Americans think New Yorkers are rude but serve the best food and Louisiana has had a few too many, according to a recent survey.

Business Insider polled about 1,600 Americans about their views on the other states, asking them to identify the drunkest, dumbest and most overrated of the 50. The results were displayed in a series of amusing maps that tell you a lot about the reputations and stereotypes of different parts of the United States.

Not surprisingly, New York was deemed both the rudest and most arrogant state. People said the residents of Georgia and Minnesota were the nicest, but many states in the South received a large number of the votes.

Even though the rest of the country doesn’t think New Yorkers are the most hospitable folks, they do admit that great food comes out of the Empire State. New York earned nearly 20% of the votes in that category, while California and Louisiana were also lauded for their fine cuisine.

If you don’t learn how to write a good headline then the chances are you will have trouble attracting traffic to your website or blog. In a digital economy that can cost sales, because you need readers to turn up to buy your goods and services.

Newspapers and magazines have been perfecting the art for over a hundred years. Write a good headline and your circulation increases. Headlines are vital not just for newspapers but for advertisements both offline and online.

Even Facebook ads are not immune.

Twitter with only 140 characters is the perfect platform for honing headlines if you want people to click on the embedded link. Online stores need to create banners with headlines that make people click. The skill of headline writing is also vital for those important emails that you send out to your subscribers….if you want them opened.

The power of effective headlines was something I discovered after reading a series of printed marketing guides 20 years ago by Jay Abraham (an American marketing wizard). I implemented some of his ideas for print media and found they worked.

Print or web, the principles have not changed.

Stopping the car

Writing a good blog post or article often starts with the headline and it flows from there. I often stop what I am doing (even a conversation..politely of course) and write down a headline idea. Don’t let that inspiration escape.

Stopping the car has been done on several occasions.

So what are some headline types that work?

Headlines come in all shapes and sizes but some work better than others.

Here are a few types to get you thinking.

1. The “List” headline

These lists can be 5, 10 or mega. The mega list is often guaranteed to produce a ton of traffic. It means you might have to spend longer writing the article but it will be worth it.

2. The “How to”

Everyone is trying to work out how to do something. How to be rich, beautiful or fit. Tell them how and they will not only read the rest but tell their friends about your article and retweet and share on Facebook.

Existing Home Sales Crush Expectations, Surge 6.5% | Bedford Corners Homes

Existing home sales crushed expectations climbing 6.5% in July to an annualized pace of 5.39 million units. This was up 17.2% year-over-year. 

June’s numbers were revised lower to show a 1.6% fall to 5.06 million units.

Meanwhile, total housing inventory was up 5.6% at the end of July to 2.28 million. This represents a 5.1-month supply at the current sales pace. The median time that most homes spend on the market was 42 days in July, this is up from 37 the previous month

The national median price for existing homes was 13.7% higher than a year ago at $213,500. This is the seventeenth straight monthly rise. A key finding was that first time buyers were down from 34% of all purchases a year ago, to 29% this time around.

Distressed homes, which include foreclosures and short sales accounted for 15% of July sales, the same as June.

Economists have been watching for the impact of the run up in mortgage rates on existing and new home sales. The 30-year mortgage rate stands at 4.4% according to Freddie Mac’s primary mortgage market survey (PMMS).

“Mortgage interest rates are at the highest level in two years, pushing some buyers off the sidelines,” said Lawrence Yun chief economist at NAR in a press release.

“The initial rise in interest rates provided strong incentive for closing deals.  However, further rate increases will diminish the pool of eligible buyers.”

Economists at Credit Suisse expect existing home sales to fall to the lowest level in three months and post the first consecutive decline in over two years.

“One percent increases in mortgage rates over a two-month span are rare,” they write. “When they have happened in the past, home sales — both existing and new — usually register a monthly decline in the second month of the two-month back-up (in our case, that’s July).”

But their July monthly survey of real estate agents showed that most buyers don’t expect mortgage rates to go much higher and they’re waiting to see if there’s a pullback in rates that could create a buying opportunity.

“There is still not a lot to choose from for homebuyers, and this tight inventory continues to limit sales gains.  Other headwinds include tight underwriting standards, protracted bank approval processes, and a delayed selling process.”

Existing home sales account for a larger share of the market than new homes.

Missing New Castle Woman Found Dead In NYC | Chappaqua Homes

Update: New Castle Town Administrator Penny Paderewski, commenting on Facebook, said that she understood that Susan Feinberg, who had been reported missing, had been found deceased Tuesday. She said that Feinberg’s death was not due to foul play.

NEW CASTLE, N.Y.– The New Castle Police Department called off the missing person alert Tuesday afternoon for a 59-year-old New Castle woman.

Police posted a message reading “The missing person alert issued earlier today for Susan Feinberg has been canceled. Thank you to those who called to provide information.”

A New Castle Police officer told The Daily Voice Feinberg was located in New York City. He would not say what her condition was.

“I can not comment further on that,” Det. Sgt. James Wilson said when asked by The Daily Voice whether she was located alive.

Police issued the alert for Feinberg, who was last seen parking her vehicle at 11 a.m. Aug. 19 at the Chappaqua Train Station, Tuesday.

Also included? A hair salon, a theater (with lobby and wet bar), an 850-square-foot gym, and—cruelly not pictured—a library with a shark tank in it.
