Drop in rates spurs rise in mortgage refinancing | Chappaqua Homes

 

Mortgage applications edged slightly higher last week, as rates fell to their lowest level since November.

Applications rose 3.6 percent on week. However, the move was entirely due to a 7 percent gain in refinances, according to the Mortgage Bankers Association. Meanwhile, applications to purchase a home fell less than one percent on week but dropped 12 percent on year.

The average contract interest rate for 30-year fixed-rate mortgages with conforming loan balances ($417,000 or less) decreased to 4.39 percent from 4.43 percent. Concerns over whether or not the European Central Bank (ECB) might undertake easing measures at its June policy meeting spooked equity markets last week. Lackluster retail sales this week didn’t help matters. As investors flee to the relative security of the bond market, yields fall, and interest rates loosely follow those moves.

 

“We always get some response to any move to periodic highs/lows in rates. Some magic percentage of mortgage holders are always needing or wanting to refinance, and some percentage of that percentage is flexible as to their lock time frame,” said Matthew Graham COO of Mortgage News Daily. “Those are the folks that make the applications numbers move the most. In general, they’re locking more as rates are hitting periodic lows.”

Demi Moore Wants to Sell Her San Remo Triplex for $75M | Chappaqua Real Estate

Actress Demi Moore is looking to sell her home in the celeb-favored San Remo for a whopping $75 million. According to the Post, the price tag—which makes the home a contender for the most expensive co-op sale ever—include’s Moore’s “stunning” triplex, along with a ground-floor two-bedroom. Sadly, there is no official listing, and the Post has zero details about what the apartment looks like. The A-lister has listed in the Upper West Side building for awhile, and last year, the co-op was in the news because Moore wanted ex-husband Ashton Kutcher to pay her for renovations to the unit, which was reportedly valued at $25 million.

Over the years, the building has housed dozens of celebrities, including Donna Karan, Steven Spielberg, Glenn Close, Tiger Woods, Diane Keaton, the late Steve Jobs, and Dustin Hoffman, who sold his triplex for $21 million earlier this year. Moore is asking more than three times that (yes, yes, her asking price does include a second unit), so we’re very curious to see what, if anything, makes it worth that much dough

Teatown is seeking an EMT to act as Health Director for its science day camp, June 30th-August 22nd.   Responsibilities include responding to camper illness or injury, coordinating first aid supplies and medications, and speaking with parents about camper health issues. Out with housing recovery, in with unaffordability? | Chappaqua Homes

 

Not only have home prices been on the rise for the ninth straight quarter, but they are starting to creep closer to being more expensive than ever.

According to the latest Zillow Home Value Forecast, home values grew 5.7% year-over-year in the first quarter, with declines experienced in the recession almost gone or close to being erased in almost 20% of metro housing markets nationwide.

Home values nationwide grew .5% from the fourth quarter of 2013, and are expected to increase another 3.3% through the first quarter of 2015.

“The lows of the housing recession are becoming an increasingly distant memory as home values reach new highs and homes become more expensive than ever in many areas. This is a remarkable milestone coming only two and a half years after the end of the worst housing recession since the Great Depression, and is a testament to just how robust this housing recovery has been,” said Zillow Chief Economist Stan Humphries.

Across the U.S., home values are 13.5% below their 2007 peak after falling 22.6% during the recession before bottoming in 2011.

However, the market is almost past this.

So far, 1,080 of the more than 8,700 cities and towns covered by Zillow, with home values already at or expected to reach pre-recession levels in the next year, including in many hard-hit areas.

When Housing Prices Become Fish Stories, the Economy Suffers | Chappaqua Real Estate

 

Over at Wonkblog, Christopher Ingraham points us to new research from Ireland suggesting that an awful lot of people don’t know how much they paid for their houses. I’ve adapted the main chart from the study on the right. As you can see, most people who get this wrong underestimate how much they paid—sometimes by gigantic amounts. Very few people overestimate how much they paid, and virtually no one overestimates by more than a quarter or so.

What accounts for this? As it happens, the authors are mostly concerned with how this poor recall affects estimates of the wealth effect—which I admit I didn’t really understand.1 Because of this focus, they don’t spend a lot of time speculating on the underlying causes. But they do mention that the older the loan, the less accurate people are; that younger people remember better than older people; and that errors are smaller among the well-educated.

But none of this explains why the bad recall is overwhelmingly on the low side. So here’s my guess: people lie. Or, more charitably, they’re in denial. They don’t want to admit to themselves or their friends how much they lost during the housing crash. Or, when prices are rising, they like to brag about how much they’ve made. Everyone else claims to have made a killing, so they slice a little bit off their buying price to make it seem like they made a killing too. No one wants to be a sucker, after all. Do this enough times, and eventually you come to believe it yourself.

What You Should Know Before Dipping Into Home Flipping | Chappaqua NY Homes

 

The TV shows make it look so easy. You buy an ugly house, fix it up in a week or two and then sell it for a whopping $100,000 profit.

But as anyone who has ever tried it knows, house flipping is a lot harder than it looks.

“The math never lies,” says Brandon Turner, senior editor and community manager for BiggerPockets, a website for real estate investors, and a veteran flipper near Olympia, Wash.

And often, the math doesn’t add up to a sizable payday when you factor in the time, effort, labor and money to execute a flip. But that doesn’t keep people from trying.

Investors flipped 156,862 single-family homes in 2013, according to RealtyTrac, which defined a flipped home as one bought and sold twice within six months. The number of flips was up 16 percent from 2012 and 114 percent from 2011. The average gross profit for a completed flip — or more accurately, the difference between the first sales price and the second sales price ­– was $58,081.

Only 21 percent of those flips were foreclosure properties, according to RealtyTrac, down from 32 percent in 2011. And it has proved much more popular in some cities than others. Home flipping was up 141 percent in Virginia Beach, Va., 92 percent in Jacksonville, Fla., 88 percent in Baltimore and 79 percent in Atlanta. But it fell 43 percent in Philadelphia, 32 percent in Phoenix, 17 percent in Tampa, Fla., and Houston, and 15 percent in Denver. In 2013, there was a bigger increase in the flipping of properties that sold for $400,000 or more than in lower-priced properties.

Which Home Remodeling Projects Are Worth Your Money? | Chappaqua Real Estate

 

Even if you’re not planning to sell your home anytime soon, it’s an inevitable question when you consider remodeling: How much will this improvement add to the value of my home?

Surprisingly, much of the time the answer is not as much value as it costs to actually make the improvement.

But some home renovations bring you more bang for your buck than others.

The top-ranking home improvement? A new front door, which on average adds 96.6 percent of the amount you spent to the value to your home, according to Remodeling magazine’s annual Cost vs. Value Report for 2014.

But “it has to be the right front door,” says Steven Aaron, owner of the Steve Aaron Realtor Group at Keller Williams Beverly Hills and one of the protagonists of the HGTV series “Selling LA.” Keep in mind that sometimes painting the existing front door provides the same payoff.

All 35 projects included in the Cost vs. Value report added more value this year than last year, and this is the second consecutive year of increases after several years of decline.

Bad weather hammers housing starts, again | Chappaqua NY Homes

 

Housing starts fell sharply in January for the second straight month as cold and stormy weather continued to batter the recovering housing market.

Starts of single-family houses and apartments fell 16% to a seasonally adjusted annual rate of 880,000 last month after declining dramatically in December, the Commerce Department said Wednesday.  Extreme winter weather is largely blamed for both poor showings after starts jumped to their highest level in a year in November.

Starts in December were revised up to an annual rate of 1.05 million from 990,000.

Economists had expected Commerce to report that starts fell to a 950,000 annual rate in January, according to their consensus estimate. Starts rose in the Northeast but declined in the rest of the country.

Applications — a gauge of future housing activity — fell 5.4% in January. Applications for permits to build single-family homes fell 1.3%.

The report follows this week’s release of a closely watched index of home builders’ outlook in February which declined at the fastest-ever pace and indicated that more builders view conditions as poor than good.

In a research note, UBS said the falling measure “suggests inclement weather probably depressed starts further in February.”

Other factors may also be at work, such as rising mortgage rates that have dampened home sales.

Housing Indicator Suffers Worst Monthly Decline in History | Chappaqua NYHomes

 

The strength of the housing recovery remains questionable depending on who you ask. Home prices have rebounded sharply from their worst levels of the financial crisis, but the Federal Reserve played a major role in the process. The real estate market is expected to return to a more sustainable pace over time, but frigid temperatures and other factors are already weighing on home-builder sentiment.

After finishing 2013 at its best level since August, the National Association of Home Builders/Wells Fargo’s index of builder confidence continues to worsen. The index plunged 10 points in February to 46, compared to 56 in January. More builders viewed market conditions as poor than good for the first time in nine months.

It was the worst monthly decline for the index in survey history, and the first reading below 50 since May. Any reading below 50 indicates that builders in general hold a negative view on sales conditions. In the five years before the Great Recession, the index averaged 54, and hit an all time low of 8 in early 2009.
