Mount Kisco Yeshiva Founder To Receive State Medal Of Honor | Mt Kisco Realtor

 

Before Rabbi Michael Weissmandl founded the Nitra Yeshiva in Mount Kisco in 1948, he was a hero to hundreds of Slovakian and Hungarian Jews he helped escape, or delay deportation during World War II.

The New York State Legislature plans to present a posthumous state Medal of Honor to Weissmandl for his rescue efforts, which involved paying a ransom to those in charge of deportation, organizing underground bunkers and shelters and writing the “Auschwitz Protocols,” which alerted the international community to the genocide taking place under the Nazi regime

When Water Conservation is Not Enough | Pound Ridge Real Estate

 

For those people involved in sustainability, water—or specifically the lack of water to meet future demands—is a growing concern. This is perhaps most apparent to residents in the Western U.S., where a drought has caused a rather dramatic decline in water flowing in the Colorado River, which provides water for thousands of people and millions of acres of farmland. However, what many people don’t know if that this drought has lasted for 14 years.

Earlier this month, The New York Times reported that these conditions are “unrivaled in 1,250 years…The once broad and blue river has in many places dwindled to a murky brown trickle. Reservoirs have shrunk to less than half their capacities, the canyon walls around them ringed with white mineral deposits where water once lapped.”

According to the newspaper, communities depending on the river are turning to a variety of recycling programs, including recycling sewage effluent, to help address this mounting concern. Tax rebates to remove lawns and water-thirsty vegetation have become the norm in states like New Mexico and Arizona, and many states are also offering rebates to consumers and businesses to replace older water-using appliances with more efficient alternatives. For commercial facilities, this includes restroom fixtures that are either low-flow or, in many cases, no-flow systems, such as waterless urinals, which can save as much as 40,000 gallons of water per urinal.

However, what the residents and businesses in these states must now realize is that they are not being asked to conserve water temporarily; instead, they are being asked to use it more efficiently now and into the future. There is a big difference between the two propositions and greatly affects the way we design our buildings.

Fewer signed contracts to buy US homes in December | Bedford NY Real Estate

 

Fewer Americans signed contracts to buy previously occupied homes in December, suggesting a slowdown in real estate. Pending home sales fell to the lowest point since October 2011.

The National Association of Realtors says its seasonally adjusted pending home sales index dropped 8.7 percent last month to 92.4. That’s the seventh straight monthly decline for the index, which previews upcoming sales. A one- to two-month lag usually exists between a signed contract and a completed sale.

Rising mortgage rates and price increases crimped sales in recent months. Cold weather in December also stalled home purchases.

The housing market benefited from historically low mortgage rates for much of last year. Sales of previously occupied homes totaled 5.1 million in 2013, the highest in seven years, the trade group said last week.

Home Price Climb Returning to Average | Bedford Hills NY Real Estate

 

Home prices rose faster in the third quarter than at any time since 2006, but are expected to slow considerably in 2014, according to data released Thursday by Corelogic.
Indeed, pending home sales data from the National Association of Realtors, also released Thursday, came in weaker than expected, showing a decline of 8.7% vs. the previous month. Consensus estimates were for just a 0.3% drop.
Corelogic expects the pace of home price increases to slow to 4.2% nationally through the third quarter of 2014, close to its long-term annual average of 4.5% recorded since 1975.
According to the Corelogic data, prices rose nearly 30% in Las Vegas and in several California cities, while Detroit also saw a near-20% jump. Gains in Northeastern cities such as Philadelphia and Hartford were around 3%.

Investor demand and sales of foreclosed properties are dropping quickly,” said CoreLogic Case-Shiller economist David Stiff. “This is especially true in states that were caught up early in the bubble and have non-judicial foreclosure proceedings, such as California and Arizona. In these states, inventories of bank-owned properties are close to being cleared. Non-investor demand, although increasing, will not replace demand from investors.”

Home prices across the U.S. were 17% above the trough reached in the fourth quarter of 2011, but they are still 23% below the peak reached in the first quarter of 2006, Corelogic concluded.

The “Vanishing” First-Time Home Buyer; What It Means for the Housing Market | Bedford Hills Real Estate

 

Ah, the U.S. housing market, the so-called silver lining in the U.S. recovery—but not for long, as it may be rusting. The U.S. housing numbers are in, and they aren’t spectacular.

In the U.S. housing market, December existing-home sales rose one percent month-over-month at an annualized pace of 4.87 million units. Analysts were expecting December existing-home numbers to come in at 4.93 million. The one-percent increase also has to be taken with a grain of salt, as it was helped, in part, by a downward revision in November existing-home U.S. housing market sales to 4.82 million units. The December existing-home U.S. housing market sales of 4.87 million are also 0.6% below the 4.9-million-unit level recorded in December 2012. And sales of existing homes were down 27.9% at an annualized rate for the entire fourth quarter.

First-time home buyers—the fuel of the U.S. housing market—accounted for just 27% of all purchases in December, down from 28% in November and October and 30% in December 2012. That’s a huge drop over the 30-year average of 40% and a number real estate professionals and economists consider ideal. It is also the lowest level since the National Association of Realtors began tracking this metric in 2008.

First-time home buyers, who tend to purchase lower-priced homes, are being pushed out of the U.S. housing market recovery by all-cash sales. All-cash sales accounted for a whopping 42.1% of all U.S. residential sales in December, up from 38.1% in November and 18.0% in December 2012. Average US rate on 30-year loan at 4.32 pct. | Katonah NY Real Estate

 

Average U.S. rates for fixed mortgages slipped this week as new data showed a decline in home prices in November and a drop in new homes sales last month.

Mortgage buyer Freddie Mac said Thursday the average for the 30-year loan fell to 4.32 percent from 4.39 percent last week. The average for the 15-year loan eased to 3.40 percent from 3.44 percent.

Mortgage rates have risen about a full percentage point since hitting record lows roughly a year ago. The increase was driven by speculation that the Federal Reserve would reduce its $85 billion a month in bond purchases. Deeming the economy to be gaining in strength, the Fed pushed ahead Wednesday with a plan to reduce the bond purchases, which have kept long-term interest rates low.

Data issued this week suggested a pause in the housing market’s recovery. Home prices fell slightly in November as colder weather slowed buying, ending nine straight months of price gains, the Standard & Poor’s/Case-Shiller 20-city home price index released Tuesday showed.

Sharp Drop In December Pending Home Sales | Waccabuc NY Real Estate

 

The number of U.S. homes in contract fell to the lowest point in 20 months last month. Unseasonably cold weather and low home inventory may have temporarily slowed housing growth nationwide.

For home buyers, the drop may present an opportunity. Homes had sold quickly through most of 2013 so the rapid, year-end slowdown may help give buyers leverage. Plus, mortgage rates have been dropping. Today’s rates are their lowest in more than 10 weeks.

The spring market looks ripe to rebound. The best deals of this year, then, may be the ones you find today.

Pending Home Sales Index : A “Future” Housing Indicator

The Pending Home Sales Index (PHSI) is a monthly report, published by the National Association of Realtors® (NAR). It measures homes under contract, and not yet closed.

The Pending Home Sales Index is unique among the “common” housing market metrics. Whereas most metrics report on how the housing market did perform, the Pending Home Sales Index reports on how the housing market will perform. The index is “forward-looking”.

This is because, according to the National Association of Realtors®, 80% of homes under contract “close” within 2 months.

In this way, the Pending Home Sales Index is correlated to the Existing Home Sales report. Homes under contract become homes sold. We should expect the February Existing Home Sales report, then, to show a similar drop-off as last month’s Pending Home Sales Index.

In December, the Pending Home Sales Index slipped 9% to reach 92.4. The drop marks the largest one-month change since May 2010, which was the month after the end of that year’s federal home buyer tax credit.

Bay Area home prices are taking a breather | Cross River Real Estate

 

The Bay Area’s roaring housing market appears to be quieting down to more of an inside voice.

In November, home prices in the region increased by about 1.3 percent — a gain, but not nearly as strong as the city’s 23.2 percent year-over-year leap, according to the SP/Case-Shiller Home Price Indices, which tracks home prices across the country.

Nationwide, home prices in November fell by 0.1 percent, but showed 13.8 percent growth during the previous year. San Francisco remains in the country’s top 10, but experts expect the market to return to lower home price appreciation levels.

“Individual markets are showing signs of slowing down, which is helping to set up a mixed bag this year for buyers and sellers,” said Stan Humphries, chief economist with Zillow, a real estate information company. “Buyers can expect more inventory and less investor competition, while sellers used to seeing huge price gains month after month may feel some whiplash as that slows down.”

A slowdown maybe be good news for prospective buyers, but another major concern is rising interest rates, which can curb rising prices since they increase the cost of owning home.

Case-Shiller: Home prices dipped in November | Mt Kisco NY Real Estate

 

Home prices in November fell slightly for the first time since November 2012, as the combination of price gains earlier in 2013 and higher mortgage rates caused prices to reach a plateau, according to a leading index of housing-market activity.

The Standard & Poor’s Case-Shiller index of home prices in 20 top cities fell 0.1% in November. A separate 10-city index also fell by 0.1%, Standard & Poor’s/Dow Jones Indices said in a statement. The 20-city index showed prices 13.8% higher than a year earlier, while the 10-city index rose 13.7%.

The company said the dip is not a reversal of the housing recovery. Prices typically dip in November and this performance was the best for any November since 2005. Seasonally adjusted, prices rose 0.9% in November.

“Beginning June 2012, we saw a steady rise in year-over-year increases, (and) November continued that trend,” said David Blitzer, head of the index committee at S&P/Dow Jones Indices.  “The Sun Belt continues to push ahead with Atlanta, Las Vegas, Los Angeles, Miami, Phoenix, San Diego, San Francisco and Tampa taking eight of the top nine spots.”

Home prices are still rising despite last May’s jump in mortgage interest rates, Blitzer said. Mortgage applications for purchase were up in recent weeks, confirming home builders’ optimism shown in surveys by the National Association  of Home Builders, he added.
