Not only is the “Governator” making his own set of headlines, but the former house he owned with his wife is, too.

Maria Shriver and Arnold Schwarzenegger’s former home has recently hit the Brentwood real estate market for $23 million. The couple purchased the 2.5-acre estate in 1986, the year of their marriage, and lived there until 2003, when they sold the home for just under $18 million.

Shriver and Schwarzenegger recently announced their separation after the former body-builder/actor revealed that he had a child in 1997 with their housekeeper, who had worked in the Schwarzenegger household for 20 years. The media has concentrated heavily on the couple’s fallout, documenting every detail and speculating whether the news will affect Schwarzenegger’s attempt to rekindle his Hollywood career.

For 17 years, the Pacific Palisades estate housed the former California governor, his Kennedy family wife and their four children.

The home is situated next to Will Rogers State Park. Built in 1982, the home was completely remodeled and updated by its current owners. The 7-bedroom, 7-bath home sits behind gates and up a long drive. Surrounded by foliage and mature landscaping, the home guarantees privacy and according to the listing, the home “doesn’t feel like you are anywhere in L.A.”

The estate grounds feature a large pool and spa as well as pergola and extended room for outdoor entertaining as well as sprawling lawns and a championship-sized north/south tennis court. The home also has a duck pond, natural year-round stream and several paddocks.

Zillow Mortgage Marketplace‘s most recent survey indicates that there are many aspects of the home buying process that continue to elude prospective home buyers. Here are some of the more surprising results of the findings, along with five things home buyers don’t know, but should:

Mortgage rates vary daily

A whopping 55 percent of prospective home buyers don’t realize that mortgage rates, which are determined by a slew of factors, can – and do – change daily (and sometimes more than once a day if certain economic reports are released.) To get the best rates, you have to monitor them (watch the movement of the 10-year Treasury bond; that’s your best indicator.) and shop around. After all, a change in a rate of a mere .125% to .25% could mean thousands of dollars in savings each year.

Lender fees are negotiable

When you apply for a mortgage, the bottom line is that you’re going to have to pay lender fees. And these fees — from origination fees to credit report fees to appraisal fees and more — can add up quickly. But the good news — and what 34 percent of prospective home buyers don’t know — is that fees not only vary from one lender to the next, but that they’re negotiable. All the more reason to shop around for different mortgage rates from various lenders.

FHA loans are available to all buyers

More than two in five (42%) prospective home buyers think that only first-time buyers qualify for an FHA loan, a mortgage insured by the Federal House Administration. That’s not the case. In fact, these loans are available to all buyers who meet eligibility requirements. Among the key benefits: minimal down payments, relaxed credit score requirements, low costs, and attractive interest rates.

Interest rates on ARMs don’t always reset higher

While interest rates on 5/1 ARMs do commonly increase after 5 years, rates could decrease. Prospective home buyers may not realize this because so many of us — some 57 percent, in fact – simply don’t know how adjustable rate mortgages work. FYI: the interest rate on this product is made up of two parts — the margin, which is fixed percentage; and the index, which goes both up and down with the general movement of interest rates.

Pre-qualified doesn’t mean much

Just because you’ve been “pre-qualified” for a loan doesn’t mean you’ve secured financing,  yet 37 percent of prospective home buyers think it does. When a lender “pre-qualifies” you, they simply approximate how much you can afford, but don’t run your credit or request any sort of documentation to verify the information you provide. It is not until a lender has approved your loan application without conditions that you’ve got a firm commitment.

Around the peak of the housing market in 2006, LeAnn Rimes and then husband, Dean Sheremet, purchased a 5.22-acre hilltop property in Franklin, TN and designed and constructed their dream estate, which was completed in 2008.

Shortly before rumors of a Rimes’ extramarital affair in 2009, Rimes and Sheremet listed their prime piece of Franklin real estate for $7.45 million. Now, a couple of years and a few price cuts later, Rimes’ custom-built mansion is back on the market, this time as a Franklin rental for $25,000 a month.

Rimes rose to fame as a country music singer at age 13. She is the youngest person to win a Grammy, at age 14, and was also the first country singer to win the Best New Artist Grammy. After a smattering of chart-topping albums, Rimes married back-up dancer Sheremet in 2002 at age 19. They divorced in March 2009, amid rumors of an affair with her TV movie “Northern Lights” co-star Eddie Cibrian. Cibrian and Rimes recently married in a private backyard ceremony in April 2011.

Rimes’ home is a English-style Tudor located in the exclusive gated section of Avalon, a 645-acre development of luxury homes, and condominiums. Although a premier property, Rimes’ home is no stranger to the market downturn. Rimes first listed the home for $7.45 million a few months before announcing her separation from her husband. Following that, the listing price was reduced by nearly a million to $6,499,000 in January 2010. Fast-forward a little over a year, and it looks like Rimes has decided to rent the home rather than wait for a seller. Current median Franklin home values are $275,100, which is a depreciation of 5.3 percent year-over-year.

Rimes’ home features elaborate guest quarters, an exercise studio, and wiring for a music studio. There is also a large den, media room (featuring movie posters from Rimes’ few forays onto the silver screen), a large entertainment area, and second kitchen. Custom woodwork and hand-distressed wood floors are present throughout the home. The large gardens include salt-water swimming pool and views of the Nashville skyline.

If all is enough to sway you to want to rent Rimes’ former home, don’t assume your furry friend will be instantly allowed along with you; the listing notes that “pets are a case-by-case basis.”

Jack Klugman’s Former Horse Estate Now Down to $8.299M | Funny Real Estate

Actor Jack Klugman’s former home in Temecula, CA proves that you don’t always need to live in Kentucky to have a grand equestrian estate. Described as “one of California’s most prestigious working thoroughbred breeding and training facility,” the property is listed for sale for $8,299,000. Current median Temucula home values are presently $267,700.

Klugman’s ranch was initially listed for $12.2 million in March 2010, but has been reduced in price three times since then according to Zillow’s Price History chart.

Klugman built the expansive estate in 1983 to be a thoroughbred breeding facility. The 40-acre ranch includes a 14-stall main barn with attached 1-bedroom, 1-bathroom suite, as well as an additional 18-stall barn with two tack rooms, another eight-stall covered mare motel, (a roof over stalls with rails instead of walls), and vet clinic, hay barn and garage workshop. There are also several jumping arenas and grass pastures throughout the property. The non-equestrian amenities include a golf course, tennis court, Koi pond and large pool with spa.

Klugman’s former home is 8,902 sq ft with 5 bedrooms and 8 bathrooms. The master suite encompasses the entire second floor of the home — nearly 2,000 square feet — and includes two balconies, a fireplace, two shower areas, a steam room, and an additional room upstairs as well as an attached office. Custom tile inlays, a large formal dining room, and gourmet-styled kitchen round out the rest of the home.

Klugman is best known for his role as Oscar Madison, the sloppy opposite of Tony Randall’s character Felix Unger in the TV series “The Odd Couple.” He also starred as the medical examiner in TV’s “Quincy M.E.” Although primarily an actor, Klugman dabbled in horse racing in the mid-1980s when he built his  custom piece of Temecula real estate. He was part-owner of a race horse named “Jaklin Klugman.” According to “The Press-Enterprise”, the stallion finished third in the Kentucky Derby and fourth in the Preakness before retiring in the early 1980s.
