Mayor de Blasio to party with real estate | Chappaqua NY Real Estate

A powerful cast of public officials, including Mayor Bill de Blasio, is expected to descend on the Real Estate Board of New York’s annual winter banquet on Thursday night at the Hilton Hotel in midtown.

The event, in its 118th year, has long been an opportunity for the city’s largest and wealthiest landlords and developers to schmooze with each other as well as top political figures both in city and state government. During his 12 years as mayor, Michael Bloomberg attended almost every year, one among a long list of senators, City council members and governors who made the year’s biggest New York real estate event a perennial stop on their social calendars.

It had been uncertain, however, if Mr. de Blasio and some of the officials who have filled top posts in his administration would do the same. The real estate industry has greeted the new mayor with unease as he campaigned on populist issues such as growing income inequality and the lack of affordable housing. Those dynamics have been a windfall for the real estate industry, which has rushed to build a new generation of luxury residential towers in recent years.

In addition to the mayor, Police Commissioner William Bratton is expected to attend, along with other top de Blasio appointees, including Tony Shorris, de Blasio’s first deputy mayor; Emma Wolf, the director of intergovernmental affairs; and Alicia Glen, the deputy mayor for housing and economic development. Kyle Kimball, president of the Economic Development Corp., who Mr. de Blasio recently renamed to that position, is also likely to be at the event, sources said. U.S. Sen. Charles Schumer will likely attend as well.

5 Twitter Marketing Tactics for Building a Fanatical Following

If there’s one group that’s well-versed in developing large and loyal  audiences on Twitter, it’s bloggers. They do, after all, have a content strategy  built into their title — ahem blogging — which means that even when  they’re promoting their personal brand, it’s more likely to be with content that  their followers find helpful or otherwise more interesting than, say, a random  company selling bar soap.

Bloggers who want to be successful have a kind of urgency to directly engage  with, build and look after their following, as there’s really no better way to  attract visitors to their sites. (Can you imagine a blogger running a TV  campaign ad, particularly before they’ve had any measure of success? Yeah,  no).

But of course, not all bloggers have thousands of followers, so, what  separates the superstars from those that hover indefinitely in the middle of the  pack?

Let’s take a look at a few bloggers and their Twitter marketing tactics who  really knock it out of the park to see if we can’t glean a lesson or two.

1. Get targeted

Twitter is a pretty reciprocal place, so you could hop onto the  platform every night and just randomly add people, and in the morning you’d have  a fair amount of people following in return. But having a mass of followers doesn’t mean much if they’re not  engaged, and if one new follower is all about muscle cars while the next is  all about creative applications for doilies, you’re going to have quite the time  appealing to all of them. And if they’re not engaged, they’re certainly not  going to share your work and help you grow your following.

One great example of someone who does this kind of singular focus right is  Heidi Swanson of 101  Cookbooks. Originally started as a way to share her many recipes with her  friends, Swanson’s site features a wealth of healthy recipes and is also home to  her cookbooks, which have a “supernatural” focus.

Clearly, Swanson is targeting not just cooks but also those with a crunchier  bent. You can see this hyper-focus on her Twitter feed:

While Swanson does do some retweeting of causes close to her heart and  recipes from likeminded sites, the majority of her tweets are links to her  content, prefaced with a listing of ingredients. This fits well with the  mentality of Swanson’s site, which allows users to search for recipes based on  ingredients, and it does what it needs to do simply before getting out of the  way. This is just what her avid audience, on the hunt for seasonal recipes, is  looking for.

What This Means for You As a rule of thumb, keep in mind that it’s  better to be hyper targeted than too broad; you can always expand from your base  once you get going. While you may not need to get as targeted as this, having some kind of theme is crucial — all the better if you can turn that into  a hook, a la @shitmydadsays. In fact, sometimes just getting a great Twitter  handle can frame all of your activities. Once you have that, get as creative as  possible within those confines.

Who can you follow that clearly shares your interests? What kind of content  can you retweet? How can you mix up the content? Give your followers not just  information but actionable insights, and you’re sure to grow.

2. Help each other

Call it guest posting, call it co-branding, call it coasting on each other’s  tail winds — whatever. There are few strategies quite as effective for growing  your following than teaming up with or regularly giving press to another blogger  or business. Teaming up with someone else not only gives you great material for  your Twitter feed (and who couldn’t use a little bit more meat to feed the  social-content beast?) but it also exposes your work to a much wider audience.  And while not everyone in that audience will be primed to follow you, if you’ve  done a good job of picking a partner whose interests parallel your own, you  should gain a sizable chunk.

Upgrade Your House With New Interior Doors | Cross River NY Real Estate

 

Interior doors play a more important role than you might realize. While they are minor elements in the grand scheme, they add architectural detail and style to a house.  As something we use every day, doors create a tactile experience that leaves a significant impression. Closing a solid wood door, for example, feels very different than closing a hollow door made of synthetic materials.

For a house with modest detail, beautiful doors may add enough interest to make the spaces feel more stylistically specific. Even if your house has significant architecture, upgraded doors can complement and complete your design. For example, gilt, intricate details and the best stained wood finish make this Italian door remarkable. (We’ll get into looks for modern and other home styles soon.)
Who to hire: Replacing an interior door can be a good DIY project for someone who has at least a moderate level of skill in home improvement — but it doesn’t cost much to have interior doors installed by a reliable handyperson or licensed contractor. As for the design and which doors to choose, you will never regret the assistance of a competent design professional.
Permit: Rarely will you need a permit to replace an interior door. While there are minimum widths required for certain circumstances, it is unlikely that you would want less than the minimum anyway. One door that many consider an interior door is the one between the house and the garage. This technically is considered an exterior door, and it is wise to understand that these doors must have self-closing hardware and be fire rated. Consult a professional if you are changing this door.
First step: Get a quick lesson from this ideabook for some basic knowledge of door parts. Then determine if all you need to do is replace the door alone, or if you will want to replace the door and its jamb along with the casing (or molding) around the door. It is likely that you will want to replace the jamb.
Even if you hire someone to do the work, it is always a good idea to have a basic understanding of what needs to be done, so read this tutorial on how to replace one kind of door and jamb.
Project length: Give yourself a few hours per door. A handyperson or contractor can probably replace a door in about an hour. It all depends on how many doors you replace at once, but this is a project that can likely be done in less than a month, even in more complicated cases.
Best time to do this project: Since all of the work takes place inside the house, you can do this project just about any time of year, though it is best not to start projects of this nature in the weeks before significant holidays, since you probably want your house neat if you intend to entertain.
Types of Door Styles
Let’s take a look at the simplest door first and then progress by the number of panels.
Flush Doors
A flush door can come with a hollow or solid core, primed for painting or finished in a wood veneer, as shown here. Typically it is the least expensive, and is well suited to modern architecture.
Cost: Doors start at under $50 for a hollow core with a primed surface. Prices jump significantly for solid wood doors; expect to pay between $200 and $300 for the more common styles and sizes.
Moving on up into specialty woods, such as exotic veneers, the price will balloon to $500 to $1,000 per door, or more for antique and custom doors. Keep in mind that you have to pay for installation labor and finish materials in all circumstances.
This flush door has a more complex veneer finish. Some manufacturers will offer set choices for veneer designs, while others can do custom configurations.
Patterned veneers increase the cost substantially.
Single-Panel Doors
Single-panel doors are suitable for and often found in Craftsman houses as well as other modest houses of the 1920s and 1930s.
You can get a single panel on an arched door like this one. Just one or two of these in key places in your house can add lots of character. You will often find these in Spanish colonial and Spanish eclectic architecture.
Two-Panel Doors
As you will see in the following examples, variations on two-panel designs are many. This particular type, with its segmental arched top panel, is great for French country and French eclectic homes.
Very similar to the previous example, this door has a plank detail within the panel. This evokes a farmhouse or country feeling. This embossed design comes from the tongue and groove wood joinery found on old-fashioned stile and rail doors.

Hard proof Dodd-Frank isn’t working | Katonah NY Real Estate

 

Reuters is running a pretty shocking exclusive right now. Apparently the Federal Bureau of Investigation, of all agencies, is investigating the claim that derivative traders are front running swaps orders from Fannie Mae and Freddie Mac.

The article itself goes into the unethical, if technically legal, nature of these trades. So I won’t. Still the contents are disturbing in implication.

The first is that the government-sponsored enterprises didn’t even look to monitor shifts in markets BEFORE placing these huge orders. Clearly, they were getting played, but aren’t even wide awake enough to take notice.

Second, this is proof Dodd-Frank isn’t working. The financial reform made plenty to do with how it would regulate derivatives and how this was going to happen: “The Dodd-Frank Act divides regulatory authority over swap agreements between the CFTC and SEC.”

Yet the FBI is investigating? Clearly something about this whole ordeal should be illegal, if not yet explicitly so as of today. How did this get past regulatory authority?

After all, we were led to believe that Dodd-Frank is meant to prevent activities just as this.

Three points from the article that show Dodd-Frank isn’t working. Read them and weep (the italics are my responses):

1: “Senior bankers at the two banks ‘planned and encouraged this behavior because it led to higher revenue for their respective parent banks’.”

Dodd-Frank is meant to serve as a model for disincentivizing this exact behavior.

2: There is “low confidence that law enforcement could prosecute suspected traders because the trades concerned seem to be completely legitimate.”

This kind of market manipulation may or may not be illegal? Dodd-Frank should have made it clear.

3: “GSEs frequently submit large interest-rate swap trades, making them easy targets for front running and lucrative targets for market manipulation,” the FBI bulletin said.

Westchester Real Estate Shows Strong Quarterly, Yearly Growth | Armonk NY Homes

 

Tuesday’s report from the Hudson Gateway Association of Realtors painted a positive picture for the year and the fourth quarter in Westchester real estate.

Sales of single family houses jumped 21.7 percent for the year in Westchester, with a 3.9 percent jump in the median sale price. For the fourth quarter, sales of single family homes in Westchester rose 17.9 percent and the median sale price rose 2.4 percent.

“Everything is looking up,’’ said Diane Cummins, the HGAR President. “There’s a rosy picture and it’s only getting better.”

“We’re in a full-blown recovery,” said Phil Faranda, the Hudson Gateway MLS president. “I think consumer confidence has returned. We’re getting a new new normal that is more hopeful and a little less dire.”

Cummins said sales for the fourth quarter were particularly encouraging. With holidays, weather-related issues and usually fewer owners and buyers active in the market, the quarter can often be slow.

“You never know what’s going to happen,’’ Cummins said. “Many Realtors think December comes in, and I have to start all over again. It makes us feel better about the start of the new year. Unless we get clobbered with bad weather, we may have an early spring start.”

“We hit the ground running for the first quarter,” said Faranda, who closed the sale of six homes in the final week of December. “I expect this will be the strongest spring since 2006.”

The accelerating sales volumes over the past two years have reduced the inventory of properties for sales. There were a total of 4,309 units – including single-family homes, condominiums, cooperatives and 2-4 family residences) on the market at the end of 2013. That is a 10.6 percent decrease from 2012. While inventory is tighter, it has not had an impact on the market, the report said.

The other Westchester numbers included a 15 percent rise for the year in the sale of condominiums, a 22 percent rise in the sale of cooperatives and a 22.9 percent rise in the sale of 2-4 Family homes. The median sale price for 2-4 family homes rose 12.1 percent in 2013 in Westchester. Co-ops rose 1 percent and condominiums rose 3.9 percent.

In the fourth quarter, 2-4 family home sales rose 27.4 percent over the same period in 2012 and prices rose 3.0. The sale of condos fell 7.3 percent from 2012, while co-ops improved 11.5 percent. The median sale price for condos (3.2 percent) and co-ops (0.7 percent) also rose in the fourth quarter.

The report said steady and affordable mortgage rates and a decrease in the unemployment rate have helped spur the real estate growth in Westchester. The mortgage rates leveled off at around 4.6 percent after approaching 5 percent earlier in the year. The unemployment rate in Westchester dipped to 5.5 percent at the end of the year, down from 6.8 percent at the end of 2012.

“I don’t think this is a glitch,’’ Cummins said. “This is now the market and it’s moving onward and upward. We’ve hit our bottom and we are starting to move up.”

Richard Haggerty, CEO of HGAR commented during his Real Estate Update on Monday to a meeting of the Empire Westchester Chapter of the Women’s Council of Realtors, that this has been the best year since 2007 with a significant increase in the number of transactions.

He also stated that he looks forward to a good year ahead, barring some obstacles including uncertainty in Washington D.C., the tightening regulatory landscape and “irrational exuberance” within the real estate market.

“If you run a bank,” says Toronto-Dominion Bank CEO Ed Clark, “you should be worried” about the rapid price appreciation seen in all types of Canadian real estate.

Toronto-Dominion Bank has had to say no to financing “a number of big, lucrative” deals Clark said at a bank conference in Toronto, The Globe and Mail’s Tim Kiladze reports. Other execs at the conference say there’s no cause for alarm — delinquencies remain in check, and supply and demand are balanced.

Make popular social media site a relationship machine | North Salem NY Real Estate

 

I need about 3,000 words to thoroughly cover this topic, but the nice people at Inman Next aren’t down with that, so I’ll be efficient. Which is exactly what real estate professionals should be with Facebook. Be efficient and effective.

Many people I talk to in the real estate industry feel far too much time is wasted on social networks, especially Facebook. I agree. That’s why for the last few years I have focused my efforts on helping agents be strategic with Facebook. With a couple tweaks, Facebook can be a relationship machine.

Are relationships important in real estate? I’ve posed this question to hundreds of real estate professionals and the answer is always “yes.”

The tweaks are not on a Facebook business page. They have value for many businesses and industries, but, in my opinion, real estate is not one of those industries. Gaining “likes” and traction is labor-intensive; there is little to zero engagement; and people do not go to Facebook to search for homes.

For most agents, their Facebook profile is where relationships can be built and maintained. We have become a nation of “oversharers,” and while that can be annoying to many people, it is great news to real estate professionals.

Wouldn’t it be great if agents could customize the Facebook news feed so it showed updates from only their best clients? Then it would be simple to engage the most important people, especially if they like to overshare. Wouldn’t this help maintain and build on these relationships? Wouldn’t this make Facebook more effective?
