Inventories Approach Normal Levels | Bedford NY Real Estate
Current inventories are now 13.4% lower than this time last year, closer to the 6-month supply recognized as a balanced market with an equal number of buyers and sellers, according to the latest RE/MAX Housing Report.
RE/MAX reported home sales and prices in September were lower than August, but remained significantly higher than September last year, making September the 20th consecutive month for year-over-year increases in both sales and prices.
September home sales were up 10.7% and the median price of $185,000 was 12.2% above the price in September 2012. With the current rate of sales, the number of months required to sell the entire inventory of homes on the market moved up to 5.0. This is closer to the 6-month supply recognized as a balanced market.
“It’s normal for the housing market to slow down a bit after the peak summer season, but it’s really encouraging to see that both sales and prices remain significantly higher than this time last year,” said Margaret Kelly, RE/MAX CEO. “The strong performance we saw this summer and throughout 2013 confirms we’ve passed the early stages of a housing recovery and are now moving toward a sustainable marketplace.”
The September RE/MAX National Housing Report showed an 18.5% decrease in Closed Transactions from August, but a 10.7% increase over September 2012. This makes September the 27th consecutive month RE/MAX reported higher sales than the same month in the previous year. After a strong summer season with sales peaking in May and July, lower numbers in September appear to be following seasonal trends. Of the 52 metro areas surveyed in September, 47 reported higher sales than September 2012, with 34 reporting double-digit gains, including: Chicago, IL +27.6%, Boston, MA +20.7%, Anchorage, AK +19.9%, Kansas City, MO +19.3%, Wichita, KS +19.1%, and Des Moines, IA +18.9%.
The median price of all homes sold in September was $185,000, a drop of 1.7% from the Median Price in August, but still 12.2% higher than the median price in September 2012. September becomes the 20th consecutive month with a median price higher than the same month of the previous year. Median price increases can be tied directly to the market’s low inventory and strong buyer demand. Of the 52 metro areas surveyed in September, 46 experienced higher sales prices than one year ago. Of those, 19 metro areas reported double-digit increases, including: Detroit, MI +44.4%, Atlanta, GA +36.0%, Las Vegas, NV +30.5%, San Francisco, CA + 28.5%, Miami, FL +24.4%, and Orlando, FL +24.3%.

Creating headlines that drive traffic and attracts readers is part art with a dose of science.
If you don’t learn how to write a good headline then the chances are you will have trouble attracting traffic to your website or blog. In a digital economy that can cost sales, because you need readers to turn up to buy your goods and services.
Newspapers and magazines have been perfecting the art for over a hundred years. Write a good headline and your circulation increases. Headlines are vital not just for newspapers but for advertisements both offline and online.
Even Facebook ads are not immune.
Twitter with only 140 characters is the perfect platform for honing headlines if you want people to click on the embedded link. Online stores need to create banners with headlines that make people click. The skill of headline writing is also vital for those important emails that you send out to your subscribers….if you want them opened.
The power of effective headlines was something I discovered after reading a series of printed marketing guides 20 years ago by Jay Abraham (an American marketing wizard). I implemented some of his ideas for print media and found they worked.
Print or web, the principles have not changed.

Writing a good blog post or article often starts with the headline and it flows from there. I often stop what I am doing (even a conversation..politely of course) and write down a headline idea. Don’t let that inspiration escape.

So what are some headline types that work?
Headlines come in all shapes and sizes but some work better than others.
Here are a few types to get you thinking.
1. The “List” headline
These lists can be 5, 10 or mega. The mega list is often guaranteed to produce a ton of traffic. It means you might have to spend longer writing the article but it will be worth it.

2. The “How to”
Everyone is trying to work out how to do something. How to be rich, beautiful or fit. Tell them how and they will not only read the rest but tell their friends about your article and retweet and share on Facebook.

Vine & Instagram Have A New Short Video Competitor | Bedford Realtor
Two days ago Brianna Wills wrote a great post talking about how Vine videos are a great way to market your eCommerce business. Today, I’d like to add an additional tool to your tool belt. Once Vine was released, Instagram saw the opportunity and released their version. It was different in that the video can be 15 seconds, instead of the 6.5 seconds that Vine offers.
YouTube has now entered the short video scene and released their own version. It’s called MixBit and it’s available on iOS devices.
When you make a video, it can be up to 16 seconds. Is it possible that the market wants longer video time? For Vine and Instagram users, this app is quite different in some regards. Here are some of those differences:
- Everything is anonymous – there are no usernames and no commenting available. (Will most likely come down the road.)
- You can edit the videos from within the app.
- You can share your videos on social networks.
- You can string together up to 256 clips into an hour long video. (videos of others and ones you own).
I’m excited to begin using MixBit on my iPhone. At the end of the summer, I’ll put together a bunch of the clips that my wife and I made during the summer. It will be like a wrap up of summer 2013. Country Star Ronnie Dunn Buys in Nashville | Bedford Real Estate
If you aren’t a big enough fan of country music to have heard of Ronnie Dunn, perhaps the name Brooks & Dunn rings a bell. Dunn, who was one-half of the former country duo (he and Kix Brooks split after 20 years to pursue solo careers) just purchased a house with his wife in Nashville, according to property records and a report by the Real Estalker blog.
Nashville, obviously, is the capital of country music, and it’s no surprise to find a country musician picking up a new place within its city limits. This is the third home the Dunns have purchased in Nashville; they also own a condo, as well as an equestrian farm.
The Dunns’ new property sits on just under 6.5 acres. Rather than the traditional style most commonly found in the area, this home is a neoclassical-designed home by Palm Beach architect John L. Volk.
