When I was little I so wanted to be a superhero. I couldn’t wait to get home from school to watch cartoons. I marveled at the mild-mannered Clark Kent’s quick change from reporter to Man of Steel and the amazing Wonder Woman with her ability to miraculously foil the bad guys without ever breaking a sweat. I haven’t forgotten my dream, although truthfully I never imagined it would require superhuman feats to be successful in life. Juggling friends, family, health and career just to enter the game.

What’s become more and more apparent in the world of online marketing is that the game has changed and we all need to become superheroes if we want to be heard above the noise. Now that everyone is a publisher, it’s not enough to create content and send out a few tweets: Your Spidey sense has to kick in, allowing you to really listen to your audience, create compelling content, and share it with an audience that you’ve taken the time to nurture.

While we may not be able to leap tall buildings in a single bound, we still have the potential to do great things. Here’s a good place to start. Let me know what superpowers you think are required to be a great marketer and I’ll add them to the list.

For many of us, the archetypal image of the cottage home comes from storybook memories of our childhood: the diminutive dwelling glimpsed through the trees at the end of a winding trail, smoke rising from the chimney, roses rambling over a trellis and up onto the thatched roof, leaded windows, an inviting entryway … There’s something undeniably appealing about this image, something that makes the cottage the dream home for so many people, but it’s hard to put your finger on exactly what it is.

After all, also implied in this picture are cramped quarters, a dark interior and a lack of modern amenities. In attempting to define the enduring appeal of cottages, words such as comfort, coziness, charm, simplicity, intimacy and romance readily spring to mind, suggesting that the idea of cottage is as much a state of mind as it is a tangible presence.

To try to capture the essence of cottage appeal, think back to those most special places of your childhood. In your mind, revisit that snug hollow hidden under dense lilac bushes, the ramshackle fort cradled high in the limbs of the maple tree, the attic closet and its secret passageway winding under the stairs, or the bunk bed at the lake cabin draped with thick blankets. What do these places have in common? What did you feel like when you were in them? And what do these places of your childhood memories have to do with cottages?

I’ll answer the last question for you — everything. To me, these hollows, forts and closets all evoke the essence of what the cottage house must be for us. In our childhood, we found or created spaces to fulfill an essential, unspoken need to feel safe and secure from an overstimulating and dangerous outside world. (If you think about it, none of these spaces would have felt this way had they been larger, more open to the outside or more fancily built.) We may be all grown up now, but these needs are still essential to our sense of well-being. Those who understand this also understand the appeal of the cottage house: a magical, almost mysterious place that holds us closely within its lovely boundaries, warming and soothing our work- and world-weary souls.

What seems to be constant is the idea of the cottage as a retreat, the place to go to get away from it all, be it a beach cottage overlooking the ocean, a mountain hideaway, a pastoral retreat nestled in the woods or even a thoughtfully built cottage in town. It’s a place for lounging, for curling up with a good book or for doing absolutely nothing. It’s small enough to personalize and make your own: If you want to hang lobster pots from the ceiling or carve snail shells for drawer pulls, who’s going to stop you?

Canada’s housing market still running hot | Bedford Corners Real Estate

The surprising resilience of the country’s housing market is renewing concerns that it could be overshooting.

 

Housing starts, sales and prices are once again defying expectations, one year after Finance Minister Jim Flaherty shocked the market with tighter mortgage insurance rules. The sector is showing such strength this summer that some economists are wondering whether Mr. Flaherty will go further in a bid to stem rising house prices and consumer debt levels.

 

A for sale sign is seen on the lawn of a Toronto home. The Canadian Real Estate Association says home sales were down in June from year-earlier levels, but higher compared with the previous month.

 

“There may be some dusting off of potential measures to cool housing,” Bank of Montreal economist Douglas Porter wrote in a research note. He thinks the market could be on the verge of running away again.

 

Both Mr. Flaherty and economists will have a better sense of where things stand on Thursday, when the Canadian Real Estate Association releases July’s sales figures. Mr. Porter thinks the data will show that the number of existing homes changing hands is 10 per cent higher than this time last year, which would mean that they are “within striking distance of the record highs hit in 2007.”

 

July data from some local real estate boards appear to back that assumption. Vancouver, for instance, saw a whopping 40.4-per-cent year-over-year increase in sales of existing homes over the Multiple Listing Service, while Toronto posted a still-impressive 16-per-cent gain. Calgary’s sales were up 17 per cent from last year. (Not all markets are showing gains. Ottawa and Montreal each saw sales fall by about 2 per cent year over year).

 

Toronto-Dominion Bank economist Diana Petramala says sales have now recovered from the changes that Mr. Flaherty made to the mortgage insurance rules. “In Vancouver, sales have recovered to their highest level since 2010,” she notes.

 

In addition to the changes that Ottawa made to the rules for consumers, such as cutting the maximum length of an insured mortgage to 25 years and doing away with mortgage insurance for homes worth more than $1-million, Mr. Flaherty has been taking steps to curtail the degree to which Canada Housing and Mortgage Corp., and therefore taxpayers, backstop the banks’ activities. He has been worried that ultralow mortgage rates are adding too much fuel to the housing fire.

With Mortgage Rates In A Holding Pattern, What Will Housing Prices Do? | Pound Ridge Real Estate

After rising by more than a full percentage point from early May till the end of June, 30-year mortgage rates have more or less leveled off. However, the impact of higher mortgage rates on the housing market is still unknown.

On July 30, the latest figures for the S&P/Case-Shiller Home Price Indices showed that the housing recovery continued in May, and that their 10-city and 20-city composites posted their strongest year-over-year increases since early 2006. However, since those indices represent three-month averages ending in May, the latest figures just barely overlap the rise in mortgage rates. Thus, it is too early to tell what impact higher interest rates will have on home prices.

In part, the relationship between mortgage rates and home prices can be represented on a mortgage calculator. For any given level of monthly payment on a loan calculator, if you increase the mortgage rate the total size of the loan will shrink. That smaller loan size indicates that the lower price point that consumers can afford at that level of payment.

However, there have been several instances historically when home prices have gone up despite rising mortgage rates. Clearly, there must be a factor at work here beyond what you can see on a loan calculator, and that X factor is consumer wealth. If economic growth is improving, then consumers should be getting wealthier and can afford higher mortgage payments. If you increase the amount of the payment you target on a loan calculator, it can offset the impact of rising mortgage rates.

Because of the lag in home-price data, it will only be in the months to come that the impact of higher mortgage rates on the housing market will become apparent. Whether the housing rally can shake off the effects of higher rates depends a great deal on whether the economy starts to pick up any momentum.

NCAA Regulations Stop Lewisboro Teen From Owning Business | Katonah Real Estate

A few months after graduating from the Katonah-Lewisboro School District, Andrew Duffy was working on starting up his own company.

But Duffy, a 2013 graduate of John Jay High School, was recently advised by his college coach at SUNY-Cortland to shut down his business of stringing lacrosse sticks, fearing it may impact the incoming freshman’s NCAA eligibility.

“I’m bummed out a little,” said Duffy. “But with all the things going on with the NCAA and Johnny Manziel, I really didn’t want to take any chances with my eligibility.”  [The eligibility of Manziel, the Texas A&M quarterback and last year’s Heisman Trophy winner, is under question because of reports he took money for autographs in January.]

Duffy launched “Top Knotch” last fall. The small company, which he operated out of his home, specializes in stringing lacrosse sticks. Duffy customizes the sticks depending on the position a person plays.

According to NCAA rules, student-athletes are not permitted to benefit financially from a business involving the sport they play.

“I’m just going to enjoy my college career and not have to worry about the other stuff,” said Duffy, who will play mid-fielder and attack for SUNY-Cortland. “When I finish college, I can start the business back up again.”

Duffy recently expanded  the operation by selling  T-shirts and other apparel. However, it’s been put on hold until Duffy exhausts his NCAA eligibility at SUNY-Cortland.
