Since late last year, industry experts forecast a drop in mortgage refinancings as rates rise and a revival of purchase mortgages as the housing recovery creates business for lenders willing to working with home buyers. The spring housing market is here and now the mortgage market is following.
Purchase mortgages zoomed to their highest monthly market share since last August in Ellie Mae’s latest originations report, a sign that the mortgage business is shifting gears and the greatest boom in refis in recent years is ending. Loans to home buyers made up 38 percent of all loans processed by the nation’s largest mortgage processing platform, up from 32 percent in February and 27 percent in January.
The Mortgage Bankers’ Association reported that the refinance share of mortgage activity was unchanged at 75 percent of total applications from the previous week. The MBA’s weekly Purchase Index increased 4 percent from one week earlier is at its highest level since May of 2010 and the adjusted Conventional Purchase Index increased 3 percent to the highest level since October 2009. However, the MBA’s Refinance Index also increased 5 percent from the previous week and is at its highest level since mid-January of 2013.
The mortgage industry’s focus on refinancing loans rather than purchase loans has been a cause of the breakdowns is the lack of resources devoted to home buyers, according to some critics, especially Federal Reserve Governor Elizabeth Duke. Last month the staff of the Federal Reserve found that the increase in the refinance workload during the past 18 months appears to be associated with a 50 percent decrease in originations among home buyers with credit scores between 620 and 680 and a 15 percent decrease among buyers with credit scores between 680 and 720. New mortgages to purchase homes hit their lowest level since the early 1990s. Closing rates for all purchase loans fell to about 55 percent as recently as 18 months ago, and still today only about six in ten applicants are ultimately approved.

That is the most popular question I get while traveling across the country and on the Tech Savvy Agent Facebook page.
The boring answer is….there isn’t a single camera that is best suited for real estate. Cameras evolve so quickly, new models appear yearly, and everyone has a different level of photographic skill.
However, I know you guys still want some type of direction for your budget, and that is the keyword here…budget. When people ask me to recommend a “good” option, my price range for a “decent” kit starts at around $1500. Does that make it the only price range you should look in? No, for most agents that investment simply isn’t feasible, or some agents have the budget to go much higher!
I created a video tutorial that might help you with this question. No, I don’t tell you what camera to buy. Instead, this video covers what to look for in a camera that will be used for real estate purposes. It doesn’t matter if you want to spend $500 or $5000 dollars…. it’s important to have a basic understanding of each specification and what it means to you and your final images.
This might not be the most popular video on Tech Savvy Agent, due to the length and depth of the topic, but it will undoubtedly help an agent looking for a good real estate camera right now or in the future.

A few months ago I wrote that third-party sites like Zillow and Trulia are not my competitors. I offer different services than websites and I can work without Internet access or electricity.
I love it when people get all excited about how many inquires through Zillow and Trulia and Realtor.com go unanswered. Some see it as a big problem.
I don’t see it as a problem at all, and I don’t care if consumers get a response when they inquire through a third-party website. The problem does not impact my income or hurt my reputation as an individual agent. If it did I might care about it.
There are any number of sites where consumers will see my listings, but because my name and phone number are not always apparent they call other agents. I honestly don’t have a problem with that — and if their calls go unanswered, that doesn’t bother me either.

Realtor.com operator Move Inc. is launching an aggressive marketing campaign today that portrays the timeliness, accuracy and completeness of listings on the portal as giving its users a competitive advantage over buyers searching for homes on less reliable third-party websites.
The “Find It First” marketing campaign makes the case that with inventories tight in many markets, accurate and timely listings data could make the difference between finding your dream home or losing out to another buyer.
“You’re not the only one dreaming about your perfect home,” warns one of the ads.
As the official website of the National Association of Realtors, realtor.com can claim to have the most up-to-date and accurate inventory of U.S. homes listed for sale. The site receives listings data from more than 800 multiple listing services that, in most cases, is updated every 15 minutes.
Because they gather data from a variety of sources, third-party websites like Zillow and Trulia can have gaps in their listings coverage, or show homes that have already been sold or withdrawn from the market as still being for sale. Zillow and Trulia don’t have data on about a quarter of MLS listings, according to recent studies by brokerages ZipRealty and Redfin.
“We are highlighting our competitive advantage in the new campaign,” said Andrew Strickman, vice president of brand and creative at Move.

Browser plug-in puts neighborhood ‘micro’ data around listings | Armonk NY Real Estate
A new Internet browser plug-in from CensusConnect Realty allows users to supplement the information they see when surfing listing sites like Realtor.com and Zillow with block-level data mined from U.S. Census Bureau records.
Touted as the first real estate product to display neighborhood data around properties at the “micro” level, the CensusConnect plug-in paints a lucid portrait of a property and its neighborhood for buyers.
“In many cities, neighborhoods can vary wildly within a few blocks, and so ‘block level’ data is critical to providing accurate neighborhood information,” developer CensusConnect Realty said in a statement.
The program also offers a glimpse of how listing portals may themselves be able to utilize micro demographic data now available through the recently debuted Census Bureau APIs.
“We saw nobody with 2010 block-level census” data, said CensusConnect’s creator, Carl Manganillo. “Literally, the block-level data was not available until about six months ago.”
