Windows can bring light and warmth, provide views, beautify inside and out and add tremendous value to your home. They also can let in the elements and intruders that put your home at risk. That’s why windows – quality windows – must be considered an important investment. The cost of windows will depend on the type, dimensions, materials used, security features, the complexity of the installation, and, of course, the number of windows needed.
Number of Windows

Generally, the more windows you need to install, the more expensive the installation price. But installation professionals will charge less per window if you install several at the same time. So if you’re thinking about only replacing a couple of windows, it might make sense for you to talk to your pro about the cost of installing multiple windows at one time. Window Sizes

Windows tend toward different dimensions depending on where they’re needed. Living rooms typically have larger picture windows hung in multiples ranging from 3×4′ to 6×6′. Standard bathroom windows are quite a bit smaller, ranging from 2×1.5′ to 2×3′. Major window manufacturers can customize windows to any dimensions, but be aware that you may pay more for odd sizes.

Window Sash Materials

Vinyl windows are inexpensive and require little or no maintenance. They’re also extremely durable; changes in humidity don’t cause them to swell or shrink. Most vinyl window manufacturers stand behind their products with strong warranties. Their greatest drawback is that they’re not as sturdy or attractive as wood. Wood frames, on the other hand, cost more and require much more maintenance. Fail to repaint and finish wooden window frames and they become susceptible to the elements. But all that work and money can be worth it for the classic, authentic architectural appeal of wood. That’s why some historical neighborhoods have covenants requiring that windows be framed with wood. New composite windows attempt to capture the best of both worlds by mixing PVC polymers with wood fiber to create a stronger, more attractive synthetic window frame.

Window Panes

New windows can save you considerable money on your utility bills and make your home more comfortable. Windows are rated by the U-factor. The lower the U-factor, the more energy efficient and higher the initial cost. You’ll pay more for double-pane windows, but they will pay for themselves over time. Experts say double-pane windows can save up to 24 percent in cold climates during the winter and up to 18 percent in hot climates during the summer. More about double-pane options.

Other Window Cost Factors

Replacing existing windows is, of course, usually cheaper than cutting walls for new ones. You might consider talking to both your contractor and a security firm about how to make your windows safe from burglars. Also, be aware that windows above the first floor may be more expensive to install because of access issues.

World’s Richest Woman Lists Wyoming Estate For $12.5M | Armonk Real Estate

Christy Walton, the richest woman in the world, has put her 2.45-acre Wyoming estate on the market for $12.5M. Yesterday Forbes named her as No. 6 on its Forbes 400, a rank she held last year, and calibrated her fortune—which she inherited from her late husband, a son of Wal-Mart Stores Inc. founder Sam Walton—at $35.4B. To summarize: even if the estate commands its asking price, Walton probably won’t bat an eyelash. In fact, after her husband’s 2005 death, Walton went so far as to donate—yes, donate—the stately 1896 Victorian where she had raised her family, in National City, Calif.

About this Teton Village property: it’s “an architectural masterpiece,” according to the brokerabble, with 200-year-old reclaimed-oak floors, Albertini windows, cathedral ceilings, a two-bedroom, turn-of-the-century guest cabin, and direct access to Jackson Hole Mountain Resort.

52nd Armonk Art Show To Include 50 New Artists | Armonk Real Estate

The  Armonk Art Show, consistently ranked among the top “fine art and design shows” in the New York area by Sunshine Artist Magazine, returns for its 52nd season on Sept. 28-29.

The show, which benefits the North Castle Public Library, runs from 10 a.m. to 5 p.m., at Community Park, 205 Business Park Drive.

More than 185 juried artists will be featured in the show, including 50 new artists. They will display a broad spectrum of media, including oils/acrylics, water colors, mixed media, printmaking/drawing/pastels, sculpture, photography/digital art, wearable art and fine crafts.

There is free parking, and a food court. The library will show a free-art-themed film on Sept. 27, and the Fishtank Ensemble will perform on Sept. 28, at Whippoorwill Hall.

A road race, Jamie’s 5k Race for the Library, will also be run in conjunction with the show. It begins at 9:45 a.m. on Sept. 22.

Tom believes it’s more about how buyers buy than the way businesses sell. With the Internet, people can hide behind the anonymity of Google search.

You can do all your pre-purchase research without having to talk to a salesperson. You only have to talk to a person once you’ve made a short list of companies you are interested in and want to close the deal.

Today’s buyer prefers this process, as it’s easier and more efficient. With this in mind, companies have to adjust.

In the early days, the power was with the salesperson, but with the knowledge available online today, the power is in the hands of the consumer.

Tom says as a business, you have to stop thinking about how you sell because you don’t really sell anymore. Instead you help buyers make a buying decision. When they make their decision, hopefully it will be in your favor. Although it won’t always be the case.

You’ll discover how your system needs to be set up properly and the approach you need to consider.

If you have a really good product or service, more often than not, you will win the conversion. Most people are turned off by people selling to them. The best way is to show them that you’re willing to help and that you always have their best interests at heart.

Brazil tops list of non-US home shoppers in Miami | Armonk Homes

House hunters from Brazil were second only to the U.S. among those searching for properties on Miamire.com in August, according to the 30,000-member Miami Association of Realtors (MIAMI).

France, which has held the top spot twice this year, fell to eighth. Other countries rounding out the top 10 sources of international traffic were Argentina, Colombia, Venezuela, Russia, Malaysia, Spain and the United Kingdom.

MIAMI has reached out extensively to Brazilian agents and buyers since 1996, the trade group said. MIAMI is the ambassador association for the National Association of Realtors to Brazil’s SECOVI-SP real estate conference and in August signed an agreement with the another real estate group in Brazil, the Balneario Camboriu Association (ACIBC), to share listings.

Zaha Hadid’s Wild Miami Tower Will Have Normal Kitchens | Armonk NY Homes

Zaha Hadid’s swoopy, otherworldly One Thousand Museum condo tower in downtown Miami will have – gasp! – normal kitchens, according to a new sales brochure put out on the project’s website. (h/t: BuzzBuzzHome) They will be really nice normal kitchens of course, with appliances that hide behind fancy shmancy cabinetry by Italian kitchen firm GattoCucina, but normal kitchens nonetheless. Check out the kitchen, above, and a few detail renderings of the building’s exterior we found lying around the web that haven’t been seen much, after the jump.

 

Armonk Fighting over Funeral | Armonk NY Homes

Dear North Castle Residents,

Yesterday Town Clerk Anne Curran sent an email notice to our residents with considerable misinformation regarding Becky Kittredge’s funeral. I would like to provide the facts regarding the arrangements for the former Town Board member. As we enter election season, I would also like to express my deep disappointment with the political nature of Ms. Curran’s message which is unbefitting the Office of Town Clerk. This is the truth about Ms. Kittredge’s funeral arrangements:

  • The Town Board was pleased to hold Becky Kittredge’s funeral ceremony in front of Town Hall in order to pay tribute to this valued public servant and her many contributions to North Castle over the years.
  • We ceased all official town business on Friday morning August 31st, for the three hour period of the funeral and closed off Bedford Road from Maple Avenue to Main Street to allow for the proceedings. We gave all Town employees time off to attend both the funeral service and subsequent buffet lunch at Legion Hall.
  • We provided the procession with an official police and fire truck escort from the funeral home in Hawthorne to Town Hall.
  • This was the most extensive recognition of a public servant in recent memory and far exceeded what was done by the prior Town Board for Jack Lombardi.
  • In response to Ann Curran’s request to air Ms. Kittredge’s funeral video on NCTV, an informal email discussion was conducted by Town Board members. Contrary to Ms. Curran’s representation, NO VOTE WAS EVER HELD as there has been no Town Board meeting since August 14th 2013 well before Ms. Kittredge’s passing. We were also aware that “All About Armonk” and Channel 12 were already covering the funeral so that any residents who were interested could easily access the proceedings.
  • When asked about airing the funeral on NCTV, several Board members expressed that rather than showing a funeral, a video montage celebrating Becky’s lifetime achievements would be a much more tasteful and respectful tribute– and frankly more relevant to those residents who are unaware of her contributions. It would also address the issue that the Town had no policy or guidelines about how to handle the passing of elected officials and employees.
  • The Town Clerk chose not to pursue this suggestion or to inform residents about it.  Instead, she decided to send out a town-wide email deliberately mischaracterizing the nature of our discussions. I can only assume that her effort was an attempt to paint the three of us in a negative light and inflame voters’ passions.
  • As early as August 26th, immediately after Ms. Kittredge’s passing, Councilman Cronin began exploring and proposed to me a more lasting memorial to her service in one of our parks. Over the weekend he met with members of the Recreation Board to review the proposal. We hope to publicly announce our plans at the Rec. Board update at the September 11th Town Board Meeting.

Given that some residents have expressed an interest in viewing Ms. Kittredge’s funeral on NCTV, we will of course schedule to have it shown. We will also add as an agenda item to our September 11th meeting the development of a policy concerning funerals for elected officials and Town employees including the appropriate level of funds to expend and televising such events.

In closing I must point out that the Town Clerk’s office is required by law to be a politically objective source of accurate information, NOT a venue for expressing opinions about Town Board actions or for advancing political agendas. The fact that Ms. Curran used the passing of Ms. Kittredge to pass along misinformation and make a political statement is not only an ethical breach, it is in poor taste.

On Friday, August 30th, at the steps of Town Hall, citizens gathered to honor the memory of Becky Kittredge and, more importantly, to  celebrate her life and contributions to our town of North Castle.
It’s unfortunate that three of our Town Board members (Howard Arden, John Cronin, and Diane Roth) refused to broadcast, on NCTV, this beautiful and memorable tribute of one who has given 32 years  of service as a Town Board member.
Additionally, during her tenure, she was appointed as deputy supervisor to long-time Town Supervisor Jack Lombardi and her responsibilities included Town Board liaison to the Police Department, Highway Department and the Beautification Committee.
In this video, I have embedded pictures and footage that I  recorded to emphasize Becky’s spirit as a government official, as a volunteer, as a citizen, as a family member, and as a genuine, caring, thoughtful person.  As you view this video, particularly the last 5 minutes, ask why three members of our Town Board felt it was inappropriate and voted against its broadcast.

Art Garfunkel To Perform, Speak In Armonk | Armonk Homes

Music legend Art Garfunkel will perform acoustic sets Oct. 25 and 26 at Whippoorwill Hall at the North Castle Public Library.

The performances will be at 8 p.m. at the library, 19 Whippoorwill Road E., Armonk.

The library said the event will be “an intimate evening of songs, anecdotes, prose and a question-and-answer session with the renowned singer, songwriter and poet.”

Attendance for this event is limited and advance tickets are required. Tickets are $40 and can be purchase online only beginning Sept. 1 here.

The doors will open at 7 pm, and general seating is on a first-come, first-served basis. Because of the intimate nature of the program, the library asks those interested to use discretion with regards to purchasing tickets for children under the age of 10.

The library said Garfunkel has asked those who attend to refrain from the use of cameras or video/audio recording equipment of any kind at the performance.
