A Revolutionary Renovation in Connecticut | Katonah NY Real Estate

year before the Continental Congress adopted the Declaration of Independence, a man named Joseph Wheadon built a modest, one-room house in New Milford, Connecticut. Wheadon cut the lumber by hand and scavenged foundation stones from the surrounding property. After his premature death, a Greek Revival wing was built, followed by other less-distinctive additions.
More than 235 years after Wheadon first wielded his ax, a Greenwich woman discovered the property while searching for a weekend retreat. By this time, the house was dated and neglected, with systems that had outlived their usefulness. “It was my duty to the community to maintain and uphold the architectural history of the house,” says the homeowner, a former student of historic preservation, now earning a doctorate in environmental policy. “However, on the backside of the house, I wanted to bring nature in and to connect the house to its surroundings.”

Working with Mark Goodwin of Beinfield Architecture, and Jim Blansfield of Blansfield Builders, the owner remodeled and expanded the house, opening the interior spaces to each other and the view.
The new column-lined entryway across from the garage pays homage to the 19th-century Greek Revival facade in front. The wing to the right was newly built, and the whole house was covered in standing-seam metal roofing, which is both easy to maintain and environmentally responsible — a consideration that drove much of the project.

“You venture into a different world when you venture inside,” observes Goodwin, who heeded the owner’s request to reduce every element to its simplest components.
The living-dining area is dominated by an original fireplace, now covered in reclaimed wood that’s been treated to a charcoal gray finish. “We tried to reuse as much of the wood as we could,” says Goodwin, who left some of the hand-hewn beams exposed and used one to create a sublimely understated mantel.

While the home feels like a radical departure from its Revolutionary past, the owner doesn’t see the two as incompatible. “If you look at the interiors, they’re contemporary in terms of being minimal,” she says. “But actually, those are the same materials that would have been used by the original builders. Instead of making it a relic of the past, we revived it and gave it a whole new identity.”
The living room sectional was custom crafted from Northern white pine, while the Andrianna Shamaris coffee table was fashioned from a tree stump. The engineered-wood floors (Castle Combe’s Worcester pattern) are made from oak, textured and treated to look like ancient reclaimed wood.

Construction revival set to boost growth | Katonah Real Estate

 

The housing recovery has sparked a construction revival that, with tight inventory, could boost the economy for years to come, NPR reports.

Construction has been “one of the most important things that’s been missing from this recovery,” and the rebound could contribute a full percentage point of growth to gross domestic product (GDP) over the next three to four years, an economist told NPR.

It’s a terrifying thought: falling into a sinkhole while sleeping in the comfort of your own bed. But sinkholes, according to CNBC, are more common than most homebuyers realize. CNBC has more on how this growing realization could impact home construction.

The news agency outlines the potential impact:

As builders are forced to go farther and farther out of cities in search of developable land, compromises such as building on less than ideal sites have to be made to deliver competitively priced properties,” said Peter Zalewski, an expert in Florida real estate development. “We think this factor is only going to contribute to the sinkhole problem in the future on the Florida peninsula. At the end of the day, technology can only serve as a stopgap against Mother Nature.

Another ‘bubble’ in housing is unlikely | Katonah Real Estate

Home sales and prices are increasing so dramatically, many people are wondering if another “bubble” situation might be just around the corner.

 

Most housing industry leaders and economists doubt a housing bubble will resurface in the foreseeable future. Despite double-digit price gains in many markets, the housing outlook is bubble free for now as the sector recovers for the next several years, experts say.

 

Leading off a panel of economists addressing a gathering of journalists, Lawrence Yun, chief economist for the National Association of Realtors, said he expected a multiyear recovery as home price growth lifts more owners out of underwater situations and helps the economy.

 

“Housing wealth is easily offsetting the negative effect of sequestration,” Yun told the National Association of Real Estate Editors. But the normally housing bullish economist tempered his optimism because double-digit increases in home prices are outpacing income growth, it was noted in a Real Trends report.

 

“Any time that happens over a sustained period it is an unhealthy state for the country,” Yun added.

 

The Wall Street Journal posted the following statement in explaining why the market might look as though another bubble might be emerging:

 

“The fact that homes are selling quickly is in large part due to supply and demand. The past five years have seen subdued construction activity and many homes either tied up in foreclosure or ‘underwater’ due to negative home equity, all adding up to constrained supply.”

 

Q: Are mortgage interest rates still rising?

 

A: Yes, they are rising dramatically. The largest weekly increase in more than 26 years was announced by Freddie Mac on June 27. Rates on 30-year, fixed-rate home loans spiked 0.53 percentage points to an average of 4.46 percent during the week.

 

The 30-year loan, which stood at 3.35 percent as recently as early May, is at its highest level since July 2011, it was reported by CNN Money. Rates for 15-year loans, popular with homeowners refinancing their mortgages, jumped 0.46 percentage points to 3.5 percent.

 

An extra percentage point will cost homebuyers with 30-year, fixed-rate mortgages $56 more a month for every $100,000 they borrow, it was noted.

 

Q: Will rising mortgage rates make homes less affordable?

 

A: The steady increase in mortgage rates in recent weeks, coupled with rising home prices, may dampen demand, but the upward movement in rates is not enough to make housing unaffordable to median income earners, according to Freddie Mac’s economic and housing outlook for June.

 

In fact, Freddie’s analysis showed mortgage rates would have to climb to nearly 7 percent before a median priced home is no longer affordable to median income earners in most parts of the country.

 

Another ‘bubble’ in housing is unlikely.

It is important to note that the actual popularity of the phrase “content curation” has not decreased. On the contrary, GoogleTrends clearly show that the popularity of the keyword query and its various forms is growing.

What does this mean?

It means that more and more people are interested in content curation; it is no longer just for marketing professionals..

Why is this happening?

Everybody knows that the amount of information exchanged through social networks and feeds is growing exponentially, following the well-known MooresLaw. According to LikeHack’s research based on 3 million user accounts, people spend approximately one hour every day looking through unnecessary information. There are several services available today which solve this problem, and they are growing in popularity:  Likehack, Storify, Pearltrees, Getprismatic and others.

The Inflation Data Are Pointing To Another Housing Bubble | Katonah Real Estate

t’s easy to spot a Fed-sponsored housing bubble if you look in the right places. The best place to start is an analysis of price inflation as measured by the BLS as compared to a CPI-variant that takes actual housing prices into consideration instead of rent.

This is a followup to my post Dissecting the Fed-Sponsored Housing Bubble; HPI-CPI Revisited; Real Housing Prices; Price Inflation Higher than Fed Admits.

Data for the following charts is courtesy of Lender Processing Services (LPS), Specifically the LPS Home Price Index (HPI).

The charts were produced by Doug Short at Advisor Perspectives. Anecdotes on the charts in light blue are by me.

Background

The CPI does not track home prices per se, rather the CPI uses a concept called “Owners’ Equivalent Rent” (OER) as a proxy for home prices.

The BLS determines OER from a measure of actual rental prices and also by asking homeowners the question “If someone were to rent your home today, how much do you think it would rent for monthly, unfurnished and without utilities?

If you find that preposterous, I am sure you are not the only one. Regardless, rental prices are simply not a valid measure of home prices.

OER is now at 24.041% of CPI, which still rounds to 24.0%, but the other housing wedge is now an even 17.0%, down from 17.1% in the previous version.

As measured by the CPI, price inflation is 1.47% annualized. As measured by HPI-substitution, price inflation is a much higher 3.33%. The Fed would have you believe everything is under control. Of course they said the same thing in 2005.
