Ancient and New Tell a Story in San Francisco | Armonk NY Homes

A home should tell the story of its owner,” says interior designer Antonio Martins, the grateful second owner of this 1896 house in San Francisco’s historic Dogpatch neighborhood. Before he moved in, members of one family had lived in this house for nearly all of its 117 years, collectively adding to its character. Now Martins is adding his imprint through cherished finds from his travels, gifts from family and playful mixes of the very old and the very new.

“This neighborhood was full of Irish and Italian immigrants who worked the nearby shipyards and canning factory. The last resident, a man who lived alone, was born in this house,” says Martins, a Brazilian who lived in Hong Kong before settling in California.
By the time he found it, the house was in disrepair, and nothing had been renovated in the last 70 to 80 years, he says. But the home’s good bones were still there.
Martins moved forward with his professional hat on to stretch his budget as far as he could to rehabilitate this old Victorian and start a new chapter.
A 17th-century Italian statue from his mom welcomes guests in the long entryway. Scott Adkins of ProFab Metal Designs made the floating metal shelf, as well as other metal shelves throughout the house.
Martins collected the three metal designs hanging on the wall, created by Yutaka Toyota, years ago. “Toyota was big in Brazil in the 1970s and is making a comeback today as people are wanting to revisit that era,” Martins says. “I’m not interested in the trend; I simply love mixing different eras together.”
The living room is “my life’s story,” Martins says. The small white sofa in front of the bay window was a pickup in Hong Kong, where it furnished the compact apartment he lived in for 10 years. Flanking the sofa are two industrial benches used as petite end tables.
His grandmother’s traveling trunk now serves as a handsome coffee table around which two reproduction French chairs sit. The recamier is from France and was bought by Martins at an auction, as was the Chinese 18th-century side table. “It’s not about designing with what’s fashionable,” says Martins. “This room as well as the entire home is about what’s me — where I’ve been, who I am.”

How to Dramatically Increase Pageviews on Your Website | Armonk Homes

One of the most perplexing problems when it comes to starting an e-commerce company is: how do you get people to visit your new site? Even when you have trendy graphics and great content, you suddenly enter a vast megaverse of competing sites. Fight the temptation to start outright paying for the clicks via Web ads. There are low-cost ways to increase views on any site for any business.

I checked in with several search engine experts to find out the latest techniques to draw attention to a new company site. This is a two-part story. The experts offered their best suggestions on making sure your site is listed at a top position on Google and other search engines. For many of these tips, I’ll implement them on a test site and report back on the results over a period of a few months.

1. Focus on keywords, title tags, and headers. Most of the grunt work for increasing pageviews falls on your dev team and the formatting of pages. Ryan Turner, the co-owner of the Web design company 3Prime, told me you have to do the hard work of searching for keywords in your industry (using tools like the Google Keyword Planner). Each page has a URL, title tag, and header tags (like H1). These should all include the keywords.

“Get specific by making the keywords three to four words long,” Turner says. “Once you have your keywords, make sure you have one great page for each keyword.”

Brandon Howard, the owner of the Web services company Allmywebneeds.com, suggests creating one specific landing page on your site for each keyword. So, for example, a party supply company might create a page each for balloons, wrapping paper, posters, etc. “You want the landing page to load quickly, be graphically appealing, and allow the user to quickly find what they are looking for,” he says.

2. Create vanity linkbait. This one is slightly controversial, depending on your industry. But I’ve also seen firsthand how this can work. Russ Jones, the CTO of Web marketing company Virante, told me the basic idea is to create pages that are targeted at specific influencers and high-profile experts. Here’s an example: Let’s say your start-up wants to create content around the topic of business plans. One approach would be to create a page with a top 10 list of famous business plans, using strategic keywords and tags. Then, you’d start a social network campaign where you let the influencers at those companies know about the link.

The key, says Jones, is to keep repeating this over and over again to increase traffic. But don’t forget: the content has to be interesting as well.

3. Focus on YouTube as much as Google. Alex Genadinik, the founder of business plan app Problemio, told me YouTube can be a goldmine–it’s essentially the second biggest “search engine” in the world next to parent company Google. Every company should have at least one YouTube Channel, filled to the brim with SEO terms and links.

“YouTube is the most versatile tool in your marketing arsenal,” he says. “It is easier to rank on YouTube than on Google, and YouTube videos tend to be more socially shared as well.”

The result? Genadinik says Google will parse the YouTube content and the crosslinks will drive more traffic to your site. My favorite example: a friend of mine runs a small business almost entirely from the traffic he gets from one YouTube video.

4. Do way more blogging. One of the secrets to increasing pageviews is to have more incoming links, which Google uses to help rank your site. When you write posts on other sites and you link back to your company site, it pumps life into your SEO, says Nora Leary, an Account Supervisor at digital marketer Uplifted. Leary says social media activity has a similar effect–links on Twitter and Facebook help people find the site but they also create linkbacks that improve search engine ranking.

5. Don’t forget about email marketing. Maybe you already know how to use MailChimp and have an active email marketing campaign. Still, it’s easy to forget how valuable an email campaign is for increasing pageviews. “Emails that reach your customers directly and keep providing points of interest will tempt users back to the site,” says Catherine Gluckstein, the president of SumAll, a business-centric social media manager. “For example, LinkedIn does this very well with their targeted emails about who has recently looked at your profile, or top newsmakers you may wish to follow.” Often your customers need just a quick prompt to return. But always remember to offer some real value.

Dear North Castle Resident,
Please forgive me for sending one last email blast now that our Town’s turbulent political season has, thankfully, come to a close. I want to thank every North Castle resident who made the effort to vote on Tuesday; your vote was your voice, and the majority of those who went to the polls expressed a desire for change. To those who voted for me, I pledge to do my very best to serve all the residents of North Castle, and I am humbled by your support and confidence in me. For those who supported the other well qualified candidates, I hope you will give me the opportunity to prove my ability to be fair, hard working, and non-partisan over the next four years.
I would also like to remind you to take a moment to observe Veterans Day tomorrow, Monday, November 11th. North Castle’s American Legion Post 1097 located on 35 Bedford Road in Armonk, will hold its annual Veterans Day Service at 11:00AM. Although the first Armistice Day was proclaimed by President Woodrow Wilson on November 11th, 1919 to honor those who died in World War I, in 1947 it was expanded to celebrate all veterans, not just those who died in World War I. North Castle has countless men and women who have over the decades served our country. Let’s remember them and honor them on Veterans Day.
As we approach in the next two months the various holiday celebrations, I wish you and your family all the best, and look forward to 2014.

Obama Scorecard: Despite improvements, housing remains fragile | Armonk NY Homes

Despite strong improvements in home prices, purchases of new homes and sales of existing homes, officials caution that the overall recovery remains fragile, the Obama administration said in its latest October housing scorecard.

“As indicated in the October housing scorecard, the Administration continues to work to stabilize the housing market and help responsible homeowners get back on their feet,” said the Department of Housing Urban Development Deputy Assistant Secretary for Economic Affairs Kurt Usowski.

“With homeowners’ equity at its highest level since 2007 and home prices increasing steadily, it is clear that we are moving in the right direction.  As our housing market regains stability, it seems the time is ripe for private capital to begin taking a larger role in the housing finance system,” Usowski added.

Home prices maintained their steady growth, with S&P Case-Shiller home price index rising to 164.5 in October from 162.4 last September. Year-over-year the index is up from 145.8 the same period a year ago.

Existing homes sales took a dive down, as sales dropped to 440,800 in October to from 449,200 in September, according to the latest data from the National Association of Realtors. However, this is significantly up from 398,300 in October 2012.

Homebuilders are heading into their peak season, with more than 75% of annual homebuilder returns historically generated in the November-to-January timeframe. Following past trends, new home sales rose to 35,100 in October, up from 32,500 in September and 31,200 October 2012, data from the U.S. Census Bureau and HUD reported.

The supply of existing-homes for sale remained fairly unchanged, as inventory inched up from a 4.9-month supply in September to a 5-month supply in October, NAR posted. Meanwhile, the supply of new homes for sale slightly dipped to a 5-month supply in October, compared to a 5.2-month supply in September, the Census Bureau and HUD said.

In addition, the industry took a slight step back in progress, with foreclosure starts increasing to 58,000 in October, from 55,800 last month, the most recent RealtyTrac found.

Furthermore, mortgage delinquency rates for prime borrowers remained frozen at 3.3% in October, according to Lender Processing Services.

 

 

 

Schiliro Celebrates North Castle Supervisor Win | Armonk Real Estate

Michael Schiliro is now the man in charge in North Castle.

With 100 percent of precincts reporting, Democrat Schiliro, a councilman, defeated incumbent Republican Howard Arden to become North Castle Town Supervisor, 56 percent to 44 percent.

The Republican majority of Arden and council members John Cronin and Diane Didonato-Roth had governed the town over the past two years. Arden and Cronin were defeated, and Didonato-Roth was defeated in a primary in September.

“It feels great,” Schiliro said.  “Campaigns are always a lot of hard work but they are enjoyable because you get to meet so many people. It’s a real privilege and honor to serve the town and to be chosen supervisor by the people of North Castle.”

Schiliro said residents were concerned about the financial health of the town and the lack of civility at meetings.

“Residents can expect a respectful government and a civil atmosphere,” Schiliro said. “Nobody will be talking over each other. We have cohesive board that will make well informed decisions. We’ll disagree, like a full functioning board should be doing. I’m looking forward to it.”

Arden blamed his loss on residents disapproving of the Brynwood Golf and Country Club’s development proposal. Brynwood is proposing 88 luxury condominium units for older adults.

In Sept. 2012, Arden, Cronin and Roth voted to accept Brynwood’s environmental review while Schiliro voted against it.

“You have to maintain integrity,” Arden said. “They have a right to present their application. We had never gotten to the point of making a decision. At the end of the day, it’s more important to maintain character and be fair and open.”

Arden said he plans to take a break from town politics.

“I put a lot of time and effort into it and the results were outstanding,” Arden said. “There shouldn’t have even been an election if you look at the results. I had two great years, the town is in the best financial and quality of life shape it’s ever been in.”

Republican Barbara DiGiacinto and Democrat Barry Reiter were elected to the town board with each getting 28 percent of the vote. Democrat Jose Berra had 22 of the vote, while Cronin had 21 percent of the vote.

Patricia Colombo ran unopposed for receiver of taxes, while Republican Douglas Martino defeated Democrat Linda Napolitano for town justice

BofA CEO: Housing market is fairly stable | Armonk NY Real Estate

According to The Wall Street Journal, Bank of America (BAC) CEO Brian Moynihan said the U.S. housing market is fairly stable, as consumer spending stays solid and the shutdown fails to hinder progress.

Big banks have seen their mortgage banking income decline in recent quarters as refinancing activity fizzles. But Mr. Moynihan said that a decrease in refinancing activity is not indicative of the strength of the overall U.S. housing market. Instead, he said that home purchases, which have grown slightly since the beginning of the year, are what spurs broader economic growth.

He added that he believed the Federal Reserve would keep rates low until the economy starts to show greater signs of growth.

Moynihan also spoke about how the bank has spent more than $40 billion to date putting its legal troubles behind it. He wouldn’t say whether he thinks the government is unfairly “shaking down” big banks with penalties for crisis-era behavior.

Ten of the Tiniest Apartments For Sale in New York City | Armonk Real Estate

While we all wait with baited breath for the city-sanctioned micro units to hit the market some time in 2015, there are already plenty of apartments throughout the city worth noting for their extreme smallness. We’ve looked at a number of them before, some impressive, some less so. Just for kicks, let’s take a peek at ten of the smallest apartments for sale in the city right now (based off apartments on Streeteasy that list square footage), starting with this 275-square-foot studio on Macon Street in Bed-Stuy, asking $143,850. All cash required.

This For Sale By Owner in Soho, also 275-square-feet, is asking $295,000, or just over $1,000 per square foot. Good news: it has a bathroom. Bad news: the wall separating the bathroom from the kitchen is about three feet high.

On the Upper East Side, this 300-square-footer has been on the market for almost three years and just upped its price to $750,000 ($2,500 per square foot). The shower appears to basically be a walled-off corner.

Originally listed for $199,000 in October of 2011, this 300-square-foot studio in Murray Hill is down to $145,000, less because of the size than because it comes with a rent-stabilized tenant in place.

This 300-square-foot studio in Yorkville is essentially a short hallway with a bathroom and a kitchen, but props to the brokers for the excellent and un-deceptive photography. It’s asking $279,000.

Someone paid $329,000 for this 300-square-foot pad in Lincoln Square in 2011, and decided they wanted out less than two years later. The price was chopped for the second time last month, down to $324,700.

1 in 6 markets back to normal, with smaller metros leading the way | Amonk Real Estate

Smaller metros are leading the way in the housing recovery, accounting for 43 of the top 50 markets on an index compiled by the National Association of Home Builders and First American Title Insurance Co.

The NAHB/First American Leading Markets Index (LMI) shows housing markets in 52 out of 350 metro areas have now returned to or exceed their prerecessionary levels of activity.

The LMI uses employment growth data from the Bureau of Labor Statistics, home price appreciation data from Freddie Mac, and single-family housing permit growth from the U.S. Census Bureau.
