Do-it-yourself Pole-barn Building | South Salem Real Estate

If you need to add shelter to your homestead easily and economically, pole barns are right for you. They’re the fastest, most cost-effective way to build permanent, solid shelter to store equipment, house livestock, or function as a garage or workshop facility. You can even use the pole barn approach to build a year-round home. A big part of the attraction is simplicity. There are only four steps involved in pole-barn building, and the first one’s even optional! None of the work requires fancy tools or finely honed skills.

The steps to pole-building success are simple: Create a level base pad (if you want more than just the earth underfoot), set poles vertically into holes in the ground, connect them across the top with beams and braces, then put roof trusses on top. No need for a complicated foundation, either. Even in regions with cold, frost-prone winters, pole barns endure well with nothing more than the simplest connections to the earth. And if this weren’t advantage enough, pole barns also offer the option of using your own logs and rough-cut lumber for many parts of the job. The only thing wrong with pole barns is the name. This building approach is so much more useful than for building barns alone.

If you’ve never constructed anything large before, then a pole building is a good place to start. The illustration and information you’ll find in this article will equip you to custom build your own durable pole barn based on universal design and building principles. Most building authorities require simple plans for project approval, though many will accept hand-drawn versions. Agricultural extension services across the continent also offer basic pole building plans for free. You can buy fancier ones online. Either way, success ultimately comes down to the kind of hands-on know-how you’ll find here.

Create a Base

Besides the fact that you’ll need to locate your pole building on flat, well-drained ground, consider adding fill to create a raised base area. This isn’t necessary for all applications, though it provides a more level floor space that’s raised enough to keep water from draining in, even during wet seasons.

There are four reasons crushed rock screenings are my favorite choice for a raised base. Screenings are usually less expensive than other types of aggregate because they’re a byproduct at many quarries. Screenings also are small — typically less than a quarter-inch in diameter, with lots of stone dust mixed in. This makes screenings easy to rake and level accurately. They pack down firmly, too. And screenings don’t ruin the future growing potential of soil forever. When your pole barn needs to come down after its working life is over, scrape off the screenings and use them somewhere else. Unlike larger grades of crushed stone, the leftover screenings that the loader can’t remove will disappear when you till the soil.

Before you order any fill for a base, you’ll need to mark out an area to guide the location and level of material required. Read “Stake Your Ground,” below, for tricks that speed this process and the work of laying out wall post locations later.

Installing Poles

The plan shows the 8-foot pole spacing that’s common for enclosed walls on most pole-barn designs. You can stretch that to 12-foot spacing on open sides where animal and machine access is required.

Pressure-treated timbers make good poles for small designs, and reclaimed utility poles (as long as they’re in sound condition) or rot-resistant logs cut from your own forest are good for large ones. The key is to select the right diameter poles for the height and spacing you’re planning (check with your local building inspector).

If you have health and environmental concerns about using pressure treated lumber, there’s good news. Today’s most common wood preservative compound, abbreviated ACQ, replaces the arsenic-bearing substance called CCA that was used to preserve wood until 2003.

ACQ is one of a handful of new preservatives that are thought to be significantly safer than CCA. But all these new products do have a downside. They’re much more corrosive to nails, screws and support brackets than CCA ever was. And as you’d expect, this corrosive action is greatly enhanced in the presence of moisture. As a minimum, use hot-dipped galvanized nails and screws when building your pole barn. Better yet, for critical connections where additional fasteners can’t be driven in later, use stainless steel.

RealtyTrac: April foreclosure filings drop 23% | North Salem Real Estate

U.S. foreclosure filings fell 5% from March to April with default slips, scheduled auction notices and bank repossessions targeting 144,790 properties last month, RealtyTrac said.

Compared to year ago levels, foreclosure filings declined 23% in April and total foreclosure activity reached a 74-month low, the real estate data firm added.

The study notes one out of every 905 U.S. housing units faced a foreclosure filing last month.

“The April numbers indicate that the pig is moving through the python when it comes to deferred foreclosures in judicial foreclosure states,” said Daren Blomquist, vice president at RealtyTrac. “Foreclosure starts have been increasing for several months in many of the judicial states, and now that increased volume is showing up in the second stage of the process: the public foreclosure auction.”

The differences in judicial and non-judicial foreclosure states remained magnified with judicial foreclosure auctions increasing 22% from March to April and rising 31% from year ago levels to the highest point in over two years, RealtyTrac added.

Florida’s housing market gained strength in first quarter 2013 with increased closed sales, more pending sales, higher median prices and a reduced supply of homes for sale compared to the same quarter in 2012, according to the latest housing data released by Florida Realtors®.
“The first three months of 2013 demonstrate that Florida’s housing market is gaining momentum and continuing to bolster the state’s economy,” said 2013 Florida Realtors President Dean Asher , broker-owner with Don Asher & Associates Inc. in Orlando. “More people went back to work as more jobs were created in Florida during the first quarter, and our population is also growing –which provide a solid foundation for growth in the housing market. It’s taking less time to sell a home and, coupled with tight inventory, that shows buyers are eager to lock in historically low mortgage interest rates and take advantage of favorable, but rising prices.”
Statewide closed sales of existing single-family homes totaled 48,976 in 1Q 2013, up 10.2 percent compared to the year-ago figure, according to data from Florida Realtors Industry Data and Analysis department in partnership with local Realtor boards/associations. Closed sales typically occur 30 to 90 days after sales contracts are written.
Meanwhile, pending sales – contracts that are signed but not yet completed or closed – for existing single-family homes rose 26.8 percent in the first quarter compared to the 1Q 2012 figure. The statewide median sales price for single-family existing homes in 1Q 2013 was $153,000, up 13.4 percent from the same quarter a year ago.
The median is the midpoint; half the homes sold for more, half for less. Housing industry analysts note that sales of foreclosures and other distressed properties downwardly distort the median price because they generally sell at a discount relative to traditional homes.
Looking at Florida’s year-to-year comparison for sales of townhouse-condos, a total of 24,655 units sold statewide in the first quarter, up 3.2 percent from the first three months of 2012. Pending sales for townhouse-condos in 1Q 2013 increased 13.7 percent compared to a year ago, while the statewide median for townhouse-condo properties was $116,000, up 18.4 percent over the same quarter last year

If you live in Brentwood Circle, there’s a good chance Reese Witherspoon is the girl next door. With two existing homes in the neighborhood, the Oscar-winning actress has purchased another for $3 million.

The ranch-style home is described by the listing agent as an “enchanted cottage” that’s “warm and inviting.” With a glass art studio and hillside gardens, the home offers a retreat from downtown L.A.

It isn’t surprising Witherspoon would choose a getaway outside the city center — her Ojai ranch provided the feeling of being in the country while only an hour removed from Los Angeles. And, with a recent trip to jail on a disorderly conduct charge, the actress is likely looking to steer clear of the paparazzi.

It also isn’t surprising Witherspoon bought a few houses down from her existing property; celebs have a track record for hopping around the same neighborhood or owning several properties within the same ZIP code. Actress Kate Hudson is known for buying a $5.8 million home next door to her longtime Pacific Palisades residence, and Oracle CEO Larry Ellison also recently added to his collection of homes on Malibu’s “Billionaires’ Row.”

While celebs typically move up with successive home purchases, however, Witherspoon paid less for this property than her two other Brentwood homes. It’s also the smallest of the three, measuring 3,053 square feet

Despite Sellers’ Markets, Seventy-one Percent Still Say it’s a Good Time to Buy | South Salem NY Real Estate

Home prices are rising at double digit rates. Inventories are at historic lows. Two out of five applicants for a purchase mortgage are rejected. Yet nearly three quarters of Americans say it’s a good time to buy a home.

While some would argue its always a good time to buy, conditions have turned to favor sellers in most markets across the nation. Yet even though a slight majority of consumers participating in Fannie Mae’s latest monthly National Housing Survey expect prices to rise over the next three months, 71 percent said its still a good time for buyers.

By contrast, the share of respondents who say now is a good time to sell climbed 4 percentage points in April but still reached only 30 percent, compared to 15 percent at the same time last year. That’s not even half as many as those who said it’s a good time to buy. The percentage that said it’s a good time to buy stayed steady from March.

The share of respondents who say mortgage rates will go up fell 3 percentage points to 43 percent, while those who say they will go down increased slightly to 7 percent.

The average 12-month rental price change expectation held steady at 4.1 percent.

Forty-eight percent of those surveyed say home rental prices will go up in the next year, a 2 percentage point decrease from last month’s survey high.

The share of respondents who said they would buy if they were going to move increased slightly to 65 percent.

“For the first time in the survey’s three-year history, the majority of Americans surveyed now expect home prices to increase,” said Doug Duncan, senior vice president and chief economist at Fannie Mae. “Crossing the 50 percent threshold marks a significant milestone as most Americans believe a housing recovery is truly occurring throughout the country. Reflecting that increased optimism toward housing, the share of Americans who think it is a good time to sell has doubled during the last year. Many homeowners who have been underwater are gradually returning to positive equity, and selling is now becoming an available and attractive option again.”

Loads of agents know firsthand that an uptick in buyer activity and some loosening of lending purse-strings can result in a particular flavor of supply-demand imbalance we call “a seller’s market.”  A recent Truliastudy proved this market season is just that: 75% of surveyed consumers said it’s better to buy a home now than a year from now.

But the same study revealed that there’s also pressure from the other end of the market – only one in three consumers said it would be better to sell now than a year from now. These patient would-be sellers have pushed inventory to a 12-year low.

Trulia ($34.34 0%) provides a number of ways that agents can grow their seller clients while so many are wanting to hold out another year.

Zillow survey: 5% home value growth expected in 2013 | South Salem NY Real Estate

With more than 100 forecasters predicting Zillow’s Home Value Index could end the year up an average of 5.4% from last year, fears of a market bubble resurfaced.

According to the latest Zillow ($62.94 0%) Home Price Expectations Survey, the median U.S. home value is expected to rise to $165,280, on average by the end of 2013.

At the end of 2012, the U.S. Zillow Home Value Index stood at $156,800.

In the latest survey, conducted in late February, respondents reported they expected average home value growth of just 4.6% in 2013. In 2014, respondents predicted average home value appreciation of 4.4%, up from prior expectations of 4.2%.

While panelists were more skeptical on near-term value appreciation this year and into 2014, their expectations for nationwide home value growth in 2015, 2016 and 2017 were slightly more pessimistic than in prior surveys.

Panelists said on average they expect annual home value growth between 3.5% and 3.7% from 2015 through 2017. This is a modest drop from previously expressed expectations in the 3.6% to 3.8% range.

Cumulatively, respondents anticipate home values to rise 22.3% through 2017, on average.

“The panel’s expectations of near-term home value appreciation remaining above historic norms are consistent with a market struggling to satisfy strong demand from buyers attracted by rock-bottom interest rates and improving economic conditions,” said Zillow Chief Economist Stan Humphries.

Humphries added, “But looking further out, that appreciation will have to moderate as interest rates rise, or else homes that seem affordable today – despite rapidly rising values – are going to look very expensive relative to people’s incomes as it gets more costly to finance a home. How the Federal Reserve handles the eventual winding down of its policy of quantitative easing will be critical in determining if the current period of rapid appreciation is a benign bounce off the bottom, or a more dangerous bubble being re-inflated.”

The more optimistic quartile of panelists predicted, on average, a 6.6% rise in home values in 2013. However, the pessimistic bunch expects an average increase of only 4.2%.

Elevated refi activity pushes mortgage applications higher | Pound Ridge Real Estate

Mortgage applications increased 7% for the week ending May 3 when compared to a week earlier, an industry trade group said Wednesday.

The steeper jump comes after only slight increases these past few weeks, the Mortgage Bankers Association said.

The refinance index also soared 8%, reaching its highest level since December 2012.

“The gain in the refinance index was due to increases in both the conventional and government refinance indices of 8.8% and 5.7% respectively,” the MBA noted.

The seasonally adjusted purchase index rose 2%, bringing it back to its highest level since May 2010.

Breaking a three-week trend, the refinance share of overall mortgage activity inched up to 76% of total applications compared to 75% last week.

Additionally, the adjustable-rate mortgage share of activity increased slightly and now accounts for 4% of all mortgage applications.

The average 30-year, fixed-rate mortgage with a conforming loan balance continued to slip to 3.59%, the lowest level since December 2012, and down from 3.60% the previous week.

Meanwhile, the average 30-year, FRM with a jumbo loan balance dipped to 3.79% from 3.80% last week.

The average contract interest rate for the 30-year, FRM backed by the FHA ticked up to 3.35% compared to 3.34% the previous week.

Both the 5/1 ARM and the 15-year, FRM fell to the lowest rate in the history of the survey, tumbling to 2.53% and 2.81%, respectively.
