Entrepreneurs who refinanced home loans to support businesses at the beginning of the crisis in 2008 have gone bust or failed to keep up with payments and now make up 15 percent of Madrid home foreclosures. Once-affluent families, who until recently had been able to buy time by selling assets other than their homes, represent another 25 percent, according to the AFES study carried out last month.
‘Easily Extrapolated’
“The study can be easily extrapolated to the rest of the country,” said Banos, who estimates as many as 400,000 foreclosures have occurred in Spain since the beginning of the housing market’s collapse.
Rajoy’s nine-month-old government on Sept. 27 announced its fifth package of budget cuts and tax increases, bringing planned savings to about 150 billion euros ($195 billion), or 15 percent of annual gross domestic product, by the end of 2014.
Those austerity measures have failed to contain the deficit, which may still approach last year’s 9.4 percent of gross domestic product, said Ignacio Conde-Ruiz, an economist at the independent Applied Economic Research Foundation in Madrid.
“The mix of tax increases, disappearing wage growth and rising energy and food prices continues to chip away at families’ disposable income, and represents a growing risk to mortgage affordability,” Raj Badiani, an economist at IHS Global Insight in London, said in a phone interview.
Garnered Wages
“Meanwhile, recent austerity measures including two labor market reforms to make it cheaper to lay off traditionally secure workers are expected to accelerate the rate of defaults on retail mortgages,” he said.
Under Spanish law, a bank can pursue a borrower for the difference if a foreclosed property is sold for less than the outstanding mortgage. Lenders can also garner present and future assets and earnings of borrowers and their guarantors, including pay checks and pensions.
“These people completely lose their purpose in life,” Banos said. “Everything they had or will ever have in the future will go to the bank.”
Falling interest rates, which have led to the European mortgage index dropping to its lowest level since it began in 1999, are helping to delay foreclosures Spain will face when a recovery starts in the rest of Europe, according to Juan Villen, head of the mortgage advisory service at Idealista.com, Spain’s biggest property website.
The Euro interbank offered rate “at record lows has allowed families where one member has lost their job to hang on to their homes because their mortgage payments have fallen,” he said in an interview in Madrid.
‘Time Bomb’
“When the rest of Europe recovers before Spain, interest rates will rise,” Villen said. “It’s a ticking time bomb.”
In 1994, the unemployment rate in Spain was 24.5 percent and the mortgage-default rate peaked at 5.5 percent. Today, with a similar jobless rate, about 3.2 percent of outstanding home loans are in default, according to the Bank of Spain.
“Many investors ask me why mortgage delinquency hasn’t grown here,” said Fernando Acuna Ruiz, managing partner of Madrid-based Taurus Iberica Asset Management, which oversees 60,000 foreclosed properties on behalf of 25 banks.
Acuna estimates that because more than 90 percent of mortgages in Spain are variable, low interest rates have shaved an average of 400 euros a month from mortgage payments since 2009 and that’s helped keep delinquencies low.
Foreclosed Homes
When a bank decides to start foreclosure proceedings on a homeowner who’s more than 90 days in arrears, it can take 18 months or more to dislodge them and seek to sell the home, according to Acuna. He estimates repossessed assets on lenders’ books will swell to more than 500,000 units sometime in the next two years.
Spanish banks have said mortgage defaults aren’t a problem for them even as some analysts say the official default rates for mortgages may be obscuring future losses. In April, Banco Santander SA (SAN) Chief Executive Officer Alfredo Saenz said that anyone raising this as an issue for mortgage lenders was “saying something stupid.”
At the Bankia group, the Spanish lender that was nationalized in June, mortgage defaults as a proportion of 84 billion euros of lending for home purchases was 4.7 percent in June, up from 4.1 percent in December, according to a company report. Bankia, Spain’s third-largest bank, set aside 6.8 billion euros in the first half to provision for bad loans and real estate. A further 6.9 billion euros of charges are expected this year.

Realogy CEO highlights ties to real estate search portals | Armonk NY Homes
![]()
If Zillow, Trulia and Realtor.com have come to symbolize the way the Internet has revolutionized the real estate industry, don’t assume that brokerage and franchising giant Realogy Holdings Corp. is a proxy for the traditional way of doing business.
After pulling off a successful initial public offering Thursday, CEO Richard Smith told Forbes’ Tom Taulli that the traditional real estate marketing model of classified ads is dead.
While that’s not news to anybody in the real estate business, Smith also pointed out something that’s sometimes forgotten — that Realogy has “invested heavily” in online channels like Trulia and Zillow, Taulli said.
Realogy’s IPO prospectus noted that the company has “attractive financial arrangements with third-party websites such as Google, Yahoo, Trulia, Zillow, and others that significantly advantage our agents and franchisees.”
In April 2011, for example, Zillow announced that it would provide exclusive discounts to Century 21 Real Estate brokers and agents on featured listings on Zillow.
In June 2011, Realogy Corp. subsidiary NRT LLC announced it had signed agreements to add advertising enhancements to 100,000 property listings on Trulia, Zillow, Realtor.com and Yahoo Real Estate. Under an agreement announced in April 2011, Trulia offered brokers affiliated with Realogy subsidiary Century 21 Real Estate LLC discounts on premium listings for a limited time.
Zillow’s broker advisory board includes Sherry Chris, president and CEO of Better Homes and Gardens Real Estate LLC, and Beverly Thorne, chief marketing officer for Century 21 Real Estate LLC.
After Realogy priced its IPO at $27 per share , Zillow CEO Spencer Rascoff wrote “Rooting for our friends at Realogy
So it was no surprise when Realogy announced today that underwriters of the IPO have exercised their option to purchase an additional 6 million shares of common stock at the $27 IPO price, bringing the total offering to 46 million shares.
After paying commissions and other expenses, Realogy expects to see $154 million in additional proceeds, bringing the net proceeds from the IPO to $1.2 billion.
The sale of the additional shares also means that parent company Apollo Global Management LLC’s stake in Realogy will fall to 48 percent and Realogy will no longer be considered a “controlled company,” exempt from certain corporate governance requirements.
That means Realogy will have one year to appoint a majority of independent directors to its board, and ensure that the company has a compensation committee and a corporate governance committee each composed entirely of independent directors.
In its IPO prospectus, Realogy said it expects one additional director to join the company’s five-member board “immediately following the completion” of the IPO, and that one additional director would be added within 90 days of the company’s listing on the New York Stock Exchange.
Francis Gaskins, founder and editor of IPO Desktop, doesn’t think Smith — who in March added chairman of the Realogy board of directors to his existing titles of CEO and president — will have to relinquish any of his roles due to corporate governance requirements for noncontrolled companies, which he described as just “bluff and icing.”
In its prospectus, Realogy predicted that even if it controls less than 50 percent of Realogy’s common stock, Apollo “will continue to be able to significantly influence or effectively control our decisions,” and have the ability “to prevent any transaction that requires the approval of our board of directors or our stockholders, including the approval of significant corporate transactions such as restructurings, mergers and the sale of substantially all of our assets.”

California Leading U.S. Out of Housing Bust: Mortgages | Armonk NY Real Estate
Orange County
Orange County, home base for defunct subprime lender New Century Financial Corp., had the highest median price of the six Southern California counties in August, rising 6 percent from a year earlier to $445,000, according to DataQuick. San Francisco led northern counties, up 13 percent to $700,000.
Bulk-buying of foreclosure properties by firms such as Colony Capital LLC and Carrington Holding Co. LLC has soaked up some of the housing excess in inland counties, said O’Toole, of Discovery Bay, California-based Foreclosure Radar.com.
In Antioch and Vallejo in northern California, and Riverside in the south, homes that sold for $400,000 at the peak have been purchased for about $130,000 each and renovated for the rental market, Gary Beasley, managing director of Oakland, California-based Waypoint Real Estate Group LLC, said in an interview.
The mortgage industry, which lowered underwriting standards to increase loan volume and fuel price gains, used so-called robo-signers to handle the flood of foreclosures that followed.
Judicial Review
The country’s top banks, including JPMorgan Chase & Co. and Bank of America Corp., agreed to a $25 billion settlement in February after attorneys general in 49 of 50 states participated in a probe of fraudulent paperwork used to repossess homes.
Driving the recovery in California has been the relative speed it has worked through foreclosures, in part because home repossessions there don’t require judicial review as they do in about half of U.S. states, said Ivy Zelman, CEO of Zelman & Associates LLC. There are 24 non-judicial states, according to RealtyTrac.
A new California law that goes into effect Jan. 1 may make it harder for lenders to seize property, which could delay the clearing of distressed homes and a swifter statewide recovery, Blomquist, a RealtyTrac vice president, said in an interview.
“We’ve been seeing a downward trend in new defaults, while the market in California is gradually improving,” said Blomquist. “The danger is that the law will delay foreclosures in the short-term, and be followed by a spike down the road.”
Scaled Back
Investors may already be getting out of the market after California’s housing gains. Insight Capital Research Management Inc., which had $360 million under management as of June 30, has scaled back positions in homebuilders, including those with heavy California exposure, said Mike Ashton, portfolio manager with the Walnut Creek, California-based fund.
Even in the Vallejo/Fairfield metropolitan area, which had the highest U.S. foreclosure rate in September at one filing for every 202 households, California’s relative housing value is on display. The average foreclosure property there cost $187,939, compared with the U.S. average of $170,040, RealtyTrac said.
Mortgage rates stay near historic lows | Armonk NY Real Estate
![]()
Mortgage rates inched up almost imperceptibly this week from historic lows that helped boost demand for purchase loans last week by more than 10 percent from a year ago.
Rates on 30-year fixed-rate mortgage averaged 3.39 percent with an average 0.7 point for the week ending Oct. 11, up from 3.36 percent last week but down from 4.12 percent a year ago, Freddie Mac said in releasing the results of its latest Primary Mortgage Market Survey. Last week’s rates were an all-time low in Freddie Mac records dating to 1971.
For 15-year fixed-rate loans, popular with homeowners refinancing, rates averaged 2.7 percent with an average 0.6 point, up from 2.69 percent last week but down from 3.37 percent from a year ago. Rates on 15-year fixed-rate mortgages were at an all-time low last week in records dating to 1991.
Rates on five-year Treasury-indexed hybrid adjustable-rate mortgage (ARM) loans averaged 2.73 percent with an average 0.6 point, up from 2.72 percent last week but down from 3.06 percent a year ago. Rates on five-year ARM loans hit a low in records dating to 2005 of 2.69 percent during the week ending July 19.
For one-year Treasury-indexed ARMs, rates averaged 2.59 percent with an average 0.4 point, up from 2.57 percent last week but down from 2.9 percent a year ago. Rates on one-year ARM loans were at an all-time low last week in records dating to 1984.
An $40-billion-per-month increase in government purchases of mortgage-backed securities guaranteed by Fannie Mae and Freddie Mac announced by the Federal Reserve on Sept. 13 is expected to bolster MBS prices and keep yields down for an indefinite period.
Looking back a week, a separate survey by the Mortgage Bankers Association showed demand for purchase mortgages was up a seasonally adjusted 2 percent during the week ending Oct. 5 compared to a week earlier. Demand for purchase loans was up 12 percent from a year ago, the MBA said, but applications to refinance still accounted for 83 percent of all loan requests.
Installing a Home Wine Cellar | Armonk NY Homes
If you have expensive bottles of wine cluttering your home, it may be time to find storage for your wine. By using a self-storage finder, you can locate a facility that specializes in wine storage, or you can opt to build a wine cellar in your home. Although it is a considerable expense, wine cellars are excellent investments, as not only do they ensure that your wine is protected, but they also increase the value of your home.
Location
When choosing the location for your wine cellar, you should focus on windowless areas that don’t get frequented often. Basements, attics and garages are usually good choices. It’s very important that the space is windowless because sunlight will raise the temperature in the room and spoil the wine. You also want to ensure that your location has adequate ventilation and receives very little in the way of vibration.
Temperature
Generally speaking, you want to maintain a temperature of 55-58 degrees Fahrenheit and a humidity of 50-75 percent. Homes usually average a temperature of 70 degrees and a humidity of 20-30 percent, so you’re going to have to make some renovations.
Renovations
Floor: With the humidity set at 50 percent or higher, carpet is sure to harvest mold and mildew, so if there is any carpet in the room, you will need to replace it with hardwood, granite tiles or porcelain tiles.
Walls: If the room is already finished, you should place foam insulation on the walls. If unfinished, you can use standard insulation and then hang drywall over it. Even though the cooling unit will go in later, you will want to run your electrical and drain lines during the construction process.
Door: In order to maintain stable temperature and humidity levels, you should replace the door with an insulated, weather-stripped door.
Odors
Be wary of any locations in the home that are in close proximity to aromas. For example, you do not want your wine cellar located next to your kitchen, as the odors can infiltrate the wine corks and spoil the wine.
Lighting
Use dimmable, recessed lighting in the ceiling. Even though it is arguably less harmful than sunlight, artificial lighting can also ruin wine.
Maintenance
Unlike most significant home renovations, wine cellars require very little maintenance. In fact, other than ensuring that the climate stays controlled, you can pretty much leave your cellar alone.
Organization
The trick to maintaining an effective wine cellar is organization. Once you have all your wine racks assembled, there is a litany of ways to organize your collection— by region, vineyard, vintage, year or grape variety, to name a few. The key is to be consistent.

China Housing Prices Rise at Slower Pace | Armonk NY Homes
SHANGHAI—Home prices in major Chinese cities rose modestly in September compared with August, according to a private poll, indicating that Beijing has seen some progress in keeping housing costs under control despite recent signs of strength in the market.
The increase, marking the fourth-straight month-to-month rise in a poll of 100 major Chinese cities, illustrates the challenges China faces as it continues to try to tame the market. Beijing remains concerned about resurgent housing inflation that could threaten both economic and social stability.
At the same time, authorities face pressure to rekindle broader economic growth, which has slowed to its lowest rate since the global financial crisis. Property is a key part of Chinese economic growth.
Meanwhile, some local governments in China have made moves within their power to attempt to revive housing sales, though many have backed off following pressure from Beijing. The cities of Shanghai and Guiyang, capital of southwestern Guizhou province, in recent days become the latest to roll out new measures to encourage property purchases.
The average price of housing in September was 8,753 yuan ($1,384) a square meter, 0.17% more than the 8,738 yuan of August and moderating from August’s 0.24% sequential rise, according to a survey of property developers and real-estate firms released Monday by data provider China Real Estate Index System.
Compared with a year earlier, the average price of housing fell for the fourth consecutive month, by 1.4% from 8,877 yuan in September 2011.
The survey, compiled with online real-estate brokerage SouFun Holdings Ltd., showed housing prices rose in 60 cities, fell in 38 cities and were unchanged in two cities in September compared with August.
“Housing prices are stabilizing, and small increments like this are acceptable in the eyes of the government,” said GaveKal Dragonomics analyst Rosealea Yao.
The central government has worked for more than two years to prevent prices from spiraling, using a combination of credit curbs, higher down-payment requirements and limits on the number of properties purchased.
Prices fell for much of this year, but a policy shift in February to help first-time home buyers has helped spark a modest market upturn in recent months.
Latest government data show property construction starts increased in August compared with a year earlier, the first increase since February, as did sales and investment.
In terms of floor area, construction starts in January-August decreased 6.8% from the same period a year prior to 1.23 billion square meters.
Residential and commercial property sales totaled 3.401 trillion yuan in January-August, 2.2% more than in the year-earlier period. Sales totaled 2.87 trillion yuan in January-July, down 0.5%.
Signs of a warming market have renewed calls by officials for stricter implementation of existing property control measures, including purchase restrictions. But many local governments are suffering dwindling income from land sales and property-related taxation, and so have attempted to stimulate property sales at the risk of their measures being overturned by the central government.
Guiyang will give nonresident permit holders who purchase residential or office space the same treatment as permanent residents, according to a report by the official Guiyang Daily posted on the municipal government website Saturday. That means nonresidents who qualified to buy property in the past can now buy two properties.
Shanghai’s municipal government has eased restrictions on purchases of government-subsidized apartments to allow two-person households to buy two-bedroom apartments, according to a statement posted on its website Saturday. Previously, individuals and two-person households were generally allowed to purchase only a one-bedroom government-subsidized apartment.
