Why today’s homebuyer needs a real estate agent more than ever | Mt Kisco Real Estate

Last summer I got an email from a local real estate attorney who wanted to buy a house. He’d just gotten engaged and wanted to save some money by representing himself.

This attorney wanted to do all the work an agent would do to find and buy his first home, and get paid a commission for his work. I explained to him that the commission is payable to the listing agent who agrees to pay a portion of it to the Realtor representing a buyer.

Usually, if there’s no buyer’s agent, the seller’s agent gets the entire commission. Some agents will accept a reduced commission for representing both parties.

The seller saves some money that way. Sometimes the savings get passed along to the buyer. I get several emails each year from homebuyers, usually first-timers, who want to know how they can get a real estate license so they can save money on the purchase of a home.

They find me through my blog, and apparently decide that I am too scary to work with, but not so scary that they can’t ask me a question or two. I always let them know that they do not need a license to buy a home, and that they do not need a real estate agent.

After I explain to them how to get a license — and that they have to work through a broker, who generally gets a percentage of each commission — they start to let go of their dream of being paid to find their own home. The buyers who want to do this are usually planning on buying a home that costs $300,000 or more — higher than average for a first-time homebuyer in this market — and planning on saving at least $9,000 by doing the work themselves.

HUGE NEWS: Websites soon to end in .mortgage or .home | Katonah NY Realtor

Imagine coming to this website by simply typing “housing.wire” into your web address bar.

That’s right, no “.com” necessary.

This hugely flexible option for online businesses — as well as other, brand-specific URL endings — is one step closer to reality.

The Internet Corporation for Assigned Names and Numbers recently released more than a thousand potential URL suffixes, a vast increase in the 22 currently in use.

According to law firm Ballard Spahr, which broke the news in its Privacy and Data Security and Intellectual Property Alert, website domain names will start looking dramatically different.

These listings are the first wave of ICANN new generic top-level domain names, or gTLDs, as they are more commonly referred to. Some are already online, and the mortgage-type listings will be available in a matter of months. There is no specific timetable.

“What it means to the mortgage banking industry is they also need to consider their internet security, as well as their trademarks and whether or not they need to defensively register,” said Amy Mushahwar, privacy and data security cousel for Ballard Spahr. “Any internal naming architecture, internal email server with .loans for example, could also create a conflict. They need to take a peek and not only see any names worth registering, but whether any of the thousands of new names could impact their existing digital structure.”

In response to a request from HousingWire, Ballard Spahr pulled a list of housing and banking potential substitutes for .com or .org.

Those examples include, but are not limited to:

.BROKER .CREDIT .CREDITUNION .FINANCE .FINANCIAL .HOME .HOMES .INVESTMENTS .LAND .LEASE .LOAN .LOANS .MORTGAGE .REALESTATE .REALTOR .REALTY

There are also many brand strings available, below are a few examples: .BBT .CAPITALONE .CITI .HSBC Ballard Spahr said it plans to complete a more comprehensive list of potential URL endings in the near term. Companies, and no doubt there will be plenty, looking to cash in on this new option should be warned, however, as risks include adding to consumer confusion.

And that’s not all.

“Issues arising from the complexity of Domain Name System (DNS) expansion, if not fully resolved, could pose security risks and potentially destabilize global Internet operations,” the Ballard Spahr alert stated.

Content Marketing with The New Instagram Direct | Bedford NY Realtor

instagram Content Marketing with The New Instagram Direct

Just a month ago the ephemeral messaging service Snapchat turned down a  massive $3 billion cash offer from Facebook—a move that left many people  surprised, perplexed, and in some cases, downright angry. To many, the  unavoidable question was, how could something that’s free to use, that produced  no product, lacked any sort of inventory, and had no prospects for monetization  be evaluated a $3 billion. Furthermore, how could that same company subsequently  refuse such a massive cash offering from one of the biggest companies in the  world? Well a month down the road and there’s still no good answer, but one  thing that we can say with some certainty is that with today’s introduction of Instagram  Direct, Snapchat is probably kicking themselves for not accepting Facebook’s  offer.

Now the company’s closest competitor, Instagram, who is backed by Facebook,  has set its sights on the ephemeral messaging market, providing its already  massive user base with a viable alternative to Snapchat. Much like Snapchat,  Instagram Direct allows users to send photos and videos directly to their  followers of choice, without the image being shared on their feed. Not only is  Instagram’s latest update a “competitive move,” but it also affords users a  brand new, hyper-focused means of marketing that has the ability to really  strengthen the relationship between advertisers and consumers. While the ability  to monetize Instagram direct is yet to be seen, and sources say that that is an  unlikely avenue for the new feature, it will allow advertisers to connect one on  one with followers and help facilitate new types of interaction between brands  and their followers.

Less than 24 hours after its release, some brands are already finding new  ways to tap into their following and further cultivate relationships with their  fans. GAP for example, used the new service to run a contest in which users were  asked to send photo messages directly to the clothing company in order to be  entered into a contest. While Facebook has long had the ability to facilitate  these types of marketing activities, Instagram Direct brings with it a much more  personalized feel, where users and brands can interact one on one.

As days go by and more brands and advertisers adopt the new Instagram Direct  technology, we’re sure to see a number of different marketing practices employed  through the direct messaging service. If you are on Instagram Direct and using  it as an advertising tool, let us know what’s working for you in the comments  below—we’d love to hear some of your ideas!

How wise agents get appraisers to see what they see | Bedford Hills Real Estate

Appraisals continue to be a potential issue with every contract. It doesn’t need to be this way. Of course, there will always be situations where a genuine value challenges exists. But for the most part, better preparation by agents can alleviate the majority of problems.

A key component of that preparation is an understanding of what an appraiser does and how they operate. This can quash issues before they arise. Appraisers have no interest in “killing a deal.” They get paid to complete reports. Appeals or contested reports waste everyone’s time, and no appraiser goes out looking to waste time.

Agents would do well to understand that the appraiser is not their enemy, but simply one of the many people involved in the sale.

Appraisers report the market — they don’t create it. The agent-appraiser relationship can be contentious, mainly due to a lack of understanding. Appraisers have little idea of how much time can be invested with a client, and agents have little understanding of the requirements appraisers work under.

Maintain market relevance by writing ‘timeless,’ hyperlocal posts | Pound Ridge NY Realtor

We all know that having posts that are timeless is important. You know the ones that people will find year after year and are still relevant, regardless of the topic.

You do know that, right? Well, now you do, if you didn’t already.

There are a number of reasons for doing timeless posts. Here are a few:

  1. They are relevant and informative for years if written appropriately.
  2. They continue to get views over the years and potentially drive more traffic to your website.
  3. They show you are a knowledgeable real estate professional in the area and on that topic.
  4. You can use them in lots of ways.

Timeless posts can be about a variety of topics: the larger community (Carlsbad); neighborhoods (La Costa); subdivisions or master-planned communities (Bressi Ranch); condo communities (Sanderling); and community amenities including parks, tourist attractions and recreation, and to some extent shopping and dining. Those places do go out of business on occasion, so they may not truly be timeless.

Community and similar localism posts tend to get a lot of traffic. I have a bunch with more than 15,000 clicks since they were first written

Century 21 breaks into Manhattan real estate market | Bedford Corners Real Estate

Century 21 is set to open its first franchise office in Manhattan in a bid to strengthen its international network and tap foreign buyers.

In joining the Century 21 network, Manhattan-based Metropolitan Residential Partners will rebrand as Century 21 Metropolitan next month. At a holiday party where the news was announced to Metropolitan agents, Century 21 CEO Rick Davidson told Inman News that the brand selected Metropolitan after spending a “tremendous amount looking to the marketplace for the right partner.”

Ultimately, Century 21 settled on Metropolitan due to its “experience and expertise,” particularly with foreign buyers, he said.

Douglas Magid, co-owner of Metropolitan, said that half of his brokerage’s agents speak two to three languages fluently and that the company has focused on “building a boutique real estate practice.”

Century 21 has about 7,100 independently owned and operated franchised broker offices in 75 countries and territories worldwide with more than 102,000 agents, according to the franchisor’s website. The franchisor has offices in New York City’s four other boroughs, but had not expanded into Manhattan until now.

The expansion is part of a broader effort by Century 21 to both grow and leverage its international presence, according to Davidson. In October, Century 21 launched a multilingual, global listing site that lets consumers view listings around the world in 16 languages and 37 currencies, according to Davidson.

Best Vegetable Seed Companies | Chappaqua NY Homes

By the time you poke your first seeds into the ground each spring, you  already have huge hopes for the success of your crops. You’ve spent hours  planning, weeks waiting, and your soil may reflect years of hard work spent  building its fertility. With so much potential in those seeds, you want to buy  from a seed company you can trust. So how do you know which have the best seeds  and selections? And which follow sustainable practices?

To answer these questions, we asked hundreds of gardeners to take our 2011  Seed Company Survey. Our survey group was a well-seasoned bunch: About 65  percent had grown food gardens for more than 10 years. Each respondent picked  his or her three favorite vegetable seed companies and then ranked companies  based on individual qualities. Ultimately, the survey revealed 15 standout  vegetable seed companies, all of which emphasize sustainability. (Join our Gardening Advisory Group to take future surveys.)

Top 15 Sustainable Seed Companies

Our Top 15 list (toward the end of this article) is based on how often the  vegetable seed companies were ranked in gardeners’ top three. For our survey  takers, it wasn’t just about the seeds. In addition to an array of varieties  with consistently high germination rates, they wanted seed companies that  provide detailed variety descriptions, growing advice and interesting stories.  Genetic integrity was also a top priority. The gardeners we surveyed were deeply  concerned about genetically modified (GM) food crops, so we made sure all of the  companies here have signed the Safe Seed Pledge — a written commitment to sell  only non-GM seed — or made public declarations that they will not knowingly sell  GM seeds.

Many gardeners said they didn’t know there were more than 100 mail-order seed  and plant companies. You can find a national list in our Directory of Companies Offering Mail-Order Seeds and  Plants.

Superior ratings in multiple categories put Johnny’s  Selected Seeds, a company that offers heirlooms, organics and hybrids, in  the top spot. “The Johnny’s catalog is accurate and informative without the  hype, and I have never had a failed crop from their seed,” wrote a Midwestern  gardener with more than 20 years of experience. Others praised Johnny’s “cool  tools” and hard-to-find organic gardening supplies, and many said they liked  doing business with an employee-owned company.

Gardeners want to support preservation of heirloom varieties, so Seed Savers Exchange  received high marks for providing unique and nearly forgotten heirlooms. Seed  Savers, a nonprofit organization, has “wonderful heirloom seed, a beautiful  catalog and a great mission,” wrote a Mid-Atlantic gardener who puts  sustainability first. The Seed Savers catalog was rated highly for its variety  descriptions and photographs, plus customers said they liked being a part of  seed conservation. “They’re outside of the mainstream, consolidated  seed-production system, and they have a wonderful community feel to their  operation and network,” wrote an organic gardener in the Pacific Northwest.

A strong sense of purpose has earned Baker Creek Heirloom Seeds many  loyal patrons. A prominent spokesman against GM “Frankenfoods,” founder Jere  Gettle has amassed a global selection of rare and worthwhile varieties. “What’s  not to love about Baker Creek?” wrote a Mid-Atlantic gardener. “They’re making a  hugely positive impact on the world. With all the GM seed obscenities going on,  they’re helping make sure humans will be able to eat in the future!”

Passions for ethical responsibility and high-quality seeds helped put Seeds of Change, High Mowing Seeds and Fedco Seeds near the top of the list, too. Here’s what some  respondents had to say about them:

Seeds of Change: “Good combination of heirlooms, open-pollinated and quality  hybrids, all organically grown.”

“I find the agronomics information listed for each type of vegetable very  helpful, and I like their emphasis on biodiversity and sustainability.”

High Mowing Organic Seeds: “I love the personal service and wide variety of  organic selections from High Mowing.”

“The varieties they offer are excellent and suitable for organic market  farming; everything is certified organic, which makes life easier if ordering  seed for a certified organic farm.”

Fedco Seeds: “Excellent variety choice, and usually the cheapest prices. I  like supporting a co-op, and Fedco offers information on where their seeds are  from.”

Crazy for Seed Catalogs

Nearly 70 percent of gardeners said they buy most of their seeds from  mail-order vegetable seed companies. Most gardeners were quick to heap praise on  their favorite seed companies and their catalogs. Of Fedco, one gardener said, “Their catalog makes wonderful, entertaining, laugh-out-loud reading, and all of  the vintage graphics are wonderful.”

Loco for Local Seeds

Most gardeners send at least one seed order to a local or regional company,  and this practice offers certain benefits. For instance, locally grown seed is  more likely to be suited to your climate. In the upper and mid-South, Southern Exposure Seed  Exchange has a strong following. “I go here first,” said a Mid-Atlantic  gardener. “Southern Exposure provides mostly locally grown seed, heritage and  open-pollinated varieties, excellent service and decent prices.” Known for  offering unique items, Southern Exposure Seed Exchange was called “a small  company with a big heart” by a longtime organic farmer.

In the Northwest, Territorial Seeds reigned supreme as a regional seed source,  with excellent ratings for producing catalogs brimming with varietal and  cultural information. “They always have what I want in stock, so I don’t have to  wait. The variety descriptions are excellent,” wrote a gardener with a small  plot who’s just getting started. And Territorial Seed is successful nationally,  too. “Territorial has good selection across the board, dependable seeds and fair  pricing,” said a New England gardener. Additionally, Territorial is one of the  only major seed companies that publishes a winter catalog, which is of  tremendous interest to food gardeners in areas with mild winters.

Are We Having Fun Yet?

Gardeners of all skill levels enjoy trying new crops and varieties, and many  look to mail-order seed companies to add to the adventure. “Nichols  Garden Nursery always has something new and interesting, plus they continue  to carry my old favorites,” said a veteran gardener from the Southwest. A  Mid-Atlantic gardener noted, “The family warmth of Nichols shows in the care  they take with each order, and they have taken a stand against treated and GMO  seed.” A gardener from the Midwest with more than 20 years of experience summed  it up this way: “When I’m looking for old-world heirlooms or just plain fun,  Nichols Garden Nursery is my favorite.”

Those in search of undiscovered garden pleasures often find them in packets  from Renee’s  Garden, which is also a valued source for garden-worthy annual flowers. “The  Renee’s Garden catalog introduced me to favorite new crops, including ‘Trombetta’ squash and ‘Garden Babies’ lettuce,” said an experienced gardener  from the Southwest. A Midwestern gardener with 20 years of experience praised  Renee’s “combo packs” that include three varieties of lettuce, squash, tomato or  pepper.

Twitter Buckles Under Pressure, Lets You Block Users Again | Armonk Realtor

Twitter reversed its stance on blocking a second time Thursday night, reverting to the original policy in the face of what it admitted was tremendous opposition on the service. “We never want to introduce features at the cost of users feeling less safe,” Vice President of Product Michael Sippey wrote in a blog post. The original story is below.

If you’re having problems with a stalker, you don’t need a restraining order — just wear a blindfold. That at least appears to be the logic behind a policy change Twitter announced Thursday, one its users are calling baffling.

Previously, the service allowed you to block any troublesome follower, denying them access to your tweets. Now, in an about-face, the process of blocking simply mutes the user in question, meaning you can’t see their tweets. But they can retweet you, allowing their followers to contact you in turn.

“If your account is public, blocking a user does not prevent that user from following you, interacting with your Tweets, or receiving your updates in their timeline,” the company says in its amended “blocking users on Twitter” help page.

A company spokesperson explained to Forbes that the change had been made because “people would see they had been blocked and get mad,” resulting in “antagonistic behavior.”

But that didn’t wash with many users who’d experienced real harassment on the service. “This is a huge and very serious problem for people, like me, who have received repeated rape and death threats on Twitter on a fairly consistent basis,” wrote Zerlina Maxwell, a prominent…
