyhow, as a result, the lifetime cost of solar electricity produced by these systems now competes with conventional electrical power plants. In places where electricity sells for a premium, it’s competitive even without subsidies. In New Jersey, for instance, conventional electricity costs about 17 cents per kilowatt-hour (kwh). A residential solar power system can produce electricity at or slightly lower than that price, without any incentives.

Families in many major cities are paying 10 to 12 cents per kwh for conventional power, and soon, many in the Midwest will pay up to 15 cents/kwh for conventional power. Meanwhile, in the Midwest, the unsubsidized cost of solar power is about 13.7 cents/kwh, and a 30 percent federal tax credit drives that cost down to 9.6 cents/kwh.

Rebates that are available from some utilities lower the price even more. In St. Louis, Ameren offers a $2 per watt rebate based on installed capacity. A 5 kilowatt system would receive a $10,000 rebate as soon as the system is up and running. This incentive drives the cost of solar energy down even further — to 7.1 cents/kwh. That’s much cheaper than conventional power. In addition, the cost of solar electricity will remain the same for the life of the system — at least 30 years, maybe longer. This provides a tremendous hedge against inflation.

Ameren and other U.S. utilities also are currently buying renewable energy credits from their customers, which help utilities meet state-mandated goals for renewable energy production. Ameren pays $50 for every 1,000 kwh of electricity a solar electric system will produce for 10 years, regardless of the amount of power consumed by the system owner. For instance, if a system is projected to generate 40,000 kwh in the first 10 years of operation, Ameren will pay the homeowner a one-time payment of $2,000. That lowers the lifetime cost of solar electricity to 4.3 cents/kwh.

Businesses throughout the country receive even more financial incentives. They can apply accelerated depreciation to solar power systems, which lowers the cost of solar energy by 15 to 30 percent, depending on the company’s tax bracket. Rural businesses can receive a 25 percent grant from the U.S. Department of Agriculture. It may actually be possible for some businesses to install a large solar power system at virtually no cost!

Aside from the fact that it’s floating in Seattle’s Lake Union, this home is a bit more conservative than the designs by which Olson Kundig Architects made a name for themelves—and, it goes without saying, worlds away from Tom Kundig’s recent foray into weird conceptual art—although it was built by firm principal Jim Olson back in 1976, a decade before Kundig joined on. The listing, recently uncovered by Curbed Seattle, touts “270 degrees of epic views,” and tableaus aside, those curved second-floor windows are definitely the most notable feature of the three-bedroom, 1,000-square-foot abode despite its ‘modernism at sea’ premise. But hey, if sliding glass doors that leave you “just fingertips away from the glistening water” aren’t enough, there’s a 50-gallon reef tank installed inside. What might “complete this luxurious treasure,” aside from a redo of the overwhelmingly beige interior? Why, if the current asking price holds, $2.88M.

You don’t want industry jargon to confuse you and keep you from missing something crucial. Here are 15 real estate buzzwords to keep you in the know.

1. Adjustable Rate Mortgage (ARM)

When applying for a home loan, you can get an adjustable-rate mortgage (ARM) or a fixed-rate mortgage. An ARM usually has a specific interest rate for a set time and then the interest rate fluctuates. Most of these mortgages have a cap on how high the interest rate may increase.

2. Amortization Schedule

First off, amortize basically means to reduce a debt. An amortization schedule is a detailed breakdown that illustrates how much interest and principal of the mortgage has been paid off and how much remains with each payment.

3. Closing

The final step in a real estate transaction, a closing is the transfer of the title of the property for money or other considerations.

4. Down Payment

The down payment is the amount of money that a buyer pays upfront in order to purchase a property. This amount is typically between 5% and 25% of the value of the property.

5. Escrow

When a third party holds property, cash and the property title until all conditions of the property agreement have been satisfied. The third party, likely a lawyer, will then hand over the assets to the respective parties, as outlined in the agreement.

6. Fannie Mae/Freddie Mac

The Federal National Mortgage Association (Fannie Mae) and the Federal Home Loan Mortgage Corporation (Freddie Mac) are two government-sponsored enterprises that purchase mortgages from lending institutions. Their purpose is to promote stability and affordability in the housing market.

North Castle Police Chief is accusing a Lieutenant of falsifying overtime | Armonk Real Estate

 

North Castle’s police chief is accusing a lieutenant of corruption and the town administrator of attempting to soil his reputation, according to LoHud.com.

Chief Geoffrey Harisch filed a complaint that claims Lt. William Fisher attempted to falsely claim overtime and that he told Town Administrator Joan Goldberg about the attempted time theft during a secret meeting in 2012, LoHud.com reported.

North Castle Administrator Goldberg Returns Shortly After Abrupt Firing | Armonk Real Estate

Less than a month after her firing, the new North Castle Town Board recently welcomed Joan Goldberg back as town administrator, according to a report from LoHud.com.

The North Castle Town Board voted unanimously to bring back Goldberg on Wednesday, Jan. 8, during the board’s first meeting of the year, according to the report. The North Castle Town Board voted 3-2 to fire Goldberg in December “without cause,” 16 months after she was hired. Town Supervisor Howard Arden and council members Diane Didonato-Roth and John Cronin, who voted for the firing, were not re-elected.

“My only concern is for the work force in North Castle to be able to understand what happened,” Goldberg said in the LoHud report. “It’s disconcerting to see this type of political stuff. When they see something like this, it really shakes the force.”

Westchester Travel Remains Slow, Hazardous As Winter Storm Passes | Armonk NY Homes

Westchester County motorists and other commuters are finding the going slow, frigid and hazardous Friday morning as a fast-moving snowstorm swept offshore, leaving blowing and drifting snow and dangerous sub-zero wind chills behind.

The New York State Thruway (I-87), closed to all traffic by Gov. Andrew Cuomo Thursday at midnight, reopened to passenger cars at 5 a.m. but was not opened to commercial traffic until 8 a.m.

Interstate 84 remained closed to all traffic until 8 a.m. before reopening.

Kenneth Jung, who works at Hastings Stationary in Hastings-on-Hudson, traveled from Ridgewood, N.J., to open the store.

“It took 2 1/2 hours to get here,” Jung said. “New Jersey was OK, but the New York Thruway was slow even though there were no trucks. The roads through Hastings and Dobbs Ferry were pretty good.”

Westchester parkways were opened but traffic moved slowly in the morning commute. Many local and secondary were cleared but surfaces remained slippery as temperatures dropped below 10 degrees in most Westchester communities.

State police reported an accident at Exit 15 of I-95 with two lanes closed just before 8 a.m. Two lanes were blocked as emergency vehicles responded.

Westchester County Police reported no significant accidents or incidents but warned motorists to avoid driving if possible.

“Conditions are still very slick and dangerous on the parkways,” County Police spokesperson Kieran O’Leary said on Friday morning. “We are urging people not to drive if they don’t have to do so. We do suggest that motorists monitor the media to stay up to date on any reports of road closings,”

Metro-North commuters were inconvenienced a bit as the train service was on Saturday schedule with fewer trains running than the normal weekday schedule.

Snow Is Back In The Forecast For Tuesday In Armonk | Armonk NY Homes

Westchester County is likely to see its second accumulating snow fall in the span of four days on Tuesday.

After a mostly sunny day Monday with highs near 30, there is an 80 percent chance of snow on Tuesday, mainly before 4 p.m., with 2 to 4 inches accumulation possible, according to the latest forecast from the National Weather Service. The snow is expected to start prior to dawn on Tuesday, which could make driving conditions during the morning commute treacherous.

It will clear out on Wednesday, with sunny skies and a high around 35.

Thursday should be mostly sunny with a high around 34.

Temperatures will then warm up for the weekend.

There is a chance of rain Friday with a high of around 48. There’s a chance of rain on Saturday with a high around 43.

Social media catapults an entrepreneur on the world stage | Armonk NY Realtor

I never imagined that writing about my personal life would catch the attention of a global health-care foundation and turn me into a globe-trotting, public speaker at an international medical conference in the Middle East. But in this social media age, getting thrust onto the international business stage is possible—even when you least expect it.

I was born with thalassemia, one of the most common genetic blood disorders in the world. There are three versions of the disease: minor, intermediate and major. Those living with thalassemia minor are typically unaware that they have the illness. While those who have the major form, like me, live with a dysfunctional bone marrow that produces misshapen red blood cells that cannot transport oxygen to cells, thus requiring triweekly transfusions for survival.

Estimates indicate that at least 12 children suffering from thalassemia are born every hour around the world and almost 490 million are carriers of genetic hemoglobin disorders globally. While bone-marrow transplants and new gene therapies have led to the potential cure for some patients, most who inherit the disease will die from complications.

I started blogging and sharing my experience on Facebook and Twitter. In April 2013, one of my Facebook posts inspired a message from Riyad Elbard, president of the Thalassemia Foundation of Canada, asking me to share lessons on emotional wellness, a topic that I write about, at the Thalassemia International Federation World Congress, which took place in Abu Dhabi, United Arab Emirates, in October.

Elbard mentioned that he enjoyed reading my blog posts on Facebook and thought I could offer a much-needed message about how to thrive with medical challenges. Simply put, emotional wellness means embracing, rather than denying emotions, so we learn to cope with stress and anxiety in a way that results in a positive approach to life. Freedom from negative thoughts and behavior patterns leads to emotional wellness.

How to Dramatically Increase Pageviews on Your Website | Armonk Homes

One of the most perplexing problems when it comes to starting an e-commerce company is: how do you get people to visit your new site? Even when you have trendy graphics and great content, you suddenly enter a vast megaverse of competing sites. Fight the temptation to start outright paying for the clicks via Web ads. There are low-cost ways to increase views on any site for any business.

I checked in with several search engine experts to find out the latest techniques to draw attention to a new company site. This is a two-part story. The experts offered their best suggestions on making sure your site is listed at a top position on Google and other search engines. For many of these tips, I’ll implement them on a test site and report back on the results over a period of a few months.

1. Focus on keywords, title tags, and headers. Most of the grunt work for increasing pageviews falls on your dev team and the formatting of pages. Ryan Turner, the co-owner of the Web design company 3Prime, told me you have to do the hard work of searching for keywords in your industry (using tools like the Google Keyword Planner). Each page has a URL, title tag, and header tags (like H1). These should all include the keywords.

“Get specific by making the keywords three to four words long,” Turner says. “Once you have your keywords, make sure you have one great page for each keyword.”

Brandon Howard, the owner of the Web services company Allmywebneeds.com, suggests creating one specific landing page on your site for each keyword. So, for example, a party supply company might create a page each for balloons, wrapping paper, posters, etc. “You want the landing page to load quickly, be graphically appealing, and allow the user to quickly find what they are looking for,” he says.

2. Create vanity linkbait. This one is slightly controversial, depending on your industry. But I’ve also seen firsthand how this can work. Russ Jones, the CTO of Web marketing company Virante, told me the basic idea is to create pages that are targeted at specific influencers and high-profile experts. Here’s an example: Let’s say your start-up wants to create content around the topic of business plans. One approach would be to create a page with a top 10 list of famous business plans, using strategic keywords and tags. Then, you’d start a social network campaign where you let the influencers at those companies know about the link.

The key, says Jones, is to keep repeating this over and over again to increase traffic. But don’t forget: the content has to be interesting as well.

3. Focus on YouTube as much as Google. Alex Genadinik, the founder of business plan app Problemio, told me YouTube can be a goldmine–it’s essentially the second biggest “search engine” in the world next to parent company Google. Every company should have at least one YouTube Channel, filled to the brim with SEO terms and links.

“YouTube is the most versatile tool in your marketing arsenal,” he says. “It is easier to rank on YouTube than on Google, and YouTube videos tend to be more socially shared as well.”

The result? Genadinik says Google will parse the YouTube content and the crosslinks will drive more traffic to your site. My favorite example: a friend of mine runs a small business almost entirely from the traffic he gets from one YouTube video.

4. Do way more blogging. One of the secrets to increasing pageviews is to have more incoming links, which Google uses to help rank your site. When you write posts on other sites and you link back to your company site, it pumps life into your SEO, says Nora Leary, an Account Supervisor at digital marketer Uplifted. Leary says social media activity has a similar effect–links on Twitter and Facebook help people find the site but they also create linkbacks that improve search engine ranking.

5. Don’t forget about email marketing. Maybe you already know how to use MailChimp and have an active email marketing campaign. Still, it’s easy to forget how valuable an email campaign is for increasing pageviews. “Emails that reach your customers directly and keep providing points of interest will tempt users back to the site,” says Catherine Gluckstein, the president of SumAll, a business-centric social media manager. “For example, LinkedIn does this very well with their targeted emails about who has recently looked at your profile, or top newsmakers you may wish to follow.” Often your customers need just a quick prompt to return. But always remember to offer some real value.
