Bedford NY Homes | Eight Injured in Car Accident on Old Post Road, Alleged Metal Thieves Arraigned in Bedford – Bedford-Katonah, NY Patch

Eight local residents suffered non-life-threatening injuries early Sunday morning after a two-car crash on Old Post Road near Crusher Road in Bedford.

The injured, all residents of Bedford, were in the car that was hit. They included five children—one 12-year-old and four 11 year-olds—and two males, one 43 and one 44-year-old. The accident victims were taken to Northern Westchester Hospital and to the Westchester County Medical center for arm, leg and head injuries. None was seriously injured. The accident happened at around midnight Saturday when Christopher Nemnom, the driver and sole passenger of a Honda CRV southbound on Route 22, crossed the double yellow line and collided with the victim’s Honda Pilot.

Nemnom was found to be driving without a license. He was arrested on July 31 and charged with third-degree aggravated unlicensed operation of a car and failure to keep right. He was released without bail pending an appearance in town court.

Alcohol or drugs did not appear to be a factor in the accident, according to police.

Alleged metal thieves arraigned in Bedford

A Mahopac man and a Shrub Oak man have been charged with third-degree burglary, a felony, after allegedly stripping metal from an abandoned home on Route 139 in Somers.

State police say they caught John J. O’Brien III of Shurb Oak and Christopher J. Riechers actively taking metal pipes and wired from a building on the property that they intended to scrap for money.

Both men were arraigned in the Town of Bedford Court and have been remanded to Westchester County Jail without bail. They are scheduled to reappear in the Town of Somers Court on Monday August 8 at 5:30 PM.

Brian Wilson and the Beach Boys are synonymous with California and sunshine, yet the rocker once called Saint Charles, IL home.

Wilson’s Saint Charles home is now for sale for $1,490,000. Wilson wrote most of his 1998 album “Imagination” in the five-bedroom home, located 40 miles outside of Chicago.

The Beach Boys front man grew up in Southern California and spent most of his career as the Beach Boys’ song-writer and producer there. So, how did Wilson come to live in Illinois?

According to an article in the Daily Herald, good friend and top music producer Joe Thomas was living in Saint Charles at the time and convinced Wilson to buy the home next door for $1.4 million in 1997.

Together, Wilson and Thomas worked on producing “Imagination” in the new studio addition of Wilson’s home. Wilson added three recording rooms and a mixing room to the basement. The studio has separate security, air conditioning systems, and has been lined for sound control. Famous musicians often visited Wilson at his home, including Paul McCartney, Sean Lennon and Eagles band member Joe Walsh.

In 1999, following a fall-out with Thomas, Wilson moved back to California and his home was put on the Saint Charles real estate market. It sold two years later, in 2001, for $1.5 million.

Situated on over two acres in the Tony Crane Estates neighborhood, the home includes 6,527 square feet of living space, including 5 bedrooms and 7 bathrooms. In addition to the recording studio space, the home features nine fireplaces, two master suites, library, solarium, media and rec center.

The 1996-built home is also completely private and includes a state-of-the art security system with cameras.

Based on a 30-year fixed mortgage at a rate of 4.4 percent and assuming a 10 percent down payment, the monthly mortgage payment for this home is $9,085 per month, as quoted on Zillow Mortgage Marketplace.

Like the late Anna Nicole Smith, one of her homes has been surrounded by its share of controversy.

According to Radar Online, Smith purchased the home under her given name Vickie Lynn Marshall in April 2005 for $1,335,000. Smith started her career as a Playmate model, moving to a stint as the model for Guess Jeans, as well as taking a few roles in movies and a job as a weight-loss spokesperson. In 2001, she starred in her reality TV show “The Anna Nicole Show.” Shortly before her death in 2007, Smith was embroiled in a paternity battle of her new daughter Dannielynn.

Upon Smith’s death, her daughter and natural father, Larry Birkhead, moved into the home after Birkhead successfully won a paternity suit and gained custody in April 2007. Smith’s daughter, although a minor, is a beneficiary of Smith’s estate.

In April of this year, Howard K. Stern, the one-time love of Smith and executor of her will, gained the court’s permission to transfer the home under his name.

Recently, Stern put Anna Nicole Smith’s home on the Studio City real estate market with an asking price of $1,750,000.

A nod to Smith remains in the home: a giant painting of the late model hangs in the entryway. One of the rooms is still decorated for a girl, presumably Smith’s daughter Dannielynn.

The 4,700-square-foot home has 5 bedrooms and 5.5 bathrooms. Built in 2001, the home sits on a hillside lot with panoramic views of the canyon and Los Angeles’ city lights. The home features a two-story entry way, hardwood floors and ceramic tiles throughout, dual fireplaces in the living room and an expansive deck with pool and spa outside.

Based on a 30-year fixed mortgage at a rate of 4.4 percent and assuming a 10 percent down payment, the monthly mortgage payment for this home is $8,655 per month, as quoted on Zillow Mortgage Marketplace.

Mt Kisco NY Real Estate | 5 Signs a Foreclosure is a Good Deal

If you want to take advantage of the market and try to pick up a great deal on a foreclosure, and yes, you have enough credit or cash, there are few things you should know before making a purchase.

First of all, what is a foreclosure? It’s a bank-owned property, commonly called real estate owned (REO). For whatever reason, the original owner stopped paying their mortgage so the lender (e.g., Bank of America, Wells Fargo, Fannie Mae, etc.) legally repossessed the property and took ownership.

Next, it will be listed for sale by a local real estate sales professional in the Multiple Listing Service (MLS) along with listings of traditional sales and short sales. We are not talking about properties sold via a foreclosure auction at the county courthouse; those make up a very very small percentage of bona fide real estate sales to third-party buyers like you. Plus, they are extremely high risk, so let’s leave those to the pros who take huge risks.

When Foreclosure is Not a Good Deal

Let’s first talk about what foreclosure is not a great deal. A great deal is not necessarily the lowest-priced property on the block. Or, if it is the lowest priced, it’s because it needs lots of repairs. A great deal won’t be a property where there are several other properties for sale, or many vacant properties in the area. And a good deal on a foreclosure won’t be a home that is really run-down — unless you’re a professional — or a condo or house in a new subdivision that is only half sold out or one that can only be purchased by “cash” buyers because no bank will finance the purchase.

The fact is there are many things that can go wrong with a real estate purchase. You may think you are going to get some unbelievable deal, but the truth is there is usually a reason for a property to be really low priced. Most often, you won’t figure out that reason until after you close escrow, and at that point it’s too late.

What Makes a Foreclosure a Good Deal

When you are about to purchase a foreclosure, consider these 5 things:

1.    “I love the property” is what you say after you’ve viewed it, driven the neighborhood, and investigated the property fundamentals. You love it because it is very close to exactly what you were hoping for in becoming a homeowner, or rental property owner.
2.    “I plan to own it a long time” is what you say when asked. Regardless of how great a deal you think you are getting, the break-even point in ownership is really about five years. If you aren’t going to own it that long, you are most likely better off staying a renter. Remember the three most important words in real estate: long-term ownership
3.    “It’s in pretty good shape” is what you say when your friends ask about the physical condition of the property. The vast majority of buyers have wildly low expectations of how much it costs to renovate a property. Renovations usually cost a lot more and take a lot longer than one believes, so let the contractors buy the fixer-uppers.
4.    “The price is in line with comparable recent sales in the neighborhood” is what you find out when you do a comparable market analysis of nearby properties. Remember, if it sounds too good to be true, it probably is.
5.    “Most of the nearby houses are occupied” by owners, or at least renters in the area. Neighborhoods with many empty houses can go into downward spirals that can become very bad areas with very low home values. Avoid that type of risk.

Confirm Your Suspicions

To further help you ascertain and confirm that the foreclosure is a “great deal,”  you need to do the proper due diligence during your buying process. This is especially true since bank-owned properties generally do not come with the traditional seller disclosures of any material issues wrong with the property.

Before you sign, review comparable market sales, get contractor estimates, compare mortgage rates, and view at least 10 other properties so you know what the market has to offer. You should also review the HOA financial and legal condition and your title insurance policy for any issues as well as keep the proper amount and type of dwelling and liability insurance in place.

Taking those steps to reduce your risk is key to making sure what you bought was really a “good deal.”

Overall, when buying a foreclosure (or short sale, or even traditional sale for that matter), the first order of business is to buy a good quality property in a good area that you will own for a long time and will make you happy. It’s better to pay more for a better quality, lower risk property. This is the largest and riskiest purchase you will ever make, so make a smart purchase.

Finally, the prices these days on residential real estate are generally very fair, as is the financing, so it truly is a good time to buy – subject to the above due diligence tasks. But avoid the “I’m going to get the steal of a lifetime deal” mentality. Go for something that fits what you want, for all the right reasons, and for the long term, all of which are vastly more important issues than price.

Gmail, Google’s email service that started as an invite-only program, has grown dramatically – but they’re still dwarfed by Yahoo Mail and Hotmail. To change this, Google is prompting existing Gmail users to conduct “email interventions.”

How Email Interventions Work

Google has started by enlisting the aid of its faithful Gmailers, calling on them to conduct “email interventions” that pull users away from “embarrassing email addresses.” Here’s a video that gives the basic rundown.

But aside from just telling users to go out and convert everyone to faithful Gmailhood, Google has also provided a site at EmailIntervention.com. This site lets users generate a message, including messages to multiple contacts at once, giving a pitch for Gmail that includes a humorous video. Beyond the embedded video, the incentives being pitched include Gmail’s video chat, free phone calls, and the effective spam barriers.

Leveraging User Loyalty for Lock-Ins

Gmail isn’t just a side program for Google. It’s a way to prompt users to create a Google account that can be associated with a number of profitable services, including Google+. By getting the already locked-in users to prompt their friends to make the first step into the Google kingdom, Google is creating a powerful word-of-mouth mechanism aimed at the most valuable business commodity: loyalty.

It’s an interesting tactic, no doubt about it. Plus, its timing – shortly after the public release of Google+ – is far from inconspicuous. This tactic also indicates even deeper integration between Google services and foreshadows increasing importance in social search elements, especially on Google+. SEOs and SMOs who haven’t already jumped into Plus may need an intervention of their own.

Battling Blogging Moods

For me, blogging is one of the best things in this world. Writing and making money at the same time is an incomparable feeling, one that I never got from my previous job. This is why I decided to quit and instead devote my life to blogging and making money out of it.

However, there are times when blogging can be boring and tiring, too. During times like this, writing feels like a chore, a feeling I can hardly endure. Sometimes, simply writing the first thought (or paragraph) becomes a hard task, even though I clearly know what I want to write. This is not a question of having writer’s block or all those writing dilemmas pro writers have to endure as professionals. It’s just about boredom and my writing moods, especially when I’m talking about the same old things my clients require me to do on a specific deadline. Nothing deep, I’m just a moody blogger.

I have tons of remedies for my rare malady. Oftentimes, my greatest cure is my LP collection. I listen to music to fit my mood according to my writing topic: Beethoven for casual articles, Steven Patrick Morrissey for more serious ones, The Byrds and Kinks for edgy posts, and Suede for chick and teen topics. Changing locations is also a big help; moving from my room to our garden when my writing mood starts to swing, sets me up on an indefinable blogging disposition.

My secret cure for blogging moods

Fonts are another mood changer. That’s why I have this habit of changing my font’s style in the middle of composing a thought, because this helps me a lot to adjust my mood while writing. For example, Calibri (the new default MS WORD font) makes me feel bland and flat because I find it boring. Although I love using sans serifs while writing because it lacks stiffness and formality, Calibri always puts me on a weird apathetic mood.

From time to time, whenever I feel like slaving on work and rushing to meet my own blogging deadlines, I turn to this habit of entrusting my mood to the fonts I set.

When I write anecdotes or light blogging topics, I use Comic or Berlin Sans. If I need to write about serious stuff, like marketing occurrences and their correlation to my sales and business, Times New Roman and Century never fail to help me. Additionally, changing font color and size helps me as well.

And if this font technique doesn’t work, I’ll shift to my plan B. I copy-paste my work to other writing platforms such as NotePad, WordPad, or sometimes, I write directly from my email (in Compose Mail Section). Changing writing platforms is like transferring locations while writing; it’s like exclusively putting yourself in a perfect ambiance.

Another thing I do is to go back to traditional writing. Yes, I write on blank papers, sometimes in my diary. Writing on paper helps me squeeze my mind for ideas and lay it all out there like a barrage of fresh thoughts.

Well, if all these things fail to cure my malady, the only thing to do is rest, and let my writing mood come out naturally.
