First mortgage delinquencies plummet | Pound Ridge Real Estate

According to the latest Equifax (EFX) National Consumer Credit Trends Report, the total balance of severely delinquent first mortgages (90 days past due or in foreclosure) in June 2013 is $325 billion, a five-year low and a decrease of more than 27% from same time a year ago ($450 billion), MarketWatch reported.

The total balance of first-mortgage loans that completed the foreclosure process and transitioned to bank-owned property or other severe derogatory status decreased more than 19%, from $16.7 billion in June 2012 to $13.5 billion in June 2013. This is the lowest level for June since 2007.

Come join other amateur astronomers, or just lovers of the nighttime sky, at “Starway to Heaven,” a monthly observing night at the Ward Pound Ridge Reservation in Cross River.

This year’s observing dates are:

Sept. 7/Rain date of Sept. 28.

Oct. 5/Rain date of Oct. 26.

Nov. 2/Rain date of Nov. 30.

The group usually sets up and starts observing a half hour after sunset. You can find the time for sunset at Ward Pound Ridge here.

“Starway to Heaven” is free and sponsored by the Westchester County Department of Parks, Recreation and Conservation. Stargazers are encouraged to bring a telescope — especially if you need help using or setting it up. If you don’t have a telescope, you can look through a members’ equipment.

Westchester Foreclosure Filings Surge In First Half Of 2013 | Pound Ridge Real Estate

Foreclosure filings on houses in Westchester County surged to their highest point since the housing crash of 2008, with nearly 1,500 foreclosures reported in the first half of 2013.

The Westchester County Clerk’s office reported 1,426 foreclosure actions started between Jan. 1 and June 30 of this year, as compared with 824 during the same period last year.

The number of foreclosures surpassed the number at the height of the 2008 housing crisis, when first half numbers reached 1,410 foreclosures.

Foreclosure numbers had been trending in a positive direction, with only 824 foreclosures reported in the first half of 2012. That was the lowest amount of foreclosures since 2006.

The negative foreclosure numbers come on the heels of national news that housing prices have increased 12.2-percent since last year.

Westchester County Clerk Timothy C. Idoni cautioned Westchester residents facing foreclosure in a statement to be wary of foreclosure schemes.

He recommended contacting Westchester Residential Opportunities (WRO), a non-profit housing agency with offices in White Plains and Mount Vernon to get information on foreclosures.

Rising rates, shortages chill sales of U.S. homes | Pound Ridge Real Estate

National home sales fell in June thanks to rising mortgage rates and inventory shortages, after reaching a six-year high in May, but stayed even in the Northeast.

The Pending Home Sales Index, which is based on home contract signings, fell by 0.4 percent to 110.9 in June, the National Association of Realtors said. Still, the index is nearly 11 percent higher than a year before.

The report added: “The PHSI in the Northeast was unchanged at 87.2 in June but is 12.2 percent higher than a year ago.”

In June, Massachusetts recorded its the best month for home sales since June 2010, according to the Warren Group.

The national decline comes after the index hit a six-year high in May, and seems to have been brought by rising mortgage rates and fewer homes for sale, the NAR said.

“Mortgage interest rates began to rise in May, taking some of the momentum out of contract activity in June,” NAR chief economist Lawrence Yun said.

The average 30-year mortgage rate was 4.31 percent last week, and reached a two-year high of 4.51 percent in late June. The rates jumped after Federal Reserve chairman Ben Bernanke said the central bank could slow its bond-buying program later this year.

Also adding to the slowdown is a lack of homes on the market.

“The persistent lack of inventory also is contributing to lower contract signings,” Yun said.

‘Flipping Out’ Designer Jeff Lewis Lists Los Feliz Home | Pound Ridge Real Estate

While settling down and starting a family may still be an ambition of Bravo TV’s “Flipping Out” designer Jeff Lewis, it looks like he will not be doing it at the Los Feliz mansion he has called home for more than a year.

The 3-bedroom, 3-bathroom home located at 1946 N Gramercy Pl, Los Angeles, CA 90068 is now on the market for $3.195 million. Built and designed in 1937 by legendary architect Wallace Neff, the previously bare-boned beauty has been transformed into a 3,730-square-foot masterpiece, while still keeping its Hollywood golden age roots in mind. Neff’s designs remain popular among L.A.’s elite, including the recently listed homes of Bob Newhart and former Maroon 5 drummer Ryan Dusick.

According to property records, Lewis purchased the gated pad twice. He first scored the property for $1.265 million in 2004 and fell in love, saying he “had an instant connection” with it in an interview with People magazine. The decor mastermind implemented renovations including a galley-style kitchen before an offer came along that he could not refuse, selling the house for $2.795 million in 2006.

Lewis regretted giving up the gem so soon, however, telling People “the universe clearly brought us together” when it came back on the market in 2011 due to a foreclosure. Lewis quickly snagged the crib for $1.625 million with the intention of fixing up a few things.

Unsurprisingly, a few minor adjustments quickly turned into yet another extensive renovation. Featured on season six of “Flipping Out,” the home became Lewis’ pet project spanning a 12-month period.

Throughout the now-finished interior, black-and-white patterns make a subtle pop against neutral colors — from hand-cut-and-laid marble flooring to tastefully implemented wallpaper. With his partner of four years, Gage Edward, Lewis also installed a circular formal dining room, wet bar, solid wood-paneled walls and a glossy ebony finish on the floors.

Housing Unfazed by Higher Rates | Pound Ridge Real Estate

Rising mortgage rates haven’t stalled the housing rebound, says Kathy Fettke, CEO of Real Wealth Network, a California-based real estate investment club.

Indeed, the rate increase has accelerated the recovery, as buyers don’t want to miss out before rates rise too high, she tells Newsmax TV in an exclusive interview.

The 30-year fixed mortgage rate averaged 4.37 percent during the week ended July 18, up from 3.35 percent in the week ended May 2, according to Freddie Mac.

“There’s been so much fear that if mortgage rates go up, it’s going to slow down the housing recovery. But we’re seeing the opposite, because as interest rates go up, people panic,” Fettke said. “They don’t want to get in too late, so they get off the fence and buy now.”

While it may sound strange after seven years of glutted inventory, there’s now a housing shortage, Fettke says. “So that’s why investors like me are buying land, realizing that building is the future,” she said.

“We have 4.5 million new residents in the U.S. every year, and building came to a complete stop, so we have a little catch up to do.”


Part of the problem was that builders stopped buying land and didn’t get titled, Fettke says. So now, “they’re a little bit behind on that part of it.”

A continuation of current trends could send home prices up for two to three years, Fettke says.

The S&P Case Shiller Index of home prices soared 12.1 percent for the year that ended in April.

Right now housing demand is strongest in coastal states, she says, and some of that increase stems from foreign buyers.

“Chinese buyers, they want to get their money out of China and into what they deem is safe, which is U.S. housing,” she said. “And they’re buying in what we call the ‘sand states’ — California, Nevada, Arizona and Florida.”

Here are some tips that will make your home more presentable to buyers, and also help you prepare to move into your new digs.

  1. Clear out clutter.  If you haven’t touched it within the past year, toss it. You can also donate unwanted items to charity. One of the best places to drop off items is Goodwill. There’s also a Salvation Army at 562 North Avenue in New Rochelle. If your items are too good to get rid of, pack up things you plan to take with you and get them out of sight.   2. While you’re cleaning your home for viewers, pack up most of your personal photographs.  They are distracting to potential buyers and this action will help them see the house as their potential home instead of yours.
  3. Keep your kitchen clean.  That means flowers on your table, no dishes in the sink, no junk on the counters, and no finger smudges around cabinet handles. Pack up everything but the bare essentials from the cabinets so that they are tidy too. If a prospective buyer opens a kitchen cabinet and sees too much stuff, they will think the kitchen is cramped.
  4. Keep your closets tidy too. Packing little by little will make your final transition easier. Plus, buyers think a tidy homeowner has also taken good care of the place.  Lining up shoes, and grouping shirts, pants and dresses together in the closet can also make a big impact.
  5. Sometimes the old adage “less is more” applies to furniture in your home.  Move some things to storage if individual rooms are too crowded.  It will make the rooms appear larger.
  6. If there are window treatments, light fixtures, appliances or other “attached” items you plan to take with you, remove them and replace them before showing your home so that the buyer won’t think they are included.
  7. Freshen up paint and make repairs to things such as torn screens, cracked tiles and rotting windowsills before the realtor even puts the sign up. If the realtor sees potential problems like these, he or she might not make showing your home a top priority.
  8. If your daughter’s room is pink, or your living room is painted a bold color, consider repainting it a more neutral color. Depersonalizing your home allows viewers to use their imaginations and visualize your home as their own. Don’t let buyers walk away remembering your home as “the one with the orange bathroom.”
  9. Lighting is everything, so make sure there are no burned out bulbs inside or outside your home, and make sure you have the most complimentary lighting on when your realtor brings over a client. Overhead lights show too many issues and flaws, but a soft lamp in a corner makes a room seem cozy.
  10. Make the beds, and make them nicely!  Don’t just toss the pillows on–arrange them in an aesthetically pleasing way.
  11. Make sure all mirrors, windows, porcelain, faucets and appliances are clean and sparkly!
  12. Dust and vacuum every single surface, including baseboards, ceiling fan blades, and carpet in the corners of stairs and rooms.
  13. Choose a fresh scent that doesn’t smell too much like bleach to clean tiles, tubs and toilets.
  14. Little touches like pulling down all window blinds to the same level and making your front entrance inviting set the tone for the way the rest of the house is viewed.
  15. Outside is as important as inside. Mow grass, trim bushes, and sweep away cobwebs, leaves and dog hair.
  16. Invest in a potted plant or two to put along your front steps.  You won’t believe what a difference that little touch of curb appeal will make.
