On Saturday, join us at the market for an “I Love My Farmers Market Celebration” with the American Farmland Trust. The celebration will feature music by Les Tappan Zigues from 10 am to noon AND a free yoga class in Market Square from noon to 1 pm.

The American Farmland Trust will encourage market customers to pledge their support for the market. A pledge is a commitment to shop at the market. They will record the dollars pledged and announce the total at the end of the market day. In exchange, shoppers will receive a “No Farms, No Food” bumper sticker, as well as a Made in the USA canvas tote bag. These reusable bags are the perfect accessory as the market strives to be free of plastic shopping bags by September 27th.

Chef Maria Reina will give a free cooking demo at the Piermont Farmers Market
from 9:30-11:30 am. She always whips up healthy, seasonal dishes with products that can be found at the market. You’ll get to sample her delicious cooking and get ideas for dinner.

AND for the talented bakers of the area, registration is now OPEN for the 2nd Annual Piermont Apple Pie Contest. The judges will be renowned Chef Peter X. Kelly, Mark Tasker, Head Pastry Chef of Balthazar, and esteemed Piermont community member, Sylvia Welch.
The panel will determine the winner in the categories of Best Tasting, Best Looking, Most Creative, and Most Traditional. Then they will turn the judging over to the public to taste each entry and vote on Best Overall. Register this Sunday at the market or online HERE.

Cardamom Summer Chowder by Calcutta Kitchens

Hey there Corn, have you met Cardamom Summer Chowder yet?

At Down to Earth Farmers Markets, we love to bring together both local farmers and food makers who source locally. Aditi Goswami, the founder of Calcutta Kitchens, is an example of the latter. She grew up going to the fresh food markets of India, and now she’s dedicated to using local farmers’ ingredients in her Indian simmer sauces. She lets the changing harvest inspire her kitchen ideas and she recently shared this recipe for Cardamom Summer Chowder. For the late summer harvest, Aditi now gives us a delicious – and easy! – stage…ENJOY. 

Cardamon Summer Chowder

Ingredients

1 16 oz jar of Calcutta Kitchens Bengali Cardamon & Coconut Simmer Sauce
2 ears of fresh corn cut into 1.5″ pieces or just kernels
1 large tomato chopped
1 garlic clove chopped
2 tsp oil
1 fresh pepper of your choice, chopped with seeds removed
1 summer squash chopped
4 cups assorted seafood (clams, mussels, shrimp) OR two cups cubed tofu

Directions

In a stockpot, add oil and sauté garlic for 30 seconds. Add jar of sauce and 1/2 cup water. Add all vegetables, bring to a simmer, turn heat to medium and cover. Cook for 5 minutes. Add seafood (or tofu) and cook another 3-4 minutes covered until cooked through. (Clams and mussels will open – discard any unopened ones.) Serve hot with fabulous crusty bread from the market! – Aditi

The donated bags will be offered to customers as an alternative to plastic bags for their market purchases. For each bag donated, customers can enter to win a $25 gift certificate for the market, and a winner will be drawn every 2 weeks.

Cleaning Up the Planet One Bag at a Time: Essay by Sharon Rowe

Down to Earth Markets is pleased to collaborate with ECOBAGS®, maker of sustainably-sourced, reusable shopping bags to encourage people to reduce the use of single-use plastic bags at our farmers markets. Both of our companies are based in Ossining, New York, and together we recently launched the BYOBag program at Ossining’s Down to Earth Market. ECOBAGS® Founder, Sharon Rowe, shares how she pioneered this effort over twenty five years ago:

I started ECOBAGS® because I was tired of seeing plastic bags stuck in trees and floating in the Hudson River. It didn’t make sense that every time I went into a store, I left with a single-use plastic bag. Why use something once and then throw it away? This was back in 1989. So, I decided I would change my shopping behavior. I decided to bring my own cloth bags to the store, ones that I could use again and again, like the bags I used traveling in Europe years before. I wanted to find bags that would conveniently fold up and expand to hold my purchases – traditional string bags. I couldn’t find any in the USA, so I asked some friends to bring bags back from Europe. What happened next is what inspired me to start my company and my brand.

I began shopping with my reusable bags in NYC and people noticed. They wanted to talk with me. I found out, pretty quickly, that I wasn’t the only person tired of using or seeing plastic bags everywhere (and this was 25 years ago!). There was an interest in reusable options, so I decided to start making them and generate market demand. If you have a belief, like I do, that everyone has a right to clean air, clean water, and a clean environment, then being wasteful and seeing litter (and a lot of it coming from single-use) is personally hurtful in a very deep way.

I also began shopping differently when I started using reusable bags. While I hardly ever purchased processed foods, I now chose produce that wasn’t pre-packed and left other packaged items on the shelf. The end result was zero garbage after putting away all my purchases at home.

I started with the idea of creating zero waste. Twenty five years ago, it was an unsexy term called “source reduction.”

When you decide to question what is really “convenient,” you quickly run into, as Al Gore said, “Inconvenient Truths”. When you “choose to reuse” you can gain insights that will connect you more deeply to the environment. Don’t be surprised, if bringing your own bags to the market leads you to create other changes in your life. Simple actions can and do change the world. As Margaret Mead said, “Never doubt that a small group of thoughtful, committed citizens can change the world; indeed, it’s the only thing that ever has.”

Funding Approved For Repairs To County Roads In New Castle | Chappaqua Real Estate

 

Several county roads in New Castle are among those that will have work paid for through funding approved by the Westchester County Board of Legislators, according to County Executive Rob Astorino’s office.

The total amount of funding is $5 million and will be used to finance work on 40 county roads that have been damaged. The New Castle roads include portions of Washington Avenue and South Greeley Avenue in downtown Chappaqua and a portion of Seven Bridges Road between the Yorktown border and Route 133.

The board approved the funding on Tuesday in a 16-0 vote, according to Astorino’s office.

“This is a big win for taxpayers and motorists,” the county executive said in a statement. “Last year’s storms and tough winter did a number on our roads, and while our road crews did a good job making repairs where necessary, this new program gives the county the capability to respond more quickly when urgent repairs are needed.”

Home prices tick up 0.9% in May | Chappaqua NY Real Estate

 

Home prices continue to slowly trend higher, rising .9% in May, up 5.9% from a year ago, according to the latest home price index report from Black Knight Financial Services.

This is now just 11% off the 2006 peak of $268,000, with the HPI coming in at $239,000.

Meanwhile, Colorado and Texas both hit new peaks in May, reaching $269,000 and $195,000, respectively.

In addition, 20 of the largest 40 metros all experienced month-over-month growth.

Las Vegas still leads the largest metros in distance from its local market peak (-42.6%). For the 20 largest states, Florida holds that position, where prices are 32.4% lower than their April 2006 peak.

Black Knight: Home prices tick up 0.9% in May

Valuation Fraud Soared 27 Percent in Q1 | Chappaqua Real Estate

The national Property Valuation Fraud Risk Index rose 27 percent in the first quarter and 17 percent from a year ago, evidence that an epidemic of fraudulent home valuations is sweeping certain real estate markets on the East and West Coasts.

Property valuations are increasingly being manipulated by individuals who purchase and list multiple properties in the same neighborhoods to dominate values in hyper local markets ienabling them to set fraudulent sales prices to their advantage, according to a report from Interthinx, a subsidiary of First American that helps lenders minimize risk and review appraisals.

Another contributing factor observed is the rise in the number of properties being appraised well above traditional valuation thresholds to artificially create equity.

“This quarter’s report is a reminder that lenders need to be aware of emerging fraud risks. The rise in property valuation risk is troublesome because collateral values are a critical element in making sound lending decisions,” said Jeff Moyer, president of Interthinx. “To make lending decisions with increased confidence in the loan’s quality, we recommend that lenders use automated tools early in the valuation process to double check opinions of value, quality of work and regulatory compliance on issues such as licensing.”

California continues to be the riskiest state with a Mortgage Fraud Risk Index of 146, and it contains eight of the 10 riskiest Metropolitan Statistical Areas, (MSAs) and eight of the 10 riskiest ZIP codes. California also continues to dominate the type-specific lists with four of the 10 riskiest MSAs for property valuation fraud, seven of the 10 riskiest MSAs for identity fraud, six of the 10 riskiest MSAs for occupancy fraud and eight of the 10 riskiest MSAs for employment/income fraud.

Inside The Stack, New York’s First Batch of Modular Homes | Chappaqua Real Estate

Over the course of just 10 months, New York City’s first building made entirely of modular units came together. (Sorry, Atlantic Yards’ B2, but you’re literally going be No. 2 in this fight.) Developers Jeffrey Brown and Kim Frank, along with the creative architecture firm Gluck+, took a 50-foot-wide, 150-foot-deep site on Broadway near the Cloisters and loaded 56 modules into it in only 19 days, stacking them—in a manner that handily produced neat time-lapse videos—into two seven-story structures with one unified facade that surround a central courtyard. Within The Stack are 22 apartments that hit the rental market in May, with studios starting at $1,755, one-bedrooms from $2,400, two-bedrooms from $2,850, and three-bedrooms from $3,990. (There are also six affordable apartments getting doled out via lottery.)

Curbed took a tour of this urban milestone in prefab-ulous construction, learning all sorts new terminology, like “mate lines,” a.k.a. the visible notches in the floor where two modules meet. Fun fact: the quarter-mile-long assembly line where the modules were constructed in Pennsylvania custom-equipped each of the 56 rectangular prisms with everything from toilet paper roll holders and mirrors to kitchen cabinets and countertops, all constructed into position hundreds of miles away based on the module’s final destination in its intended apartment

Despite drop, cash sales still rule market | Chappaqua Real Estate

 

 

Despite cash sales dropping in 102 of 126 metro areas in the first quarter of 2014 compared to a year ago, cash still rules the market, according to a recent Zillow report.

“Even as the share of all-cash sales falls in many areas, it’s pretty clear that cash is still king, especially at the lower end of the market,” said Zillow Chief Economist Stan Humphries.

“It can be difficult for more traditional buyers to compete with cash offers, especially in a tight inventory environment and among cash-strapped first-time buyers most likely to seek lower-priced properties,” Humphries said.

“Housing is much more than an investment for most buyers, and it’s heartening to see more buyers armed with traditional financing begin to enter the market. This is a critical step on the way back to a more normal, balanced housing market,” he added.

However, homes priced in the lowest third of all homes available are the most attractive to cash buyers.

In 27 of the top 30 metros, more than one third of all sales of the lowest-priced homes were made by cash.

Furthermore, in three of the top 10 metros – Tampa, Detroit and Miami – more than 80% of all sales in the lowest price bracket were cash deals.

As reported by HousingWire back in May, “Strict lending standards combined with low inventory continue to give the advantage to investors and other cash buyers in this housing market,” said Daren Blomquist, vice president at RealtyTrac.

Billionaire businessman William Koch just listed his 32,614-square-foot Aspen mansion for $89.9M. Not only is it Aspen’s most expensive listing by a landslide—a hair under double the cost of the moneyed Colorado city’s second most expensive listing ever—it’s also No. 13 on the country’s list of priciest houses on the market right now, behind just five NYC highrise mansions, two L.A. properties, one Hamptons manor, one San Francisco estate, one Texas manse, and one boring private island in Florida. What does one get these days for $90M in Colorado? A 15-bedroom mainhouse, for one, plus nine other buildings on its 55 acres. Compared to NYC it seems like a deal, though it’s worth considering that Koch bought the property in 2007 for just $26.5M.

30-Year Fixed Mortgage Rates Hold Steady | Chappaqua Real Estate

 

Mortgage rates for 30-year fixed mortgages remained stable this week, with the current rate borrowers were quoted on Zillow Mortgage Marketplace at 4.04 percent, up only three basis points from this time last week.

The 30-year fixed mortgage rate peaked at 4.12 percent on Thursday before dropping to 4.03 percent on Friday, where rates hovered for the remainder of the week.

“Mortgage rates were flat last week as two highly anticipated announcements, the European Central Bank’s stimulus plan and the latest U.S. employment report, confirmed the outcomes the markets were expecting,” said Erin Lantz, vice president of mortgages at Zillow. “Next week there is a limited number of market-moving news or events scheduled, so we expect rates to remain stable.”

Additionally, the 15-year fixed mortgage rate this morning was 3.03 percent and for 5/1 ARMs, the rate was 2.78 percent.

Referendum Sought On Chappaqua Train Station Lease | Chappaqua Real Estate

 

Applicants who sought to lease space at the Chappaqua train station and were turned down in favor of Leslie Lampert’s Love at 10514 want the lease to be the subject of a permissive referendum.

The applicants — Via Vanti! founder Carla Gambescia and Peter and Erin Chase — have teamed up to back the effort, which requires petition signatures from New Castle residents equal to five percent of the total local turnout in the last election for governor. The deadline for collecting valid signatures is Wednesday, June 18.

The three individuals, collectively, were two applicants because the Chases filed together.

The three, in an announcement of the initiative that was posted to a Facebook group called Our Station, Our Town, gave a statement.

“We are fully confident we will be able to gather the required number of local registered voters’ signatures, resulting in the issuance of a Permissive Referendum on the lease. We, like so many of our fellow residents, are not pleased that we are compelled to seek this course of action; however, we want what is best for our town and only wish for an end result that the residents of New Castle can all feel proud of.”
