Recent Homeownership Developments in the U.K. | Armonk Real Estate

Declines in homeownership rates are not just a concern in the U.S. In fact, homeownership declines in the U.K. have been relatively larger for younger households than the impacts experienced here.

In the U.S., the homeownership rate for 25 to 34 year olds fell from 42.2% at the end of 2003 to 35.8% at the end of 2014, according to data from the Census Bureau’s Current Population Survey/Housing Vacancy Survey.  In the UK, homeownership declines have been even more dramatic. Among households aged 25 to 34, the homeownership rate fell from 59% in 2003 to 36% in 2014 according to the data reported in the Economist magazine.

For the population as a whole, the U.S. homeownership rate declined from 68.3% in 2003 to 64.5% in 2014. Again, the decline in the UK for the total population has been more significant. According to The Economist, the U.K. homeownership rate has fallen from a peak of 71% in 2003 to 63% in 2014.

Consequently, for the first time in the U.K., a larger share of households owned their homes mortgage-free (33%) compared to those holding a mortgage (31%). In the U.S., approximately 20% of total households (approximately one-third of homeowners) own their homes free-and-clear of a mortgage.

In the U.S., tight credit requirements continue to make obtaining a mortgage difficult for first-time buyers. In the U.K., the challenge for first-time buyers has generated an ambitious plan to build cut-price “starter homes.”And the British government has proposed a tax benefit linked to saving for a downpayment on certain home purchases. Under the proposal, the government will match monthly savings for a first-time home purchase by 25%, up to 3,000 pounds of tax benefits.  The bonus will be available on home purchases of up to 450,000 pounds in London and up to 250,000 pounds outside of London. The consensus to date is that there has been little impact so far from these help-to-buy plans for first-time buyers.

It is also worth noting that the U.K. phased out its version of the mortgage interest deduction over a number of years, ending in 2000.

However, it is always important to remember that international comparisons of housing variables, like homeownership, are made difficult by not just differences in tax and finance policy, but also more fundamental differences in demographics, property law, and even cultural preferences.

What Is A Good Credit Score? | Mt Kisco Real Estate

You’ve heard it all before – you need to take care of your credit score like it’s grandma’s prized china or maybe your new cellphone.

But if you’re more of the goal-oriented type, what constitutes a win when it comes to credit score?

How do you know when your score is among the best?

First, a few facts: When you hear the term credit score, most people are referring to your FICO score. Actually, it’s FICO scores. You have three separate scores – one from each of the three major credit reporting bureaus based on the information they have on you. This means that your FICO score from Equifax might be different from your Experian or TransUnion score, but probably not drastically different. It is, you’d better do some investigation.

The highest score possible is 850 while the lowest is 300. In reality, achieving an 850 probably isn’t going to happen. It would take a perfect combination of many factors to get there. A simple lack of negative entries on your credit report isn’t going to result in an 850.

What’s the magic number that will get you the best interest rates, payment terms and perks that come from being rated among the best of the best?

According to Anthony Sprauve, director of public relations at FICO, “If you have a FICO score above 760, you’re going to be getting the best rates and opportunities.” How hard is it to get that number? Looking at the averages, it’s no easy task. For people 25 to 34 years of age, the average score is 628. As you get older your score rises. By the time you reach age 45 to 54, the average is 647; at 55-plus, it’s 697.

If those statistics seem a little depressing, don’t worry. Even if you don’t reach that coveted 760 number, it’s not like you’ll have to pay cash for everything the rest of your life. Good Scores for Different Purposes For example, if you’re looking to buy a home, a score of 500 qualifies you for a FHA loan.

Other statistics show that more than 97% of all FHA loans went to people with scores above 620. Just because you qualify doesn’t mean you’ll be approved, but if you exceed that 620 number, your chances are quite good.

Conventional mortgages are hard to get with a score below 620 and some lenders require at least 700. This is why financial gurus advise people who want to buy a home to not miss bill payments or overextend themselves with credit cards or other loans.

You’re going to need stellar credit to become a homeowner in most cases. Also remember that the better your credit score is, the lower the interest rate you’ll be offered. Consider a 30-year mortgage of $200,000 at a fixed rate: According to one data set, the difference in interest rates for people with a 760 score versus a 620 could be 1.6%. That’s $68,000 difference over the life of the mortgage. Recent statistics showed that more than 70% of applicants are approved for car leases, and finding a credit card company to approve you probably won’t be difficult.

In both cases, the higher your score, the better your terms – and the less you’ll pay in interest.

Pablo Escobar’s Island Mansion Is Now a Derelict, Beachy Ruin | North Salem Real Estate

In the late 1980s, drug kingpin Pablo Escobar was worth an estimated $30 billion and owned a number of truly ostentatious properties. His mansion in Puerto Triunfo, Colombia, where rhinos and elephants roamed freely, is the most infamous, but his party palace on a remote island off the coast of Cartagena, is no less grandiose. Indeed, the La Isla Grande property is a giant concrete complex with over 300 rooms in individual chalets, bathrooms with golden showerheads, and a helicopter-landing pad in the middle of the jungle. A writer for Atlas Obscura recently broke into the long-abandoned outpost, and found a pastel blue and coral pink-painted ruin that looked like a “strip from Miami’s South Beach” but with a “family of giant wild pigs.

Deborah learned to bake during her college studies in England when she worked in the campus kitchen. She was inspired by the lead baker, a woman who made huge batches of all-butter pie crust and who “didn’t even measure the water” for her recipes.

“People have such trepidation about pie crusts, yet this lady was fearless. I didn’t come back with a recipe, but I came home inspired by her style – by her fearlessness,” Deborah explains.

Mortgage Rates Lower | Cross River Real Estate

Freddie Mac today released the results of its Primary Mortgage Market Survey® (PMMS®), showing average fixed mortgage rates moving lower following a weaker than expected jobs report for March.

News Facts

  • 30-year fixed-rate mortgage (FRM) averaged 3.66 percent with an average 0.6 point for the week ending April 9, 2015, down from last week when it averaged 3.70 percent. A year ago at this time, the 30-year FRM averaged 4.34 percent.
  • 15-year FRM this week averaged 2.93 percent with an average 0.6 point, down from last week when it averaged 2.98 percent. A year ago at this time, the 15-year FRM averaged 3.38 percent.
  • 1-year Treasury-indexed ARM averaged 2.46 percent this week with an average 0.4 point, unchanged from last week. At this time last year, the 1-year ARM averaged 2.41 percent.

“Mortgage rates fell across the board following last week’s disappointing employment report. The US economy added 126,000 new jobs in March, well below market expectations of 247,000 jobs. We did see some uptick in wages, as average hourly earnings increased 7 cents for the month, and are up 2.1 percent over the year. Meanwhile, jobless claims fell sharply to 268,000 this week, much lower than market expectations of 285,000.”

Mortgage Loan Rates Drop for Third Consecutive Week | South Salem Real Estate

The Mortgage Bankers Association (MBA) released its report on mortgage applications Wednesday morning. The report noted a week­over­week increase of 0.4% in the group’s seasonally adjusted composite index for the week ending April 3, following an increase of 4.6% for the week ending March 20.

Mortgage loan rates decreased on all types of loans last week. On an unadjusted basis, the composite index increased by 1% week­over­week.

The seasonally adjusted purchase index increased 7% compared to the week ended April 3. The unadjusted purchase index also rose by 7% for the week and is now 12% higher year­over­year.

The MBA’s refinance index decreased 3% week­over­week, and the percentage of all new applications that were seeking refinancing slipped from 60% to 57%, its lowest level since last October.

The MBA’s chief economist noted: Purchase mortgage application volume last week increased to its highest level since July 2013, spurred on by still low mortgage rates and strengthening housing markets.

Purchase volume has increased for three straight weeks now on a seasonally adjusted basis. Adjustable rate mortgage loans accounted for 5.5% of all applications, down from 5.6% in the prior week.

The FHA share of all applications rose from 12.8% a week ago to 13.2%, and the VA share increased from 10.5% to 10.7%.

Current Trend For U.S. Median New Home Sale Prices | Bedford Real Estate

Beginning in January 2014, the trajectory of median new home sale prices in the U.S. with respect to median household income began to follow a new trend, with typical new home sale prices increasing at an average pace of nearly $11 for every $1 increase in typical household incomes.

The good news is that rate of increase is less than half that observed during the primary inflation phases of the first and second housing bubbles in the U.S. The bad news is that rate of increase with respect to household incomes is still 2.7-3.3 greater than those recorded during periods of stable growth in the periods preceding the inflation phases of real estate bubbles.

As we noted in our previous installment, the current pace of growth is consistent with that observed in the latter portion of the inflation of the first housing bubble.

Now, it’s important to note that this situation doesn’t mean that a new crash in housing prices is imminent, or even likely. Now that real estate investors have established a shortage of affordably priced homes in the U.S. market, U.S. homebuilders are now better able to exploit the situation by building more affordably priced homes, which several have begun to do in recent months.

Note to America’s builders: less-expensive homes are starting to move.

Purchases of new homes climbed 7.8 percent from the previous month to a seasonally adjusted 539,000 annualized pace in February, a seven-year high, according to the latest U.S. government report. Perhaps the best news for the housing industry as a whole came in the breakdown of sales, by price.

Americans signed contracts to purchase 17,000 new houses in the $200,000-to-$299,999 price range last month, the most since March 2008. That amounts to 39 percent of the 44,000 properties sold in February (unadjusted and not annualized). Another 8,000 homes-the most in nine months-sold in the range of $150,000 to $199,999.

The shifting sales mix of new homes toward lower-priced homes is prompting an increase in sales volumes, which is a desirable outcome for the current market. Since November 2014, when the median new home sale price in the U.S. peaked at $302,700, the median sale prices of new homes has fallen in each month since, and in February 2015, stands at a preliminary value of $275,500. This figure will be revised several times over the next several months.

Detroit-area homeowners apply to avoid foreclosure | Mt Kisco Real Estate

More than 13,000 Detroit-area property owners have entered into payment plans hoping to avoid losing their homes to tax foreclosure, but another 16,000 living in their homes have yet to take advantage of the offer ahead of Tuesday’s deadline.

Hundreds of applicants sat in a hotel ballroom waiting for the chance to plead their cases before Wayne County Treasury workers. Many had lined up before 7 a.m. to be heard before the 4:30 p.m. deadline.

“I’m downhill and I can’t get out,” said Kevin Franklyn, who was waiting his turn to see if the more than $15,000 he owes on his home and a dozen or so rental properties can be turned into something more manageable.

“I’m going to try to pay what I can,” said Franklyn, 46, who blamed his tenants’ nonpayment of rent for his struggles.

More than 60,000 of the county’s 76,000 foreclosed properties are in Detroit, threatening neighborhoods hard hit by the national mortgage crisis. About $326 million in taxes, interest and fees are owed on the foreclosed homes, lots and other buildings in Detroit.

City officials fear that more foreclosures will only add to the glut of vacant houses in Detroit and blight that keeps potential homebuyers away.

Taxes have been paid in full for about 20,700 of the foreclosed properties, partly through the payment plan, according to Chief Deputy Treasurer David Szymanski.

Of the 38,100 properties still facing foreclosure, only 15,900 are occupied.

“Those are the ones we want to get to,” Szymanski said. The county has to collect property taxes by law.

City and county officials urged state lawmakers to pass foreclosure prevention bills and Gov. Rick Snyder signed the legislation in January to provide homeowners facing financial hardship with the option to sign up for a payment plan to avoid foreclosure. The bills also cut interest rates, reduced down payments and capped past due taxes.

Szymanski said more than 13,000 homeowners have entered into payment assistance plans already.

Bryan Ely, 28, of Detroit, said he owes about $20,000 in back taxes on his home on Detroit’s northwest side.

Strong First Quarter for Consumer Confidence | Waccabuc Real Estate

The University of Michigan Index of Consumer Sentiment reached a ten-year peak of 95.5 in the first quarter of 2015. Although the Index of Consumer Sentiment Index decreased to 93.0 in March from 95.4 in February, it was up from 80.0 from March 2014. The harsh winter dampened the giddiness of falling gasoline prices from the start of the year. Lower income households reported a loss in confidence because they are more sensitive to higher utility costs and disrupted work hours.

The Conference Board Confidence Index increased in March to 101.3 from 98.8 in February. The March increase was driven by the improved short-term prospects for employment and income. However, consumer assessment of current conditions declined for a second consecutive month, suggesting a softening in first quarter growth. The share of consumers expecting more jobs increased in March, and the share anticipating higher incomes increased from 16.4% to 18.4% in March.

Rising consumer confidence and improved job creation numbers are positive indicators for both improved GDP growth and housing demand once the economy clears the first quarter.
