Deliquency, Foreclosure Rates Welcomed Back To Pre-Crisis Levels | Cross River NY Homes

 

The end of 2013 showed broad improvements in delinquency and foreclosure rates, dropping to their lowest levels in six years, reports the Mortgage Bankers Association (MBA) in its Q4 2013 National Delinquency Survey.

The delinquency rate for mortgage loans on one-to-four-unit residential properties decreased to a seasonally adjusted rate of 6.39% of all loans outstanding at the end of the fourth quarter of 2013 – the lowest level since the first quarter of 2008.

The delinquency rate decreased two basis points from the previous quarter and 70 basis points from one year before. (The delinquency rate includes loans that are at least one payment past due but does not include loans in the process of foreclosure.)

The percentage of loans in the foreclosure process at the end of the fourth quarter was 2.86%, down 22 basis points from the third quarter and 88 basis points lower than one year before. This was the lowest foreclosure inventory rate seen since 2008, the MBA notes.

The non-seasonally adjusted percentage of loans on which foreclosure actions were started during the fourth quarter decreased to 0.54% from 0.61% – a decrease of seven basis points and the lowest level since 2006.

The serious delinquency rate, the percentage of loans that are 90 days or more past due or in the process of foreclosure, was 5.41% – a decrease of 24 basis points from last quarter, and a decrease of 137 basis points from the fourth quarter of the year prior.

The six-bedroom house, which is asking $6.75M, also features formal living and dining rooms, a library, an updated kitchen, and absolutely stunning ocean views.

Refinances continue to drop, meaning good news for REITs | Cross River Homes

 

The Refinance Index fell 0.2% (from 1,693 to 1,690), as rates fell 2 basis points. Refinances have been dropping like a stone, as the people who have equity in their homes have already refinanced and the ones left with high rates are underwater.

 

The MBA reported that the share of refinance applications fell to 61.5%. Going forward, home price appreciation will drive refinance activity as previously underwater homeowners eventually get back to positive equity and take advantage of lower rates. Slowing refinance activity will be a negative for originators like PennyMac (PMT) and Redwood Trust (RWT). It has already taken its toll on Nationstar (NSM), which reported disappointing earnings

I Turned My Tiny, Dark, And Overpriced New York Apartment Into A ‘Smart Home’ For Just $300 | Cross River Homes

My apartment gets almost no natural light.

That’s one of the problems with living in New York. I spend about a zillion dollars per month in rent, and still have a teeny tiny apartment that faces the back of a bunch of taller buildings that block the sun. My bedroom window faces some other guy’s bedroom window across a narrow, dark alley.

So no matter what time of day it is, I always have the lights on in my apartment.

For the last several weeks, my apartment has been programmed to light itself up. Whenever I enter my building, my apartment knows I’m home and switches on the lamp in my living room so I don’t have to fumble around in the dark. When I leave the room, the light shuts itself off.

That’s because I’ve been testing something called SmartThings. SmartThings isn’t just one gadget, but a Web-connected system of everyday objects that can control everything in your home from your lights to your coffee maker. I tested one of the SmartThings starter kits, which sell for $199 or $299.

How It Works

SmartThings starts with the hub, a small white plastic box that looks sort of like a WiFi router. The hub plugs into your router and talks to the rest of the connected objects in your home. Since the hub is connected to the Internet, you can control everything from a computer or the SmartThings app, even if you’re out of the house.

From there, you set up the objects you want connected. My starter kit came with two motion sensors, two multi sensors that can tell you when a door or window is open, two presence sensors that you clip to your keychain so the hub knows when you’re home (the app can also double as a presence sensor using your phone’s GPS), a smart outlet for controlling lamps or appliances, and a moisture sensor that goes under the sink to alert you in case of a leak.

Teatown’s Return of the Eagle Program

The eagles have been active for  Ossining’s first graders at the Croton boat ramp this week.  The first graders are getting an up-close and personal experience with the eagles, giving  hands-on experience for their in-school curriculum. Teatown educators and volunteers assist the students in viewing the bald eagles through the spotting scope and instruct them in bald eagle ecology. The eagles, of all ages, are enjoying the cold weather and ice. They have been seen soaring over Eagle Bay, perching in tall trees near Croton Point Park, and feasting on fish on an ice shelf.

Home prices fall back slightly in November, soar from a year earlier | Cross River Real Estate

 

Home prices in the nation’s largest cities declined slightly in November from  October, as the market showed signs of cooling during the slower fall season,  according to a closely watched index.

The S&P/Case-Shiller  index of 20 large U.S. metropolitan areas, released Tuesday, fell 0.1% from  October–the first decline since November 2012. But prices soared compared to a  year earlier, rising 13.7%.

David M. Blitzer, chairman of the index committee at S&P Dow Jones  Indices, called November a “good month for home prices,” noting strong  year-over-year price appreciation.

“Prices typically weaken as we move closer to the winter,” he said in a  statement.

Western metros continue to lead the recovery. Prices in Las Vegas rose 27.3%  compared to November 2012; San Francisco 23.2%; and Los Angeles 21.6%.

The Case-Shiller index, created by economists Karl E. Case and Robert J.  Shiller, is widely considered the most reliable read on home values.

The housing index compares the latest sales of detached houses with previous  sales, and accounts for factors such as remodeling that might affect a house’s  sale price over time.

Nine cities posted price gains from October. Los Angeles, Las Vegas, Phoenix,  Miami and Tampa,  Fla., have seen 12 or more straight monthly increases.

New home sales fell 7% in December | Cross River Real Estate

 

New home sales fell in December, falling 7% below November’s revised rate of 445,000 sales to a seasonally adjusted annual rate of 414,000 units, the Commerce Department reported Monday.

However, December statistics are still 4.5% above the December 2012 estimate of 396,000 units.

Additionally, the median sales price of new houses sold in December 2013 fell to $270,000, while the average sales price for the same month came in at $311,400.

The estimate of new houses up for sale at the end of December came in at 171,000, representing a 5-month inventory supply at the current sales rate.

Meanwhile, 428,000 new homes were sold in 2013, which is 16.4% above the 2012 figure of 368,000 units.

Despite the dampening numbers, Jeff Taylor, managing partner at Digital Risk, is still very bullish on new home sales going into 2014 since you still have historically low interest rates and you will get more for your money.

“I think last year the market got so hot nationally that a lot of investors bought a lot of these houses and started to put them on the market, but since they were not doing significant repairs to the houses, people took a step back from buying them,” Taylor said.

Buyers want a photo-driven search experience | Cross River Real Estate

 

Upwards of 80 percent of buyers want to see property photos first when searching for a home, according to Robyn Woodman, a real estate broker and head of business development at Portland, Ore.-based real estate startup Househappy.

Househappy, a participant in Startup Alley at Real Estate Connect New York City, was founded in 2011 by Kevin McCloskey, a real estate broker with 27 years’ experience in the business.

The startup launched its visually based search site in March 2013. Househappy.org is free for consumers, agents and brokers, and McCloskey has vowed it will remain so. He plans to monetize the site with advertising from home services and other merchants near properties. Listing agents or brokers are posted directly on a listing page with no competing advertising from other agents.

The site obtains its listings from broker data feeds and manual uploads from listing agents or brokers. A deal with a major listing syndicator is also in the works.

Househappy recently raised $1.5 million in a funding round lead by Skechers exec Jeff Greenberg. That funding was on top of $1 million in seed funding previously raised from angel investors.

The Google Bus Protests Are Really About Bay Area Home Prices | Cross River NY Homes

So I haven’t been following this very closely, but I’m catching up on  the Google bus controversy in the Bay Area.

From what I’ve gathered, a growing number of Silicon Valley workers,  from Google and other companies, are finding themselves in San Francisco, some  40 miles from San Jose, Palo Alto, Sunnyvale, Cupertino, Mountain View and the  other towns that make up the high-tech hub.

Workers are moving to the City By The Bay presumably because they’re  drawn to the city’s attractiveness, amenities and dynamism, which the Valley  apparently lacks (never been there, so this is totally  impressionistic).
In response to this shift, Google and  others are orchestrating private buses to transport workers from the City to the  Valley, and paying the City of San Francisco good  money to use its bus stops.  This has prompted protests from  SF residents decrying the impact of the Valley workers on affordable housing and  in altering the character of the city.
